Urban Network Capital Group (UNCG) has revealed ‘Visions at Brickell Station’, a luxury condo-hotel aimed at the elevated luxury or business traveler looking for an enhanced experience during their stay. Visions at Brickell Station is the second Visions project for UNCG following the near sell-out of Visions Orlando Spa & Resort, which is a 354-unit luxury vacation hotel community scheduled to break ground imminently. Visions is a newly launched brand by UNCG, with Orlando and now Miami as the sites of the company’s first such developments.
The recently completed assemblage consists of three parcels located at 1120, 1130 and 1136 SW 3rd Avenue in Miami for a total acquisition price of $8,500,000, representing the latest transaction for the Miami-based development company led by real estate veteran Robert Thorne. UNCG has successfully executed over $2 billion in transactions, developing over 70 properties in the single family and multifamily market.
A boutique condo/hotel community located in the heart of the city at 1120 SW 3rd Avenue, Visions at Brickell Station will feature 111 residences ranging from studios to one-bedroom units, with absolutely no rental restrictions. Owners can rent it through a booking platform of their choice or participate in a professionally managed Hotel Program.
The unique, contemporary architectural design by DTI Architects attracts a wide demographic, and the unit mix allows UNCG to tap into an array of pricing options starting from $299,448 for a 321-square-foot studio; $413,124 for a 451-square-foot junior suite; and $501,960 for a 539-square-foot one-bedroom unit.
“One of the most distinctive aspects of the project is its location in the Brickell district, a walkable community that has quickly become one of the nation’s most sought-after urban centers with immediate access to an exhilarating hub of retail, dining and entertainment options,” said Robert Thorne, CEO and founder of UNCG. “Teeming with cultural significance, Visions guests will benefit from the proximity to Brickell City Centre’s high-end boutiques, Brickell Avenue’s fine dining destinations, leafy parks, and world-class cultural and arts institutions that lure a well-traveled, sophisticated citizen who wants to live, work and play in Miami’s exciting epicenter.”
When completed in 2025, the eight-story tower will offer striking style, intimacy, exclusivity, and a myriad of wellness-centered amenities that cater to residents’ every need. Among the many signature elements that enhance the experience of being an owner at Visions at Brickell Station include a state-of-the-art gym with interactive gym equipment, rooftop Infinity pool and terrace, on-site restaurant with food and beverage service, front desk check-in, laundry services and bikeshare program.
Each well-appointed designer residence will feature keyless electronic access, floor to ceiling windows with sweeping views of Miami’s iconic skyline, wood-like ceramic tile floor, quartz countertops and custom Italian cabinetry, and 75″ Smart TVs. With a specialized focus in building communities that are both eco-friendly and wellness-certified, UNCG designed Visions at Brickell Station with in-unit wellness-focused luxuries that include advanced HVAC systems offering purified air and probiotic eco sanitizing diffusion, nontoxic wall coverings, filtered water, aromatherapeutic diffusers, Vitamin C diffusion therapy showers, and lighting to relax and balance the mind.
The investors in the project include Peruvian-based V&V Investments, along with additional private investors. V&V is the leading real estate development company with more than 25 years of experience that ventured into the U.S. market in 2021, building a fast footprint in the Florida market with eleven portfolio projects in Aventura, Coral Gables, Fort Lauderdale, Port Charlotte, Cocoa Village, Orlando and now Brickell, combining the groups’ total projects to over $1.5 billion dollars.
“The success of Visions at Brickell Station’s sister property, Visions Orlando, has been nothing short of extraordinary,” said Fernando de Nunez y Lugones, Principal of Location3 Investments & UNCG, and the individual responsible for V&V’s involvement. “The Visions brand has attracted incredible attention from prospective buyers who recognize the heightened demand of discerning vacation and business visitors looking for an enhanced experience and lifestyle. Identifying that there was a particularly unique need for this product type in the Brickell market, we have no doubt that the response to Visions Brickell Station will be very compelling.”

Spanning approximately seven acres, Sundy Village will serve as the entryway to the entertainment corridor of Downtown Delray Beach. The landmark project will introduce a business, lifestyle and hospitality destination that harmoniously celebrates a thriving urban setting, while honoring the city’s past through the incorporation of historical elements. With architecture by Gensler and RLC Architects, patrons will enjoy thoughtful design and a campus-style layout that integrates open-air courtyards, breezy walkways, green space and indoor/outdoor dining and seating areas.
On Feb. 22, Pebb Capital, development partners, community members and city officials gathered at the project site, 22 W. Atlantic Ave., for the official groundbreaking ceremony. Special guests included Delray Beach Mayor Shelly Petrolia and Downtown Development Authority Executive Director Laura Simon. Pebb Capital is a diversified, multi-strategy real estate and private equity investment firm led by Todd Benson, Carlos Jimenez and Todd Rosenberg.
Sundy Village will feature 99,000 square feet of ‘Class A’ offices, more than 28,000 square feet of retail and premium dining, and multiple structures listed on the National Register of Historic Places that will be preserved throughout the development process. This includes the Sundy House, the oldest house in Delray Beach, in addition to The Rectory and the Cathcart House.
“We are now another step closer to realizing our vision for Sundy Village to drive positive economic impact to Delray Beach and be a placemaking project,” said Todd Benson, principal of Pebb Capital. “Through collaborative efforts with many community members and the city, we have spent years conceptualizing this significant project and are thankful to all who supported us along the way. It will offer tenants the city’s best access to main thoroughfares and quality spaces, within walking distance to all that downtown Delray Beach offers.

North Development Launches Revolutionary Condo-Hotel Brand 'Domus' And First Project 'Domus Brickell Park'
Ricardo Dunin, CEO of Oak Capital and the Miami developer who pioneered the South Florida condo-hotel industry in the 90s, and Edifica, one of the largest developers and builders in Peru, have joined forces for the creation of North Development and the launch of DOMUS, a new condo-hotel brand. North Development’s first project in Miami, Domus Brickell Park, is located Brickell, at 1611 SW 2nd Avenue, and features 171 fully furnished condo-hotel units rising 12 stories.
North Development’s first project in Miami, Domus Brickell Park, is located the booming Brickell area, at 1611 SW 2nd Avenue, and features 171 fully furnished condo-hotel units rising 12 stories. The studios, one and two-bedroom units, ranging from 330 to 979 square feet, and with prices from the $400,000’s to the $900,000’s, were masterfully designed by Zyscovich Architects, with interiors by Urban Robot. This is the second project between Dunin and Zyscovich, after working together at The Meridian Lofts in Miami Beach.
“Domus Flats is a new condo-hotel brand that will offer the ultimate solution for buyers that want to enjoy their property when in town and maximize rental income when not in residence,” said Ricardo Dunin. “We have incorporated innovative features that have never been seen before and are putting a strong focus on efficiency and hospitality. We have always worked on high end hotels, like when we created the Le Sereno brand in St. Barth, and those are core values that we want transferred to Domus.”
“Our proprietary Domus reservation system, powered by Hosteeva, allows access to over 85 sales channels, that receive over 700 million monthly visits, including all the major channels such as Airbnb, Booking, Expedia, Marriott, which includes the use of Bonvoy points, and several airlines” added Juan Carlos Tassara, managing partner of Edifica. “Our automated dynamic pricing algorithm uses real-time market data to maximize revenue and occupancy.”
Guests can check-in online and receive their unit's access key on their phone before arrival. This not only offers convenience but also increases the building's security by allowing it to get familiar with the guests in advance. The access key is required for elevator use, ensuring that only owners and guests have access to the units. A 24/7 call center for guests will also be available. By eliminating the developer’s ownership of the common areas (commonly known as the “desk”), but still offering professional management for the individual units, owners will pay substantially less in fees without compromising the integrity of the high-end hospitality concept.
Another competitive advantage of the project is that yearly occupancy for more than 6 months and one day in not allowed. This eliminates the natural conflict between permanent residents and the transient rental business, while still allowing for out-of-towners enjoyment of their units when in Miami.
At the heart of the building, in the oversized lobby, is The Peacock Room. This space includes an all-day food and beverage experience, with gourmet coffee, wine, specially brewed beers, and a market. It includes co-working spaces, high speed internet and chill music, which will attract both locals and guests.
Domus Brickell Park features a wellness center, including a steam room and state-of-the-art fitness equipment. There is also a rooftop pool deck with cabanas, a jacuzzi hot tub, a grilling and entertainment area.
The building is expected to open late 2025, and North Development has a long-term interest in utilizing the Domus brand in multiple locations. The project’s sales and marketing for Domus Brickell Park will be exclusively by Cervera Real Estate.

The Continuum Company Acquires North Bay Village Development Site For $35 Million
New York based development firm The Continuum Company has closed on the purchase of 1755 Kennedy Causeway, a 1.34-acre site in Miami’s exclusive North Bay Village. Samuel Heskiel, CEO and Co-Founder at Beachfront Realty was the land broker for this deal, which was purchased by the firm for $35,000,000. The firm plans to come to market with their second ever Continuum-branded project in South Florida Q4 of 2023.
This land purchase marks the latest in Miami for New York developer Ian Bruce Eichner, who is well known for developing the Continuum South Beach in Miami’s South of 5th neighborhood, as well as launching their latest project La Baia. The site plan approval allows the firm to build a 31-story, 201-unit luxury condominium with a 13,415 square foot waterfront restaurant with over 45,000 square feet of resort-style amenities.
“With astonishing views, access to the beach and mainland, and a private island community, this was an obvious choice for our second-ever Continuum-branded project,” said Alexandra Eichner, President of Continuum Florida.
The firm plans to come to market with their second ever Continuum-branded project in South Florida Q4 of 2023.
“We envision North Bay Village the same way we once envisioned South of Fifth – with enormous potential for growth,” said Ian Bruce Eichner, Chairman and CEO of Continuum Company. “We believe the neighborhood is primed to undergo a radical transformation and we are excited to lead the way. We are bullish on North Bay Village and excited to continue to be a developer that ushers in a new era for the community.”
Set for a dramatic transformation, North Bay Village serves as a small enclave encompassed by two small islands between Miami Beach and the mainland of Biscayne Bay. With the neighborhood itself separated from the bustle of the nearby metro of Miami, the city's numerous attractions are still within a short drive including premiere shopping and the beach, showcasing the best of both worlds.
North Bay Village went almost a decade without any new developments, featuring more single-family homes than high-rises to keep a quaint community feel. According to Miami-Dade records, by 2025 five new condo developments are expected to be delivered. Pacific & Orient Properties recently broke ground on 7918 West Drive, a waterfront luxury condo development, and Shoma Group is developing Shoma Bay with a Publix and Shoma Bazaar food hall.
The Continuum Company experienced great success with La Baia South, which launched sales in October and sold out in under six months. Well known for producing visionary real estate developments, Bruce has an array of projects headlining his portfolio, including Madison Square Park Tower, City Spire, One Broadway Place, The Manhattan Club, The Royale and Montague Street in Brooklyn Heights, the Continuum South Beach and the Cosmopolitan Resort & Casino on the Las Vegas strip.

Berkadia has arranged a $113 million loan to refinance Gateway at Wynwood, a 220,000-square-foot, Class A office and retail project designed by Kobi Karp in Miami’s Wynwood District. Senior Managing Director Charles Foschini, Managing Director Christopher Apone and Associate Director Robert Iudice of Berkadia South Florida arranged the loan on behalf of New York-based Rose & Berg Realty Group LP (“R&B Realty”), a family-owned real estate management, leasing and construction company. The property is leased to a diverse tenant roster including BoConcept, OpenStore and Veru. A10 Capital, a vertically integrated, full service commercial real estate lender, provided the three-year loan, with two, one-year extension options.
Berkadia also secured the original construction loan for the project in early 2020 through lender 3650 REIT. This time,
"The volatility in the lending environment made this office refi transaction challenging, but our relationships with the lending community and the strength of this asset helped us secure one of South Florida's largest office refis in recent times," said Foschini. "We are proud to have played a key role in helping our client move forward with its plans as it continues to attract strong office and retail tenants to the trophy property in the highly desired Wynwood area north of downtown Miami."
Designed by ‘starchitect’ Kobi Karp, Gateway at Wynwood is located at 2616 North Miami Avenue, in the epicenter of Miami’s Wynwood corridor, one of the most desirable 24-hour submarkets in the nation. It features approximately 220,000 square feet of Class A office space encompassing roughly 27,700 square feet of space on each of its floors. It features a private rooftop terrace with panoramic views, as well as 512 on-site parking spaces. The project also features 24,000 square feet of retail space and is centrally located at the convergence of the Midtown and Wynwood submarket’s’ high-traffic retail corridor, with immediate access to thousands of new residential units.
Gateway at Wynwood is just minutes away from Miami’s Central Business District (CBD), Midtown, Edgewater, the Arts and Entertainment District, Brickell, Miami Beach, and a variety of mass transit options including I-195, the Miami Metrorail and the new Brightline commuter rail line connecting Miami to Fort Lauderdale and Palm Beach.

The financing, provided by City National Bank of Florida and KS Finance Corporation, will fund preliminary demolition and site-work in preparation for the project’s groundbreaking. Construction of Residences in the Grove is estimated to get underway later this year, with completion slated for 2025.
Designed by Arquitectonica, the five-story development will boast a beautiful design centered around a coral rock façade and sustainable features that will blend in seamlessly with Coconut Grove’s existing landscape and tree canopy. The project will also include approximately 22,000 square feet of wellness focused street-level retail space.
“Our ability to secure favorable financing for Residences in the Grove speaks to the growing demand for residential product in the thriving Coconut Grove district, which is home to walkable streets, top-tier schools, and some of Miami’s most exciting retail and dining destinations,” said David Martin, CEO of Terra. “Terra has been on the front lines in reinvigorating Coconut Grove dating back nearly a decade and we’re excited about continuing that tradition with this new development.”
“Coconut Grove is experiencing a surge of demand as people and businesses continue to move to South Florida. Terra was one of the first developers to recognize Coconut Grove’s potential as a mixed-use destination, and the firm has delivered several residential and commercial projects that are bringing the district to life,” said Gary Fitzgerald, Executive Vice President, Real Estate Banking Executive at City National Bank of Florida. “When you consider the neighborhood’s appeal, the strength of Miami’s residential market, the quality of this location, and Terra’s track record, the decision to finance this transaction made perfect sense.”

Newgard Development Group has revealed that the acclaimed Greek restaurant AVRA Estiatorio will be opening in LOFTY Brickell, a 44-story waterfront luxury condominium high-rise under development on the Miami River in the heart of Miami’s Brickell financial district. AVRA transports diners to the Greece Islands with its decor and cuisine including incomparably fresh seafood, vegetables and hand-pressed extra-virgin olive oil.
Forward-thinking real estate developer Newgard Development Group has revealed that the acclaimed Greek restaurant AVRA Estiatorio will be opening in LOFTY Brickell, a 44-story waterfront luxury condominium high-rise under development on the Miami River in the heart of Miami’s financial district. A collaboration between co-founders Nick Tsoulos, Nick Pashalis and Marc Packer, AVRA is a destination that transports diners to the whitewashed islands of Greece with its decor and cuisine including incomparably fresh seafood, vegetables and hand-pressed extra-virgin olive oil.
LOFTY is already one of the Miami condo market’s most successfully sold buildings and the most elevated offering in Newgard Development’s flexible ownership concept. AVRA’s flagship New York location opened on East 48th Street in 2000; today the brand has two more Manhattan locales, another in Beverly Hills, and most recently opened a fifth location at The Estates at Acqualina™ in Sunny Isles Beach. LOFTY will be the restaurant’s second South Florida location.
“We were looking to curate the right restaurant partner that is aligned with the elevated lifestyle that defines our LOFTY brand,” said Newgard Development Group CEO Harvey Hernandez. “AVRA offers a wonderfully creative menu and truly unique dining experience that fully complements the vibe we aim to create for our owners and guests.”
With interiors designed by Rockwell Group, AVRA Brickell will occupy more than 10,000 square feet and have a 300-seat main dining room along with elegant outdoor seating overlooking the Miami River. Other design elements will include a spacious bar area, an expansive seafood display on ice similar to those found at traditional Greek markets, and a sleek aesthetic inspired by the Greek village of Nafpaktos, where Avra’s co-founder Nick Tsoulos was born and brought up.
AVRA’s cuisine is inspired by the seaside tavernas dotted all over Greece’s coast and more than 200 islands. The menu offers iterations of fresh fish with familiar favorites such as branzino, red snapper and wild Dover sole, as well as rarer Mediterranean gems like fagri and lithrini. Picking your seafood from the ice display that features in-season catch is a signature part of the AVRA experience.
The wine program is as impressive as the food with a list that includes more than 1,200 varieties and spans the globe. When it comes to spirits, AVRA’s options number in the hundreds and include 25 varieties. Greek spirits are part of the mix with ouzos and mastichas, and the cocktails are creative and a nod to Greece.
Michael Comras, Michael Silverman and Jeff Evans of the Comras Company of Florida facilitated the lease transaction.
“AVRA is a world-class restaurant that aligns nicely with the LOFTY brand and provides further activation along the Miami River,” said Comras. “We are pleased to be associated with this innovative residential project and look forward to curating other exciting lifestyle-brands for Newgard.”
Designed by Arquitectonica, the 362-unit LOFTY features 309 tower residences including studio, one- and two-bedroom units alongside 40,000 square feet of thoughtfully curated amenities, including a private marina, a members-only social club, resort pool deck and fitness center, indoor/outdoor cigar lounge, co-working lounge and meeting rooms.
LOFTY’s 53-unit Penthouse Collection offers spacious two, three and three-bedroom plus den residences that are curated and will be furnished by revered design firm Artefacto. Penthouse prices range from $1.95 million to over $3.5 million.
Located directly across from Brickell City Centre, LOFTY is the next evolution of condo ownership, conceived to bring a 5-star alternative for the owner and traveler that might prefer to stay and own differently – yet does not want to compromise on the services and amenities of a hotel. Each residence will be delivered fully finished and furnished and, with professional management, will permit short-term rentals.
