When it comes to creating transformative real estate projects that combine innovation, luxury, and thoughtful design, real estate developer Alexis Bogomolni of ABH Developer has supplanted himself as one of Miami’s most active developers shaping the future of South Florida living. With 1,500 units currently in the pipeline, from high-end boutique residences like the waterfront AIRE Residences in Bay Harbor Islands to larger developments and the transformation of the Wynwood Norte neighborhood, ABH is redefining what’s possible in real estate.
At AIRE Residences, Bogomolni worked to deliver the lavish La Maison Penthouse, a truly unique condominium that lives like a single-family estate but without the upkeep of a traditional house. PROFILEmiami had the exclusive opportunity to catch up with Alexis in Miami’s Bay Harbor Islands to learn how AIRE Residences is setting a new standard for boutique waterfront living.
PROFILEmiami [PM]: Tell us about AIRE Residences and give us a quick snapshot of the property.
Alexis Bogomolni [AB]: AIRE Residences is a true gem in Bay Harbor, offering a rare combination of exclusivity and privacy that’s becoming increasingly hard to find in Miami. With only seven luxury units, the building creates an intimate, serene environment perfect for those who value space and tranquility. Its prime location—just steps from Kane Concourse, Pura Vida, the Bal Harbour Shops, and directly across from The Well—adds incredible convenience, while the private marina dock enhances the waterfront lifestyle.
When we conceptualized AIRE, we saw a gap in the market for a building with a distinctly European sensibility—boutique, elegant, and private. Miami is known for large-scale resorts, but AIRE was designed to be the opposite: a sophisticated retreat that feels like a single-family estate but without the upkeep. The project has been met with an overwhelmingly positive response, and six of the seven units have already sold. The final available unit, La Maison Penthouse, is a masterpiece of design and luxury, offering 10,675 square feet of living space with a private elevator, six bedrooms with terraces, and the largest wraparound 360-degree terrace on the island.
PM: Why is Bay Harbor Islands such a desirable place to live?
AB: Bay Harbor Islands offers the perfect balance of tranquility and convenience, making it one of South Florida’s most desirable neighborhoods. The tree-lined streets and small-town charm create a peaceful environment, yet it’s just minutes from Miami Beach, Bal Harbour, and Aventura. Residents love the walkability, with places like Kane Concourse, Pura Vida, The Well, and the Bal Harbour Shops just steps away. The waterfront location provides opportunities for boating and water sports, a signature of the South Florida lifestyle. Families are drawn to its top-rated schools, and individuals value privacy and luxury. It’s an upscale community that feels unspoiled, perfectly aligning with the boutique living offered by AIRE Residences.
PM: What lifestyle and amenities does AIRE Residences offer?
AB: AIRE Residences offers a lifestyle defined by thoughtful luxury and exclusivity. The Sky Garden is a standout feature, with a Chef’s Dining Terrace for al fresco entertaining, a state-of-the-art gym, and a lounge area—all with incredible views. The private marina provides convenience for residents, direct water access, perfect for boating or enjoying peaceful waterfront moments.
Even the details are exceptional, like the beautifully textured garage that feels like an extension of the elegant lobby. Residents also enjoy two pools by the marina for relaxation and exclusivity. With private elevators opening directly into each unit and expansive wraparound terraces offering 360-degree views, AIRE redefines boutique luxury living.
PM: How does the location of AIRE Residences contribute to its appeal as a waterfront luxury residence?
AB: AIRE Residences’ location is a key part of its appeal, combining serene privacy with unmatched convenience. Nestled in Bay Harbor Islands, it’s moments away from Miami Beach, Bal Harbour Shops, and Aventura, yet it retains a quiet, neighborhood charm. The private marina dock provides direct access to the bay for boating enthusiasts, while the walkability to Kane Concourse, The Well, and Pura Vida enhances everyday convenience. This central location offers tranquility alongside proximity to world-class amenities, creating an exceptional lifestyle.
PM: Can you discuss the added value of having a private marina at the building?
AB: The private marina at AIRE Residences is a tremendous value, offering residents direct access to the water—a defining feature of South Florida living. Boating enthusiasts will appreciate the convenience of docking steps from home, while others can enjoy the serene waterfront ambiance it creates. Beyond the practical benefits, the marina adds to the exclusivity and prestige of the property, making AIRE more than a residence—it’s a lifestyle gateway.
PM: What inspired the design and concept of AIRE Residences, specifically La Maison Penthouse?
AB: The design of AIRE Residences, especially La Maison Penthouse, was inspired by the desire to merge the expansive feel of a single-family estate with the convenience of luxury condominium living. The result is a two-story penthouse with 6,922 square feet of indoor space and an additional 3,750 square feet of terraces, offering breathtaking panoramic views. It’s a unique blend of functionality and elegance that sets a new standard for boutique waterfront living.
PM: Can you tell us more about the unique features that set La Maison Penthouse apart from other luxury residences in Miami?
AB: La Maison is a rare find—a massive estate within a boutique building. Its open-concept design seamlessly connects the kitchen, lounge/bar, and living room, creating an expansive flow of space. What makes it truly unique is the wraparound terrace, the largest on the island, with a private pool, outdoor dining area, and living room. The views are breathtaking, offering a full perspective of the canal, Bay Harbor mansions, and even Billionaire Bunker to the left. It’s a home that redefines luxury living.
PM: What kind of views can residents expect to enjoy from the penthouse’s terraces and rooftop?
AB: La Maison’s wraparound terraces and private rooftop offer unparalleled 360-degree views. Residents can enjoy both sunrises and sunsets, making every day a visual masterpiece. From the two elevated jacuzzis, you can take in the entire island on one side and the serene canal, Bay Harbor mansions, and shimmering water on the other. It’s a panoramic experience that perfectly captures the beauty of Bay Harbor Islands.
PM: Can you discuss the great value of the $13.9 million listing price for this two-floor waterfront residence?
AB: The $13.9 million listing price for La Maison represents exceptional value for such a rare offering. Spanning 10,675 square feet of living space with six bedrooms, wraparound terraces, and the largest rooftop on the island, it’s a true estate in the sky. Features like two private elevators, a rooftop pool, and jacuzzis with 360-degree views add to its exclusivity. Additionally, the price per square foot is comparable to other units in the area, making it an outstanding opportunity for a property that offers unmatched privacy, space, and waterfront amenities.
PM: What commercial projects are under development nearby AIRE Residences that potential buyers should be excited about?
AB: Bay Harbor Islands is finally experiencing the boom it deserves, bringing exciting commercial developments to the area. THE WELL Bay Harbor Islands is a standout, with luxury residences, office spaces, and retail. La Baia Condominiums and Bay Harbor Towers are adding a new level of sophistication with private docks and state-of-the-art facilities. Being steps away from these projects and iconic landmarks like Bal Harbour Shops ensures that AIRE Residences is at the heart of a vibrant, evolving neighborhood.
PM: As a developer, what are some of the signatures you’ve learned to include to add value for future buyers?
AB: As a developer, I’ve learned the importance of privacy and exclusivity, which is why boutique buildings like AIRE offer features like private elevators and limited units. Indoor-outdoor living is another key element, with expansive terraces and amenities like rooftop pools enhancing the lifestyle. Waterfront access, such as private marina docks, is another must-have in South Florida. Finally, timeless design and functionality ensure the property remains appealing and valuable long-term. Each of these details elevates the living experience and creates lasting value for buyers.
PM: Tell us about ABH Development Group and some of the projects in your portfolio.
AB: ABH Development Group is committed to creating transformative real estate projects that combine innovation, luxury, and thoughtful design. With 1,500 units currently in the pipeline, we’re shaping the future of South Florida living. In addition to Aire Residences in Bay Harbour Islands, we are the largest property owner in the Wynwood Norte District of Miami and have 13 multifamily and mixed-use projects ranging from 24 to 150 units in various stages of development within the Wynwood Norte boundaries. Focus and Group Fox secure administrative site plan approval for Brickell Apartment tower
Focus, a seasoned real estate development and construction firm, and Group Fox, a family-owned property and asset management firm, both headquartered in Chicago, have received administrative site plan approval for their latest project, the 517-unit Brickell Starlite apartment tower. This milestone sets the stage for the development of a 39-story luxury high-rise in the heart of Miami’s Brickell neighborhood.
“We are thrilled to finalize the entitlements on this property in Miami,” said Tim Anderson, CEO and Founder of Focus. “The world-class design, unparalleled location, and favorable zoning were strategically developed to meet the needs of the modern renter flocking to the Brickell neighborhood.”
Located within walking distance of the Brickell Metrorail station, the property will offer seamless access to Miami’s Brightline, Tri-Rail, Metrorail, and Metromover transit systems, providing residents with connectivity across South Florida. The developers and design team, led world renowned architectural firm Gensler, proposed a pedestrian and vehicular paseo at the building’s base, linking 7th and 8th streets. This feature will enhance accessibility to retail spaces within the tower and improve connectivity to the nearby I-95 on- and off-ramps.
The Brickell neighborhood remains a focal point for rental demand in South Florida, driven by a booming economy, favorable tax policies, and national migration trends. In 2024, Miami recorded its most competitive rental market in recent history, with apartments renting in an average of just 33 days and nearly 20 renters vying for each available unit.
Focus and Group Fox are in the final stages of permitting for the project and have enlisted a Cushman & Wakefield team—including Chris Lentz, Chris Moyer, Jeff Altenau, Susan Tjarksen, and Marc Royer—to capitalize the development.
Chris Lentz, Executive Director at Cushman & Wakefield, emphasized the project’s significance: “Brickell Starlite is a landmark multifamily development in Miami’s most vibrant and sought-after Brickell neighborhood and represents one of the only new luxury high-rise multifamily products underway in this well-occupied submarket. With extremely limited new developments coming online in Brickell, and the most recent multifamily deliveries dating back to 2019 and 2021, Brickell Starlite is uniquely positioned to meet the strong sustained demand for luxury.”

The highly anticipated launch of The Delmore, a luxurious condominium designed by the renowned Zaha Hadid Architects (ZHA) and developed by DAMAC International, marks a significant milestone in Miami's ultra-luxury real estate landscape as sales officially commenced today, Tuesday January 28, 2025. The The Delmore is now positioned as one of the most prestigious waterfront condo offering in the Miami area, with prices starting at an eye-popping $15 million.
Situated on the site of the former Champlain Towers, The Delmore will serve as a centerpiece in what is dubbed Miami's “Billionaire’s Triangle.” This exclusive zone encompasses the affluent communities of Indian Creek to the west, Surfside to the east, and Bal Harbour to the north, catering to a clientele of ultra-high-net-worth individuals.
This marks DAMAC International's inaugural real estate project in the United States, complementing a recent announcement by Founder & Chairman Hussain Sajwani about a monumental $20 billion investment targeting the development of data centers across the U.S. This strategic move signifies DAMAC’s commitment to establishing a formidable presence in the rapidly evolving American market, especially as technology and artificial intelligence continue to take center stage.
The Delmore stands tall with 12 stories, featuring 37 opulent residences that average over 7,000 square feet, with penthouses starting at an impressive 10,000 square feet. Each unit is designed to provide a high-end living experience akin to that of a five-star hotel, complete with a dedicated Residence Manager and residential butler services.
With a blend of innovative design and luxurious amenities, The Delmore is set to redefine coastal living in Miami. The building includes a striking flow-through canyon that offers breathtaking sky views, effectively separating the north and south wings. Each residence will feature entertaining kitchens alongside chef’s kitchens, providing a rare functional layout preferred by discerning homebuyers.
Importantly, The Delmore is designed to cater to the evolving demands of today's ultra-luxury buyers, many of whom are seeking permanent, year-round residences in Miami rather than merely vacation homes.
The exterior façade of The Delmore, crafted from glass fiber reinforced concrete (GFRC), will be a unique feature, closely resembling the local natural landscape. During a site visit, ZHA architects collected sand and sea samples to inform the façade's design, promising a connection to the coastal environment.
As site work progresses with a projected completion in 2029, The Delmore is poised to become one of ZHA's landmark residential projects in the U.S. Douglas Elliman is the exclusive sales broker overseeing sales and marketing.

A Barneys-branded waterfront residence designed by Kobi Karp on North Bay Road has sold for $40 Million in an off market deal. The seller and developer of the Barneys-branded estate is the Salter family which heads up brand-management company Authentic Brands Group, behind names like Reebok, Juicy Couture and David Beckham. Cyril Matz of Douglas Elliman represented the seller. The buyer, per public record, is consumer goods multimillionaire Anand Khubani, founder and CEO of Ideavillage Products, who made South Florida real estate headlines last year for a $100 million purchase of a La Gorce Island assemblage. The buyer worked with Evan Weiss of 305 Degrees Realty.
The custom home is a stunning showcase of Authentic Luxury Group’s yet-to-be-revealed Barneys New York Home Collection that will launch later this year. With interiors by Slim Keskes, creative director of Barneys Home, the masterfully curated waterfront residence features architecture by Kobi Karp and is nestled on a 30,800 SF lot with 100 feet of water frontage.

If Musk’s rumored purchase is completed it would mark a significant milestone in the transformation of West Palm Beach into a high-end luxury condo market. The city, long overshadowed by its affluent neighbor Palm Beach, has seen a surge in development in recent years, with a growing number of luxury high-rise buildings and thousands of new units in the pipeline. The Bristol, where the penthouse is located, kickstarted this condo momentum when beauty mogul Sydell Miller purchased a unit for $42.6 million in 2019. Since then, several new luxury developments have popped up in the area such as Related Ross’s South Flagler House and Two Roads Development’s Forte. With a mix of luxury rentals and condos, West Palm Beach is quickly becoming a desirable destination for the ultra-wealthy.
