Miami-Dade County and the City of Miami Beach have ordered all hotels, motels and short-term rentals to begin immediately shutting down and vacate their guests, with full-closure by 11:59 PM on Monday, March 23. The announcement comes as Miami’s next step in curbing the spread of COVID-19 which has now surpassed 560 cases in Florida and over 123 in Miami-Dade. The move also comes to help dissipate the spring break crowds, many of whom have written off any care of the virus and are in Miami “to party.”
“Our hotels have always been the lifeblood of our economy, so shuttering them is not something to do impulsively. But right now, as painful as it may be, the reality is we just cannot be a tourist destination,” said Miami Beach Mayor Dan Gelber. “Attracting visitors and tourists is just utterly incompatible with social distancing. For the many amazing operators and employees who are impacted, and the families that rely upon them, we are so sorry that you will feel this most acutely and we will advocate for whatever relief will be available at the state and federal level. These decisions were made collaboratively with County Mayor Gimenez, our City Manager Jimmy Morales and after input from all of our Miami Beach City Commissioners.”
The closures will apply to all hotels, motels, apartment-hotels, hostels, dormitories, and vacation and short-term rentals in Miami-Dade County. Miami Beach will also enforce a curfew from 12 A.M. to 5 A.M. Acqualina Resort in Sunny Isles Beach and Coral Gables’ historic Biltmore Hotel both closed in advance of the announcement as reports of layoffs in the hotel and hospitality industry continue to grow. Last week Miami-Dade Mayor Carlos Gimenez issued an executive order to shut down all non-essential business’ including restaurants, retail stores, nightclubs, casinos, gyms, public parks and beaches.
South Florida COVID-19 Update (Last Updated: 3/23/2020)

All U.S. Citizens traveling around the world should return home ASAP or be prepared to stay abroad for an indefinite period. (3/19/2020)
Continue to check back for updates to below as we continue to track COVID-19 across South Florida:
Unfortunately there is just no avoiding it, COVID-19, the deadly strain of Coronavirus is here in Miami and spreading. Across the United States, social distancing has become a top priority in the government’s efforts to slow down the spread of the virus. COVID-19 spreads through droplets that can extend out six feet from the body via cough or sneeze. The White House has advised the public to avoid gathering in groups of more than ten people and has asked municipalities where the virus has spread to close public places such as bars and restaurants.
The Cities of Miami Beach and Fort Lauderdale addressed the public regarding new measures taken due to large and rowdy spring break crowds and ongoing concerns over COVID-19 outbreak. Miami Beach is closing beaches, limiting hours at restaurants and has enforced a curfew that will be going into effect in Miami Beach's entertainment district starting at 10 p.m.
“It simply can’t be business as usual in our City,” said Miami Beach Mayor Dan Gelber. “COVID-19 is a threat as much here as anywhere. We simply cannot endure these kinds of gatherings and crowds. Our measures are intended to send a clear message that Spring Break is cancelled and that everyone, even young people home from school, need to embrace these health and safety concerns. We are proud of our hospitality industry, and concerned with the toll it will have on our businesses and workers but we cannot elevate those concerns above very real health risks.”
“I want to be clear, this isn’t an overreaction, but a way to stop further cases of COVID-19 in our community,” Fort Lauderdale Mayor Dean Trantails said. “We must all do our part to save the lives of our residents, visitors and first responders.”
Remember, the majority of infections are mild. 81% will experience flu-like symptoms, 14% will experience severe symptoms and only 5% will need intensive care. The mortality rate is below 3%. The most important thing you can do is think about the others that you may affect if you become a carrier. If you suspect you have been exposed to someone with the virus or are showing symptoms, then you should self-quarantine yourself immediately for 14 days. You should limit your exposure to the elderly or those with pre-existing conditions. Governor Ron DeSantis previously acknowledged that Florida is experiencing "community spread," so taking the time to limit your exposure to others will help keep you healthy, others healthy and curb the nations growing public health crisis.
"It is a very uncertain time, especially in the real estate world. You having so many moving parts, whether it is lost time and rising construction costs in development or commission based pay many that realtors rely on getting held-up as society grinds to a halt," said Demetri Demascus, Editor of PROFILEmiami and a local real estate investor, developer and broker. "Everything is a chain reaction. If tenants cannot pay their rent, will a landlord be able to pay their employees or their own bills? We have to be extremely cautious about how we proceed across all aspects of life and business right now.”
While many businesses with lots of interaction between the staff and customers have had to shutter for the time being in order to protect customers and employees, in other cases, local business’ have been taking measures to keep business as usual while also keeping their office and employees safe, sanitary and healthy.
"We are monitoring the Coronavirus situation closely, and will continue to do so as the situation evolves. In the meantime, we have asked our team to put their health and safety first as not only will this help keep our team safe, but our families as well. We have also asked for all non-essential travel plans to be delayed, all team-members to practice good hygiene, stay home if they are sick and we have increased sanitization frequency of our office," said Jacques Bessoudo, Managing Partner of Galium Capital, a Miami-based Private Equity group focused on investing in commercial real estate.

Terra, New Valley, Great Eagle Holdings and Bizzi & Partners Pay Off $155 Million Construction Loan For Eighty Seven Park
The partners behind Eighty Seven Park, Pritzker Prize winning architect Renzo Piano’s first residential development in the United States, have paid off $155 million in construction financing for the newly-completed Miami Beach condominium tower.
The partners behind Eighty Seven Park, Pritzker Prize winning architect Renzo Piano’s first residential development in the United States, have paid off $155 million in construction financing for the newly-completed Miami Beach condominium tower. The loan, which was issued in 2017 by United Overseas Bank, helped fund the development of the 18-story, luxury tower located at 8701 Collins Avenue in the city’s North Beach neighborhood, which was delivered in November 2019. More than 90% of the development’s 66 residences have been sold, with unit sales representing over $400 million in total transaction value. Remaining residences are available from about $2 million to $10 million.
“Our ability to pay off our financing shortly after completion speaks to the strength of Eighty Seven Park’s development and design teams, and to the high-demand we’ve seen for this one-of-a kind iconic building,” said developer David Martin, President of Terra. “Renzo Piano and West 8 had such a powerful vision for this project, and we are thrilled by the response from our owners from across the U.S. and around the world.”
Since launching sales in 2016, Eighty Seven Park has attracted a diverse mix of residents including a significant percentage of domestic buyers. While the tower has enjoyed steady sales activity among global buyers, U.S. buyers have accounted for approximately 50% of all unit sales to date.
Residences at Eighty Seven Park feature floor-to-ceiling windows and wrap-around terraces. Each unit offers breathtaking panoramic views of the ocean and lush greenery. Among the design team was internationally acclaimed Parisian architect, Rena Dumas (RDAI), who created the tower’s interior and exterior living spaces. Luxurious amenities include around-the-clock concierge and butler service, an outdoor juice bar, a full-service salon for residents, and a full-time botanist who assist residents with their private balcony gardens. The residences feature large outdoor living spaces with summer kitchens, accounting for approximately 70% of each unit’s interior space. Additionally, owners and their guests have access to have a two-acre park.

The Grand Hyatt Selected as Flag for New Miami Beach Convention Center Hotel
The development team behind Miami Beach’s new Convention Center hotel announced today that the 800-room property will be operated by Hyatt under the luxury Grand Hyatt brand, when it opens to guests in 2023. Grand Hyatt Miami Beach will create a new hospitality option for visitors attending events at the adjacent Miami Beach Convention Center, which underwent a $600 million renovation that was completed last year, and will anchor the Convention Center District.
The new hotel will become the second Grand Hyatt property in Florida, joining Grand Hyatt Tampa Bay. Grand Hyatt hotels are designed to connect guests with iconic experiences, landmarks and cultural touchstones in captivating destinations around the world. Hallmarks of the brand include bold and vibrant design and architecture, elevated amenities and welcoming service that creates moments of more.
The hotel development is being led by David Martin of Terra and Jackie Soffer of Turnberry, whose plans for the hotel were overwhelmingly approved by Miami Beach voters in 2018. The 17-story hotel will be situated at the intersection of 17th Street and Convention Center Drive, within walking distance of the beachfront, Lincoln Road Mall, New World Symphony, The Bass Museum and The Fillmore Miami Beach.
“For years, Miami Beach has served as a global destination for arts, culture, shopping, dining and entertainment, but the City has lacked a true headquarters hotel for top-tier conventions and meetings,” said Martin and Soffer. “South Florida’s first Grand Hyatt hotel will maximize Miami Beach’s investment in its re-imagined Convention Center while bridging the physical gap that exists between the Convention Center District and surrounding neighborhoods.”
Grand Hyatt Miami Beach will be designed by architect Bernardo Fort-Brescia and his firm, Miami-based Arquitectonica. The development team also includes partner Craig Robins of Dacra, who is the visionary behind the Miami Design District and helped revive Miami Beach’s Art Deco District in the 1990s; Stonehill Taylor, which is designing the hotel’s interior lobby and lounges, ballroom and meeting rooms, hotel rooms and all common areas; EOA, which is designing the pool deck hospitality features of the hotel; and Arquitectonica GEO, which is creating lush pedestrian promenades and landscapes.
Hotel features are expected to include 12 floors of guest rooms offering views of Miami Beach, two floors of meeting spaces and ballrooms that will complement the Convention Center, a resort-style pool deck with panoramic views, and limited retail space that will activate the district at street level. An elevated skybridge will enable event attendees to move freely between the hotel and Convention Center in a climate-controlled, art-filled corridor.
Plans also include landscaped pedestrian promenades on surrounding streets, bike sharing stations, connectivity with public transit routes, dedicated ridesharing pick-up and drop-off zones, and direct access between the Convention Center and Lincoln Road. The project’s resiliency and sustainability measures include storm water management and reuse, flood risk mitigation, and the use of solar power – all of which are designed to ensure operational continuity during weather events.
“The Greater Miami Convention & Visitors Bureau (GMCVB) joins Terra, Turnberry and The City of Miami Beach in welcoming the Grand Hyatt Miami Beach as the newly named brand for the 800-room headquarter hotel connected to the Miami Beach Convention Center,” said William D. Talbert, III, CDME, President of the GMCVB. “Grand Hyatt Miami Beach makes it possible to better compete for citywide conventions which fuel jobs in our community and generates business for all of Greater Miami’s hotels and merchants. We look forward to the hotel ground-breaking which once completed will finalize the Miami Beach Convention Center District.”
