Rosewood Hotels & Resorts® in partnership with industry leaders Related Group and Dezer Development, has revealed Rosewood Residences Hillsboro Beach, a boutique condominium set to bring a new standard for residential offerings to the affluent Hillsboro Beach’s “Millionaire’s Mile”. Offering a coveted collection of only 92 ultra-luxury, waterfront condominium homes and villas, just two miles from both Boca Raton and Pompano Beach, the development will provide owners with unparalleled access to the region's most picturesque beaches, golf courses, and unspoiled natural surroundings. Combining this supreme setting with high-design and a broad assortment of resort-inspired amenities, Rosewood Residences Hillsboro Beach will usher in a next-generation residential experience that will delight longtime Floridians and snowbirds alike. Sales will commence this month with the project scheduled for completion in 2026.

Known as "Millionaire's Mile," the singular stretch of Florida coast that comprises the Hillsboro Beach neighborhood has drawn in affluent homeowners for decades. Its warm sands, glittering turquoise waters, and relaxed lifestyle contribute to an idyllic way of life that wraps seaside serenity in luxury.

"It is immensely rewarding to announce Rosewood Residences Hillsboro Beach as our latest standalone residential project in such a highly sought after community," said Brad Berry, Vice President of Global Residential Development at Rosewood Hotel Group. "Millionaire's Mile has a strong value proposition for buyers that allows for a certain level of escapism, bridging the foundations of a luxury resort with the comfort and familiarity of home. It is a unique parcel that allows for an undeniably elevated style of living, thereby a perfect fit for our growing brand footprint."

Rising ten stories above its pristine residential surroundings, Rosewood Residences Hillsboro Beach will give residents the chance to curate a personalized slice of paradise through the project's planned 92 residences and 11 private boat slips. With architecture helmed by Arquitectonica, an international firm known for bringing bold modernism to urban landscapes since 1977, and the acclaimed Dutch design firm Studio Piet Boon overseeing the interiors, the property has been crafted to stay true to Rosewood's guiding A Sense of Place™ philosophy.

Split between 70 beachfront residences and 22 coastal residences, all homes will highlight their enviable setting through a myriad of features. Both buildings have been designed to be reminiscent of a regal yacht, blending the indoors and outdoors with soft, curving terraces, ample natural light and sprawling exterior spaces. Inside, a soft color palette will envelop the units and shared spaces, all of which will showcase an interesting mix of textures including natural wood, limestone accents and biophilic elements. Living flora will be found throughout the buildings' walls and expand out from the garden spaces, establishing a cohesive connection to nature. Each unit will feature expansive living, dining and sleeping quarters, with many offering private garages and master walk-in closets.

"We are truly honored to partner with Rosewood and Related Group on this exciting project," said designer Piet Boon. "Within the Studio Piet Boon total design vision, we've created a smooth transition between indoor and outdoor living, embracing the Miami light and the pristine seafront of Hillsboro Beach."

Six oceanfront and seven coastal penthouses will be available, each a secluded oasis carefully designed to provide the privacy and exclusivity of single family living. Each of these expansive homes will boast private rooftop pools and panoramic views of the glistening waters and the area's lush flora. Residences will range in size from 2,800 to 6,400 square feet, with the opportunity to combine units to create vast coastal retreats.

"We are proud to partner with a brand as respected as Rosewood as we continue our 40-plus-year tradition of pioneering the country's most desirable residential markets," said Jon Paul Perez, President of Related. "Hillsboro Mile has long been a haven for the country's elite. However, with our new development, we are upping the ante in a major way."

The Estates at Acqualina Reveals 'Villa Acqualina' 45K SF Residents-Only Ultra Luxury Amenity Complex

The Estates at Acqualina, the highly anticipated $1.8 billion ultra-luxury residential development located in Sunny Isles Beach, has revealed Villa Acqualina, the 45,000 SF residents-only amenity complex in collaboration with New York-based architecture and design firm Reddymade Architecture & Design and Miami's STA Architecture Group. The Estates at Acqualina also collaborated with the late Karl Lagerfeld.

The Estates at Acqualina, the highly anticipated $1.8 billion ultra-luxury residential development located in Miami's Sunny Isles Beach, has revealed Villa Acqualina, the 45,000-square-foot residents-only amenity complex in collaboration with New York-based architecture and design firm Reddymade Architecture & Design and Miami's STA Architecture Group. The Estates at Acqualina also collaborated with the late Karl Lagerfeld, who designed the lobbies as his first interior design project in the United States.

Villa Acqualina, situated between the North and South Residential Towers, is adjacent to Acqualina Resort & Residences. Led by award-winning architect and designer Suchi Reddy, Villa Acqualina's design was inspired by the Acqualina brand's reputation for unparalleled quality and luxury and given a cool, contemporary design scheme.

"I wanted to create a singular signature in the amenity spaces that reflects the quality of the Acqualina brand," says Reddymade-founder Suchi Reddy. "We wanted to design unique experiences in each space that synthesizes playfulness and beauty," she continues, "from a magical ice rink that feels like an underwater ice cave to a vibrant and dynamic bowling alley that embodies the energy and movement of the game."

Villa Acqualina is spread over four full floors and features a cinema, golf simulator, Formula One racing simulator, and an ice skating rink that feels like a translucent crystalline cave in one section, along with a duplex nightclub and speak-easy in another. The latter is wrapped in walls of translucent glass and video installations and, when not filled with revelers, feels like an oversized art installation. It's an all-day destination for socializing, working out, or indulging in a well-earned dose of self-care.

Meanwhile, up above is ACQUAFIT, the wellness space set at the Villa's upper level designed by Miami's STA Architecture Group. According to STA's Todd Tragash, ACQUAFIT is divided into three distinct areas – all facing the Atlantic. At its airy center point is a cardio-fitness area; to one side is a studio for spinning, yoga, TRX, and Pilates; on the other is space for cardio, a boxing ring, and stretching.

Tragash has clearly looked to the ocean for his core inspiration; "the color palette is a striking contrast of black white with splashes of 'Dreaming Green' marble etched jade mirror accents," he said. "Within the ceiling, we placed mirror-polished stainless steel ovals to evoke a water ripple effect.

"The Estates will not only provide the world's finest residences but also the world's most luxurious amenities for our residents, redefining the standard for sophisticated living," said Jules Trump, developer of The Estates at Acqualina.

Villa Acqualina is also home to Avra Miami, the Miami-outpost of the acclaimed Greek restaurant from NYC. The Miami outpost is a dining experience like no other, with a covered outdoor dining patio overlooking the Atlantic Ocean, bringing the laid back Greek Island vibes and cuisine to Sunny Isles Beach.

The Perigon, an ultra-luxury oceanfront condo building being developed by Camilo Miguel Jr.’s Mast Capital and Barry Sternlicht’s Starwood Capital Group in Miami Beach, has partnered with celebrated Michelin-starred chef Shaun Hergatt to open Miami Beach’s first ever resident only concept by a Michelin-starred chef as an exclusive amenity to the property. Shaun Hergatt will curate the food and beverage concept at The Perigon including a private resident-only restaurant and speakeasy. Chef Shaun Hergatt, the executive chef and owner behind some of New York’s most famed Michelin-starred restaurants both public and private, including Vestry in Soho and 432 Park Avenue respectively, is renowned for his technically precise cooking and painterly presentations. Nota at The Perigon will be Hergatt’s first-ever Mediterranean concept, while FiftyThree, a speakeasy cocktail lounge, will have a bold, playful style.

“We are designing more than a condominium at The Perigon, it is a private, highly serviced five star resort exclusively for the owners,” said Camilo Miguel, Jr., CEO of Mast Capital. “The Perigon is offering Miami Beach’s first-ever resident-only Michelin-starred chef dining concept, where residents can enjoy their privacy or mix and mingle with their neighbors. Additionally, our partnership with such a notable chef as Shaun Hergatt further solidifies the commitment to the quality of luxury, The Perigon will offer to its residents.”

Taking advantage of the oceanfront location and abundance of rich, local ingredients, Nota at The Perigon is centered around a clean, crisp palate. With seafood anchoring the Mediterranean inspired menu, Chef Hergatt plans to use woodfire grilling techniques to create dishes that are elevated yet approachable, with health and wellness at the forefront.

“Food brings people together and through this partnership with Mast Capital, I’m thrilled and honored to further elevate the experience for the residents at The Perigon,” said Chef Shaun Hergatt. “Paying homage to the regional flavors and ingredients, our rotating seasonal menus will offer an elevated yet approachable cuisine, exclusive to residents and their guests.”

The interiors of Nota were designed by Tara Bernerd to blend into the larger residential concept at The Perigon. The design will incorporate rich materials from intricate stones to linens. The furniture will integrate a unique combination of organic materials with subtle hues that cohesively blend to the environment of coastal living on the sands of Miami Beach. The oceanfront restaurant will accommodate up to 70 guests, with service extending to the pool deck.

The speakeasy, FiftyThree, will experiment with bold colors and patterns, embracing a whiskey themed palate. Darker browns and greens will set a more intimate mood, featuring bronze fixtures and accents creating the perfect nighttime setting. The cocktails will also embody the more playful aesthetic, while focusing on fresh ingredients and creative curations.

The Perigon’s food and beverage concept represents Chef Hergatt’s triumphant return to South Florida. Chef Hergatt first debuted in Miami in 2005 when he was the executive chef at The Setai Miami Beach. Hailing from Australia but having worked at restaurants around the world garnering international accolades for culinary craftsmanship, Chef Hergatt is known for two of his Michelin star restaurants, Juni and Vestry, and previously SHO Shaun Hergatt, which garnered acclaim for its geographically inspired dishes. Today, one of Chef Hergatt’s many restaurants is the Caviar Bar in Las Vegas. Many of his most famed dishes are inspired by his travels and surroundings, an approach he will bring to The Perigon.

Completing the culinary experience at The Perigon will be several additional private amenity spaces for dining and lounging. An indoor-outdoor conservatory doubling as a breakfast lounge and terrace will host residents for their early morning coffee. Here, a barista will be available upon request to serve hot or iced coffee to a resident’s liking. Residents can also request meals be delivered directly to their private residence or to their poolside cabana.

Further elevating the experience at The Perigon is a new private concierge partnership with BHB Private Concierge, a premium provider servicing private properties and clients. In addition to offering residents seamless experiences tailored to their individual wants and needs, the concierge at The Perigon will further enhance the programming throughout the amenity suites. Miami Beach’s exclusive Star Island has emerged as the leader among the most expensive neighborhoods in the United States, leading Port Royal in Naples, FL and Beverly Hill’s Beverly Hills Gateway and Trousdale Estates, according to sales data from Zillow Group Inc. The average home sale on the ritzy island in 2022 traded for $40.2 million, up $16.7 million and 71% from 2019 when the average home sale on the island was $23.5 million.

Over the past several years hedge fund heavyweight Ken Griffin, founder Citadel, has purchased an assemblage of five properties on the island for a combined $170 million. Griffin made a splash when he acquired 8 Star Island Drive, a teardown built in 1993 on 1.8-acres, for $75 million. The sale set record for single-family home sales in Miami-Dade County at the time, a record Griffin is no stranger breaking. Griffin has also acquired the adjacent 10 Star Island for $25 million and 11 and 12 Star Island Drive in an off-market deal for roughly $37 million and 13 Star Island for $32.5 million. He also owned 14 Star Island which he purchased for $24 million in 2020 and sold to ex-New York Yankee and real estate investor Alex Rodriguez for $18.5 million in a reported swap for 13 Star Island.

Griffin hasn’t been the only high-profile investor buying and selling on the Island. Lennar Executive Chairman Stuart Miller kicked off a long list of transactions on the prestigious island when he acquired Thomas Kramer's former 4 and 5 Star Island Drive for $33 million. Stuart Miller developed an ultra-luxury spec home at 22 Star Island with Todd Michael Glaser which was designed by DOMO Design and sold for $49.5 million in an off-market deal overseen by David Solomon and David Miller. Next door, Miller sold a 1.9-acre property at 23 Star Island Drive to the NBA’s Memphis Grizzlies owner Robert Pera for $25 million in 2019. Pera is developing a controversial 28,000 SF waterfront mansion with basketball complex. On the other side of 22 Star Island, Roger and Sloan Barnett acquired the historic Carl Fisher estate at 46 Star Island Drive for $39 million from Marc Iacovelli. Other recent high profile deals on the island include Shay Kostiner selling his vacant lot at 44 Star Island for $10 million in June 2020 and Anthony Hsieh, the founder and CEO of LoanDepot, acquired 34 Star Island Rive for $30 million.

Currently, Alyssa Jansheski of The Inside Network has 27 Star Island listed for lease for $325,000 per month. The Jills Zeder Group has a vacant lot at 36 Star Island spanning 40,000 square feet with 100 feet of waterfront asking $37 million.

The gated Star Island has long been one of the most desirable neighborhoods in Miami, just across the MacArthur Causeway from the entrance to Fisher Island and Miami Beach’s South of Fifth neighborhood. Star Island is a man-made island in the middle of Biscayne Bay and located in the city of Miami Beach. The island was built by the Army Corps of Engineers in 1922 as part of a dredging project and was developed by Carl Fisher into an island for the rich and famous. The island is now home to celebrities and billionaires such as Gloria and Emilio Estefan, Philip Frost, Sean ‘Diddy’ Combs, Alex Rodriguez, Stuart Miller and Vladislav Doronin.
