SmartCity Miami LLC, an investment group led by Miami-based Terra and it’s CEO David Martin is set to acquire the former-Miami Herald headquarters development site for a record $1.225 billion from Genting Group. The investment group has finalized terms for the acquisition of the 15.5-acre site which features 800’ of direct frontage on Biscayne Bay, the closing is set to take place later this year. The site which sits on the nexus of Downtown Miami and Edgewater is regarded as one of the largest and most valuable development sites in the United States.

“This is a prized piece of real estate in the heart of one of the world’s most dynamic and fastest-growing cities, and we are honored to have been selected as the property’s next owner. At Terra, we have a long history of enhancing communities and transforming neighborhoods through careful planning, beautiful design, and a focus on connectivity and resiliency. Our development on Biscayne Bay will continue this tradition.” Said David Martin, CEO of Terra Group.

Genting Group announced in March that it had received five bids over $1 billion following a marketing period led by Avison Young’s Florida Capital Markets Group. The largest bid values the property at just under $1.5 billion for the rare Omni District waterfront site. The land is a ±15.5-acre development opportunity which was marketed as BayCity Miami and is currently host annually to ArtMiami and CONTEXT Art Miami during Miami Art Week as ArtMiami’s Art Wynwood show in February. The property was previously occupied by the Miami Herald headquarters which was demolished in 2014.

Located at 1431 N Bayshore Drive in Miami the property features 800 linear feet of direct Biscayne Bay frontage and highly aggressive zoning in one of Miami’s most dynamic and connected neighborhoods, it is considered the most desirable development site offering in the city’s history and one of the largest waterfront land assemblages currently available in the U.S. The property has the potential to build a landmark mixed-use office, retail, residential, hospitality, and entertainment destination.

“The scale and location of this site offers the opportunity to do something spectacular, something that all Miamians can the pride in, and we will deliver nothing short of that. For now, our team is focused on understanding the full potential of the property and the surrounding area. Our vision will evolve as we learn more. Over time, we will arrive at a plan that elevates Downtown Miami, improves access to the waterfront and is welcomed by our community.” Said David Martin, CEO of Terra Group.

Genting Group appointed Avison Young’s Florida Capital Markets Group led by Avison Young Principals Michael T. Fay, John K. Crotty, CCIM; David Duckworth, and Vice President Brian C. de la Fé to spearhead the marketing and sale of property. Genting Group, one of the largest resort and entertainment and gaming corporations in the world which operates Resorts World, will remain invested in the Omni area, maintaining ownership of parcels spanning 10 acres west of Biscayne Boulevard.

Spanning several lots, including the former Miami Herald headquarters site, the property is in the Metromover subzone of Miami-Dade’s mixed-use zoning of RTZ (Rapid Transit Zone). With South Florida’s most generous zoning designation, the site has unlimited buildable square footage, no setbacks, a height limited only by the FAA regulations (649 feet) and a potential density of over 8,000 units. The RTZ zoning provides developers an enormous, highly flexible building envelope and the opportunity to develop a singular waterfront development of incredible scale.

Apocalypse Manufacturing And SoFlo Customs Acquires Pompano Beach Manufacturing Facility for $10.7 Million

South Florida-based Apocalypse Manufacturing and South Florida Custom Jeeps (SoFlo Customs), known for their one-of-a-kind custom-made jeeps led by founder Joseph Ghattas, has closed on a $10.7 million acquisition of a new manufacturing facility to build and fabricate custom trucks. The 41,520-square-foot state-of-the-art facility was developed in late 2022 and is located at 2151 Hammondville Road in Pompano Beach, Florida.

As a result of the off-market transaction, the new warehouse property will be used by the buyer to build and fabricate every Soflo Custom and Apocalypse 6x6 truck which will be sold off-site.

The purchase represents the expansion of the companies’ manufacturing facility from a 18,000-square-foot location in Fort Lauderdale to more than double the space at the new site in Pompano Beach. In addition to the physical expansion, the auto company plans to add approximately 35 skilled workers.

“The Hammondville Road location is perfect, as it is a brand-new facility with 16 grade-level doors and situated within a half-mile from Florida’s Turnpike and less than one mile from Interstate 95 offering convenient tri-county access,” said Viscount. “A spec building developed as an investment and marketed to rent the property’s design with a fairly narrow truck court limited the pool of potential prospects looking for industrial space but was ideal for my client, especially in a market where industrial space is scarce.”

South Florida Custom Jeeps was represented by Avison Young Principal Tom Viscount in the transaction. CBRE’s Tom O’Loughlin and Larry Genet represented the seller 1501 N Powerline LLC in the transaction.

“To move forward with the transaction, we had to work with the City of Pompano Beach to get the use of the facility approved,” explained Viscount. “We met with the city commissioners, zoning committee, and the mayor, all of whom were great to work with and unanimously agreed to the requested light manufacturing use of the building.”

SoFlo Customs has upgraded, customized and built from scratch over 3,000 Jeeps which they are famous for building with lift kits, big wheels, eye-grabbing rims and custom tailor-made leather interiors. The vehicles are sold throughout the country and internationally, with many designs exceeding hundreds of thousands of dollars. The high demand for the Apocalypse truck, which have waiting lists that consist of celebrities, athletes, and other high-profile buyers, led to the company’s search for a newer, larger facility that could accommodate the workflow. The trucks have been featured on Jay Leno’s Garage and in MotorTrend. SoFlo Customs has four stores and approximately 40 employees.

PEBB and Banyan Development Acquire Seven Building Portfolio at the Research Park at Florida Atlantic University® For $37.5 Million

PEBB Enterprises and joint venture partner Banyan Development closed another major office acquisition in the companies’ home base of Boca Raton. The venture paid $37.5 million for a long-term ground leasehold interest position in the Research Park at Florida Atlantic University®, consisting of a portfolio of seven multi-tenant office buildings totaling 308,305 SF.

PEBB Enterprises and joint venture partner Banyan Development closed another major office acquisition in the companies’ home base of Boca Raton. The venture paid $37.5 million for a long-term ground leasehold interest position in the Research Park at Florida Atlantic University®, consisting of a portfolio of seven multi-tenant office buildings totaling 308,305 square feet.

The sale of the ground lease closed on April 28. The seller was an international sovereign wealth fund represented by Avison Young’s Florida Capital Markets Group. Avison Young Principal Keith O’Donnell listed the portfolio on behalf of the seller and led the off-market transaction.

PEBB and Banyan plan to embark on a substantial improvement program to upgrade the office-based research park and drive leasing activity in conjunction with the Research Park at FAU’s existing economic development team. The portfolio is currently 65% occupied. It is the only state university-affiliated research park in South Florida and considered a premier technology business incubator for the region.

Not only does the Research Park at FAU possess strong fundamentals in central Boca Raton, but it also has immediate access to a talented and motivated workforce and direct connection to the FAU campus. The Research Park at FAU allows for companies to work in partnership with FAU faculty across the University’s ten (10) colleges to collaborate and transform the property into a cutting-edge research & development park that can strengthen and diversify Boca Raton’s business community.

Collective goals are to grow and evolve the park as a leading university-affiliated healthcare and medical hub, as well as a biotech advanced engineering center, building upon a community where entrepreneurs and academic researchers come together to collaborate and develop thriving businesses. The group also sees tremendous opportunity in the fields of artificial intelligence, sensors, machine learning and others where the University already has a significant presence.

The long-term lease landlord remains the Research Park at FAU’s governing Authority, the Florida Atlantic Research and Development Authority, with a dual research and development and economic development mission, aligned with Florida Atlantic University. PEBB and Banyan have worked closely with the Research Park at FAU and will continue to work with it to pursue its mission.

“The commitment of the PEBB and Banyan teams to strengthening the tenant roster with companies focused on R&D and creating new technological and economic energy for Boca Raton and Palm Beach County is very exciting as we continue to seek to be the premier destination for innovative R&D companies in Florida,” said Andrew Duffell, president of the Research Park at FAU.

For PEBB, the acquisition continues a trend of investing in Boca Raton office properties with value-add potential. In 2021, the company purchased the 1801 Building in Midtown Boca and 5900 Building within the Park at Broken Sound.

“This is a unique opportunity to own and operate prime office space adjacent to the FAU campus,” said PEBB Enterprises President and CEO Ian Weiner. “The portfolio’s immediate access to I-95 and the Boca Raton Airport make it extremely appealing to tenants. We continue to target new investment opportunities in Boca Raton, which is underserved from an office supply standpoint.”

Located at 3600-3998 FAU Blvd., the office buildings were completed between 1998 and 2001.

The portfolio has a diverse mix of medical, technology and research businesses. Notable tenants include American Sugar Refining, Xeriant, Baptist Health Surgery Center, FAU College of Medicine Clinical Skills Simulation Center, Institute of Regenerative Medicine, Sandow Media, GenesisCare and 4ocean.

Miramar Park of Commerce Sells For $18 Million At A Record Price Per Square Foot For Broward County

The Miramar Park of Commerce has sold for $18 million. The 56,072-square-foot industrial/flex building is located at 10315 USA Today Way in Miramar, Florida. At $321.02 per square foot, the transaction represents the highest price per square foot secured for an industrial/flex property in Broward County.

On behalf of the seller, Zeta Associates, LLC, Avison Young’s Industrial leasing team and Florida Capital Markets Group teamed up to complete the record-setting disposition to CRG Acquisition, LLC. The effort was led by Principals Tom Viscount, David Duckworth, Michael T. Fay, John C. Crotty, Wayne Schuchts, and Senior Associate Bobby Benton.

“The sale demonstrates both the resilience and attractiveness of the South Florida industrial market,” said Viscount. “Specifically, the significant price per square foot is indicative of the high demand for class A industrial and flex space, as investors continue to see South Florida as a key growth region. Due to the extraordinary demand and limited supply, less than 10 flex buildings over 50,000 square feet sold in the past year.”

The asset’s buyer is an investor who was attracted to Miramar Park of Commerce’s great location, well-maintained properties, and the prestige of the park. They plan to renovate the building to create a high-end educational campus-like setting to lease it to one of their national clients that operates a medical school.

“The buyer recognized the uniqueness and value of the building’s overall footprint and quality infrastructure sitting on seven acres, which cannot be replicated in today’s market,” added Viscount. “These factors certainly contributed to the notable sales price.”

Equidistant from Fort Lauderdale and Miami, Miramar Park of Commerce is a light industrial park campus in Southwest Broward County fronting the Florida Turnpike just one mile east of the Red Road Interchange. With over 5 million square feet of office/service, laboratory, pharmacy, light manufacturing, and distribution space, the world-class park is home to 10,000 employees from more than 170 national and international companies.

Just one week after Microsoft announced that it would be taking 50,000 SF at 830 Brickell, CI Financial Corp., a leading Canadian asset and wealth management firm, has announced that they will open their new U.S. headquarters at the Class A-plus office tower which is under construction in Miami’s Brickell Financial District.

Just one week after Microsoft announced that it would be taking 50,000 SF at 830 Brickell, CI Financial Corp., a leading Canadian asset and wealth management firm, has announced that they will open their new U.S. headquarters at the Class A-plus office tower which is under construction in the heart of Miami’s Brickell Financial District. CI Financial’s full-floor, +/-20,000 SF office will solidify 830 Brickell as the new address of choice for financial, professional services, and technology firms establishing and growing their presence in South Florida. The 55-story tower, a joint venture between OKO Group and Cain International, is scheduled for completion in 2022.

“Miami is an incredible place to establish our U.S. headquarters and support our fast-growing U.S. business,” stated Kurt MacAlpine, Chief Executive Officer of CI Financial. “It serves as the next logical step for our expansion plans as we work to build the leading wealth management platform in the country. In addition, Miami is a vibrant, multicultural city that offers a deep talent pool, an attractive location for recruiting and a very business-friendly environment. Locating at 830 Brickell puts CI at the heart of this dynamic city and its growing financial community.”

CI Financial becomes the second major financial tenant to lease space at 830 Brickell in the last few months, joining private equity firm Thoma Bravo, which recently announced plans for a 36,500 SF office in the tower. Last week, technology giant Microsoft announced plans to occupy 50,000 SF in the tower. 830 Brickell’s ownership was represented by the Cushman & Wakefield team of Brian Gale, Ryan Holtzman and Andrew Trench. CI Financial was represented by Donna Abood and Mark Robbins of Avison Young.

“We are thrilled by CI Financial’s decision to make 830 Brickell the home of its U.S. headquarters. This move demonstrates the firm’s commitment to Miami and underscores the city’s rise as a hub for global and domestic businesses. Attracting a group like CI Financial is precisely what we envisioned when we decided to develop this best-in-class office tower in the Brickell Financial District,” said Jonathan Goldstein, CEO of Cain International.

“830 Brickell has become a natural fit for new-to-market finance firms establishing a presence in Miami,” said Ryan Holtzman of Cushman & Wakefield. “Offering tenants market-leading amenities, a walkable location in the heart of the Brickell Financial District, and access to several transit options and countless shops, restaurants and residences nearby, 830 Brickell is in a league of its own – the first trophy office tower to be developed in Miami’s urban core in more than a decade, and South Florida’s only building capable of accommodating tenants in the market for core Class A-plus space.”

A 2021 analysis of Downtown Miami’s finance sector surveyed the district’s emergence as a hub for asset managers and investment advisors. A report by the Miami Downtown Development Authority (DDA) and Convergence found that the number of S.E.C.-Registered Investment Advisors (RIAs) in Downtown Miami grew from 82 in 2018 to 111 through year-end 2020, a 35% net increase. Total Reported Assets Under Management in the district more than doubled from $75 billion in 2018 to $152.4 billion during the same period.

“The steady flow of financial firms into Downtown Miami is strengthening our position as Wall Street of the South, creating job opportunities for locals, bringing new life to our city streets, and supporting existing businesses in our community,” said Miami DDA Chairman and City Commissioner Manolo Reyes. “The arrival of CI Financial reflects the Miami DDA’s ongoing pursuit of finance and technology firms across the U.S. and abroad. Each day, companies from New York, Chicago, Connecticut, California and around the world are moving or expanding to Miami and growing their businesses, hiring talent, and offering their employees an improved lifestyle along with cost savings.”

The growth of Downtown Miami has been fueled an influx of businesses, investors and people. The list of recent businesses that have expanded into Downtown Miami includes Blackstone, Pipe, Point72, Moore Capital, Founders Fund, ShiftPixy, and BlockTower Capital. Greater Downtown Miami’s residential population now stands at 115,000, a 65% increase since 2010. The district is home to a daily population of more 250,000 people and attracts nearly six million visitors annually. This activity is opening the door to new entertainment, shopping and dining options, including restaurants, retailers, cinemas, grocery stores, museums and performing arts venues.

830 Brickell was designed by renowned architecture firm Adrian Smith + Gordon Gill, with interiors by Italian architecture and design company Iosa Ghini Associati. Together with OKO Group and Cain International, the designers have anticipated how the COVID-19 pandemic will reshape the future of business by incorporating new features into the plans, including ultraviolet lighting in air filtration systems, touchless technologies, world-class health and wellness center, a rooftop bar and first-class restaurant, and more.

The tower’s amenities include a rooftop restaurant and lounge with expansive views of the City and Biscayne Bay, a world-class health and wellness center, a conference facility, an outdoor terrace, cafeìs and street-level retail. Multiple transit options are nearby, including Metrorail and Metromover, the Brightline, walking paths, cycling lanes and bay access points. Additionally, some of Miami’s top residential and lifestyle-driven neighborhoods are situated just minutes away, such as Miami’s Design District, Wynwood, Edgewater and Miami Beach.
