The building was constructed by general contractor Winmar Construction. Closings are currently underway, and residents have begun to occupy their residences.
Villa Valencia has a limited amount of inventory remaining, including a $14.9 million upper penthouse which is also the most expensive listing in the submarket. Throughout its sales process, the building has set an unrivaled new standard for luxury condominium living in “The City Beautiful,” currently holding the record for the condo with the highest price-per-square-foot ever sold in the area at $1,100 per square foot.
Villa Valencia is centered on three pillars, nature, technology and wellness, to promote optimal living unlike any other. At its coveted address, 515 Valencia Avenue, the development has integrated Delos’ pioneering DARWIN Home Wellness Intelligence network within residences, as well as throughout common areas. This exclusive system is the world’s first platform aimed at enhancing human health, well-being, sleep and performance by monitoring and calibrating air, light and water quality. It aligns technology with nature’s intent by using innovation to bring the best of organic outdoor conditions, inside.
“Not only is this a pivotal moment for Location Ventures and Coral Gables, but also for wellness real estate,” said Rishi Kapoor, CEO of Location Ventures. “Villa Valencia showcases the ongoing demand for health-centric amenities and well-designed spaces that mirror those of nearby estates. The building is complete with a hammam, steam room, his-and-her saunas, hydrotherapy plunge pools, as well as a state-of-the-art fitness facility with yoga, Pilates and weight training. Most recently, Villa Valencia debuted Elevate Wellness, a bespoke wellness program that presents spa and wellness services tailored to residents’ needs. This includes closet organization, physician-led health evaluations, acupuncture for humans and canines, dietician-led consultations, and more. The project will also feature an adjoining 9,000-square-foot public park with lush landscaping, contributing to Coral Gables’ green spaces.
Villa Valencia’s architectural DNA is a fresh rendition of Coral Gables signature Mediterranean architecture style, paired with tropical modern interiors. Each residence features private elevator entry and superior finishes such as European flooring, exterior sliding doors, and finished custom closets. Kitchens are equipped with state-of-the-art Subzero and Wolf appliances, a wine cooler, custom cabinetry and quartz countertops. Expansive outdoor terraces accompany each living space.

The loan, financed by Madison Realty Capital, became the largest residential construction loan in Fort Lauderdale history when it closed in 2019, and still holds that title today.

The Developers of One Thousand Museum by Zaha Hadid Architects Pay Off $90 Million Inventory Loan Following Miami Art Week Sales
The developers of One Thousand Museum by Zaha Hadid Architects have paid off a $90 million inventory loan following a successful Miami Art Week 2021 which saw two units sell for a combined $30 million. A local buyer from Miami purchased a full-floor unit and a foreign buyer purchased a sky townhouse unit.
One Thousand Museum is now 90% sold after 76 of the developer units have now been sold. Three furnished developer units remain.
The condo inventory financing was secured March 2021 from Cirrus Real Estate Partners after a Reuben Brothers-led venture, who had bought out the remainder of Fortress Investment Group’s stake in the debt behind the development, had filed a foreclosure lawsuit against the developers. Fortress Investment Group had initially provided a $225 million construction loan in 2016, half of which was later acquired by the Reuben Brothers-led venture, before a portion was paid back by the developers and the property was refinanced by Cirrus Real Estate Partners.
“Satisfying our $90 million loan in eight months comes during a buying frenzy and Miami’s high season, which we expect to take One Thousand Museum to sellout quickly,” said Louis Birdman, co-developer of One Thousand Museum. “Alongside Cirrus Real Estate Partners and our long-time collaborators at ONE Sotheby’s, we’re proud to conclude another chapter in this iconic building.”
“As a testament of the recent success leading to the loan payoff, during Art Week alone, our sales team inked two large sales totaling more than $30 million,” said Kevin Venger, co-developer of One Thousand Museum.
“One Thousand Museum is a unique and iconic property that will be enjoyed by its residents and a significant part of the downtown Miami skyline for years to come, said Joseph McDonnell, Managing Partner for Cirrus Real Estate Partners. “We are extremely pleased that the capital solution we provided to the sponsor group of One Thousand Museum facilitated the property performing to its full potential and, consequently, such quick repayment of our investment. Working with the developer group has been a pleasure and we look forward to collaborating with them again in the near future.”
One Thousand Museum was developed by Louis Birdman, Kevin Venger, Gilberto Bomeny, Gregg Covin and Todd Michael Glaser. The tower officially debuted August 2019 as one of the country’s most anticipated condominiums, with its striking exoskeleton instrumental to becoming the most iconic and identifiable tower in Downtown Miami. The tower was the designed by the late Zaha Hadid and was her first residential skyscraper in the Western Hemisphere. The unique tower features an exoskeleton which was made from glass fiber reinforced concrete imported from Dubai.
One Thousand Museum rises 62-stories and offers 84-units. The building’s luxe lifestyle and exclusive amenities are among its most desirable attractions including a private rooftop helipad, making it Miami’s only residential building accessible via its own private airport. One Thousand Museum is also the first residential building in the world to partner with Forbes Travel Guide to create a hospitality-focused experience for residents and their guests on par with the finest hotel in the world.
Additional amenities include a Sky Lounge for dining and private events; an on-premise bank vault; nearby private Beach Club, Museum Beach; access to a house car service, 1KM wellness center featuring state-of-the-art equipment by Techno-Gym, a Spa with relaxation pods and private treatment rooms for spa services and the Aquatic Center featuring an indoor lap-pool at the 61st Floor.

The Miami office of global architecture and design firm Perkins+Will has announced the completion of its new Coral Gables studio, showcasing some of the firm’s best-in-class workplace design strategies, including sustainability, biophilia, health and wellness, and integrated technology. Perkins+Will is the creative visionary behind such award-winning projects as the L’Oréal Research & Innovation Center in Rio de Janeiro, Brazil, the Miami Dade College Academic Support Center, and Princess Nora Bint Abdulrahman University in Saudi Arabia. The new 13,700 SF studio is located at 2800 Ponce De Leon Blvd. in Coral Gables. Designed by Elina Cardet, interior design director of Perkins+Will’s Miami studio, along with her team, the light-filled, open-floor space allows for collaboration among designers of multiple disciplines, while supporting their sense of well-being. The project is targeting LEED v4 Gold Certification and 2 FitWel Stars.
“We reimagined our workplace as a single, integrated creative studio—one that promotes connectivity, encourages creativity, and strengthens our sense of community,” Cardet says. “Our diverse team of designers thrives when they can work together, exchange ideas, test new concepts, and share feedback, so designing a workplace that supports interactivity was a top priority.”
Lawrence Kline, managing director of Perkins+Will’s Miami office, says the new studio is a “living laboratory” that reflects best practices in workplace design while also improving productivity and creative outcomes. “Our new space allows us to innovate, explore, and discover. It inspires and motivates us. All of this ultimately leads to better designs for our clients.”
The studio is designed to highlight the firm’s ability to create spaces that promote health and well-being is the “Studio in a Garden” concept. Wellness is promoted via a tangible and immediate connection to nature, including air-cleaning plants that will grow to create an indoor garden, framing the uninterrupted 360-degree views to city, ocean and sky, allowing for a more stimulating work environment. Active design strategies include sit-to-stand desks and premium ergonomic seating for everyone. Within-office amenities include a wellness room with sink and daybed, a lactation room for nursing mothers and new shower to encourage the team to bike, skate, or walk to work. Throughout the space, the multi-generational team’s needs, such as individual mobility and different work styles, are supported by full wireless connectivity, and movable, reconfigurable furniture.
“Our new workspace exhibits all the transformational and future-ready design attitudes we bring to all our clients and project,” explains Pat Bosch, design director of the Miami office. “We thrive in being able to showcase and share with our clients and our community our vision of a thoughtful, humanistic approach and our attention to high performance. This technique is paramount in our design culture. Our office is an environment that fosters creativity, leadership and ingenuity as well as creates an incubator for leading design that is unique to our city and region.”
“Our own office culture is now supported by a wide-range of choices for collaboration areas, including a relaxed, fun, multipurpose lounge where our famous, daily “cafecito time,” Friday breakfasts, happy hours, our ping pong tournaments and annual holiday feasts take place. With these welcoming places to meet, we will be hosting A&D community leadership events, sponsoring thought-proving panels, symposia and cross-industry multi-disiplinary events,” says Cardet.
Nearly every aspect of the new office is technologically advanced, including acoustically balanced conference rooms and waiting areas. Centrally located within the “Idea Hub” and completely transparent, the “Maker Space,” or model room, will showcase two 3D printers, laser cutter for digitally printed models and prototypes as well as models crafted by hand. Perkins+Will has incorporated Virtual Reality (VR) as part of the design process. The new studio features two spacious VR lounge areas with double display screens, with flexible and re-configurable, modular soft seating, where designers and clients can immerse themselves in a 3D digital environment at the early stages of projects. “I think VR was seen first as a fun technology gadget, but we recognize that it is a powerful tool in our industry, so we wanted to dedicate space and create a showcase for it,” says Kline.
“As a creative lab where our clients are part of the design process, our studio is future-ready with two virtual reality lounge areas, where our digital practice continues to evolve,” says Cardet.
