Miami Worldcenter Associates has sold Miami Worldcenter’s 27-acre retail and entertainment district to a venture comprised of affiliates of the Falcone Group, ROK Acquisitions, Andrew Mirmelli, The Davis Companies (Davis) and Jamestown for $210 million. The district features 300,000 square feet of retail, dining and entertainment businesses, approximately 2,000 parking spaces, and 100,000 square feet of parks and plazas. Miami Worldcenter, a $6 billion mixed-use development, is one of the largest in the U.S. and has activated Downtown Miami with global retail and dining brands, residential towers, hotel options, and new public spaces. Under the new ownership structure, Falcone Group will serve as General Partner responsible for day-to-day operations, joined by ROK Acquisitions and Andrew Mirmelli, with Davis and Jamestown serving as Limited Partners.

Miami Worldcenter’s journey began two decades ago with the assemblage of more than 30 parcels in Miami’s Park West neighborhood and in 2011 the current Miami Worldcenter Associates partnership was formed with Falcone Group, Nitin Motwani and CIM Group. Miami Worldcenter Associates has led the project’s construction in tandem with best-in-class developers from across the country. Along the way, Miami Worldcenter has catalyzed the revitalization of Downtown Miami, with billions in private sector investment pouring into the surrounding district and more than 100,000 residents now calling the neighborhood home.

The following properties are included in the transaction:

  • Block H Garage – 644 NE 2nd Avenue (922 parking spaces)

  • Block H Retail – 652 NE 2nd Avenue

  • Block F West – 725 NE 1st Avenue (including the Apple store at 100 NE 8th Street)

  • Block F East – 150 NE 8th Street

  • Block D East Retail – 850 NE 2nd Avenue

  • Block D East Garage – 888 NE 2nd Avenue (1,100 parking spaces)

  • Block CD West – 851 NE 1st Avenue

“The coming to life of Miami Worldcenter has been a two-decade journey that began with the belief that Downtown Miami was poised to become a true global destination. What was once a stretch of vacant lots is now a vibrant, walkable neighborhood that reflects the energy, diversity, and ambition of our city. When CIM Group joined the partnership it provided momentum, enabling the team to realize our shared vision for Miami Worldcenter, and as the new owners, we’re committed to sustaining the property’s success well into the future,” said Falcone Group CEO and Miami Worldcenter Associates Founding Partner Art Falcone.

“When CIM Group team members first visited the Miami Worldcenter development site, it was collection of overgrown dirt plots and underutilized structures—but it was clear that this was a premier location with potential for a thoughtfully designed mixed-use development,” said Shaul Kuba, Co-Founder and Principal, CIM Group. “CIM Group joined Art Falcone and Nitin Motwani in a shared vision to create a dynamic, game-changing destination that has been realized as Miami Worldcenter.

The Davis Companies’ involvement reflects a shared conviction in Miami Worldcenter’s strong foundation, long-term potential, and next phase of growth. By combining continuity of vision with additional institutional capital, strategic oversight, and operational discipline, the partnership is well positioned to build on the project’s early success and thoughtfully execute the next phase of leasing, activation, and customer experience initiatives that will further elevate both performance and placemaking.

Davis, a Boston-based investment, development and real estate fund management company that is celebrating its 50th anniversary in 2026, is making this investment in Miami Worldcenter as the firm expands its portfolio of transformational projects turning underused underutilized space into vibrant mixed-use destinations.

“Miami Worldcenter is recognized nationally for its evolution from parking lots, low rise industrial buildings and undeveloped space to an entirely new district within a city, creating endless opportunities for residents to live, shop and socialize all in one neighborhood,” said Jerry Murphy, Managing Director of Investments at Davis. “This partnership with Falcone and Jamestown will unlock new potential for the site’s retail components as it enters its next chapter. Davis is thrilled to expand our South Florida portfolio and to be part of a project redefining the urban landscape in the vibrant and dynamic Downtown Miami area.”

Home to an array of shopping, dining, entertainment options set alongside thousands of residences and hotel rooms, Miami Worldcenter is a master-planned development which features 300,000 square feet of retail, $100 million in privately built infrastructure, 100,000 square feet of public space, a $5 million collection of public artworks, and more than 16 residential and hospitality towers – many of which are already completed or underway.

“More than a master-planned development, Miami Worldcenter is a true city within a city that has transformed Downtown Miami with top retail brands and food and beverage operators from around the world. Bringing it all together is an amazing network of public spaces that are bringing our community together every day. This would not have been possible without the foresight of Falcone Group and CIM Group, which understood the potential for this neighborhood long before anyone else,” said longtime Miami Worldcenter Associates Managing Partner Nitin Motwani.

The first phase of retail development was completed and opened in early 2025 and is now home to an array of global brands – including a flagship Apple store, Sephora, Lululemon, Ray-Ban, Lucid Motors, Free People, Savage X Fenty, Posman Books, HŸP Sneakers & Streetwear, Timeluxe, Openbank by Santander, SkinSpirit, Blo Blow Dry Bar, and Club Studio.

Miami Worldcenter’s food and beverage offerings include Maple & Ash, Eight Bar, Sixty Vines, Earls Kitchen + Bar, Sweet Paris Crêperie & Café, and Starbucks, and local favorites including Serafina, and Go Greek Yogurt. Entertainment destinations include Lucky Strike Bowling and the immersive Museum of Ice Cream.

Supporting Miami Worldcenter’s retail tenants are several residential towers which bring a built-in population that have been developed by notable owners such as of Related Group, Naftali Group, Witkoff, Adam Neumann’s Flow, Merrimac Ventures, Aria Development Group, Lalezarian Properties, Falcone Group, Abbhi Captial, and Lynd Group. On the hospitality front, the citizenM Miami Worldcenter hotel is now open, with additional hotel concepts set to debut in future phases.

Complementing these commercial and residential offerings is convenient access to rail, road, and pedestrian connections, with Miami Worldcenter standing as South Florida’s premier transit-oriented development. Located adjacent to Brightline’s MiamiCentral Station – a high-speed rail hub linking Downtown Miami to major cities across Florida – the development is also seamlessly connected to Tri-Rail, Metrorail, Metromover, and the Brickell/Biscayne trolley systems, ensuring effortless regional mobility.

Merrimac Ventures and BH3 Management Join Forces For New Development on Watson Island

BH3 Management and Merrimac Ventures, two of South Florida’s leading development firms, have teamed up to execute the City of Miami’s long-held vision of a thriving destination on Watson Island. The joint venture will draw upon their deep local roots and collective expertise to bring to life 10.7 acres of land on the island, which is one of the most vital properties in South Florida, situated along Biscayne Bay midway between Downtown Miami and Miami Beach.

The BH3 Management and Merrimac Ventures JV acquired the lease from Mehmet Bayraktar’s Flagstone Property Group who first acquired the rights to develop the land via Miami voters in a city-owned land referendum in 2001. Flagstone Property Group was able to complete the Island Gardens Mega-Yacht Marina but failed to complete the proposed mixed-use development which is set to include hotels and retail. The lease then went through a series of dramas including the City Commission voting to end the lease with Flagstone Property Group who used the city and ultimately the city entered an agreement to pay the developer $20 million.

The transaction between the BH3 Management and Merrimac Ventures JV with Flagstone Property Group was brokered by Alex Zylberglait on behalf of Marcus & Millichap and does not include the Island Gardens Mega-Yacht Marina. The Joint Venture now holds the 75-year lease paying $2 million in annual rent to the City of Miami.

Initial site work at the property, including utility and infrastructure improvements, will soon get underway following the transfer of an existing City of Miami lease to BH3 Management and Merrimac Ventures. In the coming months, the development team will be evaluating how this portion of Watson Island can be designed, curated and programmed to deliver public benefits while aligning with today’s market.

Benefiting from a long track record of bringing signature developments to life, the joint venture has deep experience undertaking transformative projects and creating regional destinations. BH3 Management, led by principals Daniel Lebensohn and Gregory Freedman, has developed more than 4 million square feet of commercial real estate including Privé at Island Estates in Aventura, and has deployed in excess of $2 billion of capital since its inception.

“Watson Island is one of the City of Miami’s most important and well-situated properties, yet it’s also one of its most underutilized assets,” said Greg Freedman, Principal at BH3 Management. “For two decades, Miami residents have been anticipating the creation of a mixed-use development at this site, and now that vision will come together. Our plans for Watson Island will deliver an amenity for nearby residents, as well as a destination for visitors from across South Florida and around the world.”

Merrimac Ventures, led by brothers Nitin and Dev Motwani, is currently developing assets valued above $3 billion and its principals have led some of the largest real estate developments in South Florida, including the $4 billion, 27-acre Miami Worldcenter in Downtown Miami; the Four Seasons Fort Lauderdale Hotel and Residences; Paramount-branded condominiums in Miami and Fort Lauderdale; and the Las Olas Riverfront.

“The development of Watson Island is an opportunity to rethink the way people can access this beautiful site, which offers unobstructed vantage points featuring the Downtown Miami skyline, Biscayne Bay, Museum Park, and the cruise ships at PortMiami,” said Nitin Motwani, Principal at Merrimac Ventures. “Miami is synonymous with the water, and yet there are surprisingly few places where residents and visitors can access the waterfront. Our plans for Watson Island will be centered around public space and the site’s bayfront setting, offering some of the best views in all of Miami.”

Miami voters initially approved plans for the privately-funded development of City-owned land on Watson Island back in 2001, and the lease on the property was most recently modified in 2019. A site plan is already approved, combining hotel, retail, and residential uses alongside new public space and a waterfront promenade. While the plan will be modernized, BH3 Management and Merrimac Ventures intend to develop within the same footprint and density allowances that voters previously approved, ushering in investments in quality-of-life, resiliency, and infrastructure improvements – without putting a burden on taxpayers.

An enticing collection of shops and dining spots in Downtown Miami continues to take shape with three new national retail and restaurant tenants coming to Miami Worldcenter, the $4 billion, 27-acre mixed-use development transforming the heart of Downtown Miami. The development’s ownership has completed leases with a new high-end fitness concept called Club Studio, popular dining spot Earls Kitchen + Bar, and luxury swimwear brand Luli Fama through Leap – a platform that develops and operates immersive retail stores for modern and emerging brands. These latest tenants will occupy a combined 45,000 square feet of retail space at Miami Worldcenter, bringing the development’s retail component to approximately 75% leased.

Miami Worldcenter is continuing to grow its stellar lineup of recently opened and upcoming tenants including two food and beverage concepts by Michelin-Star Chef Michael Beltran, Brasserie Laurel (now open) and El Vecino; Chicago’s Maple & Ash and etta restaurants; Sports & Social, a dining and entertainment concept; as well as other nationally recognized brands including Rihanna’s Savage X Fenty, Lululemon, Ray-Ban, Sephora (now open), Posman Books, Bowlero, and Lucid Motors.

As one of the largest privately owned and developed urban real estate developments in Florida, Miami Worldcenter, which is currently coming alive in phases, will feature a diverse mix of residential, commercial and hospitality uses complemented by a total of 300,000 square feet of retail, restaurant, and entertainment space. Approximately 255,000 square feet of retail space has now been completed at Miami Worldcenter as tenants actively build out their spaces.

The project is being developed by master developers Miami Worldcenter Associates, led by Principal Art Falcone and Managing Partner Nitin Motwani, in partnership with CIM Group.

“Our newest group of exciting retailers speaks to the continued level of interest from brands that see value in having a presence in a mixed-use pedestrian-friendly, open-air environment in the heart of Downtown Miami,” said Nitin Motwani, Managing Partner of Miami Worldcenter Associates. “And Miami Worldcenter is more than happy to answer that call as we’ve always set out to provide a diverse set of lifestyle-driven retail and entertainment options for our residents, locals, and visitors.”

The latest tenants to sign leases at Miami Worldcenter are anticipated to open in 2023/2024.

Club Studio is a cutting-edge fitness experience that brings luxury amenities and boutique fitness classes together in one gym. Club Studio will occupy approximately 35,363 square feet of space in Miami Worldcenter’s Block D-East, along the project’s main pedestrian paseo, between 8th and 9th Streets. The Club Studio concept is a fresh take on fitness design that cleverly redefines the genre and fosters both physical and mental well-being. The club will feature state-of-the-art equipment, dynamic classes, and first-class amenities.

Earls Kitchen + Bar, an upscale premium casual dining restaurant, will be taking 8,400 square feet of space at Miami Worldcenter’s recently completed ‘Jewel Box’ retail building located at the confluence of the 7th Street Promenade and World Paseo open-air retail pedestrian streets. The new Downtown Miami location will embody the company's vision of creating a collection of independently compelling restaurants, inspired by and created for the guest and community in which it resides. Earls has 68 locations throughout North America, including its popular South Miami/Dadeland location.

Leap’s platform enables brands to deploy stores that work in concert with e-commerce more rapidly and at significantly reduced cost and risk. Brand stores powered by Leap bring modern brands to life with compelling, immersive customer experience and operations driven and informed by millions of data points. Leap’s first concept at Miami Worldcenter will be Luli Fama, a women’s luxury swim and resort wear brand, globally recognized for its universally flattering fit, immaculate designs and eclectic mix of vibrant hues. Luli Fama will operate out of a 1,246-square-foot space at the base of the PARAMOUNT Miami Worldcenter tower in Block D-West.

Retail leasing at Miami Worldcenter is led by CIM Group, partner in Miami Worldcenter, and Miami-based The Comras Company. CIM Group is a community-focused real estate and infrastructure owner, operator, lender, and developer. The Comras Company is a leading, boutique real estate firm providing retail leasing, asset sales, consulting, and development advisory services throughout South Florida.

“Retailers and restauranteurs are judicious in the selection of new locations and we view the strong leasing activity, and ongoing interest, from a mix of top quality businesses, as a testament to the compelling destination we are creating with Miami Worldcenter,” said Shaul Kuba, Co-Founder and Principal, CIM Group.

Miami Worldcenter is now home to three completed residential towers – PARAMOUNT Miami Worldcenter, Caoba, and Bezel Miami. Development of a 351-room citizenM hotel is now complete and expected to open at Miami Worldcenter in early 2023. Additionally, construction is underway at phase one of the 52-story Miami World Towers, which will comprise 550 apartment units; at Legacy Hotel & Residences, a 50-story mixed-use tower with 310 branded residences atop a hotel and 50,000 square feet of medical office space; and at the second phase of Caoba, which will encompass an adjacent 40-story tower with 420 apartments.

Planned developments include 600 Miami Worldcenter, a 579-unit fully furnished condominium by Aria Development Group and Merrimac Ventures; The Crosby, a 450-unit turn-key condominium by Related Group and Merrimac Ventures; a mixed-use residential and commercial development by Abbhi Capital; a residential development by New York-based Naftali Group; and a three-tower mixed-use project by The Witkoff Group, which will include up to 2,000 residential units as well as 550,000 square feet of office space and another 50,000 square feet of retail.

Complementing Miami Worldcenter’s retail streets will be World Square, a 20,000-square-foot outdoor public plaza and park. Designed as a central gathering place, World Square will serve as the heartbeat of the development featuring an abundance of open space, shade trees, and oversized, pedestrian-friendly sidewalks lined with dining, entertainment, and retail concepts.

Miami Worldcenter’s $5 million public art initiative – curated by international art dealer Jeffrey Deitch and Miami-based curatorial collective PRIMARY – transforms the streets and buildings of the 27-acre ‘city within a city’ into a permanent outdoor art museum. Now complete, the program features a variety of contemporary and modern art works – in the form of large-scale murals, paintings, and sculptures – created by globally acclaimed artists including Nina Chanel Abney, Woody De Othello, Viktor El-Saieh, Nick Cave, Trenton Doyle Hancock, Hernan Bas, Serge Toussaint, Zadok Ben-David and Franz Ackermann.

Brasserie Laurel will deliver upscale French-inspired Miami cuisine with a focus on local, seasonal ingredients and will provide a wide array of table-side service for some of their signature dishes.

Buckle-up Miami, after nearly a decade of construction, Downtown Miami’s new $4 billion, 27-acre Miami Worldcenter mixed-use development, will welcome its first tenant on November 28 when Michelin Starred Chef Michael Beltran’s Ariete Hospitality Group (AHG) opens Brasserie Laurel. Brasserie Laurel will deliver upscale French-inspired Miami cuisine with a focus on local, seasonal ingredients and will provide a wide array of table-side service for some of their signature dishes. The quality of food preparation and service will be at the levels of Ariete where it is no secret that the drive is to deliver world-class hospitality and maintain the highest of standards.

Miami Worldcenter, which is currently coming alive in phases, will feature a diverse mix of residential, commercial and hospitality uses complemented by a total of 300,000 square feet of retail, restaurant, and entertainment space. Brasserie Laurel will join other recently announced tenants slated to open at Miami Worldcenter over the next year such as Sephora, lululemon, Savage x Fenty, Ray-Ban, Posman Books and Lucid Motors, as well as dining and entertainment concepts Bowlero, Sports & Social, and Chicago’s Maple & Ash and etta restaurants.

AHG is known for their growing family of restaurants and bars including Ariete (Michelin Star), Navé (Michelin Guide mention), Chug’s (Bib Gourmand recipient) and The Taurus all in Coconut Grove; The ScapeGoat in Miami Beach, and most recently The Gibson Room on Coral Way.

“We see Laurel as Ariete’s younger sister, and if I had to share one thing about the ideology behind this menu, it would be that it’s a new approach to French brasserie food. Think Frank Sinatra, Dizzy Gillespie, La Tour d’Argent in Paris. Music will be swanky; food will be refined, but unpretentious, and wine and cocktails will be plentiful,” said Chef Michael Beltran.

At the helm of the kitchen is Executive Chef Ashley Moncada, formerly Chef de Cuisine at Ariete, bringing in 8+ years of experience in the industry and who has been until most recently, an integral part of the Michelin awarded team at Ariete. Having worked in France, Australia, New Zealand, UK, and South Africa, Chef Ashley, at her young age, has gained world experience, from shopping and preparing fresh produce in the French Alps, to cooking in an African game reserve, her skills will certainly be an asset, and the driving force behind the brasserie’s kitchen.

From escargots, frog legs, and beef Wellington to crêpes Suzette, you will find these classic French dishes accompanied by full-bodied red Bordeaux, crisp Champagne, refreshing Sauternes, among other pairings. “The wine offering is unequivocally French, but not exclusively; you will also be able to find some Spanish and Italians among Old World style wines available at Laurel,” commented AHG Wine Director, Adrian Lopez.

The cocktail program embodies a theme that runs throughout AHG: reworking the classics in a way that no one else has, a way that makes them uniquely their own; it’s a signature style of AHG Beverage Director, Tom Lasher-Walker. Taking ingredients, in their purest form and transforming them into delectable cocktails, is unquestionably the epitome of fine drink making.

“My philosophy is always to bring inspiration from the classics and creating perfectly balanced beverages, those are the styles that will stand the test of time,” mentioned Walker. From two versions of the House Stinger (vodka or cognac), a Miami and French inspired - Beneath the Sheets- with aged rum and pineapple, to a late 1800’s beverage known as the Corpse Reviver Royal with gin, bubbles, and absinthe; and if absinthe hadn’t made enough of a come- back, then Brasserie Laurel will make sure to bring it back in style. The absinthe fountain, while not a novel contraption, will certainly be an entertaining element that you will find behind their bar.

Brasserie Laurel’s interior is inviting and elegant, yet youthful and incorporates a touch of classic French aesthetic. The dark wood, gold, and deep blue elements give it a polished and vibrant look that showcases the quality and finesse of the dining experience.

“Our team is thrilled to welcome our first restaurateur, Brasserie Laurel, to Miami Worldcenter. Ariete Hospitality Group exemplifies the quality of tenants and the experience we are curating for Miami Worldcenter’s residents and visitors,” said Nitin Motwani, Managing Partner of Miami Worldcenter Associates. “Bringing life to the retail, food and beverage, and entertainment components of Miami Worldcenter’s master plan is critical to transforming our 27-acre site into a thriving open-air destination, and we look forward to the group’s additional concepts slated to open soon.”

Laurel is located at 698 NE 1st Avenue Suite G-170 at the base of Miami Worldcenter’s Caoba residential tower along the development’s 7th Street pedestrian promenade. Also debuting at Miami Worldcenter over the coming months, adjacent to Laurel, will be two other AHG’s concepts, Chug’s Express and El Vecino. The ‘ventanita’ from Chug’s Express will serve Chug’s Diner favorites such as croquetas, pastelitos, and coffee from 8 a.m. to 4 p.m. Meanwhile, El Vecino will be a high-end first-class cigar bar serving a full liquor bar and light fare such as mussels, an assortment of meat and cheese, a grúyere burger, foie torchon, and a selection of snacks.

Miami Worldcenter is a new $4 billion mixed-use destination in the heart of Downtown Miami. As one of the largest private urban real estate developments currently underway in the United States, the project occupies 27 acres spanning ten city blocks and offers world-class retail, hospitality, commercial office and residential uses. Several phases of the project have already been completed and occupied, including three residential towers and a significant portion of the retail component, with a hospitality development slated to open by the end of 2022. The project is being developed by master developers Miami Worldcenter Associates, led by Principal Art Falcone and Managing Partner Nitin Motwani, in partnership with CIM Group.
