Miami-Dade Commissioners Vote To Award $14.3 Million Construction Contract For Underline's Brickell Backyard

Miami-Dade commissioners have voted to award a $14.3 million construction contract to build the Brickell Backyard portion of the Underline. The 1/2 mile project will start at the Miami River and will continue through SW 13th Street under the Metrorail and Metromover, helping to bring green vegetation and park space to the dense, urban Brickell neighborhood. Brickell Backyard will feature dedicated pedestrian and bicycle trails, lush landscaping, a gym area with basketball courts and gym equipment, space for group fitness classes and recreational activities, a staging area for concerts and movies, dining areas and a game area with fixed tables and chairs. The project will also include the reconfiguration of the existing bus stations and intersections along the path. Brickell Backyard will be the first portion of the planned 10-mile Underline. Completion is expected in 2020.

The Borges Architects + Associates-Designed Megacenter Brickell Gearing Up To Go Vertical

Megacenter Brickell is gearing up to go vertical as foundation work is nearing completion and the developer has filed with the FAA for crane installation. Megacenter Brickell is being developed by Red Megacentro and is designed by Reinaldo Borges of Borges Architects + Associates. The project will feature 74,790 SF of storage space, 57 residential units spread over 45,080 SF, 16,670 SF of office space, 9,134 SF of retail and 111 parking spaces. Megacenter Brickell is located at 420 SW 7th Street, Miami.

Una Residences Given Green Light

OKO Group’s latest development, the nautically-inspired Una Residences, has now been approved by Miami’s Urban Development Review Board. This key step brings the 47-story condo building, proposed for 175 SE 25th Road, a little closer to inception at the crossroads of Coconut Grove and Brickell.

The building will feature 135 waterfront condos starting at $942,000, an underground parking garage, and public baywalk that connects to an adjoining park. The review board granted a request to allow ingress for vehicle entries at the loading docks and service area, which will pave the way for the demolition of the current structure.

This process of condo termination and redevelopment has been fueled by CEO of OKO Group, Vladislav Doronin’s confidence in the site, which he began to assemble back in 2016 by buying out current residents at nearly double the expected market value. “There has been no new construction here for the last 10 years,” says Doronin. “We were lucky to manage to purchase this site. And for the near-future, no one else is going to build here. We won’t have any competitors in South Brickell.”

This developer strategy of parcel identification and repurposing can be expected to continue in the upcoming real estate cycle as waterfront property becomes more scarce in Miami. Sales for Una, which are being handled exclusively by Fortune International Realty, went live back in March. Cash buyers have been the cornerstone to Una’s pre-sale success, most coming from overseas, since the building has not yet secured any form of traditional financing.

The project is expected to be completed by 2021.

ZOM Living's new Stantec-designed Solitair is now open in Brickell after breaking ground in 2015. Solitair is located directly across the street from Brickell City Centre at 86 SW 8th Street. The 50-story tower, which broke ground in 2015, features a design inspired by the Medjool date palm tree. Solitair features 438 residential rental units with luxurious finishes which range from studio, one and two-bedroom layouts with a selection of 2-bedroom penthouse suites. Amenities include a resort style swimming pool on the 50th floor, spa, billiard room, resident's lounge, business center, and a fitness center complete with an outdoor yoga area. The building also brings 6,200 SF of ground floor retail space and 463 parking spaces. Pricing starts at $1,293 /mo. and varies based on availibilty. 

Swire Properties Reveals Tobacco Road Expansion Plan For Brickell City Centre

Swire Properties has revealed plans for their Arquitectonica-designed, Tobacco Road expansion to Brickell City Centre. The developer has just filed plans with the city where they plan to build 2 more condo towers as well as extend the current Brickell City Centre mall skybridge as well as Climate Ribbon that would lead to a newly built, enclosed portion of the mall. The plans call for a 588-unit condo tower,  a boutique condo tower, 87,000 SF of enclosed retail under A/C, and parking. Approvals are expected by the end of the year (2018) with construction expected to begin in early 2020. 

Swire also revealed that they are not moving ahead with One Brickell City Centre at this time. The project calls for a 1,049' tower on Brickell Ave.

Related Group Pays Off $166 Million Construction Loan For SLS LUX Which Is Set To Open

Related Group has announced that they have paid off construction financing for the soon-to-open SLS LUX Brickell Hotel & Residences. The $166.1 million loan was issued by TPG Real Estate Finance Trust, the commercial real estate debt platform of TPG Real Estate, in September 2015, and is the fourth construction loan successfully paid off by the developer over the past 18 months. The grand opening is slated for June 14. The 450-unit mixed-use SLS LUX, which was co-developed with The Allen Morris Company, broke ground in December 2014, is now 100% sold-out, with over 400 units already closed and/or occupied. 

“Paying off the loan is a major milestone for us,” said Ben Gerber, Vice President of Finance for The Related Group. “It speaks to the quality of the product and to the strength of the Miami market.”

Construction On Ugo Colombo's Brickell Flatiron Passes The Halfway Mark, Powering Towards 736'

Vertical construction on Ugo Colombo's CMC Group’s Brickell Flatiron, a 64-story luxury condominium tower rising in Downtown Miami’s Brickell neighborhood, has reached the halfway mark as builders finish construction of the skyscraper’s 32nd floor. Construction crews are expecting to continue at a clip of one full-level completed every week going until top-off later this year. When complete, Brickell Flatiron will stand 736' and will be one of the tallest residential towers in the U.S. upon its delivery in summer 2019.

Roughly 75% of Brickell Flatiron's 549 units are sold and are currently under hard contract. About 8 out of 10 condo sales within the last 30 days coming from buyers within the northeastern U.S.

Colombo, partnered with master Italian design architect Massimo Iosa Ghini to create a one-of-a-kind environment that combines the tower’s distinct flatiron shape with flowing, curvilinear forms. On the inside, Iosa Ghini uses inspiration from Brickell Flatiron’s curved façade, which was designed by acclaimed Miami architect Luis Revuelta, to outline the building’s sleek amenity spaces, creating a seamless transition from exterior to interior.

Retail Preleasing Now Underway For C-F Brickell's Millennial Driven Hotel Replacing Brickell's El Eden Motel

Preleasing is now live for the two ground floor retail spaces at a new Arquitectonica-designed mixed-use "millennial driven" project which C-F Brickell is proposing to replace the recently demolished El Eden Motel just blocks from Brickell City Centre. The project is located at 115 Southwest Eighth Street, 726 Southwest First Court and 110 Southwest Seventh Street. The proposal calls for a mix of 263-keys spread between hotel rooms and micro-apartments. The building will rise 24-stories and covering 250,000 SF of total development, costing about $90 million. In March 2018 Miami's Planning, Zoning and Appeals Board deferred the developers request to rezone the site to higher density until June (2018). C-F Brickell is a joint venture between Tony Cho of of Metro 1 Development and Robert Finvarb of Robert Finvarb Companies. The developers purchased the property in 2016 for $18.4 million.
