OKO Group, the US-based development company founded by international real estate and hotel magnate Vladislav Doronin, and Cain International, a privately held real estate investment firm, have revealed plans for 830 Brickell, the first new office tower to launch in Miami in nearly a decade. The soaring 57-story, 724’-tall skyscraper designed by one of the world’s leading architecture firms, Adrian Smith + Gordon Gill Architecture (AS+GG), will introduce a premium commercial offering to the city’s booming financial district and will reinvent Miami’s workplace lifestyle for the highest-caliber of global workforce. Cushman & Wakefield’s leasing team is launching the marketing of the building to prospects now, ahead of 830 Brickell’s completion in 2021. A $300 million construction loan from MSD Partners, L.P. closed in July this year.

“The 830 Brickell development, in its unmatched location, will enhance and elevate the commercial landscape of Miami, helping to attract world-players in finance and business to this thriving city. In my 26-year career as a developer I have built 71 commercial and residential buildings totaling over 75 million square feet, I am proud to be bringing what will be the best office building to Miami with 830 Brickell,” says Vladislav Doronin, Chairman and CEO of OKO Group.

830 Brickell will feature spectacular only-in-Miami panoramic ocean and city views, floor-to-ceiling windows, column-free spans, state-of-the-art digital infrastructure with Wired certification and a LEED Silver certification due to its progressive environmentally efficient design. It will be Miami’s most contemporary office tower, befitting the city’s growth into an international capital of business.

“Cain International is proud to lend our focus and experience developing properties that offer modern luxury workforce amenities to this auspicious project and to Brickell,” said Jonathan Goldstein, CEO of Cain International. “830 Brickell will reach the top of the Miami skyline and deliver the top level of amenities and services for its tenants.”

830 Brickell will also be differentiated by its unprecedented lifestyle offerings for a commercial tower, which will promote out-of-the-box collaboration, work-life balance and wellness. Aimed at attracting the world’s largest companies and progressive visionaries, the project touts an elite roster of first-rate amenities – including an upscale rooftop restaurant and bar on the 56th and 57th floors, a 30th floor sky lobby with a nearly 2,500 SF health and wellness center and first-class conference facility, a 14th floor outdoor terrace designed by Enea Landscape Architecture, valet parking and electric vehicle charging stations, cafés and shopping. Offering white-glove customer service, the tower also boasts a forward-thinking culture of seamlessness, highlighted by a 24-hour concierge responsible for event planning and coordination, booking restaurant reservations, sending out dry cleaning, organizing deliveries and more. Additional services will include bicycle storage, a shoe shining stations and much more.

830 Brickell will also feature a rooftop restaurant and bar offering sweeping views of downtown that will energize the building at night. Additional roof terraces will allow tenants to enjoy the Miami weather without being on the street level. The 30th floor sky lobby with café and fitness center offers more advantageous views to all tenants.

Vertical construction on 830 Brickell is set to begin in the late summer of 2019 and already WeWork, the global leader in the surging co-working industry, has signed on to occupy 146,000 SF in the 1,030,000 SF tower.

Avison Young Lists Last Development Site In Brickell Comprised Of 3 Parcels Along The Miami River

Avison Young’s Florida Capital Markets Group has been exclusively selected by a family trust ownership group to sell 99 Riverside, the last remaining development opportunity along the Miami River in Miami’s famed Brickell submarket.

Avison Young’s Florida Capital Markets Group has been exclusively selected by a family trust ownership group to sell 99 Riverside, the last remaining development opportunity along the Miami River in Miami’s famed Brickell submarket. Adjacent to the new Brickell City Centre, the site is comprised of three parcels totaling ±2.08 acres or ±90,558 square feet at 99 S.W. 7th St., 625 S. 1st Ave., and 66 S.W. 6th St. The site is poised for a skyline-altering 80-story mixed-use project. Avison Young Principals Michael T. Fay, who is also Managing Director of the firm’s Miami operations, and John K. Crotty, CCIM, will spearhead the disposition of 99 Riverside along with Principal David Duckworth, Senior Associate Brian de la Fé, and Associate Berkley K. Bloodworth.

By vacating roads passing between the parcels, 99 Riverside has the potential to expand by up to ±32,720 square feet for a total site area of ±123,278 square feet, allowing for multiple scheme options. The site is zoned as T6-48B-O, permitting the construction of mixed-use structures of up to 80 stories including ±800 to ±1,400 residential units, hospitality, retail, and office, depending on the final lot area. The current tenants at 99 Riverside that operate out of the existing structures would offset holding costs for a new investor. Termination clauses in current tenants’ leases provide maximum flexibility for a developer to time new project construction.

“In the heart of Miami’s business community and urban core, Brickell is one of South Florida’s best-known submarkets and home to many marquis developments over the past decade,” said Fay. “With all three parcels assembled for sale for the first time, 99 Riverside represents a once-in-a-lifetime investment opportunity with several options for the construction of a skyline-altering high-rise on Brickell’s only large development site available and the last along the Miami River.”

Across all asset classes, new construction in Brickell regularly commands some of the highest rental rates in South Florida. The submarket also reported the lowest office vacancy, highest lease rates, and positive absorption in Miami’s urban core. The activity further speaks to the growing demand for mixed-use projects offering residential, hospitality, and lifestyle amenities for the bustling area.

“Enviably positioned directly along the Miami River on the north side and the MetroRail on the west side, 99 Riverside’s future high-rise development will feature unobstructed water and city views, high walkability, and convenient connectivity to the rest of the city,” said Crotty. “The MetroRail and MetroMover provide quick access to downtown destinations as well as more distant stops such as the Miami-Dade Government Center, Brightline Station, Medical District, and Miami International Airport to the north; and Coconut Grove, University of Miami, and Dadeland Downtown District to the south.”

The Arquitectonica twin tower design that was proposed would rise 1,069’ and would feature condos, hotel, office and retail space with a total development value of $875 million.

Brickell Flatiron Now 87% Sold, Reduces Deposit Requirements To 30%

Sales at Ugo Colombo’s CMC Group’s Brickell Flatiron have reached 87% of its 527 units and the developer has lowered deposits to 30% as it aims to capitalize on recent local and domestic buyer interest and leverage Fannie Mae loans to attract end-users.

There have been $290 million in total sales to date as the tower is on track to be completed this summer 2019. U.S. buyer activity at Brickell Flatiron was reportedly up 114% from 2017 to 2018, with domestic buyers spending $50 million at the building last year alone, which accounts for more than half of all sales. This marks a shift from 2-3 years ago, when the market was dominated by Latin American buyers. The shift has been fueled by US buyers have more purchasing power due to tax cuts and a strong dollar; financing is more readily available as buildings near completion; and tax savings are driving buyers to value markets like Florida.

“The enhanced purchasing power that comes with a strong U.S. dollar, the tax advantages of Florida residency, and Downtown Miami’s growing appeal as an urban, cosmopolitan district are all contributing to an influx of domestic buyer activity at Brickell Flatiron,” says Vanessa Grout, president of CMC Real Estate.

“With the tower’s completion now months away, we’re looking to markets like New York, Chicago, Boston and Los Angeles for our final sales push, making the case that Miami offers tax savings, comparative value for high-end residential product, and an unbeatable quality of life,” Grout added. “Since we have reached sales targets in line with construction milestones and our loan is closed and covered, we are in the position to relax deposit requirements. That decision – coupled with the building’s Fannie Mae approval – will offer buyers even more reason to put down roots at Brickell Flatiron.”

Upon its completion, Brickell Flatiron will be the tallest condominium south of New York City. With its distinct flatiron shape and curvilinear façade, the Luis Revuelta-designed building topped-off construction at 736’-tall in December 2018 and is on track to deliver in summer 2019. Units range from 1 to 5 bedrooms starting at $500,000 and ranging up to $15.5 million for penthouses. All units will be adorned with the finest finishes, including Italian-made custom cabinets, stainless steel appliances, Italian marble floors, high ceilings with recessed lighting, custom Italian doors, energy-efficient windows, and glass balcony railings. Brickell Flatiron's amenities include an 18th floor amenity deck with a resort style pool, 24-hour concierge, billiard and cigar room, wine cellar, valet, electric car charging stations and a 64th-floor rooftop that will feature a Sky Spa, Sky Pool and Sky Gym along with stunning 360 views of Biscayne Bay, Brickell, Downtown Miami, Coral Gables, etc.

Habitat Group Launches Next Phase of Smart Brickell Condo Project

Habitat Group, a full-service asset management and development company, is launching sales at the second tower of their latest project, Smart Brickell, a mixed-use retail, condo and hotel development sitting on 1.23 acres along SW 9th Street.

Habitat Group, a full-service asset management and development company, is launching sales at the second tower of their latest project, Smart Brickell, a mixed-use retail, condo and hotel development sitting on 1.23 acres along SW 9th Street.

After selling out their first tower, with 50 hotel rooms and 50 condos, Habitat Group plans to break ground on a same size 25-story building in March, said developer Santiago Vanegas. The combined sellout of the two structures is an estimated $38.5 million.

Inspired by Habitat Group’s Smart Living Philosophy, the three building complex was designed by Hernando Carrillo and Arquitectonica Interiors to integrate technology, convenient lifestyle, architecture, and flexible short-term rental options for the modern homeowner. Perfect for working professionals or seasonal residents, Smart Brickell allows owners the ability to rent their units out up to 24 times a year, or about twice a month.

“We are seeing that the rental restrictions in most condos are limiting for a lot of buyers that want to have more options,” said Alicia Cervera Lamadrid of Cervera Real Estate, the team handling condo sales. Smart Brickell is offering its condos for less than other new developments in the neighborhood, with units starting from $300,000 to $600,000 and ranging from 558 to 1,117 square-feet in living area.

Buyers also have the option to participate in a fixed, two-year annual leaseback program. Vanegas estimates about 70 percent of the buyers in the first buildings are investors and 30 percent are end users.

Other developments, like YotelPad in downtown, are beginning to offer less strict rental guidelines as well. Despite issues with illegal short-term rentals that cause disturbances to neighbors and property, Miami has seen increased demand from residents who want the independence to designate their homes as a working asset to be able to generate an alternative income stream.

Smart Brickell condos conveniently come fully furnished upon completion, which is expected by end of the year in 2020. The apartments include smart home features and Bosch appliances, and an amenity deck with a terrace, resort-style pools, a fitness center, cafe on the ground floor, rooftop lounge bar and business center.

CMC Group Drops Video Tour of A Finished Residence At Brickell Flatiron

Brickell Flatiron, which is the only remaining condo under construction in Brickell, has released a sneak peek of a finished residence showcasing the top-of-the-line materials and finishes hand-picked by developer Ugo Colombo from his native Italy. Hailing from Milan, Ugo is known for his meticulous attention to detail and ability to deliver a bespoke product, whether that means flying in Italian craftsman to lay porcelain tile or importing everything from hardwood doors, marble baths, and terracotta cabinetry from his home country. The interiors are designed by legendary Italian architect, designer and creator Massimo Iosa Ghini of Ferrari and David Bowie fame and the Miami-based Luis Revuelta is responsible for the building’s exterior. Construction crews are aiming to top off the tower in December and will open in mid-2019.

Sales at Brickell Flatiron have been strong as the tower is now 85% sold. In September, a penthouse in the tower sold for a record-breaking $13.2 million, the highest price paid for a condo in the Brickell submarket since 2007. Buyers are coming from major US cities, whereas this time last year, 70% of Brickell Flatiron’s condos were selling to Latin American buyers, whereas today 80% of sales are being inked with local and domestic buyers.

When complete, Brickell Flatiron will stand 736' and will be one of the tallest residential towers in the U.S. Units range from 1 to 5 bedrooms starting at $500,000 and ranging up to $15.5 million for penthouses. Brickell Flatiron's amenities include an 18th floor amenity deck with a resort style pool, 24-hour concierge, billiard and cigar room, wine cellar, valet, electric car charging stations and a 64th-floor rooftop that will feature a Sky Spa, Sky Pool and Sky Gym along with stunning 360 views of Biscayne Bay, Brickell, Downtown Miami, Coral Gables, etc.
