The Allen Morris Co., one of the most renowned real estate firms in the Southeast U.S., has officially broken ground on Ziggurat, its highly anticipated mixed-use development in the heart of Coconut Grove.
The Allen Morris Co., one of the most renowned real estate firms in the Southeast U.S., has officially broken ground on Ziggurat, its highly anticipated mixed-use development in the heart of Coconut Grove. Located at 3101 Grand Ave., Ziggurat is a bespoke sanctuary for the community to live, work and gather, introducing world-class office, residential and retail offerings while honoring the neighborhood’s character, walkability and natural beauty.
The milestone was celebrated with a lively block party at the Ziggurat Sales Gallery, where project partners, top brokers and community members gathered for an evening that reflected the spirit of the neighborhood. Guests enjoyed live music alongside curated wine offerings, Italian specialties by Stanzione, charcuterie by Chèvre and jamón ibérico by Cinco Jotas.
Developed in partnership with the Espinosa family, Ziggurat is supported by a $138.5 million construction loan from BDT & MSD Partners and BHI. Completion is anticipated in early 2028.
W.A. Spencer Morris, President of The Allen Morris Co., Daniel de la Vega, President of ONE Sotheby’s International Realty, and Ziggurat sales team Justin Neyra and Sean Presti addressed attendees, highlighting the long-term vision, collaboration and commitment behind the project, which is already 65% sold.
“Breaking ground at Ziggurat marks an important moment not just for our company, but for Coconut Grove,” said W.A. Spencer Morris. “This project reflects a long-term vision to deliver a thoughtfully designed, mixed-use destination that enhances the neighborhood while setting a new standard for quality and integration.”
Ziggurat will comprise two architecturally distinct buildings: a five-story, 100,000-square-foot trophy office tower and a three-story residential building featuring 18 ultra-luxury condominium residences above approximately 45,000 square feet of ground-floor retail.
Designed by Oppenheim Architecture with interiors by Collarte Interiors, the development blends natural stone, lush landscaping and modern architecture to create an open, pedestrian-oriented environment. Open-air paseos will lead to a central courtyard activated by bistros, boutiques and wellness offerings, while the office tower’s rooftop will feature a restaurant and lounge by a local Michelin-starred chef with views of Biscayne Bay.
“Ziggurat stands apart in the market for its emphasis on experience and authenticity,” said Daniel de la Vega. “From the residences to its one-of-a-kind sales gallery, the project reflects the character of Coconut Grove while delivering the design and placemaking today’s buyers seek.”
The residential component, exclusively represented by ONE Sotheby’s International Realty, will offer residences ranging from approximately 1,254 to over 5,000 square feet, priced from $3.5 million to $15 million. Homes will overlook the soon-to-be revitalized Kirk Munroe Park, which is slated for an $8 million renovation through a partnership between The Allen Morris Co. and the City of Miami.

ACE Padel, the design-driven social sports brand redefining the U.S. padel experience, has announced its first-ever club in Coconut Grove, Miami, set to open in the first half of 2026. Aventura Asset Management brings deep expertise in real estate development, financing, and large-scale execution, while ACE leads on concept, design, brand experience, and cultural innovation. Together, they form a new blueprint for how premium sports and lifestyle spaces are created - smart, scalable, and emotionally resonant. AAM’s padel initiative collaborates closely with the ACE team to identify, design, and deliver world-class destinations that reflect ACE’s DNA. Additionally, ACE has expanded its long-standing partnership with Playtomic, the world’s leading padel booking and technology platform. Recently backed by a $70 million growth round, Playtomic connects millions of players across 110 countries. Through this collaboration, ACE will fully integrate Playtomic’s platform into its U.S. club ecosystem - streamlining booking, matchmaking, and member engagement, and creating a seamless experience for members across all ACE destinations.
“Padel is more than a sport - it’s a movement built on energy, connection, and creativity,” says Elliot Carnello, Co-Founder and CEO of ACE Padel. “We’re crafting clubs that go beyond performance - cinematic environments where people meet, exchange ideas, and recharge. My background in pro sports taught me precision and flow; my experience in business taught me vision and structure. Together with AAM, we’re blending that mindset into living environments that feel alive - premium, social, and deeply human.”
“We come from a world where emotion, and experience define everything,” says Peter Carnello, Co-Founder and Chairman of ACE Padel. “At ACE, we’ve built a multidisciplinary team - visionaries from sports, design, hospitality, and media - who share one belief: the future of sports clubs lies in storytelling and human connection. Miami will set the tone for ACE’s expansion, combining design, sport, and community. Located in Coconut Grove, the club will feature five outdoor courts - four of which will be covered by a 32-foot canopy for optimal play - developed in partnership with Mejor Set, the global leader in premium padel court construction. Mejor Set courts are designed and built to meet the highest standards of quality, innovation, and safety, with installations in over 70 countries and recognition as the official court provider of the Premier Padel Tour. These will be the first fully hurricane-proof and permitted padel courts in the city of Miami.
Following Miami, ACE will expand westward to Denver, where its new club in the city’s RiNo District will embody performance and community. The site will include eight courts - five indoor and three outdoor - featuring 30-foot ceilings ideal for padel’s dynamic play, alongside full locker rooms, a recovery zone, and an elevated viewing deck designed to foster engagement during matches. Located in Denver’s cultural and creative hub, the club reflects ACE’s vision of sport as both a lifestyle and a connector of people and ideas.
In Los Angeles, ACE’s presence carries extra resonance. The brand first made its mark with the LA Padel Invitational, a high-profile Pro-Am tournament launched in 2023 that unites professional athletes, celebrities, and tastemakers. The Invitational has run annually since and will return to Beverly Hills in April–May 2026. Building on that foundation, ACE’s Los Angeles club will be strategically located between Beverly Hills and Santa Monica, featuring six outdoor courts, premium locker rooms, and curated lifestyle spaces.
"With Miami positioned as our premier entry into the padel world, we acquired land in a part of the city where courts and clubs do not exist,” says Tyler Fan, Managing Partner of Aventura Asset Management. “Our development experience has helped us navigate complex zoning and permitting challenges to deliver a world-class club that will be an integral part of the neighborhood for years to come.”
Rooted in a global mindset, ACE Padel blends Swedish safety (reliability, structure, quality), Spanish warmth (passion, hospitality, joy of life), and American momentum (innovation, boldness, speed). This unique DNA shapes every aspect of the brand - from design and operations to the member experience - creating spaces that feel safe, inspiring, and full of life.
Together, ACE and AAM are not just building clubs; they’re building a movement - a new model for how sport, culture, and human connection can come together. Each destination reflects ACE’s commitment to creating environments that inspire play, spark collaboration, and foster belonging.

Affiliates of Miami-based Gencom, a U.S.-based investment firm that owns, operates, and develops prized real estate globally, announced that it has reacquired a majority interest the 115-key The Ritz-Carlton Coconut Grove situated at 3300 SW 27th Ave. in Miami, Florida.
A Gencom-led joint venture originally acquired The Ritz-Carlton Coconut Grove back in 2011 and sold a majority stake on the property to Hersha Hospitality Trust in 2017. The new acquisition transaction was financed by Banco Inbursa, a leading international financial institution with a strong track record financing hospitality and commercial real estate assets, for an undisclosed amount.
“The Ritz-Carlton Coconut Grove has always been a special property for Gencom, reflected by our history with the asset and Coconut Grove’s timeless appeal,” said Karim Alibhai, Founder of Gencom. “Reacquiring a majority stake aligns with our strategy of investing in high-quality assets in markets with strong fundamentals. We see significant opportunity to build on the property’s legacy and exceptional brand by creating value through disciplined investment and asset management.”
The Ritz-Carlton Coconut Grove property first opened in 2002 in Miami’s historic Coconut Grove neighborhood. In addition to the hotel’s 115 guestrooms, the Ritz-Carlton property features ~30,000 square feet of flexible indoor and outdoor meeting space, a swimming pool, poolside restaurant, boutique spa and salon, and a fitness center. The 21-story upscale hotel underwent its latest renovation in 2018. The upgrades included renovating the guestrooms and suites, the lobby, swimming pool, and food and beverage spaces that led to the opening of Isabelle’s Coconut Grove and The Commodore cocktail bar.
“This acquisition reflects our long-term conviction in Miami’s lodging fundamentals and the sustained strength of its local economy,” said Alessandro Colantonio, Chief Investment Officer at Gencom. “Having previously owned The Ritz-Carlton Coconut Grove, we recognize the enduring value of the asset and the importance of Coconut Grove as one of Miami’s most established and in-demand submarkets for both leisure and business travel. Regaining a majority ownership in this iconic property enables us to further scale our hospitality platform in Miami, one of North America’s most compelling and resilient tourism markets.”
Miami’s Coconut Grove waterfront neighborhood has emerged as one of the city’s most authentic and highly coveted communities. Known for its lush streets, historic charm, and vibrant cultural scene, the Grove has seen significant growth and redevelopment in recent years. The addition of several Class A office buildings has attracted new residents and businesses, while the revitalization of its anchor lifestyle center, Cocowalk, has introduced dozens of restaurants, retail shops, and a new movie theater. Coupled with the development of luxury condos and hotels, these enhancements have strengthened Coconut Grove’s position as a premier live-work-play district. Today, the neighborhood offers a unique blend of luxury living, shopping, dining, cultural attractions and entertainment, making it one of Miami’s most appealing destinations for residents, visitors, and investors alike.
Gencom’s Miami holdings include the recently reopened Ritz-Carlton Key Biscayne, Miami following a $100 million renovation and Miami Riverbridge, a transformational, privately funded mixed-use development planned along the Miami River, reinforcing the firm’s long-term conviction in the city’s growth and waterfront revitalization. The company’s illustrious branded hotel portfolio also includes other Marriott Hotels brands such as The Ritz-Carlton Bachelor Gulch; The Ritz-Carlton Philadelphia; The Ritz-Carlton New Orleans; The St. Regis Chicago; and Nekajui, a Ritz-Carlton Reserve; in addition to other five-star flags such as Auberge, Four Seasons, Rosewood, Fairmont, Hyatt, InterContinental, and more.

Ugo Colombo's CMC Group Completes Vita at Grove Isle in Coconut Grove
Renowned Miami developer Ugo Colombo’s CMC Group has officially delivered its most sophisticated development to date, Vita at Grove Isle, marking the pinnacle of the firm’s three-decade commitment to elevating Miami’s luxury residential landscape.
Renowned Miami developer Ugo Colombo’s CMC Group has officially delivered its most sophisticated development to date, Vita at Grove Isle, marking the pinnacle of the firm’s three-decade commitment to elevating Miami’s luxury residential landscape. The 7-story boutique condominium features 65 ultra-luxury residences and is located on the exclusive 20-acre private island of Grove Isle, situated just offshore of Miami’s Coconut Grove enclave. Following the receipt of the building’s Temporary Certificate of Occupancy (TCO), closings have now commenced as residents begin to take ownership of their units and prepare for move-ins.
Since its 2023 sales launch and groundbreaking, Vita has attracted a predominantly domestic buyer pool, including many local Miami residents relocating from large estate homes in nearby affluent neighborhoods. Drawn to Vita’s expansive, estate-like floor plans, these buyers value the ability to downsize without compromising space, while gaining the convenience, privacy, and lock-and-leave ease of luxury condominium living. As the only new luxury condominium delivering in Coconut Grove this year, Vita also offers the advantage of immediate occupancy for buyers eager to transition seamlessly into their new homes.
The majority of Vita’s residences have already been sold, leaving a limited selection of available inventory priced from $6.5 million, including a two-story penthouse with a private pool and rooftop terrace priced at $22 million.
“Vita at Grove Isle represents the culmination of years of careful planning, thoughtful design, and an unwavering attention to detail,” said Ugo Colombo, Founder of CMC Group. “Our goal was to deliver a level of quality, privacy, and craftsmanship that feels truly special, something worthy of this remarkable island. Seeing Vita come to life is incredibly meaningful, and I’m proud of what we have created.”
Every detail of Vita, from its layouts and smart-home systems to the fine marbles sourced directly from Italy, was personally overseen by Ugo Colombo, a Milan native with an unmatched eye for luxury. His involvement touched every corner of the project, from the building’s façade engineering to custom furnishings and advanced lighting and climate technologies, resulting in a seamless living experience defined by craftsmanship and enduring quality.
Vita’s completion marks the latest milestone in Ugo Colombo’s three-decade legacy of shaping Miami’s skyline. His commitment to timeless style, breathtaking luxury, and meticulous detail has been a constant in the sea of change defining Miami real estate. Since igniting the city’s luxury condominium boom with Bristol Tower and Santa Maria in the early 1990s, Colombo has continued to deliver a selective and curated portfolio of best-in-class developments including Porto Vita, Grovenor House, EPIC Hotel & Residences, Brickell Flatiron, and most recently Onda Residences in Bay Harbor Islands, all of which have retained their value and remain synonymous with elevated design and craftsmanship.
“Delivering Vita at Grove Isle is especially meaningful for us because we only take on one or two developments at a time, allowing us to pour our full attention into every detail,” said Christine Martínez de Castro, Chief Marketing and Sales Officer of CMC Group. “Under Ugo’s leadership, every element, from the caliber of materials to the integrity of the design, was thoughtfully considered to ensure Vita feels like a collection of private homes, a true waterfront retreat accessible only by a private bridge. It reflects the standard of quality and craftsmanship that has guided Ugo’s work for years and continues to set our developments apart.”
For the design of Vita, Colombo partnered with global architecture and design firm CallisonRTKL, local architecture firm S&E Architects, and Italian designers Carlo and Paolo Colombo of A++ Architecture to create one-of-a-kind interior and amenity spaces. Vita’s three elegantly curved buildings – Mare, Luce and Sole – are designed to showcase a single architectural structure mirroring the natural contours of the island, while maximizing panoramic views of the sparkling Biscayne Bay from every residence.
Resident amenities include a private bayfront pool, Pickel and Padel courts, poolside bar and lounge, a state-of-the-art fitness center and spa, and membership to the “Grove Isle Racquet and Yacht Club,” which features a Club pool with adjacent bar as well as night-lit tennis. Residents and their guests will also enjoy access to La Sponda, an elevated Italian dining concept from Gioia Hospitality Group, the team behind Miami’s acclaimed Daniel’s, opening in 2026 for lunch, dinner, and cocktails.
The level of planning that has gone into Vita’s architecture and amenities is matched only by the detail paid to the design of its residences. Units feature dedicated elevators with private foyers, contemporary Italian-designed open-concept kitchens equipped with concealed, top-of-the-line Miele appliances, and elegant bathrooms showcasing custom Italian cabinetry, European designer fixtures, hand-selected book-matched marble, and masterfully crafted Italian stonework. Additionally, each home offers at least 10-foot ceilings from finished floor to drop ceiling, pre-installed smart home automation for seamless control of lighting, climate, and air/water filtration systems, and high-performance soundproofing for unparalleled privacy and comfort.
Vita’s exclusive collection of 12 two-story penthouses elevates the experience further with private rooftop terraces offering full-size swimming pools and summer kitchens allowing for year-round outdoor dining, lounging and entertaining. Inside, each penthouse features drop ceilings and soaring 11-foot finished ceiling heights that enhance the home’s sense of volume and elegance.
Grove Isle is one of the most exclusive residential locations in Miami. Spanning 20 acres, the gated private island in Coconut Grove is just minutes away from mainland Miami via the scenic Grove Isle bridge. The secluded community is highly prized by residents as a peaceful haven with panoramic bay views, in close proximity to Miami’s best shopping, elite schools, chef-driven restaurants, world-class arts and culture, and destinations such as Brickell, Miami Beach and Coral Gables.
As Colombo celebrates the completion of Vita, CMC Group is already ushering in its next chapter with the recent groundbreaking of the Four Seasons Private Residences Coconut Grove, the firm’s newest ultra-luxury development in partnership with Fort Partners. Poised to become one of Miami’s most distinguished addresses, the project continues CMC’s tradition of delivering meticulously crafted, design-forward residences that elevate the city’s skyline and reinforce its position as a global luxury destination.

Groundbreaking is anticipated for December 2025, with completion expected for early-2028.
Designed by Oppenheim Architecture, the development will be a captivating addition to Coconut Grove’s landscape, blending the area's rich natural surroundings with modern architectural elements.

The Espinosa family, a longstanding and highly regarded family in the Grove, who have owned and operated Grove Laundry & Cleaners on the site since 1961, will partner with The Allen Morris Company on the project.
“We designed Ziggurat to be a contextual extension of the Grove’s essence. With natural stone cladding and gardens wrapping every level of the building, we are seeking to build a landmark that respects the past while elevating the future of architecture in South Florida,” said W. A.
