Knotel Launches U.S. Work Club at Wyncatcher in Miami’s Wynwood District

Knotel is expanding to Miami with the launch of its first U.S. Work Club at Wyncatcher, bringing a hospitality-driven, design-led workspace to the heart of Wynwood.

Knotel, a global provider of flexible and managed workspaces, is bringing its Work Club concept to the United States with the opening of Knotel at Wyncatcher in Miami’s Wynwood Arts District. The two-story, nearly 40,000-square-foot workspace is scheduled to open in December, marking Knotel’s first U.S. Work Club location following the success of its flagship Old Sessions House in London.

The new Miami outpost reflects the company’s broader strategy of blending flexible office space with hospitality, culture, and community-driven programming. Located in one of Miami’s most creative neighborhoods, Knotel at Wyncatcher is designed to function as a hub for entrepreneurs, innovators, creators, and growing brands operating within the city’s expanding hybrid work ecosystem.

“Experience-led environments have become essential for companies navigating growth, talent attraction, and new ways of working,” said Catherine Le Druillenec, Managing Director at Knotel. She cited Miami’s rapidly expanding business community and international connectivity as key factors behind the company’s decision to launch the concept locally.

Knotel at Wyncatcher will feature a mix of private office suites, shared workspaces, and collaborative lounges, alongside hospitality-driven amenities more commonly associated with lifestyle destinations than traditional offices. Plans include a rooftop terrace, curated cultural programming, and an on-site restaurant and bar concept by Cotidiano Group, a hospitality company based in Guadalajara, Mexico, known for culturally driven dining experiences.

According to Samantha Phillips, Vice President of North American Operations at Knotel, the Work Club model is intended to support both focused work and large-scale social or professional gatherings. “From flexible work to intimate cultural moments and large-scale activations in a critical hub for international finance, trade, and culture, Knotel at Wyncatcher is positioned to serve companies and creators shaping Miami’s evolving economy,” Phillips said.

Design played a central role in shaping the project. Kim Kolkovich, Knotel’s Head of Design, said the goal was to create an environment that reflects Wynwood’s creative energy while remaining adaptable to different uses throughout the day. Art and culture will also be embedded into the experience. The workspace will feature a rotating art program showcasing both emerging and established artists, transforming the building into a living gallery that evolves with the community and seasonal programming. In addition to workspace and amenities, members will have access to concierge services, premium food and beverage offerings, and a curated calendar of events and brand activations aimed at fostering professional and social connections.

Knotel operates flexible and managed workspaces globally, providing workplace services that range from design and delivery to day-to-day operations and curated Work Clubs. The company is part of the Newmark platform. Newmark Group, Inc. (Nasdaq: NMRK) is a global commercial real estate services firm providing advisory, transaction, and management services across all property types. For the twelve months ended September 30, 2025, Newmark reported revenues exceeding $3.1 billion, with operations spanning approximately 170 offices worldwide.

Real estate development and investment firm Naftali Group has secured a combined $465 million in construction loan financing for the development of JEM Private Residences in Downtown Miami. Nuveen Green Capital (NGC), a leader in sustainable commercial real estate financing solutions and an affiliate of Nuveen, provided $235 million in C-PACE financing, while Bank Hapoalim (BHI) supplied an additional $230 million in traditional construction loans.

Located in the heart of Downtown Miami’s urban core within Miami Worldcenter, JEM Private Residences is a 67-story luxury tower designed by Arquitectonica and Rockwell Group, featuring 259 residences beginning on the 43rd floor, including exclusive Sky Villas with Interiors by FENDI Casa that crown the top of the development with the brand’s timeless aesthetic. Its 50th-floor amenity suite offers resort-style living with a 60-foot outdoor pool with a sculpture by Lorenzo Quinn, indoor Sky Lounge, state-of-the-art fitness center, boxing arena, yoga patio, spa suite with steam, salt, and sauna rooms, along with a co-working space and spirits tasting room for refined social experiences.

“Today, we closed the second phase of our construction loan while hundreds of construction workers are working hard on building our remarkable project in the heart of Miami Worldcenter,” said Miki Naftali, Chairman and CEO of Naftali Group. “Our JEM private residences offer quality second to none in one of the only walkable destinations in Miami with world-class retail, museum and cultural institutions, entertainment and incredible dining. It is the center of all major transportation, like the Brightline, Metrorail and the Miami International Airport. With JEM Private Residences, we’re bringing a new level of design, quality and attention to detail that defines our work, creating a building that will stand the test of time in the Miami skyline.”

Alexandra Cooley, CEO and Chief Investment Officer of Nuveen Green Capital, said, "It was an honor to partner with Naftali Group once again for this notable luxury property in downtown Miami. By leveraging C-PACE's low-cost, long-term financing and structuring flexibility, in combination with BHI’s senior construction loan, Naftali was able to finance their project cost-effectively. This record-setting transaction—the largest C-PACE-financed multifamily project to date in Florida—underscores the continued adoption of C-PACE by institutional borrowers to fund their large-scale projects.”

“South Florida remains a key market within BHI’s strategic growth plan, and partnering with developers who bring meaningful, lasting impact to the region is central to our approach,” said Ilana Druyan, Senior Vice President – Team Leader and Head of International Origination – CRE at BHI. “Naftali Group’s presence in Miami is growing, and we’re pleased to support their ongoing efforts to expand compelling inventory throughout the Miami market.”

Construction progress for JEM Private Residences is already underway. The project broke ground in April 2024, just under 6 months after bringing the project to market, which is atypical for the Miami real estate market. That momentum is reflected in the market as well, with sales moving at a strong pace, including the recent $8 million sale of Sky Villa 2 with Interiors by FENDI Casa. This move speaks to Naftali Group’s track record as a developer and underscores its confidence in the continued efforts to bring high-quality residential products to South Florida. The project is now rising past its sixth level and remains on track to be completed in Q4 of 2027.

Inside Alhambra Parc: Where Miami Luxury Meets BLACKLINE’s Sales Technology

In Miami’s pre-construction market, where competition is fierce and buyer expectations are higher than ever, standing out takes more than prime location and beautiful design. It requires a sales experience that is as elevated as the residences themselves. At Alhambra Parc Residences in Coral Gables, that competitive edge comes from BLACKLINE, a platform built to power sales and transform the way buyers connect with new developments.

Blending Mediterranean-inspired architecture with modern amenities, Alhambra Parc captures the spirit of Coral Gables. But what sets it apart is not just its design — it is how the development is brought to life inside the sales gallery. Instead of simply using traditional boards and models, buyers are invited to experience the residences through BLACKLINE Realm, an immersive platform that allows them to explore layouts, compare floor plans, and even visualize views with a simple touch.

“BLACKLINE really sets our sales gallery experience apart,” says Anniella Tabraue, Sales Director for Alhambra Parc. “Buyers want more than a brochure. The 3D model allows us to show buyers where units are within the building and they can truly experience their views throughout the different times of day as well as understand the setting of the surrounding area.”

For the sales team, the benefits run even deeper. BLACKLINE is more than a presentation tool — it is the engine that drives every aspect of the sales cycle. Pricing, inventory, and client data are all centralized, ensuring accuracy and saving valuable time. “It keeps everything organized,” Anniella explains. “Everthing is updated in real-time so I know the details I’m showing clients are always current. With BLACKLINE, we’re able to match the sophistication of the product with a sales process that feels just as elevated. It makes a real difference.”

Beyond inventory management, BLACKLINE’s platform streamlines workflows for agents. From generating real-time availability reports to tracking buyer activity, the system equips the team with insights that inform strategy and improve efficiency. Features like digital reservations and automated contract workflows also make the experience seamless for buyers, making the path from interest to purchase smoother than ever.

Clients have also embraced the technology. As Tim Ng, Founder & CEO of BLACKLINE, explains: “What buyers love about BLACKLINE Realm is the ability to explore a home in a way that feels personal. They can walk through different layouts, compare options, and visualize what their life could look like before construction even begins. It brings confidence to a process that can otherwise feel abstract.”

For developers and sales agencies, the takeaway is clear. Success is no longer just about building beautiful residences — it is about creating a sales journey that reflects the lifestyle buyers are investing in.

For buyers exploring a project on BLACKLINE, they can see the spaces in real time, interact with the options, and make decisions with confidence. It’s a transparent and exciting process.

By pairing Alhambra Parc’s timeless design with BLACKLINE’s innovative sales engine, the team has set a new standard for what new development sales in Miami can look like.

Newgard Group, the award-winning Miami-based development firm led by Harvey Hernandez, together with Imperial Moto, the iconic Miami lifestyle brand founded by Matt McKenna, has launched Revault, a first-of-its-kind community that blends for-sale luxury car storage, private club culture, Padel sports, and curated design into a single integrated experience. Blending architecture, design and performance, Revault redefines luxury car storage by integrating customizable, for-sale Car Studios with exclusive club amenities and curated experiences.

Born from a shared vision, Revault combines Newgard’s development expertise with Imperial Moto’s deep authenticity in Miami’s car culture. “Revault is more than a real estate development; it’s a cultural ecosystem,” said Hernandez, Founder & CEO of Newgard Group, and a car collector himself. “Our team and Imperial Moto are aligned on creating something that doesn’t exist anywhere else: a destination that blends performance, design and lifestyle in the heart of Miami’s trendiest, up-and-coming neighborhood.”

At its core, Revault is a design-forward car vault concept, offering secure, climate-controlled, two-story Car Studio units with mezzanine lounges, bathrooms and fully customizable finishes. These spaces go beyond traditional car storage; they are lifestyle extensions of their owners, designed to host, work, collect, relax and connect with fellow members of the Revault Society, an invitation-only community built around shared passion for design, performance and culture.

Revault Miami Highlights:

Revault represents the first real estate venture for Imperial Moto, known globally for design-driven experiences, creative activations and a specialty coffee culture. McKenna and Hernandez initially pursued the same Little River site independently—Hernandez focused on a collector car condo concept, while McKenna envisioned a mixed-use development including a padel component. Their ideas converged naturally, forming a foundation for a true partnership.

“Imperial Moto has always been about connection through craft, design and shared passion,” said McKenna, Founder of Imperial Moto. “Revault is the evolution of that idea—a space where we can offer more than a product or a place. It’s a full-spectrum lifestyle built for people who live what they love.”

Revault Miami, at 7441 N. Miami Avenue, Miami, Florida, is now welcoming reservation inquiries from selective owners seeking to join this exclusive car collector community. Construction is slated to begin in 2026.

In addition to Miami, the partnership is actively working on other Revault locations in Delray Beach, Palm Beach and Nashville, with other cities to follow.

Spicy Hospitality Group Opens Celebrated Milanese Trattoria 'Le Specialità' In Miami Design District

Spicy Hospitality Group, the visionary hospitality collective at the intersection of cuisine, culture, and design—and the team behind The Joyce, with several forthcoming concepts in Miami, New York, and California—has officially opened U.S. debut of Le Specialità in the Miami Design District.

Spicy Hospitality Group, the visionary hospitality collective at the intersection of cuisine, culture, and design—and the team behind The Joyce, with several forthcoming concepts in Miami, New York, and California—has officially opened U.S. debut of Le Specialità in the Miami Design District.

A Milanese institution since 1977, Le Specialità is celebrated for its authentic Italian cooking, trattoria spirit, and iconic pizza—a local gem where honest food is elevated by grounded hospitality, exceptional ingredients, and a touch of glamour. The restaurant embodies Italian dining in its purest form: genuine, familiar, and always exciting—an experience that moves from an elegant dinner to a spirited serata, where every night feels like a gathering among friends.

Since opening on Via Pietro Calvi nearly five decades ago, Le Specialità has defined the Milanese dining experience: simple yet sophisticated, seasonal, and rooted in the finest ingredients. Guided by the Italian philosophy that food, wine, and hospitality are extensions of art and lifestyle, the restaurant captures the balance between Italian familiarity and fine-dining precision, where hospitality feels effortless and deeply human. Its Miami outpost carries this legacy forward, channeling the creative pulse of its new home to create a setting where art meets taste. Here, the neighborhood trattoria elevates the most genuine, laid-back Italian dining experience through uncompromising quality, bridging Milan’s timeless dining culture with the city’s ever-evolving energy.

“Bringing Le Specialità to the U.S. marks a major milestone for Spicy Hospitality Group. The restaurant has long been a cornerstone of Milan’s dining culture and the Miami Design District is the ideal setting for its American debut, reflecting our vision to build a collection of restaurants that embody the creativity, ambition, and energy of this city.” Said Andre Sakhai, Principal & Founder, Spicy Hospitality Group

MENU & BEVERAGE PROGRAM

At the heart of Le Specialità’s legacy is its dedication to simplicity and excellence. The restaurant’s approach to Italian cuisine emphasizes seasonality, quality, and authenticity, honoring the traditions that have defined its Milanese roots while introducing new creations inspired by Miami’s international palate.

The menu spans a refined selection of housemade pastas, seafood, and meats, complemented by the restaurant’s signature pizza offerings, a hallmark of its Milanese heritage. Known for transforming the classic pizza into a local legend—light, crisp, and precisely leavened—Le Specialità brings that same craftsmanship to Miami with selections including the Margherita, Truffle Pizza, and Piccantissimi with chili pepper pesto and pine nuts.

The secondi offerings pay homage to timeless Italian preparations with dishes such as Branzino alla Siciliana, Dover Sole Meunière, and Veal Milanese, each executed with balance and precision. The menu concludes with a selection of refined Italian desserts, including house-made gelato in pistachio, dark chocolate, nocciola, vanilla, crema italiana, and salted caramel, as well as a classic tiramisu layered with mascarpone mousse, espresso, ladyfingers, and cocoa.

The robust beverage program is anchored by a 260-label wine list rooted in Italy’s most renowned regions and complemented by select vintages from Burgundy and Bordeaux—among them 1990 Le Pin, 1986 Pétrus, and 1952 Pavie. The list features an exceptional collection of Barolo, Barbaresco, and Brunello di Montalcino dating back three decades. The program is rounded out by signature cocktails such as the Milano Mai Tai, Fragola Basilico, and Espresso Italiano, each designed to pair seamlessly with the menu.

ART & DESIGN

Central to the concept is an eclectic art collection curated by Andre Sakhai, featuring vintage Italian photography alongside works from his personal archives, including pieces by Jean-Michel Basquiat, KAWS, Rashid Johnson, Peter Saul, Joel Mesler, John Wesley, Takashi Murakami, and Richard Prince. Together, these elements create an atmosphere that captures the artistic soul of Milan and the character of its new Miami home.

“The art sets the tone for the whole space. It’s what brings personality and depth to the design. We wanted pieces that felt authentic to Milan but still made sense in Miami—something timeless, bold, and unexpected. The collection helps tell the story of two cultures that share a love for creativity, color, and expression.” Said Andre Sakhai, Principal & Founder, Spicy Hospitality Group

For its Miami debut, Spicy Hospitality Group enlisted the acclaimed architecture and design firm Rockwell Group to create a space where Milan meets Miami. Drawing from Milan’s radical design movement of the 1960s and 1970s and Miami’s colorful, celebratory culture, the interiors embrace a “radical retro chic” ethos—sophisticated yet playful, glamorous yet unpretentious.

“The design concept for Le Specialita blends the bold, playful, and artistic spirit of Milan in the 1960s and 70s with the rich, dynamic, and festive culture of present-day Miami. Sweeping curves and oversized graphic elements define each space in the restaurant.” Said David Rockwell, Founder and President, Rockwell Group.

Guests first encounter the 100-seat restaurant through a lively cluster of sidewalk seating before entering a dynamic interior defined by sweeping curves, bold geometries, and rich textures. Standout elements include:

  • A green lavastone bar set with red leather stools, backed by a glowing mirrored wine wall with champagne-nickel accents.

  • Terrazzo floors embedded with metal stripe inlay, echoing the diagonal wood beams above, nodding to Milan’s Supergraphic era.

  • A dramatic pizza oven clad in black-and-white terrazzo mosaic, framed by a wood butcher block chef’s bar that allows guests to witness the action up close.

  • Dining areas punctuated by striped leather booths inspired by vintage Ferraris, lavastone tabletops, and bold lacquered finishes.

  • Custom furnishings and fixtures sourced in collaboration with Artemest, the destination gallery for Italian design and décor

  • The powder rooms serve as whimsical “portals” between Milan and Miami, with colorful chandeliers, pink terrazzo, and pastel custom mirrors. The outdoor terrace extends the vibrant atmosphere with striped canopies, colorful upholstery, and space for casual al fresco dining.

Oak Row Equities and LNDMRK Development Lock Down $210.5 Million In Financing and Break Ground on 2900 Terrace in Miami's Edgewater Neighborhood

Oak Row Equities, a leading vertically-integrated real estate private equity and development company with over $3.9 billion of development in South Florida led by Erik Rutter and David Weitz, and LNDMRK Development, a principal based real estate company concentrated on mixed use urban development and opportunistic value based acquisitions led by Alex Karakhanian, have broken ground on 2900 Terrace.

Oak Row Equities, a leading vertically-integrated real estate private equity and development company with over $3.9 billion of development in South Florida led by Erik Rutter and David Weitz, and LNDMRK Development, a principal based real estate company concentrated on mixed use urban development and opportunistic value based acquisitions led by Alex Karakhanian, have broken ground on 2900 Terrace, a premier luxury multifamily tower in Miami’s vibrant Edgewater submarket. This milestone follows the successful closing of $210.5 million in construction financing this summer, including a $142.5 million senior loan from Bank OZK and a $68.0 million mezzanine loan provided by Canyon Partners Real Estate.

2900 Terrace has been meticulously designed by the preeminent architecture firm Arquitectonica to appeal to Miami’s most selective tenants. Its coveted location within the urban core is on one of the last undeveloped parcels east of Biscayne Boulevard. The building will feature protected Biscayne Bay views, an abundance of natural light, spectacular finishes, and exceptional private and shared outdoor spaces. Completion is anticipated by Q4 2027.

“2900 Terrace will up the caliber of multifamily product in Miami by orders of magnitude. We are thrilled to break ground and service a true market gap for oversized, condo-quality rentals that are purpose-built for discerning tenants,” said Erik Rutter and David Weitz, Managing Partners at Oak Row Equities. “Commencing construction on 2900 Terrace is a significant milestone for our growing portfolio and we are eager to deliver an unparalleled rental experience to the city.”

Spacious one, two, and three-bedroom residences (324 in total) are crafted for design-conscious renters. Many offer large wraparound terraces and home offices. Interior finishes feature calming color schemes and opulent materials that evoke a sense of permanence rarely seen in multifamily towers. Residents will also benefit from concierge services and and abundance of convenient amenities.

The tower’s extensive amenity program spans two levels, with wellness as a guiding principle. Indoor amenities include a state-of-the-art fitness center, yoga studio, co-working spaces with podcast and content creator studios, card room, resident lounge, treatment rooms, sauna, golf simulator, theater, and a children’s playroom.

There is a south-facing landscaped deck which offers endless opportunities for entertaining and recreation. Outdoor amenities feature a stunning swimming pool, cold plunge, poolside cabanas and lounge seating, BBQ grills and picnic seating, a hot tub, summer kitchen, two padel courts, a children’s playground, and a co-working terrace.

Arquitectonica’s exterior design masterfully juxtaposes warm bronze-like accents with off-white tones throughout the exterior facade. Inventive material use brings a nuanced and textured effect to the lower portions of the facade, while perforated corrugated metal, reflective glass, and charcoal window frames and mullions create visual interest throughout.

Located on 1.5 acres, 2900 Terrace will feature a carefully-considered ground floor experience with sprawling landscaped areas set back more than ten feet from the street, offering a plethora of places to gather. Residents will arrive via a covered loggia, and the property will provide over 500 parking spots, including EV charging stations.

Edgewater offers an abundance of lifestyle amenities, including the lush eight-acre Margaret Pace Park, chic dining, and retail options. 29th Street has convenient pedestrian access to Wynwood and is just one block from a new Whole Foods and a future Brightline rail station. Wynwood, Midtown, and the Design District are just moments away. Miami International Airport, I-95, Miami Beach, and Brickell are all easily accessible from this prime location.

The development will rise 60 stories across three prime parcels — 99 SW 7th Street, 66 SW 6th Street, and 625 SW 1st Avenue — which Prosper Group acquired earlier this year. Plans call for 158 ultra-luxury residences with over 300 feet of direct river frontage, offering residents a blend of urban sophistication and waterfront living. Delivery is anticipated for 2028.

“We’re honored to partner with Versluys Group, led by CEO Bart Versluys and COO Peter De Decker, whose century-long legacy of craftsmanship aligns perfectly with Prosper’s forward-looking vision for Miami’s next great waterfront address,” said Jay Roberts, CEO of Prosper Group.

Founded in 1908, Versluys Group brings more than a century of development expertise to the joint venture. The firm is known across Belgium and the Netherlands for its luxury coastal projects that pair refined European design with meticulous attention to detail. Versluys also completed the full renovation of La Réserve, a five-star superior hotel in the exclusive seaside town of Knokke-Heist, recognized as one of Belgium’s most prestigious hospitality destinations.

“That Versluys Group was selected from a range of internationally renowned developers is no coincidence,” said Bart Versluys, CEO of Versluys Group. “Since 1908, uncompromising quality standards, unmatched attention to detail, and a deeply rooted customer focus have formed the foundation of our company—values that align seamlessly with Prosper Group’s vision.”

Peter De Decker, COO of Versluys Group, added: “Jay Roberts and his exceptional team mirror our passion for innovation and our commitment to excellence. Having explored the Miami market, I’ve witnessed firsthand the extraordinary energy and momentum of this city. Together, we’re uniting European finesse with American drive to create something truly remarkable.”

Situated along the Miami River, the development will combine walkability, waterfront access, and connectivity, placing residents within steps of Brickell City Centre’s retail and dining destinations and minutes from Biscayne Bay’s boating and yachting lifestyle. The site also offers easy access to I-95, Miami International Airport, and Brightline, providing seamless mobility throughout South Florida and beyond.
