Neology Life Development Group, led by Miami’s leading Hispanic female developer Lissette Calderon, has delivered No.17 Residences Allapattah. Located in Allapattah, bordering the western edge of Miami’s Health District and the Miami River, the residential development at 1569 NW 17th Ave is a 192-unit attainable luxury rental apartment building in Miami’s richly historic and newly rediscovered Fruit Packing District. 50% of the units were preleased at the time of delivery and residents have begun move-ins.
No.17 Residences Allapattah is developer Lissette Calderon’s first ground-up residential project delivered in the area. The project was designed by Behar Font Architects and construction was led by Jaxi Builders.
“Much like we did 20 years ago when we pioneered the renaissance of the Miami River, we are excited to be at the forefront of reimagining this neighborhood and bring Allapattah back to life,” said Lissette Calderon, president and CEO of Neology Life Development Group. “As Miami’s last original, authentic neighborhood yet to be revitalized, Allapattah made sense for us to write its next chapter and we’re excited to make the vision a reality beginning with the opening of No. 17 Residences.”
Apartment units at No. 17 Residences Allapattah feature energy efficient, stainless-steel appliances, designer cabinetry, quartz countertops, in-home washers and dryers, expansive City and River views and balconies in select units. As additional amenities, residents will also have access to smart package lockers including valet dry cleaning, coffee bar, complimentary wi-fi, covered parking garage, bike storage and digital access control throughout the premises. In addition, No. 17 Residences Allapattah will include seven unique ground-floor, work and live walk-up units with 12 to 18-foot ceiling heights.

The project also features signature murals by established Miami artist, Carlos Navarro, throughout the building including his piece “Strength.”
Amenities include a ground floor The Urban Park, which features an expansive green area with a children’s playground, a dog park and landscaping as well as a rooftop sky lounge with city and riverfront views. The delivery of No. 17 Residences ushers in a new era for Allapattah, which is experiencing significant investments in real estate, arts and culture. New York-based Pace Gallery announced it chose Allapattah as the location of Superblue Miami, the immersive installation that will encompass an abandoned, 50,000SF warehouse opening this spring. The installation will be located near the Rubell Museum, home to 7,200 art pieces and the fine-dining restaurant Leku, which relocated from Wynwood after 26 years there. The neighborhood has also attracted new dining concepts such as New York staple Hometown BBQ, which chose Allapattah to make its Florida debut, and the recently opened Tayrona Restaurant + Patio from the owners of Wood Tavern in Wynwood.

“Miami’s increasing global appeal is drawing families to live and businesses to invest in high quality real estate, particularly rare and exclusive offerings such as Una Residences; one of the last opportunities to buy a waterfront property in one of Miami’s most desirable neighborhoods,” said Vladislav Doronin, Chairman and CEO of OKO Group. “We are seeing this trend of moving to Miami accelerate at an unprecedented rate, attracted by the many benefits including its sunny weather, quality of life, status as a global destination and its tax incentives. Miami Design District Becomes The First Neighborhood In The World To Achieve LEED Gold Certification

The Miami Design District has achieved the prestigious LEED Gold certification, becoming the first neighborhood in the world to achieve the Gold level (LEED ND: Built v4 Gold). Miami Design District marks the third neighborhood in the world to achieve LEED certification, which means “Leadership in Energy and Environmental Design,” for Neighborhood Development (version 4 Built). The trendy, luxury shopping, art and entertainment enclave is setting the bar for sustainable development in communities across the country.
Miami Design District is home to a number of luxury fashion houses, art galleries, fine dining experiences, and cafés. The open-air, pedestrian-friendly neighborhood, known for its many distinct and artistic façades, notably boasts a highly energy-efficient infrastructure.
Amongst the many sustainability aspects of the neighborhood’s redevelopment focus, several to highlight include: the re-infiltration of rainwater and restored natural hydrology made possible by the additions of expansive vegetated and high-albedo white roofs and tree-shaded streets, enhanced walkable streets and pedestrian walkways that promote community connectivity and encourage visitors to spend more time outdoors, and the integration of innovations from other Green Building Standards, including the WELL's feature "Beauty and Mindful Design," which incorporates different design elements and artwork that lend to a more calming environment.
In 2011 Island Planning Corporation (IPC) was brought in by DACRA and L Catterton Real Estate to design the Landscape Masterplan for the neighborhood. Miami Design District was inspired by the worlds leading shopping districts including Fifth Avenue and Rodeo Drive. IPC helped to establish a sophisticated visual continuity throughout the neighborhood, with mature canopy-covered streets and walkways, sculptural specimen trees, and extensive rooftop gardens.
Spinnaker Group, one of the most respected leaders in the green-building movement, provided LEED for Neighborhood Development consulting and energy modeling for this distinctive project, marking the neighborhood’s 4th earned LEED certification. Spinnaker Group also provided LEED Consulting, Building Commissioning and Energy Modeling for three other landmark projects within the Miami Design District including the Garden Building, featuring an intensive rooftop garden lounge designed by Island Planning Corporation (LEED Gold certified in 2013) - Palm Court, featuring underground parking to allow for a large open courtyard above for pedestrians and artwork, such as the Buckminster Fuller’s futuristic Fly’s Eye Dome (LEED Gold certified in 2015) - and most recently, Paradise Plaza, featuring intensive green roofs and underground parking with a large plaza above for pedestrians and artwork (LEED Gold certified in 2020).

Ironstate Development has closed on the acquisition of a 1.29-acre development site in Miami’s trendy Wynwood neighborhood for $15.6 million. Miami Beach-based developer Lucky Shepherd had put the development site under contract prior to the pandemic but the contract was ultimately assigned to Ironstate Development. Lucky Shepherd had planned to build an eco-friendly project with a 150-key hotel, and up to 48 private residences.
Real estate broker Andy Charry, with Metro 1, represented the seller, Art By God, Inc. Real estate brokers Mika Mattingly and Cecilia Estevez with Colliers International Florida’s Urban Core Division represented Lucky Shepherd.
“My client had a great property located on a great street, and it became even better because of the proposed Brightline station,” said Andy Charry.
The development site is currently home to Art By God, a 30-year-old business that has become one of the largest retailers of nature products, artifacts and wildlife items in the U.S., from a wide collection of fossils and bones, to an assortment of rough or polished rocks and minerals, and unique art and sculptures from all over the world. “This is one of the last great sites in Wynwood,” Ms. Mattingly said. “This transaction is a prime example of a Covid-ravished deal that, at the end of the day, came back to life thanks to Miami’s tidal wave market.”
