Mast Capital Locks Down Florida's Largest Residential Single-Tower Loan At $600 Million For Cipriani Residences Miami
Miami-based developer Mast Capital has secured a construction loan of $600 million, setting a new record for the largest single-tower residential construction loan ever obtained in Florida for Cipriani Residences Miami. The loan comes from Mexico-based Banco Inbursa and Ascendant Capital Partners, contributing $350 million and $250 million, respectively.
The site is one of the last remaining raw parcels of land in Brickell and will serve as the southern gateway to Miami’s financial district.
Situated on the southern edge of Brickell’s business district, Cipriani Residences Miami will be the brand’s first-ever ground-up residences in the Americas. The high-profile condominium development, which is redefining luxury within the Brickell neighborhood, encompasses an 80-story luxury condominium tower with 397 residences offering spectacular views of Biscayne Bay, the Brickell skyline, and Coconut Grove. The site benefits from being located close to all the destinations within Brickell while also offering better accessibility and less traffic given its proximity to the lower density areas of Brickell to the South.
“The unprecedented financing we have secured for this transformative development anchored in Brickell is a testament to the demand for an ultra-luxury condominium product in this neighborhood. We have assembled the highest caliber of architecture, and design to execute this project and further solidify the position of Miami’s Brickell Financial District as a business and residential community,” said Camilo Miguel, CEO of Mast Capital. “Cipriani Residences Miami will transform the neighborhood and appeal to a wide variety of domestic and international residents, especially at a time when Brickell continues to experience robust growth fueled by the steady pace of wealth and business migration.”
While the influx of new residents to Miami, particularly the highly desirable Brickell neighborhood, seeking a cosmopolitan lifestyle, warm weather, and favorable tax environment is not new, this trend has dramatically accelerated since mid-2020 and is expected to continue over the years to come.
Mast Capital purchased the 2.8-acre site located at 1420 S Miami Ave. for $103 million in December 2021, which at the time represented the acquisition of one of the last remaining raw parcels of land in Brickell available to build a large-scale, high-rise development. The condominium tower is a signature Bernardo Fort-Brescia design by architecture firm Arquitectonica and world-renowned interior design firm 1508 London.
Starting at $1.7 million, Cipriani Residences Miami offers one- to four-bedroom residences ranging from 1,123 to 3,495 square feet, in addition to penthouses with private pools, with completion slated for 2028. As the crowned jewel of Cipriani Residences Miami, the Canaletto Collection will offer a boutique experience to residents that includes priority access to the tower’s private speakeasy and dining spaces, exclusive global concierge services and custom finish and furniture packages available for purchase, designed by 1508 London. The Canaletto Collection, which comprises six penthouses, will also feature direct elevator entry and a limited number of residences per floor appealing to discrete residents who prioritize privacy. Pricing for the penthouses starts at $17 million. The condominium will offer all residents exclusive access to around-the-clock dining services by Cipriani available in the private restaurant, 24-hour in-home dining and catering services. Dining services will extend to the elevated resort deck featuring multiple swimming pools, lounge and cabanas.
Residents will also have access to a fully equipped state-of-the-art fitness center, as well as a holistic spa including an ice plunge and sauna. The condo tower’s robust amenity package will also include a golf simulator, a pickleball court, a screening room, as well as a library and salon for beauty services. Residents will also have the convenience of a private dog park, children’s playroom and à la carte services like plant care, away-from-home maintenance, pet grooming and walking, luxury house limousine transport within a three-mile radius, in-residence spa treatments, personal training and more.
Mast Capital has emerged as one of Florida’s most active real estate development and investment firms today, with a diverse portfolio of residential, hospitality, and commercial properties throughout the State. The firm continues to expand its portfolio, with acquisitions representing over $3.5 billion in total project capitalization. These investments include new-build up development of over 4,000 residential units in South Florida, as well as the Fort Myers and Tampa metro areas.
Newmark arranged the transaction with a Debt and Structured Finance team led by Co-Presidents Jordan Roeschlaub and Dustin Stolly alongside Executive Managing Director Nick Scribani. Harry Silvera and Yehuda Auman of Gibson, Dunn & Crutcher LLP and Kimberly LeCompte and Eric Fisher of Greenberg Traurig P.A. served as legal counsel for the developer. Aron Zuckerman and Norian Watson of Cleary, Gottlieb, Steen & Hamilton LLP served as legal counsel for Banco Inbursa. Evan Kaufman and Andy Auerbach of Bryan Cave Leighton Paisner LLP served as legal counsel for Ascendant Capital Partners. Ilana Strickon of Holland & Knight served as legal counsel to both lenders. Sales and marketing for the condominium development is handled exclusively by Fortune Development Sales.

Inside Gil Dezer's Patented 'Dezervator' Coming To Bentley Residences Miami
Real estate visionary Gil Dezer of Dezer Development, a car collector and aficionado, wanted to offer his buyers at the iconic Porsche Design Tower an amenity that no other tower in the world offered, a car elevator to deliver you and your car to your own private garage in the sky. The patented ‘Dezervator’ was born, and changed the face of ultra-luxury real estate forever.
The ‘Dezervator’ is a one-of-a-kind ultra-luxury car elevator which provide residents with direct access to their apartments inside their cars, offering a seamless and unprecedented lifestyle experience.
“When we started designing the Porsche Design Tower we thought about, what does Porsche have to do with real estate, so we made the building about the car and the car lover. What happened the building became a place for privacy. It is the only building in the world that you can come and go and you do not have to see a valet or security and you have full access to your home the way you would have it in a single family home,” said Gil Dezer who pioneered the “Dezervator’ and developer of Porsche Design Tower and Bentley Residences Miami.
Now, Dezer has teamed up with Bentley Motors for the upcoming Bentley Residences Miami, which is currently under development in Sunny Isles Beach. Scheduled for completion in 2026, the Bentley Residences will boast a four-car garage for each apartment, equipped with space for electric vehicle (EV) charging points. The standout feature of these garages is the state-of-the-art 'Dezervator' lift which will effortlessly transport both cars and passengers from the road to the apartment in a single, smooth motion.
“After completing Porsche Design Tower some of the feedback that we got from our buyers is that they were seeking more in-unit parking as some had larger families, etc. So in Bentley Residences Miami each garage will have parking for 4 cars as well as in-unit electric car charging.” Explained Gil Dezer.
The Bentley Residences will feature four 'Dezervators,' a unique elevator design conceptualized by Bentley's partners at Dezer Development. These elevators can transport cars to the top floor of the 749 ft building using a hydraulic system that securely lifts the car onto a robotic shuttle system. Riding the Dezervator, while seated in your car, offers a one-of-a-kind experience, with glass-enclosed lower floors providing panoramic views of the communal areas.
Each resident will have a personal three or four-car garage within their apartment, complete with EV charging amenities. RFID stickers in residents' cars will trigger a sophisticated lighting system upon arrival, guiding them to the correct Dezervator without any manual intervention.
“Every unit features the patented Dezervator system which takes you and your car up to your apartment where your car sits right in your garage a few steps from your front door. No other building in the world offers that amenity. You walk straight from your garage into your apartment, into the foyer, which overlooks the swimming pool on every single balcony and the ocean beyond.”
Bentley Motors and Dezer Development joined forces in 2021 to bring to life the first-ever Bentley-branded residences. Spanning an impressive 61 stories, each exquisitely finished apartment will offer breathtaking bay and ocean views. Prospective residents can now take a virtual reality tour to explore the Bentley Residences firsthand, experiencing the unique journey via the 'Dezervator' lift up to the in-unit garages. The Sales Gallery, which opened in 2022 in Sunny Isles Beach, Miami, is also open for those local to the area, showcasing a full-size 6,000 sqft model unit furnished by Bentley Home.
With prices starting from $4.2 million, Bentley Residences Miami promises a lifestyle of unparalleled luxury, seamlessly blending Bentley's automotive excellence with the epitome of high-end living.

Penthouse 1 at Indian Creek Residences & Yacht Club, the Kobi Karp-designed ultra-luxury boutique development condo on Miami's Bay Harbor Islands, has gone into contract before even being publicly listed. Asking $12 million, the penthouse sale sets a record price for the islands, in terms of total sale price and price per square foot. For comparison, the current condo sale price record for Bay Harbor Islands is $3.325 million, for a condo that sold in 2014.
Penthouse 1 overlooks the exclusive Indian Creek Island, known as "Billionaire's Bunker" and home to the likes of Jeff Bezos, Tom Brady and Ivanka Trump. The full-floor home, the largest penthouse for sale on the islands, spans 5,293 square feet and offers 75 feet of unobstructed waterfront views, as well as a private terrace, wine wall feature and access to the development’s amenity collection, including one of the area's only private yacht clubs, a rooftop pool, spa, fitness center, outdoor screening lounge and more.
The sale comes fewer than three months after Indian Creek Residences & Yacht Club launched sales, illustrating the strong demand for luxury new development on the Bay Harbor Islands. Since 2019, the average closed price in Bay Harbor has increased 117% and the average closed price-per-square-foot has increased 85%. The islands are in the midst of a major transformation, emerging as a new luxury destination in a pocket of Miami that feels more like a neighborhood than many other areas.
Indian Creek Residences & Yacht Club is being developed by the NYC and Miami-based Landau Properties, led by Jonathan Landau. The boutique building offers nine luxury condominium homes and six yacht slips, providing one of the only private yacht clubs in the area and a sought-after opportunity for waterfront views of the coveted Indian Creek Island and exclusive Indian Creek Country Club. Sales and marketing are exclusively overseen by OFFICIAL Partners.
The eight-story waterfront development is being designed by acclaimed Miami-based architect Kobi Karp with interiors by Linda Zarifi of Zarifi Design, representing the designer’s first ground-up condo in Miami. Curved edges, neutral natural materials and sculptural details define the building inside and out. Lush, tropical and mature landscaping by Enea Garden Design will envelope the building and convey a resort-like return to nature.
In addition to expansive, elegant homes, Indian Creek Residences & Yacht Club will offer a comprehensive, resort-style amenities package for residents. The owners’ yacht club and private marina is complete with one shared slip and five available for purchase, dockmaster concierge services and an outdoor lounge with bar. The Perigon, an iconic diamond-shaped luxury condominium tower designed by international architecture firm OMA, has revealed a first look at the 2.5 acres of prime oceanfront land at The Perigon in Miami Beach. Never-before-seen renderings perfectly illustrate how the entirety of the ground plane, featuring lush greenery by Gustafson Porter + Bowman, an oceanfront pool and private beach club, has been designed as a private oasis for residents to meander through the nature trails encircling the tower, relax in the sun and enjoy poolside dining services curated by Michelin-starred Chef Shaun Hergatt, and foster an intimate connection to South Florida's balmy environment.
Since vast acreage is a rare standout feature scarcely found in other waterfront high rises, the 73-residence tower was meticulously designed by OMA to appear to "float" above the ground. The resulting first level space augments The Perigon's array of five-star amenities centered around fostering a connection to the balmy environment, which includes a private beach club overlooking the sands below, pristine swimming pools lined with cabanas and expansive gardens encircling the entirety of the property. Gustafson Porter + Bowman, the landscape architecture firm responsible for the Eiffel Tower's green spaces, designed The Perigon's gardens to feature a meandering nature trail, secret alcoves, water features and diverse biomes that include distinct plant families in every corner to facilitate a peaceful, dynamic experience throughout the grounds.
The 17-story building features a bold, terraced design that rises 200 feet above the shoreline and offers 1,250 lineal feet of the tower’s gardens. Conceived as a series of diamond-shaped “towers” rotated to orient and optimizes views from all residences toward the Atlantic Ocean, Biscayne Bay, and the Miami skyline. The design for the interlocking towers will obtain LEED Gold certification when completed.
Nestled along the tranquil stretch of sand between Indian Creek and the Atlantic Ocean at 5333 Collins Avenue, The Perigon is slated for completion in 2026. The tower offers 73 two- to four-bedroom condominiums ranging from 2,100 to 6,700 square feet, with eight private guest suites offered to residents only. The Perigon is a joint venture between Mast Capital, one of South Florida’s most active real estate development and investment firms, and Starwood Capital Group, a leading global private investment firm. Sales and marketing are exclusively managed by Douglas Elliman Development Marketing.
