Design 41 in Miami Design District is now fully leased after Breitling signed a lease and opened a 1,832-square-foot boutique on the district’s prime Northeast 41st Street corridor. The 112 NE 41st St. store will showcase the latest watches modeled by Breitling’s “Spotlight Squad,” which includes Charlize Theron and Misty Copeland. Other tenants that have opened in Design 41 include bespoke perfumery Bond No. 9 New York, Rosenfeld Gallery – which only has one other location in New York City, and the first U.S. flagship store for Argentine leather goods brand Gaucho.

The lease was overseen by DWNTWN Realty Advisors Co-Founder and Managing Partner Tony Arellano and Executive Joe Fernandez, who represented the landlord to lease the entire 40,000-square-foot building. Design 41 was developed by Design District Development Partners.

“It is fitting that Breitling moves into the final available space on this important block and joins some of the world’s most luxurious retailers, such as Louis Vuitton, Ermenegildo Zegna, Tiffany & Co. and Burberry, in the Design District,” Arellano said. “We are proud of our role in leasing up Design 41 and helping the entire neighborhood reach its full potential.”

“We drew upon our unique knowledge of the neighborhood and strong relationships to accomplish a successful lease-up of Design 41,” Fernandez said. “Breitling’s new store there will undoubtedly rival its top-performing boutiques in major U.S. markets.”

Arellano and DWNTWN Co-Founder Marinoff have also played a pivotal role in Miami Design District’s evolution. Over the last seven years, the brokers have completed 22 transactions totaling more than $205 million in the neighborhood’s four-block pedestrian core. These sales represent most of the district transactions not involving Dacra’s assemblage, filling the gaps around the district’s core and making DWNTWN the neighborhood’s market leaders.

MV Real Estate Holdings and Driftwood Capital Announce JV On $185 Million Riverside Wharf Featuring Dream Hotel On Miami River

Miami Developer Alex Mantecon of MV Real Estate Holdings (MVREH), in conjunction with Driftwood Capital, one of the country’s leading hospitality sponsors, has revealed plans for the Riverside Wharf, a hospitality-driven entertainment complex situated along the historic Miami River that will push the limits of what is known today as hospitality in Miami.

The 200,000-square-foot, two-tower development will offer a fully immersive Miami experience anchored by the highly amenitized 165-key Dream Miami luxury hotel. The complex will feature the rebirth and expansion of The Wharf Miami, 16,000 square feet of signature restaurants, a 12,000-square-foot event hall, a world-class 30,000-square-foot nightclub and rooftop dayclub, and a private deep water marina capable of accommodating megayachts.

“Riverside Wharf will be a destination for entertainment unlike any Miami has seen, bringing together world-class entertainment and hospitality offerings to a unique waterfront destination with direct Intracoastal access to the ocean,” said Mantecon. “We are excited to finally bring to fruition the dream and vision Miami has had for its riverfront entertainment district which until now has historically sat vacant and underutilized.”

Added Carlos Rodriguez Jr., COO of Driftwood Capital, “As Miami continues to attract new capital, new world-class tech and financial firms, and new talent from other parts of the country, the demand for one-of-a-kind destinations combining elements of luxury, nature, outdoor adventure and unique dining experiences is poised to escalate rapidly. We’re pleased to be able to contribute several decades of hospitality development and operational expertise to this truly unique development which will enhance Miami’s skyline and elevate the entire Miami River District.”

“Miami is a top international destination for world-class hospitality and entertainment, and continues to set the bar with exciting new experiences for travelers unlike anything else in the world,” said Mayor of Miami Francis Suarez. “Dream Miami at Riverside Wharf will be an unparalleled development in the heart of Miami for visitors and locals alike, and I couldn't be more excited to see it launch."

At 10 stories, the $185 million mixed-use development will rise on the current site of The Wharf Miami and the abutting vacant parcel. The 1.5-acre assemblage is the culmination of the vision established in the City of Miami’s 2016 voter referendum approval, obtained by MVREH, for the development of food and beverage establishments along the waterfront. The roughly 600 linear feet of water frontage will provide for the continuity of the publicly accessible Riverwalk, seamlessly connecting Riverside Wharf between Downtown Miami and Brickell. Riverside Wharf will take on the benefits of MVREH and Driftwood Capital’s best-in-class partners, including Dream Hotel Group’s growing success in highly amenitized luxury food and beverage oriented hotel properties, and Breakwater Hospitality Group’s ongoing success of high-volume entertainment venues.

“There is a natural synergy between Dream Hotel Group and the city of Miami,” said Dream Hotel Group CEO Jay Stein. “Our leading lifestyle brand Dream Hotels continues to expand quickly, just like Miami, offering international hospitality, vibrant entertainment and one-of-a-kind experiences sought by local residents, as well as business travelers and pleasure seekers from across the globe. We are thrilled to take part in this extraordinary project and can’t wait to open our doors in 2025.”

Riverside Wharf will transform the storied Miami River district while paying homage to the historic fishing culture of the neighborhood by celebrating the area’s beloved Garcia’s Fish Market with a pop-up seafood market on the grounds, where locals can get the freshest catch daily.

The development is slated to break ground in 2022 and be completed by 2025. It is designed by Jon Cardello of Cube3 architects with landscape design by Savino-Miller Design Studio.

The Gateway at Wynwood, a Class A office building developed by R&B Realty Group and designed by renowned Miami architect Kobi Karp, is nearing completion. The long-awaited exterior garage cladding, which depicts a vibrant mural, has been fully installed just in time for Art Basel next month. Additionally, the rooftop deck has been completed and signage is going up around the building. Located at the intersection of Wynwood and Midtown, the office building, which found inspiration in Wynwood’s innovative spirit and modern vibe, will allow Wynwood's new residents to walk to their offices and shops without having to get in their cars. Wynwood, which used to be home to neglected warehouses, is seeing a construction boom of condos and apartments and, now, office buildings as well.

The Gateway at Wynwood will offer about 195,000 SF of leasable Class A office space and nearly 25,900 SF of prime street-level retail space. Kobi Karp designed the environmentally responsible building with flexible floorplans, a private rooftop terrace, gym, unique bay window system, 24/7 on-site security, vibrant exterior cladding, and 2:1,000 on-site covered parking. This summer, R&B Realty Group announced the building's first office lease signed with biotech company Veru Inc. The eight-year, 12,155-square-foot lease will serve as the company's global headquarters and triple Veru's current office space.

Wynwood has developed into a new office submarket in Miami, creating competition for more established office markets such as Downtown Miami, Brickell, Aventura and Coral Gables. Several big-name companies have made Wynwood their home, such as Spotify, Live Nation, Veru and Founders Fund. New zoning has also attracted many multifamily developers such as Related Group, Lennar, Fisher Brothers, and AMLI Residential, who recently broke ground on one of the largest mixed-use multifamily developments to ever break ground in Wynwood.

The five-story, mixed-use building will feature street-level retail and restaurant space, two floors of Class A+ offices, and an exclusive top-floor home in the sky with a private rooftop deck. Rising at 1769 Purdy Avenue, construction of Eighteen Sunset broke ground on November 4, 2021, during a ceremony involving the development’s partners, city officials including, and community stakeholders.

Situated between Purdy Avenue and Bay Road – overlooking Biscayne Bay and Maurice Gibb Park – Eighteen Sunset will offer unmatched walkability and accessibility in the heart of Sunset Harbour, which has emerged as one of South Florida’s hottest lifestyle, retail, fitness and dining destinations. Designed by Domo Studio, the project is estimated to be completed by Spring 2023 and will pursue LEED® Gold certification for energy efficiency. The project marks ORIGIN Construction’s third ground-up development to rise in Sunset Harbour, a meaningful neighborhood in the firm’s vast project portfolio.

“As Miami Beach experiences an influx of capital and investment from domestic and international sources, we are thrilled to begin construction of Eighteen Sunset. This development will meet demand for office, retail and residential space in one of South Florida’s most dynamic and walkable neighborhoods,” says Deco Capital Group Founder Bradley Colmer. “Eighteen Sunset will be the perfect complement to Sunset Harbour’s sought after commercial and residential assets, and we’ve assembled a first-rate design and construction team to see the development through.”

Deco Capital Group has selected ORIGIN Construction as the development’s general contractor. Throughout its history, ORIGIN has built and transformed more than 10 million of square feet of commercial real estate, ranging from commercial offices and retail shops, to restaurants, hotels and medical offices. The company is led by a team with a 20-year track record focused on core business lines of commercial workplaces, retail and restaurant interiors, boutique hotels and medical offices. The firm’s high-profile projects include Facebook’s Miami office, Porsche’s Latin American Headquarters, the Prada store in the Design District, and Pipeline Workspaces co-working locations across Florida.

“Eighteen Sunset combines two of ORIGIN Construction’s core capabilities on a larger scale with office and retail,” said John Wood, ORIGIN Construction co-founder. “This is a special opportunity for ORIGIN to further solidify its presence in the market and deliver a unique mixed-use space for best-in-class office and retail tenants.”

Eighteen Sunset’s third and fourth floors will be comprised of approximately 40,000 square feet of Class A-plus office space featuring thirteen-foot ceilings, expansive exterior deck spaces, an architectural overhang, and floor-to-ceiling windows, with Sunset Harbour’s stylish mix of shops and eateries just steps away. A central breezeway and cantilevered sidewalk cover will feature expansive outdoor covered sidewalk and breezeway spaces designed to encourage community wellness.

The Eighteen Sunset residential penthouse is listed with Oren Alexander of Douglas Elliman, the retail leasing is being overseen by Sara Wolfe of Koniver Stern and the office leasing is being overseen by Stephen Rutchik of Colliers International.

Located at 22nd Avenue and Flagler Street, Buena Vida will encompass 175 units of workforce and affordable housing boasting a compelling mix of one, two and three-bedroom floorplans ranging in size from 471 to 1,105 square feet along with structured parking. The eight-story project will also include 15,000 square feet of retail space.

Full-service featured community amenities will include a gym, dog park, conference center, pool and BBQ area. The retail space will include a medical wellness center for the benefit of residents and the surrounding area, along with a mix of retail shops and restaurants designed to enrich the neighborhood.

Buena Vida was designed by RSP Architects. Groundbreaking on the project will begin in 2022 and is scheduled for completion in 2023.

“We are very pleased to announce Buena Vida and create a high-quality workforce/affordable housing offering for families and seniors,” said Michael Wohl, principal of Coral Rock Development Group. “We are grateful for the support of Commissioner Joe Carollo in seeing our vision come to life to add to the growth and development in the Little Havana neighborhood. His endorsement has been critical in bringing this forward. As we’ve seen throughout the pandemic and the disruption of livelihoods for so many members of our community over the past year, now more than ever there’s an overwhelming need to provide apartments for those who cannot afford the high current market rate and are as a result paying a high percentage of family income for rent.”

Coral Rock Development Group is also developing Pura Vida Hialeah, a nine-acre major mixed-use development set to be the first of its kind in more than 20 years. Pura Vida Hialeah topped off earlier this year and is on schedule for completion in Q1 2022.
