Electra America and BH Group Reveal Plans for $1 Billion Redevelopment of 80-Acre Southland Mall Site In Cutler Bay

Electra America, a real estate private equity firm focused on value-add and opportunistic investment in the Sun Belt region of the U.S., along with its U.S.-affiliate, American Landmark, and BH Group, a Miami-based private real estate investment and development firm, have revealed preliminary plans for the redevelopment and reinvention of the Southland Mall in Cutler Bay, located approximately 20 miles south of downtown Miami.

The 80-acre, $1 billion redevelopment will be one of the largest projects of its kind in the Southeast and will be called “Southplace City Center.” The reinvention of the Southland Mall into “Southplace City Center,” a vibrant, mixed-use transit-oriented community with live-work-play options, promises much-needed relief for a city suffering from a major housing shortage

The new ownership team envisions a “city within a city” for living, working, shopping, and playing that will feature more than 4,000 residential units, over 500,000 square feet of curated retail, and exciting dining and entertaining venues at the existing mall, with an additional 150,000 square feet of prime retail space and outparcels for food and beverage operators. The phased redevelopment project will be a charming, self-contained community with abundant green space, bike and golf cart trails, walking trails, a trolley system, and easy access to public transit – specifically, the soon-to-open Miami-Dade SMART Plan mass transit route adjacent to the property.

The total project, to be completed over a seven-year time frame, is expected to create approximately 2,700 new jobs and generate $44 million in property taxes ad valorem revenue in the first five years ($6.1 million to Cutler Bay), and up to $491 million ($75.2 million to Cutler Bay) over a 20-year period. The developer’s plan is in accordance with the Town’s code and will not be seeking any special approvals.

“We’re delighted to work with the Town of Cutler Bay and its residents to breathe new life into a property that has been underutilized for decades, and in so doing, create thousands of new jobs, as well as help alleviate the housing crunch facing many Miami-Dade residents today,” said Ron Gaither, Chief Development Officer of Electra America. “Southplace City Center will provide a wide range of market-rate housing options, and its location close to major thoroughfares and mass transit, yet away from residential communities, minimizes traffic and facilitates the use of public transportation – two key priorities for this community. We’re looking forward to continuing working with the community to ensure this project reflects the values and character of Cutler Bay.”

“The future of this site is one that our residents deeply care about,” expressed Town of Cutler Bay Mayor Tim Meerbott. “Ensuring that this project aligns with our community’s vision and has a proper mix of use is extremely important to the Town Council and me. The site is ready for change and this project will check so many boxes on our community’s wish list—thousands of jobs, more restaurants, entertainment, and a fresh look, to name a few. We look forward to working with Electra America and BH Group to bring this important project to life, while keeping it consistent with the character of our beautiful Cutler Bay.”

The development team acquired the mall and adjacent parcels totaling 80 acres in May of this year. The site is conveniently bordered by the Florida Turnpike on the east and U.S. 1 on the west, placing it on major commercial crossroads in suburban Miami-Dade County, directly along the new South Corridor Rapid Transit Project, expected to open in late 2024. The corridor will provide a 20-mile mobility connection between Miami’s central business district and the County’s southern-most communities.

Specifically, the developer’s master plan calls for updating the existing 808,766-square-foot mall with cosmetic improvements and the addition of several new high-quality retailers; the phased development of 4,395 new market-rate apartments catering to a full spectrum of household budgets; the addition of several new retail and restaurant concepts, situated around a series of man-made lakes and open spaces; a new specialty grocer, a 150-key hotel, and 60,000 square feet of medical office space; and a terraced community amphitheater/bandshell. The plan also calls for a new vehicular entrance directly off U.S. 1, featuring a welcoming entrance square with a large fountain and extensive green space, along with a pedestrian bridge connecting the community to the new bus rapid transit stop. The entire community will feature bike and golf cart paths, pedestrian walking trails, and trolley stops to minimize the use of cars.

Ground-breaking on the first residential building is expected in mid-2023 and would deliver in approximately 18 months (early 2025), with rents starting at $2,500.

The project design team for Southplace City Center includes economic advisors Florida Economic Advisors, retail consultants CPH, master planner/designer MSA Architects Inc., landscape planner Insite Studio and civil/traffic engineer Kimley Horn.

James Beard Award-winning group Hai Hospitality will bring its acclaimed Uchiko restaurant concept to Miami Beach’s popular Sunset Harbour neighbored. Uchiko will be located in Eighteen Sunset, a mixed-use project being developed by Deco Capital. Hai Hospitality signed a lease for 6,000 square feet of street-level restaurant space and is planning to open in 2024.

James Beard Award-winning group Hai Hospitality, the group behind Wynwood hotspot Uchi, will bring its acclaimed Uchiko restaurant concept to Miami Beach’s popular Sunset Harbour neighbored. Uchiko will be located in Eighteen Sunset, a mixed-use project being developed by Deco Capital. Hai Hospitality signed a lease for 6,000 square feet of street-level restaurant space and is planning to open in 2024.

Uchiko, the Japanese concept that launched in Austin, Texas and helped fuel the city’s rise as a dining destination, will be located on the ground floor of the project, along Purdy Avenue, within the walkable neighborhood of Sunset Harbour known as one of South Florida’s most beloved lifestyle destinations. Slated to open in 2024, the restaurant will feature 180 indoor seats, including approximately 35 outdoor patio seats. Uchiko, recently recognized by Open Table as one of the top 100 restaurants in the US and lauded by GQ Magazine as one of the best new restaurants in America when it first opened, will open its third location in Miami Beach, following locations in Austin and Houston.

The menu at Uchiko constantly evolves. Uchiko Miami guests can expect signature bold flavors with hints of smoke and char that differentiate Uchiko from its sibling Uchi. Uchiko balances richness and delicacy with its interpretation of raw fish at the sushi bar alongside wood-fired items and Yakitori-grilled options. Uchiko Miami will also offer a full bar with hard-to-find Japanese whiskeys and a well-rounded and inventive cocktail menu.

“We quickly fell in love with the energy of Miami when we opened our first Florida Uchi location in 2021,” said Hai Hospitality CEO Tony Montero. “When we found the Eighteen Sunset development, we knew it would be the perfect location to continue to grow in Miami with Uchiko, and we’re looking forward to adding to both the energy of the city and Sunset Harbour with Uchiko Miami.”

“Uchiko is one of the country’s most innovative restaurant concepts, and Miami Beach is among the world’s most vibrant dining destinations. Uchiko at Eighteen Sunset is destined to become a favorite spot for the growing number of residents and visitors setting their sights on South Florida,” said Deco Capital Group Founder Bradley Colmer.

Eighteen Sunset is Deco Capital’s latest mixed-use development, rising five stories directly across from Biscayne Bay. The ground floor is home to 17,000 square feet of restaurant and retail space, a central cobblestone breezeway and cantilevered, covered sidewalk connecting to Maurice Gibb Park. The building has parking on the second level, and Class A+ office totaling 40,000 square feet on the third and fourth, topped by an exclusive penthouse encompassing nearly 30,000 square feet of interior and exterior space, including a spectacular rooftop and pool deck. Construction is currently underway, with delivery slated for late 2023.

They will begin welcoming residents to their brand new apartments on August 1. Leased by KW Property Management & Consulting and managed by Shoma MGMT, the development is 65% rented and expected to be fully leased by the end of summer.

Miami-based developer Shoma Group has completed its two-tower, 304-unit multifamily rental community in Hialeah, Shoma Village. They will begin welcoming residents to their brand new apartments on August 1. Leased by KW Property Management & Consulting and managed by Shoma MGMT, the development is 65% rented and expected to be fully leased by the end of summer. Amid South Florida's red-hot real estate market, Shoma Village is the latest example of a growing trend of new apartment buildings that have opened with over half of its units rented.

The project’s success is a testament to Shoma’s shrewdness as a developer who identifies and builds in promising areas often bringing a new type of product to the neighborhood. Shoma Village is leading a wave of new development and investment trickling into Hialeah, known as the City of Progress, aiming to spur economic growth and cater to a younger demographic of professionals who are Hialeah natives. The project was one of the first new Class A mixed-use housing and retail developments to break ground in the community in recent years. In addition to apartments, it will deliver an upscale Shoma Bazaar food hall, hair salon and store.

“Hialeah has always been a desirable location full of possibilities. That was true when we built Shoma Homes at Country Club of Miami here 20 years ago, and it’s still true today,” said Masoud Shojaee, CEO and Chairman of the Board at Shoma Group. “The overwhelming response we've seen, with the first tower becoming fully leased before future tenants could even tour the finished product, shows the unprecedented demand for brand new, Class A housing in this area with a large list of amenities, a private parking garage, and a Shoma Bazaar with retail space on site. People are ready for a new standard of living in Hialeah.”

Shoma Village offers elevated, thoughtfully designed common and living spaces by architecture and design firm MSA Architects. Floorplans at Shoma Village range from studios measuring about 640 square feet to three-bedroom units totaling about 1,370 square feet. The units offer a bright and lively atmosphere, boasting chic barn doors, spacious walk-in and linen closets, and an inviting wood-style flooring throughout each apartment. They also include private balconies, energy efficient hurricane-impact windows, Honeywell PRO programmable thermostats, and Whirlpool front-load washers. Kitchens and bathrooms feature quartz and Marble-Lite countertops, designer vanities, a rain showerhead, and an oversized soaking bathtub. Tech-savvy security upgrades include fingerprint readers, keyless entry, and ButterflyMX video intercoms that allow residents to easily and securely let in visitors from their smartphones.

Residents have access to a wide array of amenities for their entertainment and leisure. These include a fully equipped fitness center with yoga, spinning, and an interactive mirror, a private conference room, and a two-story clubroom with extra large LED TVs, kitchens, and a pool table. Outdoor amenities include a large pool with a gazebo and courtyard, a playground, a grilling area, and a dog park. As with other Shoma developments, pet owners will have the additional benefit of an on-site Evolution Pet Spa.

The apartments will be anchored by a 22,000-square-foot Shoma Bazaar food hall and 12,000 square feet of on-site retail shops. In addition, a night concierge, covered and gated parking garage, and electric car station will provide extra safety and convenience for residents as they come and go from the property.

“We could not be happier with the amazing reception that Shoma Village has seen and we look forward to continuing that momentum as we lease the second tower,” said Stephanie Shojaee, President of Shoma Group. “We have put our heart and soul into carefully selecting every color, finish, and feature to make Shoma Village an exemplary and enjoyable live-work-play community for Hialeah. I am very excited to introduce it to the community and welcome people into their new, luxurious homes.”

Upon moving in, residents will receive housewarming gifts from Kris Jenner's home care line, Safely, including complimentary plant-based cleaning products, and from Shoma, including a glass water bottle, coffee mug, hand sanitizer, duffle bag, and Lemon Perfect flavored water.

Shoma Village is located at 445 Hialeah Dr., Hialeah, FL 33010.

Boynton Beach City Commission Approves Public-Private Partnership Project, The Pierce, In Partnership With Affiliated Development

Boynton Beach City Commission has voted unanimously to approve all agreements between the City, the Boynton Beach CRA and Affiliated Development to advance highly anticipated $80+ million mixed-use, mixed-income workforce housing project, The Pierce. Located west of Federal Highway between Ocean Ave. and Boynton Beach Blvd., The Pierce will offer 16,800 SF of restaurant and commercial space and a minimum of 236 apartment units.

Boynton Beach City Commission has voted unanimously to approve all agreements between the City, the Boynton Beach CRA and Affiliated Development in order to advance highly anticipated $80+ million mixed-use, mixed-income workforce housing project, The Pierce.

Located in west of Federal Highway between Ocean Avenue and Boynton Beach Boulevard, The Pierce will offer 16,800 square feet of restaurant and commercial space, a minimum of 236 apartment units and a parking garage that will include 150 public parking spaces. Affiliated Development was the only proposer that had an agreement with longtime Boynton Beach restaurant, Hurricane Alley, which secured the business’ future in Boynton Beach.

Fort Lauderdale-based Affiliated Development outbid 4 other firms that responded to a RFP in Decemeber 2021 issued by the Boynton Beach CRA, including Related Group. Negotiations have been ongoing since that time and all agreements have been finalized and approved by the CRA Board and City Commission.

“We are community builders and have a track record of working alongside our City and CRA partners to create a transformative projects that increase the quality of life for the city’s residents,” says Jeff Burns, CEO of Affiliated Development. “We have had our eye on Boynton Beach for a while and strongly believe that Boynton Beach is poised to reach its full potential.”

With housing affordability at unprecedented levels, The Pierce will offer 50% of the project’s units at varying workforce housing levels in order to accommodate the overwhelming demand for Class A living at attainable rents. The Pierce’s 8-story apartment building will offer luxury finishes, features and amenities including a resort style pool with private cabanas, state of the art fitness facility, co-work collective and keyless Bluetooth door entry. The Pierce will be built and certified to national green building standards.

Boynton Beach leaders have been setting the stage for this moment for many years. The CRA had assembled over 2 acres of property and received many unsolicited suiters over the years. Instead of moving forward with those proposals, the CRA underwent a competitive process that not only vetted the merits of the project, but the strength of the developer. Affiliated Development specializes in public-private-partnership development and has several completed projects in Broward and Palm Beach Counties.

Affiliated Development’s next step is to begin the land use entitlement process. “If all goes smoothly, we anticipate getting underway during the mid 2023,” says Burns.

The Miami-based Location Ventures, an integrated real estate platform that delivers thoughtfully-designed and fully-connected residential and mixed-use projects, has announced the sell-out of URBIN Miami Beach. The mixed-use development will deliver a combination of 69 turnkey residences, coworking space, and ground-floor retail at 1260 Washington Avenue, an area of Miami Beach with revitalization underway. The project, exclusively represented by ONE Sotheby’s International Realty, commanded an average price of $1,350 per square foot for its residences comprised of micro-style units, comparable to nearby luxury condominiums. The property is slated to break ground this summer and is anticipated to deliver by 2025, once constructed by Winmar Construction.

When complete, URBIN will join the renaissance and expansion currently underway on Washington Avenue and Commodore Plaza – two streets situated in two of the city’s most thriving and in-demand districts. URBIN Miami Beach, designed by architect Touzet Studio and New York interior design studio Meyer Davis, will offer turnkey residences that include 275-square-foot studios, as well as two- to four-bedrooms up to 1,334 square feet. BH3 Management has begun demolition to make room for a new nine-story, 90,000-square-foot retail, showroom and office development at 3801 N. Miami Ave designed by renowned architectural firm Sieger Suarez in Miami Design District. Dubbed Design 38, the project is positioned at the southwestern entrance to the Miami Design District.

Construction is slated to commence this summer.

Design 38 will feature 25-foot ceilings on ground level and 14-foot ceilings on floors 2 through 9. Tenants will enjoy open floor plans with great branding visibility, including the opportunity for naming rights with Interstate 195 exposure. Rents vary based on the floor, but average approximately $70 per square foot for typical floors on a triple-net basis. Several letters of intent from notable tenants are already in place.

“Design 38 is poised to satisfy the pent-up demand of retailers, fashion brands, showrooms, studios, and office space users that want to be in the Design District, but don’t require ground-floor locations or the higher rents associated with them,” said Gregory Freedman, Co-Founder and Co-CEO of BH3.

Miami Design District is one of the hottest neighborhoods in the world, home to a number of luxury fashion houses, art galleries, fine dining experiences, and cafés. The open-air, pedestrian-friendly neighborhood, known for its many distinct and artistic façades, notably boasts a highly energy-efficient infrastructure and became the first neighborhood in the world to achieve the Gold level (LEED ND: Built v4 Gold). The neighborhood was inspired by the worlds leading shopping districts including Fifth Avenue and Rodeo Drive and visitors can enjoy mature canopy-covered streets and walkways, sculptural specimen trees, and extensive rooftop gardens.

Adjacent to Design 38, a planned 15-story, 180,000-square-foot office project, The Ursa, was recently announced and will be developed by Miami Design District Associates, a partnership of Dacra, L Catteron Real Estate, and Brookfield Properties.

“Combined, Design 38 and The Ursa solidify the relevance of North Miami Avenue as the vertical core for Miami Design District,” Freedman added.

Design 38 will accept cryptocurrency as an option for lease payments. “With Miami emerging as the cryptocurrency capital of the world, accepting it as a form of lease payment is a timely point of differentiation for potential tenants,” said Daniel Lebensohn, Co-Founder and Co-CEO of BH3.”

JLL Senior Vice President & South Florida Retail Lead Zach Winkler, Senior Associate Jonathan Rosen, and Associate Lee Koniver have been tapped to spearhead leasing for the project on behalf of BH3.

Hyatt and Gencom Propose Arquitectonica-Designed Mixed-Use Redevelopment To Activate Downtown Miami Riverfront

Hyatt has teamed up with Miami-based luxury hospitality and residential developer Gencom, with the goal of redeveloping Downtown Miami’s iconic Hyatt Regency Miami, improving access in and out of the urban core, and activating a key piece of Miami’s riverfront. The Hyatt and Gencom venture is proposing a privately funded redevelopment that will comprise a reimagined upscale Hyatt Regency hotel.

Hyatt has teamed up with Miami-based luxury hospitality and residential developer Gencom, with the goal of redeveloping Downtown Miami’s iconic Hyatt Regency Miami, improving access in and out of the urban core, and activating a key piece of Miami’s riverfront. The Hyatt and Gencom venture is proposing a privately funded redevelopment that will comprise a reimagined upscale Hyatt Regency hotel with 615 hotel rooms and premium meeting space, more than 1,500 residential apartments, and open-air public space along the Miami River.

The proposed development seeks to amend and restate the ground lease that ushered in development of the existing Hyatt hotel in the early 1980s to include, without limitation, an extension of the lease renewal term from 45 to 99 years. This summer, Hyatt and Gencom will ask the City of Miami Commission to place a referendum on the November 2022 ballot asking voters to approve the revised ground lease and the proposed development. If approved by a majority of voters, construction on the Hyatt Regency Miami site is expected to begin in 2025.

“The City of Miami had the foresight to designate this property for an upscale hotel and meeting complex that would establish Downtown Miami as a hub for tourism, business and major events. In the four decades since, Hyatt Regency Miami and the James L. Knight Center have helped fuel downtown’s rise as a thriving hospitality, residential and commercial district,” says Phil Keb, Executive Vice President of Development at Gencom. “Our team’s privately financed upgrades will help ensure the Hyatt hotel site remains a critical economic engine for decades to come, while unlocking benefits in the form of new public space along the Riverwalk, improved access, upscale housing, and increased revenue for the city.”

Designed by Miami-based Arquitectonica, plans for the site include three towers offering residents and hotel guests panoramic views of Downtown Miami and Biscayne Bay. Towers one and two, rising 61-stories, will include 682 multifamily apartments, a 615-room Hyatt Regency with over 100,000 square feet of meeting space, and 264 serviced apartments. The towers will be linked at the top by a Skybridge featuring an upscale destination restaurant and lounge perched 700 feet over the city. Tower three, which is anticipated to include 860 residential apartments, will become one of the tallest buildings in South Florida.

“The Downtown area where Hyatt Regency Miami is located represents a nexus between the Brickell Financial District and the Central Business District, and it sits at a vital entry point for many people entering the urban core,” adds Bernardo Fort Brescia of Arquitectonica. “Redeveloping this land is an opportunity to rethink the way people will access this site over future decades – by foot, bike, train, car, and boat. The new vision for this development will enhance the flow in and out of Downtown and create vital public space along the Miami River, which is growing in importance as more people take residence in the neighborhood.”

“This proposed redevelopment represents a strategic opportunity to thoughtfully reinvest in the Downtown Miami community, which we have proudly been a part of since Hyatt Regency Miami opened its doors in 1982,” said Pete Sears, Americas group president, Hyatt. “With Gencom, we remain committed to pursuing redevelopment plans that add value to the Miami community and demonstrate care for our guests, colleagues and customers.”

The development’s planned multifamily and hotel components will meet growing demand among new residents and visitors. Downtown Miami currently attracts six million visitors each year, more than 120,000 people now call the district home, and the neighborhood’s existing base of residential apartments is approximately 95 percent occupied, according to the Miami Downtown Development Authority.

The three towers will sit atop a podium structure housing 190,000 square feet of Class A meeting space, representing a 50 percent expansion of the capacity currently available within the James L. Knight Center. The podium will include 12,000 square feet of space designated for food and beverage and retail uses, 1,100 parking spaces, as well as 20,000 square feet of coworking space. Outside, over 50,000 square feet of new public space will connect the Miami riverfront with family-friendly dining options located within the development.

In reconfiguring the existing site, the venture plans to improve access in and out of the property. A large arrival and drop-off area within the development’s footprint will alleviate vehicular congestion on surrounding streets. The development will complete a key portion of the long-anticipated Miami Riverwalk, creating a riverfront promenade spanning more than 480 feet in length. These improvements will create seamless connectivity with Biscayne Bay and Bayfront Park to the east, as well as the Metromover’s Riverwalk station to the west. An improved pedestrian bridge will offer residents, guests, and meeting attendees direct, covered connectivity to the Metromover’s Knight Center Station. Four zones within the site will be designated for bike parking. Additionally, the team is exploring further activation of a ferry dock along the riverfront which is presently used by a water ferry service between Downtown Miami and Miami Beach.

The apartments will be stylish and modern, with upgraded finishes and tech-savvy details for seamless living, including biometric fingerprint door entries for keyless, secure access. They will range in size from 375-square-foot micro studios, which will be furnished with space-efficient convertible furniture, to 1,400-square-foot two-bedroom units. There will also be seven two-story live-work residences, which allow for separate office and bedroom spaces on each floor, ranging from 1,344 to 1,400 square feet.
