"Benaim X Partners' acquisition of these buildings marks a pivotal moment in contributing to the ongoing revitalization of Wynwood," noted Benaim. "As someone with experience in emerging neighborhoods, I view Wynwood today much like Williamsburg, Brooklyn, a decade ago. Wynwood holds immense promise for both residents and visitors, offering boundless opportunities for living, playing, working, and shopping. We look forward to doing additional deals in Miami and continuing to contribute to the wave of innovation and creativity."

Short-term rentals have grown increasingly popular in South Florida in recent years. During the pandemic, between 2021 and 2022, some 58.9 million overnight visitors spent $13.8 billion on vacation rentals in Florida, Oxford Economics said in an economic impact study. Additionally, according to a recent report by Chamber of Commerce, the average daily rate for short-term rentals in Miami is among the 10-highest markets in the U.S.
The Rider at Wynwood is the brainchild of Rilea Group, and will follow the success of the firm’s sold-out, luxury condominium The Bond on Brickell; 1450 Brickell Office Tower, home to J.P. Morgan’s headquarters; One Broadway luxury apartment tower; and the Sabadell Financial Center – all set within Miami’s sought-after Brickell Financial District, nicknamed “Wall Street South.”
“As a proud member of the Wynwood Business Improvement District, I have the unique privilege of witnessing the remarkable evolution of this dynamic neighborhood first-hand,” said Diego Ojeda, President of Rilea Group. “The growth and transformation of Wynwood is not just about the development of new buildings; it's about creating a vibrant community that reflects the innovative spirit of Miami. The Rider at Wynwood will serve as a launchpad into Miami’s trendiest communities, located at the crossroads of Wynwood, Midtown and Design District, with easy access to I-95. Residents will also be able to walk to Wynwood’s upcoming Brightline station, set to rise just one block away on 27th Street and connecting riders to a new regional transportation system with access to popular destinations including Aventura, Fort Lauderdale, Boca Raton, West Palm Beach, Orlando, and more – car-free. When the desire to ride in style strikes, owners and guests can also utilize The Rider at Wynwood’s fleet of in-house Harley Davidson motorcycles, vespas, and electric bicycles along with 24-hour valet service, EV charging stations, and a parking garage.
“This development is more than a milestone for us at Rilea Group; it represents a pivotal moment for Wynwood. The upcoming Brightline station will enhance connectivity and accessibility, making it even easier for residents and visitors to explore several of our state’s major cities. We are thrilled to be at the heart of Wynwood's ongoing transformation and to contribute to its future as a leading destination for culture, creativity, and community," added Ojeda.
When at home, residents and guests will be captivated by an ambiance that pays homage to the icons of the music industry, immortalized via a curated collection of famous 1970s-era rock photography from Morrison Hotel Gallery, Iconic Images and Modern Rocks Gallery in the common areas and amenity spaces.
Through the building, each floor tells a different story of decadence and defiance. Start the day at the ground-floor “Ready, Set, Café” in the lobby and then press play on AC/DC and hit the gym, complete with state-of-the-art Pelotons, training mirrors, and Technogym equipment. Get ready for your close-up at the “Backstage” beauty room, outfitted for hair, makeup, and nail services; pamper your pet too at the “Doggy Style” pet spa. Chill out at “The Vinyl” hi-fi listening room with a state-of-the-art sound system and an epic collection of classic records to comb through. Then, ascend to the crown jewel of The Rider at Wynwood, the rooftop pool deck, home to a resort-style pool overlooking the city as well as a standout restaurant and speakeasy bar that will be accessible from the ground level via a direct private elevator through a side entrance. The following day, be sure to visit the “The Reset” room to enhance one’s well-being, with multiple cold plunge pools, infrared saunas, and IV therapy – ensuring that you can keep living like a rockstar.
With prices ranging from the $600,000s to upwards of $1.8 million, The Rider at Wynwood will offer fully furnished studios, 1-, 2-, and 3-bedroom residences, with select floorplans featuring dens and half baths, measuring between 511 and 1,612 square feet in size.
Leading The Rider at Wynwood’s sales and marketing efforts is Cervera Real Estate, one of the most prominent residential brokerage firms in South Florida and the Americas.
“The Rider at Wynwood will be more than a striking condo building,” said Alicia Cervera Lamadrid, Managing Partner of Cervera Real Estate. “It will capture the spirit of Wynwood, offering buyers the opportunity to live, play, and go – as they see fit, when they see fit – with all the convenience of the new Brightline station immediately adjacent to the property.”
Each turn-key residence will come complete with open living areas, gourmet kitchens with elegant Italian Bertazonni appliances, Dekton by Cosentino countertops, spa-inspired primary baths with Porcelanosa fixtures, smart home technology with keyless entry, all glass balconies and impact windows. The aesthetic will be a continuation of the building’s interior, with rich hues, bold fabrics and a distinct sexy glamour that will embody the legendary spirit of the 1970s.
The Rider at Wynwood is designed by Deforma Studio, a Miami-based architecture firm that just completed Bella Isla, a luxury waterfront multifamily development adjacent to The Standard Spa, Miami Beach. The Rider at Wynwood will combine the feel of Chicago’s industrial gritty aesthetic and the exposed brick, steel, and concrete found in New York’s SoHo and Meat Packing Districts with Miami’s vibrant Wynwood artistic flavor. Adorning the building’s façade and interiors will be various commissioned murals and graffiti art from renowned international artists.
The Rider at Wynwood’s innovative interior design concepts are the creation of RADYCA, whose museums, pavilions, private residences, mega-yachts, and private jets have won countless awards around the world since the firm’s founding in Mexico City. RADYCA is also behind The Bond, Rilea Group’s most recent luxury condominium development on Brickell Avenue.
With 15 million visitors a year, according to the Wynwood Business Improvement District, Wynwood is often dubbed Miami’s “coolest” neighborhood. It acts as a captivating canvas, beckoning artists to leave their marks in the form of iconic murals and vibrant street art that has resulted in a collaborative collection of not just art, but also standout stores, restaurants, entertainment and more in an area that was once just warehouses. Recognizing the electrifying atmosphere and how it fuels innovation, tech titans have chosen to open up shop in the district, now home to blue chip tenants such as Spotify, Live Nation, TikTok’s parent company, Gensler Architecture, Sony Music and more.
Rilea Group is also developing the adjacent property to The Rider at Wynwood - Mohawk at Wynwood, a 12-story, 300-unit multifamily development with 31,000 square feet of ground-floor retail located at 56 NE 29th Street.

Clara Homes, a Miami-based real estate development firm founded by James Curnin, has closed on a $7.7 million residential development site in Miami’s trendy Wynwood neighborhood. Located at 2601 NW 6th Avenue, the 17,000-square foot site is planned to become a 154-residence luxury rental building designed by architect Kobi Karp. The building will include at least 40% affordable workforce housing as part of the Live Local Act and will rise roughly 200 feet. Jordan Karp of Jordan Karp, LLC. represented Clara Homes in the deal, while the seller, men’s clothing wholesaler Austin Burke, was represented by Jeremy S. Larkin and Joseph R. Gallaher.
“Wynwood is one of the hottest Miami markets to invest in and only continues to increase in value as new cultural, dining and art institutions open in the neighborhood,” said James Curnin, CEO and Founder of Clara Homes. “When presented with the rare opportunity to acquire the land at such an attractive rate, we jumped at the chance to create a new rental experience in this rapidly growing part of town.”
The acquisition closed at $450 per square foot, approximately 40% below other Wynwood land sales, which typically average between $750 to $1,000 per square foot. The site was sold as a cap rate play instead of a redevelopment play, with attractive below-market seller financing at 5% and a sale leaseback for at least a year to a year and a half.
While plans are still in progress for the upcoming project, the luxury rental building is projected to offer a full suite of premium amenities and sophisticated touches, as well as 24-hour doormen, valet service, dedicated ground floor retail space and Miami’s first rooftop padel court, catering to the city’s heightening interest in the rapidly growing global racquet sport. Construction is expected to begin sometime within the next 12-15 months and will take about 18 months to complete.
Clara Homes is also in the process of developing its first multifamily development in South Florida, Clara Bay Harbor, following the firm’s success developing, building, and selling numerous luxury spec homes for above market rate prices. Clara Bay Harbor will be completed in three phases, having begun construction of the first building located at 10281 West Bay Harbor Drive.

Wynwood’s top talents are teaming up to unveil a new kind of cuisine for the magic city. Andrew Mayer, Co-Founder of OG Hospitality Group and James Beard nominee and finalist, Brad Kilgore are joining forces on an imaginative endeavor coming this winter - Miami’s first Itameshi concept, Oise Ristorante by Brad Kilgore.
Itameshi blends traditional elements of Italian and Japanese cuisine developing a unique umami flavor. Kilgore will put a new spin on classic Italian dishes using Japanese flavors, ingredients and techniques.
Similar to the OG Hospitality Group model, Oise will be innovative, unpretentious and affordable. This will be Kilgore's first quick-service concept since he opened his BBQ concept during the pandemic, Alter. Throughout the years, both entrepreneurs have been incredibly loyal and dedicated to Wynwood. In 2015, Kilgore made his mark in Wynwood when he opened Alter and just last year, debuted Marygold’s Brasserie. Mayer brought his California meets Hawaiian concept, Poke OG at the inception of 1-800-Lucky in 2017 and since then moved his location to Oasis along with his new sushi counter, Miss Crispy Rice.
Kilgore said, “I’m a huge fan and advocate for the quick-service model since that’s how I often dine-out because of time constraints and budget.” Mayer discovered Itameshi cuisine during his last trip to California and wanted to be the first Miami restaurant to offer these new flavors. He added, “When Andrew approached me about partnering, I thought this would be the perfect opportunity to create something approachable, fun and affordable for all types of audiences. The menu at Oise is all about exploring new flavors without breaking the bank, we want guests to be able to come back for more and more.”
Oise will also be the first Miami restaurant to use pizza from Kilgore’s newest project, Pizza Freak Co. The superior quality will be highlighted in their Japanese inspired Itameshi Pizza topped with Italian herbs, scallions, shredded nori and pickled cherry peppers ($17). Pizza Freak Co. will be available in early 2024 locally in Miami, and currently can be shipped to your doorstep from online at www.pizzafreakco.com.
Other menu highlights include a massive and never before seen, Chicken Parm Katsu Sando filled with dashi brined crispy chicken, smoked mozzarella, umami pomodoro, dipped into a caper kewpie-chili crisp ($24), a signature Udon Carbonara folded with jidori egg yolk, black truffle, toasted black sesame, and parmesan and pecorino cheeses ($25), Cacio Pepe Breadstick (made by Pizza Freak Co.) served with peppercorn miso alfredo ($14) or upgrade with an uni fondue (+$7), handcrafted Fettuccine Pomodoro pasta with an umami spiked italian pomodoro, basil, olive oil, ichimi chili flake and yuzu butter ($19), Tuna Nigiri brushed with tamari-calabrian chili ponzu and topped with crispy garlic ($18) and a Kakigori shaved ice dessert infused with dark cherry, layered with pistachio gelato, yuzu whipped cream and drizzled fun sprinkles ($14).
Chef Kilgore will also be creating Sake Slushies. Guests will be able to stay refreshed with frozen delights like a yuzu margarita, and a strawberry rendition — both infused with sake. An eclectic sake bottle selection will also be available along with curated wines and beers. All walk-ins are welcome and guests will be able to dine-in a casual and relaxed atmosphere or on their outdoor patio and lounge area.
Oise Ristorante by Brad Kilgore will be located at 2335 N Miami Ave, Miami, FL 33127, next to Miss Crispy Rice at Oasis. The pop-up will kickoff on December 21st and continue until early summer of 2024. Hours of operation will be Sunday and Tuesday through Thursday from 12 p.m. - 10 p.m. and Friday through Saturday from 12p.m. - 11 p.m.

In the heart of Miami's vibrant cultural landscape, a remarkable transformation is underway. Led by Alexis Bogomolni, ABH Developer Group, a rapidly growing, fully integrated real estate firm, has taken the reins as the largest property owner in the Wynwood Norte District. Since 2021, the firm has methodically assembled an impressive 180,000 square feet of prime real estate within the district, setting the stage for an ambitious plan to revitalize this burgeoning neighborhood.
Wynwood Norte, nestled between I-95 to the west and North Miami Avenue to the east, with Northwest 29th Street to the south and I-195 to the north, has always held promise due to its proximity and walkability to art, culture, entertainment, and dining destinations including Wynwood, the Miami Arts District and Midtown. However, it was a recent zoning overhaul that truly unleashed the potential for significant development. ABH Developer Group saw an opportunity not just for growth but for the creation of attainable housing options that cater to working families and young professionals.
The firm's vision extends beyond constructing individual buildings; it's about catalyzing a community's resurgence. By amassing a collection of properties and embarking on a multifamily development journey, ABH aims to make a lasting impact on Wynwood Norte's landscape. They understand that revitalization requires more than bricks and mortar; it necessitates a commitment to the community's well-being.
To that end, ABH Developer Group has forged a close partnership with The Wynwood Community Enhancement Association. This collaboration aligns with working with the area’s stakeholders to restore and expand the neighborhood's housing stock, enhancing its quality of life, and making tangible improvements.
One of ABH’s latest projects, Casa Wyn, epitomizes their vision for sustainable, community-focused development. This strikingly designed boutique 24-unit condominium at 355 NW 31st St., offers all residents on-demand electric scooters with dedicated parking and storage. Wynwood Norte, with its tree-lined streets, wide sidewalks, and dedicated bike lanes, is a pedestrian-friendly neighborhood, and Casa Wyn not only promotes the use of eco-friendly transit but also enhances the neighborhood's overall accessibility and convenience. Casa Wyn is poised to breathe new life into the area, promoting an outdoor-centric lifestyle while minimizing traffic congestion.
“Our vision was to deliver a more sustainable development that will breathe new life into the area, foster a healthy lifestyle and minimize traffic. With its appealing price point, Casa Wyn will also further our goal of enhancing accessibility to home ownership, specifically targeting younger individuals who are eager to own their own apartments. In an environment dominated by developers building expensive condos, we’re aiming to counter the growing challenge faced by the younger generation.”
ABH Developer has also begun vertical construction on Wyn 05, a boutique four-story mixed-use development featuring 25 modern apartments and ground floor retail space at 3422 NW 5th Ave. Wyn 05 will present a coveted opportunity for renters and visitors seeking affordable and flexible living options in this prime location.
The firm is poised to break ground on two other projects in the Wynwood Norte district this quarter, including W35, a four-story mixed-use development with 24 sleek apartments, 2,500 square feet of ground floor office space and a rooftop terrace at 319 NW 35th St; and Wyn Ave, a five-story rental project located at 3332 NW 5th Ave. that will deliver an additional 48 apartments to the neighborhood.
Founded in 2021 and headquartered in Miami, ABH Developer Group has quickly become a prominent player in South Florida's real estate scene. With a portfolio that includes over 750 units in the pipeline, the firm is leaving its mark on the region's residential and commercial landscape.
As they continue their impressive growth, ABH Developer Group's efforts in Wynwood Norte exemplify their commitment to not just building properties but transforming communities. Through their collaboration with Wynwood CEA and their dedication to sustainable, attainable housing, they are helping shape a brighter future for this vibrant district. In the ever-evolving story of Miami, ABH Developer Group is a vital chapter, showing us that the true potential of a community lies in the hands of those who are committed to its growth and well-being. Must-try cocktails include the Pink Oasis, which pays homage to traditional Moroccan Atay made with vodka, pomegranate, mint, and foam, and the Kahua Martina, a Moroccan version of an Espresso Martini made with vodka, espresso, honey, almond, argan, and saline.
The 150-seat venue has over 3,300 square feet of indoor and covered outdoor seating. ZURI distinguishes itself with its unique design, influenced by North African, Mediterranean and Arabic styles and traditions. The restaurant displays authentic and classic touches such as reclaimed woods, handmade linens, artisan zellige tile and tadelakt finishes. ZURI’s warm ambiance comes to life with illuminating light peeking through stained glass and mashrabiya windows, as well as custom organic fabric seating, adorned with plush, Moroccan-style cushions and pillows.
The outdoor terrace transports guests to a garden oasis with bamboo paneling, abstract wall shelving, ceiling fans, lush vegetation, and soft rustling paper lanterns. Located in the heart of the restaurant, a cozy seated bar adds to its charm, made of marble flute imported from Morocco. ZURI will also have a semi-private, 20-seat dining room with views of the open kitchen and outdoor seating.
ZURI is open for dinner service Wednesday through Sunday from 6 p.m. until 11 p.m., with bar hours extended to 2 a.m. on Fridays and Saturdays. ZURI is located at 73 NW 26th St, Miami, FL.
