Biscayne 27 Richman Group Biscayne Boulevard Miami

The Richman Group Files Plans for Boulevard 27 in Edgewater

The Richman Group has officially filed plans with the FAA to install cranes on their 2701 Biscayne Boulevard site, the future site their Edgewater residential development, Biscayne 27. Biscayne 27 will feature 330 residential-apartment units, 71 of which will be studio's, over 297,624 SF. The development will rise 8 stories and will also feature a 380-space parking garage.  Construction is expected to begin on March 15 although the City of Miami has not yet issued a construction permit and utilities will need to be cleared from the 2.2-acre lot. The Richman Group is the United State's 7th largest apartment owner. First Florida is the contractor on record and Corwil Architects as the architect of the project.

Casa Clara Sells For $22 Million, Sets Record For Most Expensive Sale on Venetian Islands

Casa Clara has set a new record for the most expensive sale on Venetian Islands, notching $22 million and sold to WhatsApp investor Jim Goetz. The previous record was $14 million in 2013. Located at 212 W Dilido Drive on Di Lido Island, Casa Clara is a contemporary design by Ralph Choeff, of Choeff Levy Fischman with interiors by Charlotte Dunagan Design Group. The home features 7 bedrooms, 9 bathrooms and 2 powder rooms in addition to 2 full kitchens, two-story fireplace, glass-enclosed wine cellar, theater, 4-car garage and a private guest wing. The design features floor-to-ceiling glass pocket doors that blend the indoor-outdoor space into a "tropical modern environment" and highlight the amazing views of Biscayne Bay and Downtown Miami. The lot has 120 feet of water frontage with resort-style amenities including an infinity edge swimming pool and outdoor cabana. Photos via Paul Stoppi.

Brickell City Centre's Rise & Reach Sales Updates

February 14, 2017

Swire has announced their quarterly earnings, in them their Brickell City Centre sales update reflecting that 353 contracts have been signed at Brickell City Centre's residential building Reach and another 185 contracts in their other residential building Rise. Of that, 175 of Rise's units have closed. These numbers reflect weaker quarterly sales of just 4 units in Reach and 11 units in Rise during the time period. Both Reach and Rise have 390 units each with units in reach starting slightly cheaper starting at $595K as the lowest currently listed 1 bedroom resale. Closings in Reach began in April 2016 and closings in Rise began in September 2016. Swire did not provide any update on the second phase of the Brickell City Centre project, One Brickell City Centre.

ROVR Development has released new photos of their five-star sales center, showcasing their high-end finishes, amazing views and quite waterfront location. The Fairchild Coconut Grove is a waterfront, 26 unit, mid-rise boutique condo project to be located on the 1-acre parcel located at 3581 East Glencoe St. The building will be designed by local architect Max Strang in collaboration with interior designer Rafael de Cárdenas. Residences range from 2 to 4 bedroom layouts and 1,700 SF to over 4,200 SF. Prices start at around $1.4 million and range up to $4.5 million, at about $820 SF. Amenities include a spa, two rooftop decks, a pool and a bay front deck with private boat slips available for purchase. The project is expected to break ground in early 2017 with delivery expected in spring 2018. Pre-sales are underway via One Sotheby's International Realty.

Miami Innovation District Park West

Miami Innovation District Coming to Park West

The Miami Innovation District, a proposed tech hub, is one step closer to coming to Miami after land in Park West controlled by Michael Simkins' Innovate Development Group was cleared. Innovate Development Group purchased the land in 2014 for $54 million. Details and renderings of the proposed project were leaked in June, showing a 10 acre development including 3,850,000 SF of office space, 2,400,000 SF of residential units, 250,000 SF of retail space, and 2,500 parking spaces. Residential units would include 300 SF "micro-apartments" for the young, working class. There will also be an amenity area called the "Cloud Level" which will include classrooms, daycare, tech support, exhibition spaces, as well as landscaped green space and connection to different towers that are part of the complex. Part of the original proposal, a 633-foot LCD tower, has seen great pushback. Miami Innovation District will be designed by SHoP Architects, who designed the Barclays Center in Brooklyn as well as for Google and Uber. Miami Innovation District is expected to bring 700 permanent jobs and the project will contribute $5 million to the South East Overtown/ Park West CRA and 3% of annual sales or $1 million per year.

"Glass House Project" Coming to Plaza Street Coconut Grove

One of the last untouched areas of Miami's exclusive and historic Coconut Grove neighborhood is about to get a major shake-up. "Glass House Project" by developer LointerHome will bring 6 homes to the Plaza Street, Williams Avenue and Charles Avenue area and add to the quickly developing neighborhood that got lost in time. LointerHome will kick off their project in a collaboration with Louis1978 to bring an art installation including 10-foot sculptures to 2 of the lots on Williams Ave. and Charles Ave. The homes will be designed with a Coconut Grove vibe by William Hamilton Arthur IV and will range fro 1,900 SF to 2,500 SF. Pricing will start at $700,000. Construction will start this Spring and will complete in December 2016. The project will be listed with Roque Castro of Douglass Elliman.

The Coconut Grove area has seen lots of development with luxury townhomes setting record sale prices for the area on Day Ave, Elizabeth Street, New York Street, amongst others. 3025, 3027 3035 and 3037 Elizabeth Street and later 3274, 3276, 3270 and 3272 Day Avenue amongst others by Insignia Development Partners brought contemporary townhomes to a delapitdated area of Coconut Grove. Insignia Development Partners has successfully development many projects in the immediate area selling for over $700,000. New projects have recently been proposed on Plaza Street including Biscayne Capital Partner's "Grove Place," which will bring 2 luxury townhomes to 3164 Plaza St. The project will be listed with Demetri Demascus of Spectrum Realty Group. "Grove Place" is currently in the development stages.

Mana Downtown Tower Miami Parking Authority

Mana to Bring New Mixed-Use Tower Including Hotel to Downtown

Moishe Mana has made a deal with the City of Miami to construct a mixed-use tower at his 240 N Miami Avenue Downtown site. The deal will allow him to use a section of the much larger Miami Parking Authority property adjacent to his 14,000 SF. The MPA had originally given the rights to the land to Grand Station, who subsequently subleased the rights to Mana. Mana's proposal will be a mixed use building including a 150-room hotel office space, residential units, retail space.

New Retail Historical Conversion Coming to Design District

Miami’s Historic and Environmental Preservation Board has approved a proposal by J Cube Development to renovate an existing, aging building at 4141 North Miami Avenue in the Design District and convert the existing structure into modern retail. The renovations of the 15,901 SF structure will be overseen by architect Allan Shulman and will include 2 levels of retail and a rooftop terrace. Remy Jacobson and J Cube Development purchased the building last year for $10.5 million.

Omni Park Miami

Construction Has Begun at Omni Park in Downtown Miami

February 9, 2017

Construction has begun at the 7 acre site in Omni that will soon be the Omni Park. Although temporary, the park will remain for 2 years to provide food and beverage vendors, amphitheater, skate park and art walk amongst the green urban escape. The site is owned by FDOT and will be part of the Signature Bridge Project which is under bidding. What remains of the Omni Park at that point will be reconstructed under and around the Signature Bridge to keep the green space in the area which has been the subject to massive urbanization with Miami WorldCenter construction now in full swing. The OMNI CRA has provided $300,000 in funding for th park and the Perez Art Museum has provided $150,000 while Brad Knoefler is overseeing construction which is scheduled for late February 2017.
