Hermès Designer Unveils 40,000 SF of Amenities for Fouquet’s Hotel & Residences, Miami Design District

Fouquet’s Hotel & Residences, Miami Design District has unveiled more than 40,000 square feet of amenities designed by RDAI, the Paris-based studio behind Hermès stores worldwide. The 143-residence development pairs rooftop leisure and wellness spaces with direct access to an 85-key Fouquet’s hotel.

Fouquet’s Hotel & Residences, Miami Design District has unveiled a first look at more than 40,000 square feet of amenities designed by RDAI, the Paris-based team behind Hermès stores worldwide. The interiors bring a Parisian sensibility to the Miami Design District through warm woods, soft green tiles, sculptural furnishings and lush landscaping.

The amenities include a rooftop pool with bar, rooftop lounge, spa with hammam and cold plunge, Serenity Lounge with juice bar, salon for on-demand services, fitness center with private training studio, golf simulator, entertaining suite, executive lounge and playroom.

The residences connect directly to a new 85-key Fouquet’s hotel, giving owners access to five dining concepts and on-demand hotel services ranging from housekeeping and pantry stocking to event planning, chauffeur service and 24-hour concierge. The project will include 143 residences starting at $1.8 million.

Developed by Miami Design District Associates (MDDA) in partnership with Raycliff Capital, Fort Partners and Constellation Hotels Holding Ltd., the mixed-use project will introduce both the neighborhood’s first luxury private residences and its first luxury hotel. The arrival of Fouquet’s is expected to serve as both a hospitality centerpiece and cultural anchor for the Miami Design District.

Designed by Pritzker Prize-winning architect David Chipperfield of David Chipperfield Architects, the development pairs contemporary European architecture with interiors by RDAI. Together, the architectural and interior design teams aim to create a refined residential environment centered on timeless materials, natural light and understated luxury.

The development will feature a 25-story residential tower connected to an adjacent 12-story hotel. Fouquet’s will operate both the hotel and residential component, bringing its signature hospitality model to homeowners through concierge services, curated programming, personalized experiences and hotel-style management. The hotel will also lead the property’s food and beverage program, introducing five distinct dining concepts inspired by Fouquet’s culinary portfolio.

Founded in 1899 on Paris’s famed Champs-Élysées, Fouquet’s has grown into an internationally recognized hospitality brand with properties in destinations including Paris, New York, Saint-Barth and Courchevel. The Miami Design District development will become the brand’s second hotel in the United States, following the opening of Fouquet’s New York in 2022.

Situated at 39 NE 39th Street, the nearly two-acre property places residents in the heart of the Miami Design District, surrounded by luxury fashion houses, acclaimed restaurants, contemporary art galleries and public art installations. The location also provides convenient access to Wynwood, Brickell, Miami Beach and Miami International Airport.

Swire Properties Breaks Ground on The Residences at Mandarin Oriental, Miami on Brickell Key

Swire Properties has broken ground on The Residences at Mandarin Oriental, Miami, marking the start of construction on one of the nation’s most significant new ultra-luxury developments. Designed by world renowned, New York based architects Kohn Pedersen Fox (KPF), the project will unfold across two architecturally distinct towers on Brickell Key.

Swire Properties has broken ground on The Residences at Mandarin Oriental, Miami, marking the start of construction on one of the nation’s most significant new ultra-luxury developments. Designed by world renowned, New York based architects Kohn Pedersen Fox (KPF), the project will unfold across two architecturally distinct towers – a 33-story North Tower featuring what is poised to be Mandarin Oriental’s North American flagship hotel with 121 guest rooms, alongside 70 private residences and 28 turnkey Hotel Collection residences; and a 66-story South Tower dedicated to 228 private residences.

Advancing on schedule for delivery in 2030, The Residences at Mandarin Oriental, Miami marks Swire Properties' largest luxury residential development to date and its first branded residential development globally. The groundbreaking comes as total sales across the North and South Towers have surpassed $1.7 billion, driven largely by sustained demand from domestic buyers.

In 2026 alone, The Residences has generated more than $620 million in sales, including a record three-month summer period that delivered more than $150 million in new sales, underscoring continued buyer engagement during a season when luxury residential activity often moderates. The North Tower has reached 25% sold since opening the Signature Gallery in May, while the South Tower is now 80% sold.

Anchored by what is destined to be Mandarin Oriental’s North American flagship hotel, The Residences at Mandarin Oriental, Miami combines private homeownership with the brand’s globally recognized standards of hospitality, wellness programming and culinary experiences. The hotel is central to the development’s value proposition, ensuring that the residential experience is continuously elevated by Mandarin Oriental’s signature service culture and dedicated colleagues.

"Breaking ground on The Residences at Mandarin Oriental, Miami marks another important milestone in Swire Properties' long-term vision for Brickell Key," said Tim Blackburn, Chief Executive of Swire Properties. “Our strong sales momentum reflects the project’s differentiated value in South Florida’s competitive luxury market—driven by its prime waterfront location, the development team’s track record, the global brand recognition of Mandarin Oriental, and world-class design partners.”

Earlier this year, the project’s two crown penthouses sold to separate buyers for $49.9 million each, totaling nearly $100 million and establishing mainland Miami records for both condominium sale price and price per square foot, at approximately $6,300.

Set on Brickell Key, the exclusive 44-acre island enclave combines waterfront privacy, panoramic views and immediate access to Brickell and downtown Miami. Beginning with the evolution of Brickell Key continuing through the development of Brickell City Centre, the company has maintained a long-term vision for placemaking at scale. The groundbreaking comes less than six months after the controlled demolition of the former Mandarin Oriental, Miami hotel, which paved the way for the waterfront site's next chapter.

“This groundbreaking marks an exciting new chapter for Mandarin Oriental and our return to Brickell Key,” said Laurent Kleitman, Group Chief Executive of Mandarin Oriental. “Our ambition is to create an exceptional hotel and residences that bring together memorable experiences, outstanding craftsmanship and the legendary service that defines Mandarin Oriental. Today marks an important step in bringing that vision to life and creating an enduring connection with Miami and its community.”

The project also brings together a globally acclaimed design team. Private residences in the North Tower are imagined by renowned AD100 designer Laura Gonzalez, defined by warmth, craftsmanship and richly layered detailing. The South Tower’s interiors are envisioned by acclaimed AD100 designer Tristan Auer, whose modern vision redefines contemporary luxury through a timeless, sophisticated approach deeply attuned to the residential experience. Landscape architecture by Thailand-based SHMA brings a lush, nature-driven vision to the development’s outdoor spaces, creating a seamless connection between the residences, amenities and waterfront setting.

Designed to embrace seamless indoor-outdoor living, residences in the North Tower range from two- to four-bedrooms while residences in the South Tower range from two- to five-bedrooms – all featuring expansive living spaces framed by floor-to-ceiling glass sliding doors and thoughtfully oriented to capture sweeping views of the ocean, Biscayne Bay and the Miami skyline. Private elevators and entry lobbies provide an added sense of arrival and privacy. Kitchens feature custom Italian cabinetry, state of-the-art appliances and natural stone countertops, while bathrooms are appointed with marble flooring, natural stone vanities and private water closets in each primary suite.

Seamlessly connecting the North and South Towers is a 100,000-square-foot, multi-tiered, resort-style amenity podium serviced by Mandarin Oriental Hotel Group and defined by the brand’s legendary standards. The extensive amenity collection includes state-of-the-art fitness and wellness facilities, resort-style pools cascading across multiple levels with private cabanas, wellness cabanas for outdoor treatments, dining pavilions, warm and cold plunge pools, curated social lounges, a business lounge with private meeting rooms and conference suite, library and coffee bar, a multi-use sports court, game room with billiards and indoor golf simulator, private screening lounge and dedicated children’s club. Residents of the North Tower will also enjoy privileged access and connectivity to Mandarin Oriental, Miami, including the brand’s signature spa and waterfront dining, along with 24/7 personalized services provided by a dedicated Mandarin Oriental residential team.

Pricing for the remaining South Tower residences begins at $7 million, with remaining North Tower residences starting at $4 million. Fortune Development Sales is exclusively managing sales for The Residences at Mandarin Oriental, Miami.

The Tony Hotel South Beach Trades for $16.5 Million in Off-Market Sale

A longstanding Art Deco hotel in the heart of South Beach is entering its next chapter. The Tony Hotel South Beach has sold for $16.5 million in an off-market transaction, with its new owners planning a major renovation and continued operation of the Collins Avenue property.

A longstanding Art Deco hotel in the heart of South Beach is entering its next chapter. The Tony Hotel South Beach has sold for $16.5 million in an off-market transaction, with its new owners planning a major renovation and continued operation of the Collins Avenue property.

Located at 801 Collins Avenue, the 52-room boutique hotel was acquired by an entity connected to French hospitality operators Philippe Le Guennec and Benjamin Debard. The acquisition expands the duo's presence in Miami Beach following their $43.5 million purchase of the Kimpton Angler’s Hotel last year. Le Guennec also previously purchased and sold, Hotel St. Augustine in Miami Beach.

The seller is an entity tied to Jessica Goldman Srebnick and Janet Goldman, bringing the Goldman family's approximately four-decade ownership of the property to a close.

Susan Gale of Gale International at ONE Sotheby’s International Realty represented both sides of the off-market transaction.

Under its new ownership, The Tony Hotel is planned for a multimillion-dollar renovation. Le Guennec and Debard intend to add the property to their hospitality portfolio while directly operating both the hotel and restaurant.

The buyers have also leased a neighboring building along Ocean Drive that backs up to the hotel. The additional space is planned to accommodate 21 more guestrooms, creating an opportunity to expand the existing 52-key hospitality operation while maintaining its location between Collins Avenue and Ocean Drive.

The hotel's restaurant component is also slated for a change, with the existing Wish Café expected to make way for a new concept that has not yet been announced.

The Tony Hotel occupies a double corner lot just steps from Ocean Drive and the Atlantic Ocean, with an ocean-view rooftop pool and bar among its signature features. Its architecture and history stretch back more than a century to the formative years of Miami Beach.

Originally opened as the Tiffany Hotel, the property was designed by architect L. Murray Dixon, whose work helped shape the architectural character associated with Miami Beach's Art Deco era. The hotel was later renovated in 1998 while retaining its historic Art Deco identity.

The Goldman family's connection to the property dates to 1986, when Goldman Properties acquired the hotel for $550,000. The acquisition became part of the family's broader involvement in South Beach during a period when Tony Goldman was playing a significant role in the preservation and revival of the neighborhood.

That connection was permanently incorporated into the hotel's identity in 2022, when the property was renamed The Tony Hotel South Beach in honor of the late Tony Goldman, founder of Goldman Properties and a historic preservationist widely credited with helping revitalize South Beach during the 1980s and 1990s. He later would go on to spearhead the redevelopment of Wynwood and introduce Wynwood Walls which would grow into a global street art destination. The Goldman family is still active in Wynwood through development, ownership and art.

Mast Capital And Koch Real Estate Investments Acquire The Islands of Islamorada Resort In The Florida Keys, Set To Launch Sales of Private Waterfront Villas

Mast Capital, in partnership with Koch Real Estate Investments, has acquired The Islands of Islamorada Resort, a luxury resort in Islamorada, Florida, offering convenient access to the Florida Keys’ renowned boating, fishing, dining and outdoor recreation destinations.

Mast Capital, in partnership with Koch Real Estate Investments, has acquired The Islands of Islamorada Resort, a luxury resort in Islamorada, Florida, offering convenient access to the Florida Keys’ renowned boating, fishing, dining and outdoor recreation destinations.

The joint venture of Mast Capital and Koch Real Estate Investments acquired the resort from the seller Frisbie Group. Berkadia Miami’s Scott Wadler arranged acquisition financing through lender Ardent Real Estate. It was reported in July 2024 that Wills Company had acquired the property for $72 million but Frisbie Group retained a stake in the partnership.

Located at 82779 Old Highway in the Upper Keys, just 90 minutes from Miami, The Islands of Islamorada Resort features 22 private, oceanside villas and eight hotel suites across a serene and exclusive enclave. The luxury resort offers direct water access and an elevated hospitality experience in one of the Florida Keys' most sought-after destinations.

Spanning approximately seven acres of exceptional shoreline property in Islamorada, known as the "Sport Fishing Capital of the World," the resort offers an array of upscale amenities, including two oceanfront swimming pools, a private beach, two pickleball courts, two playgrounds, a beachfront bar and a state-of-the-art fitness center. Guests also enjoy access to a private marina with boat slips, paddleboards, kayaks and sailboats for leisurely coastal pursuits, as well as personalized concierge services and event spaces for weddings, corporate retreats and other special occasions.

The new ownership group plans to re-launch sales and marketing efforts for the property's 22 waterfront villas, with Ocean Sotheby's International Realty serving as the exclusive sales broker. With prices starting at $3.8 million, the fully furnished, detached residences span 4,067 total square feet and feature four bedrooms, four full bathrooms, three-story layouts with covered waterfront loggias primed for outdoor entertaining, two-car garages with EV charging capabilities, premium finishes and appliances, integrated smart-home technology, and concrete block construction built to current hurricane code standards.

"The Florida Keys represent one of the country's most supply-constrained hospitality markets, where exceptional waterfront assets continue to benefit from strong long-term demand and high barriers to entry," said Jordan Kornberg, Chief Investment Officer of Mast Capital. "The Islands of Islamorada offers villa buyers a unique opportunity to own a newly built, high-quality residence in the heart of the Florida Keys with the lifestyle of a luxury resort and ability to generate income through the resort’s rental program."

“The financing reflects continued lender confidence in well-capitalized sponsors pursuing differentiated and high-barrier investments in supply-constrained markets like the Florida Keys," Wadler said. "The Islands of Islamorada offered a rare combination of an irreplaceable waterfront location, luxury condo-hotel product and an experienced ownership group with a clear business plan, allowing the financing to come together on an accelerated timeline."

The acquisition further expands Mast Capital's growing hospitality portfolio across Florida as it continues to invest in premier leisure and lifestyle destinations. The firm's hospitality holdings include the three Michelin-key destination Little Palm Island Resort & Spa in the Florida Keys, one of the state's most exclusive luxury island retreats and America’s only private island resort, accessible only by sea or sky. The firm also owns the iconic Saddlebrook Resort in Tampa Bay, a 480-acre property that recently relaunched following a transformative renovation.

In addition to its hospitality assets, Mast Capital is also currently advancing several high-profile residential projects, including The Perigon Miami Beach, an ultra-luxury oceanfront condominium developed alongside Starwood Capital Group; Cipriani Residences Miami, an 80-story luxury residential tower that recently topped off in Brickell; and Banyan Tree Residences West Palm Beach, Banyan Group’s first-ever residential project in the U.S. being developed in collaboration with Curated JCZM Development.

Okan Tower Reaches 75% Structural Completion As Construction Passes 50th Floor in Downtown Miami

The 902-foot Okan Tower has reached 75% structural completion, with 50 of its 72 floors now in place. With construction crews ascending at the breakneck speed of one floor a week, the Hilton Hotel-anchored, tulip-shaped supertall tower is zooming toward the finish line with a top off anticipated for August.

The tower, designed by Behar Font & Partners, is a masterful case of engineering meeting design. As the building continues its rapid ascent, its sculptural form is beginning to take shape on the skyline. Installation of the tower’s curtain wall has already advanced dozens of floors up the structure, while a series of stepped floor plates are creating the layered exterior inspired by the form of a Turkish tulip. Now rising above the surrounding Downtown buildings, the tower has quickly become one of the most visible projects reshaping Miami’s skyline.

Set to rise 902 feet, Okan Tower will be the second-largest tower in Downtown Miami. Developed by Okan Group and located at 555 North Miami Avenue, the tower is a mixed-use masterpiece, uniting hospitality, residential, wellness, and office components within a single vertical address.

The project will be anchored by a 316-key Hilton Miami Bayfront Hotel, with 236 condo-hotel units managed by Hilton Hotels & Resorts®. The tower will feature 163 Sky Residences and approximately 64,000 square feet of Class A office space.

Positioned in the urban core, Okan Tower offers direct connectivity to Miami Worldcenter and Downtown Miami’s expanding collection of cultural, dining, and entertainment destinations. From the Kaseya Center to the Frost Museum, the Adrienne Arsht Center for the Performing Arts, and Freedom Tower, the location sits at the nexus of the city’s cultural and entertainment centers.

“Reaching this stage of construction is a significant achievement for the project,” said Bekir Okan, Chairman of Okan Group. “Okan Tower represents years of planning, design, and coordination. Seeing the building take its place on the Miami skyline is both rewarding and a clear reflection of the team’s disciplined execution.”

Global buyers have taken notice. Since launch, Okan Tower has secured buyers from key domestic and international markets, including Argentina, Mexico, the United States, Colombia, Turkey, Spain, and Denmark. The steady demand reflects Miami’s continued strength as a global investment and residential market, supported by ongoing migration, capital inflows, and sustained interest in South Florida’s high-end real estate sector.

“The project’s steady construction progress reflects the consistency of buyer interest we’ve seen since launch,” said Michael Sadov, Sales Director at Okan Tower. “Purchasers increasingly view Downtown Miami condos as an asset class of their own with all the lifestyle benefits that come with living in the epicenter of the most exciting city on the planet.”

Rising as one of the most architecturally distinctive supertalls in the United States, the tower delivers a fully integrated lifestyle experience anchored in design and global hospitality. Its tulip-inspired silhouette introduces a new architectural icon to the Miami skyline. The building is anchored by a ground-floor arrival with 24-hour reception and concierge services. Residents will have access to a 72nd-floor rooftop pool and sky deck with private cabanas, among the tallest rooftop pools in the country, offering expansive views of Downtown Miami and Biscayne Bay, as well as a 12th-floor lap pool complemented by a clubroom and indoor-outdoor lounge spaces.

Wellness-focused amenities include a traditional Turkish hammam, sauna, steam rooms, and private treatment areas, alongside a state-of-the-art health and fitness center, yoga studio, and Peloton® bikes. Additional features include a children’s sensory and playroom, technology theater, wine cellar, and owner’s lounge, all supported by dedicated lifestyle services for residents and guests alike.

Exclusively marketed and sold by Fortune Development Sales, Okan Tower’s sales gallery is located at 542 North Miami Avenue.

One Thousand Group and Minor Hotels Announce First Anantara Miami Resort & Residences In The U.S. At KPF-Designed Tower in Edgewater

One Thousand Group, the Miami-based development team behind the city’s most iconic residential towers, together with Minor Hotels, the Bangkok-based luxury resort owner and operator of over 630 properties across Asia, Africa, Europe, the Indian Ocean and the Middle East, have announced Anantara Miami Resort & Residences, marking the Anantara brand’s highly anticipated debut in the United States.

Inspired by Anantara’s origins along the tranquil beaches of Thailand, Anantara Miami Resort & Residences will draw on centuries-old Thai traditions to present a new sanctuary at the convergence of Miami’s Edgewater, Design District and Wynwood neighborhoods, a waterfront enclave in the heart of the city.

The planned 50-story tower will feature 100 private branded condominium residences and 120 resort residences allowing owners to make their residences available to hotel guests, 50 five-star boutique hotel suites and a collection of unprecedented vitality and longevity amenities that will bring the principles of ancient healing and modern longevity into Miami’s urban landscape for the first time. Rising 650 feet above Biscayne Bay, Anantara Miami Resort & Residences will command unprecedented waterfront views and is expected to open in 2030.

“Anantara Miami Resort & Residences introduces something entirely new to the U.S.,” said Kevin Venger, Co-Founder of One Thousand Group. “It’s not just another branded residence, but a fully realized concept that blends hospitality, private ownership and longevity into one unified experience. Here, we’re able to deliver a fully layered holistic lifestyle that reflects how people are choosing to live today.”

With a development vision conceived by One Thousand Group, Anantara Miami Resort & Residences is backed by the credibility and market expertise a project of this caliber demands. One Thousand Group is a leading Miami development firm known for redefining the Miami skyline and urban high-rise living with buildings like One Thousand Museum – the final residential project designed by the late Zaha Hadid, which drew elite buyers across finance, entertainment and professional sports – and Villa Miami, a partnership with Major Food Group that is currently under construction. The firm identified Anantara as the foremost longevity brand today and led the collaboration to bring the concept to Miami.

“True luxury is time, the freedom to pause, to explore, and to experience the world more deeply,” said William E Heinecke, Founder and Chairman of Minor International, owning company of Minor Hotels. “Miami is the perfect location for the debut of our luxury Anantara brand into the U.S., and we are excited to partner with One Thousand Group to bring this vision to reality.”

As the first U.S. location for the 25-year-old brand, Anantara Miami Resort & Residences will invite American audiences to discover its distinct approach to hospitality. Anantara, meaning “without end” in Sanskrit, is known for properties steeped in natural beauty, immersed in the world's most refined approach on healing and vitality. The resorts are found in the most captivating locations around the world – from vibrant cities and vast deserts, to lush jungles and palm-fringed beaches – and the new Miami location will join a collection of more than 50 properties in destinations like the Maldives, Vietnam, Indonesia, Mozambique, Austria, France, Italy, Spain and beyond. This breadth also reflects the extraordinary portfolio of Anantara’s parent company, Minor Hotels, which is best known in the U.S. for its Koh Samui owned properties in Thailand that served as the setting for Season 3 of HBO’s “The White Lotus.”

“Our approach has always been to anticipate where the market is going and develop buildings that don’t yet exist in Miami,” said Michael Konig, Co-Founder of One Thousand Group. “With Anantara, we saw an opportunity to bring a globally respected brand into a market that is ready for something more meaningful and experience driven.”

One Thousand Group is also celebrated for creating innovative design and amenity offerings that quickly become essential in new development. For example, each of their projects includes a private rooftop helipad, a rare but forward-thinking feature attractive to ultra-high-net-worth buyers who value privacy and connectivity. Anantara Miami Resort & Residences builds on this track record, incorporating a helipad alongside a new layer of hospitality-driven experiences shaped by Anantara’s Thai-inspired approach to service, wellness and cultural immersion– offerings that have not previously been introduced in the city.

“We are focused on delivering our signature experiences and amenities, while seamlessly incorporating the authentic offerings of the brands we partner with,” said Louis Birdman, Co-Founder of One Thousand Group. “The result is a development that feels both uniquely ours and true to the brand’s heritage.”

Anantara Miami Resort & Residences will bring together an internationally recognized design team whose work reflects both Anantara’s heritage and Miami’s cosmopolitan character. Architecture by the acclaimed firm Kohn Pedersen Fox (KPF) and ODP Architecture & Design (ODP) will modernize the skyline with a design that is distinctly Miami, including subtle Thailand-inspired cues that capture the essence of the Anantara brand. KPF has designed some of the world’s most recognized and transformative skyscrapers, including One Vanderbilt in New York, Lotte World Tower in Seoul, one of the tallest buildings in the world and 18 Robinson, a sleek award-winning statement building in Singapore, along with ODP who collaborated with the developer on the designs of One Thousand Museum and Villa Miami. The interiors of the building will represent the first residential project in the U.S. designed by Patricia Urquiola, the celebrated talent known for shaping contemporary hospitality, another superlative milestone raising the global cachet of the new resort and residences.

Guided by the brand’s core values of authenticity and immersion, Anantara Miami Resort & Residences is designed to tap into the growing desire for an urban sanctuary. The building itself has been thoughtfully layered, with the hotel comprising the first three tower floors and the resort residences and private condominiums positioned above. Wellness programming will be anchored across the podium levels, including hotel and condominium-specific amenities and a dedicated vitality center focused on movement, nutrition and recovery. Curated rituals and meaningful moments will create a deep sense of discovery, while award-winning expertise in holistic and indigenous healing practices will restore the balance of daily life. The cherished custom of ‘nam jai’ – translating to ‘water from the heart,’ a Thai cultural concept representing genuine, selfless kindness, generosity and hospitality performed without the expectation of reward – will inspire the experience and underscore the project’s commitment to delivering an enriched lifestyle.

Located at the convergence of Miami’s Edgewater, Design District and Wynwood neighborhoods, Anantara Miami Resort & Residences marks a defining gateway into the city’s waterfront high-rise district, distinguished as the first tower in the area with unobstructed northern views over Biscayne Bay. With a highly walkable setting, the property offers seamless access to the city’s leading restaurants, galleries, boutiques and cultural institutions, including Pérez Art Museum, the Phillip and Patricia Frost Museum of Science and the Adrienne Arsht Center for the Performing Arts.

Sales are expected to launch to the public later this year, with the developer selecting ONE Sotheby’s International Realty as the exclusive sales team for the project.

Swire Properties Implodes Mandarin Oriental Hotel on Brickell Key Paving The Way For The Residences at Mandarin Oriental, Miami

Miami’s Brickell Key is entering a new era with The Residences at Mandarin Oriental, Miami, an ultra-luxury development comprising private residences and a new hotel, following the successful demolition of the building that housed the city’s former Mandarin Oriental Hotel.

Miami’s Brickell Key is entering a new era with The Residences at Mandarin Oriental, Miami, an ultra-luxury development comprising private residences and a new hotel, following the successful demolition of the building that housed the city’s former Mandarin Oriental Hotel. The milestone marks a significant step forward for the new development, which has achieved $1.3 billion in residential sales – including last month’s record-breaking dual penthouse sales totaling $100 million – ahead of groundbreaking later this year.

“Mandarin Oriental has been a defining part of Brickell Key for more than two decades, and the brand’s legacy will live on with the development of two towers set to transform residential living and hospitality in Miami,” said Dave Martin, President of Swire Properties. “With demolition now behind us, our team is eager to get going with vertical construction as we entertain buyers from across the U.S. and around the world.”

The controlled-implosion of the 23-story hotel and its adjacent six-story parking structure took place in a matter of seconds on the morning of Sunday, April 12th, clearing the site for The Residences at Mandarin Oriental, Miami, which will feature 228 private residences in the South Tower and 70 private residences, 28 turnkey hotel collection residences, and what is destined to be the brand’s new North America flagship hotel with 121 keys in the North Tower.

The existing structure came down in a controlled manner as part of a carefully orchestrated demolition process that required nearly two years of planning and coordination among specialized experts – including The BG Group LLC, Controlled Demolition Inc., and Moss Construction – working in collaboration with the City of Miami.

See PROFILEmiami video coverage of the implosion:

At the start of 2025, Swire Properties launched a comprehensive community outreach and safety initiative to support the implosion process. This included more than 30 meetings with Brickell Key residents and the broader Brickell community, distribution of protective materials to neighboring buildings, and detailed safety guidance for nearby residential, commercial, and restaurant operators. On-site measures included the installation of perimeter container walls and temporary barges, as well as the deployment of vibration and air quality monitors across Brickell Key. In addition, Swire and its team of experts conducted a pre-implosion survey of Biscayne Bay, which will be compared against post-implosion findings to ensure the marine environment remains unaffected.

Crews will now undertake a debris removal process from the site that will last up to six months, with material set to be cleared from the site in a tightly choreographed manner. Preparations for groundbreaking are underway, with the groundbreaking ceremony expected to take place later this year. Construction is expected to last approximately four years, with delivery anticipated in 2030.

The hotel — characterized by its striking architectural presence, an expansive rooftop pool and signature coastal French rooftop restaurant which will open in May. 149 stylish guest rooms with balconies and outdoor terraces, and prime location in mid-South Beach — represents the first premium, lifestyle property to open in the last decade on Washington Avenue, leading the neighborhood's redevelopment in the heart of Miami Beach. The hotel is owned and developed by Finvarb Group, led by Ronny Finvarb, in partnership with JAJ Investment Group. The iconic exterior designed by French architect Rudy Ricciotti and vibrant, sophisticated interiors by celebrated designer Gulla Jónsdóttir.

"At UNFRAMED, Autograph Collection, we aim to set the standard for effortless sophistication and refined hospitality, inviting our guests to enjoy a smart, definitive new perspective on Miami Beach," says General Manager Alexina Beauperthuy. "Our city has evolved over the years into a globally recognized hub of creativity, arts, and culture, and we look forward to offering visitors an experience truly immersed in the vibrant energy of Miami Beach."

"At UNFRAMED, Autograph Collection, we aim to set the standard for effortless sophistication and refined hospitality, inviting our guests to enjoy a smart, definitive new perspective on Miami Beach," says General Manager Alexina Beauperthuy.

UNFRAMED joins Marriott's Autograph Collection portfolio, a collection of hand-selected hotels, ranging from boutique to luxury, each offering a unique perspective on design, craft, and hospitality.

In a city colored by pastel Art Deco facades, UNFRAMED, Autograph Collection brings its own unmistakable visual identity to South Beach. From the exterior, the hotel's signature undulating white curves create a compelling fluidity and pay homage to the sensuality of the French Riviera, as designed by acclaimed architect Rudy Ricciotti. Inside, the vitality of Miami Beach comes alive under the artistic vision of celebrated interior designer Gulla Jónsdóttir. Guests will find layered elements of smooth stone, brushed metal, and luxurious fabrics throughout the hotel, creating an aesthetic that blends tropical modernism and South American flair.

Upon entering the lobby, guests are greeted by sleek, curvilinear shapes, organic lines, and textured surfaces designed to reflect Miami's natural beauty — starting with a bold walnut and bronze entry door from the porte-cochere and a bespoke, sculptural reception desk, two grand seating areas, a striking bronze fireplace, intimate six-seat bar, and a centerpiece chandelier by Parisian designer Mathieu Lehanneur.

On the upper floors, the hotel's accommodations include primarily king rooms with a selection of double queen rooms and the premium UNFRAMED presidential suite, a singular offering spanning more than 700 square feet. All guest rooms enjoy either a private balcony or garden terrace with eco-terrazzo flooring and rattan furnishings, and most offer partial ocean views with large windows that create a seamless sense of indoor to outdoor living.

Within the guest rooms, custom velvet beds and bespoke furniture anchor the space. Soft pink and deep rust tones deliver a sense of warmth and sanctuary that complement the rooms' wood cabinetry and offer an interesting counterpoint to the micro-cement showers and Calacatta Viola marble vanities in the bathrooms.

The fourth floor atrium courtyard is a verdant retreat visible from guest room hallways. Open to the sky, it features lush greenery, slate grey water features, and intimate seating areas, perfect for enjoying breakfast, tea, or evening drinks in a tranquil, airy environment. The rooftop features an expansive pool with ocean views and a signature coastal French concept restaurant which will open in May.

With a curated mix of indoor and outdoor venues, UNFRAMED, Autograph Collection offers a stunning backdrop for intimate events of up to 100 guests. Designed to elevate executive meetings, social gatherings, wedding celebrations, and everything in between, UNFRAMED, Autograph Collection combines versatile spaces — including a rooftop pool terrace with panoramic views of the city and ocean, a lush open-air atrium on the hotel's fourth floor, and the first floor Soundscape room — with tailored, chef-curated menus and attentive hospitality.
