DAMAC International Secures Foundation Permit And Announces Sales Team For The Delmore Surfside Designed by Zaha Hadid Architects
As momentum builds around The Delmore, the ultra-luxury oceanfront condominium designed by Zaha Hadid Architects (ZHA), DAMAC International has announced the full sales team representing the landmark Surfside development.
As momentum builds around The Delmore, the ultra-luxury oceanfront condominium designed by Zaha Hadid Architects (ZHA), DAMAC International has announced the full sales team representing the landmark Surfside development. The reveal comes on the heels of a series of major construction milestones recently reached at the project site. The Delmore revealed its meticulously designed bespoke sales gallery in July 2025. Completion is anticipated in 2029.
Tara West, a top-producing agent with a longstanding reputation for leading South Florida’s premier residential launches, is at the helm as Director of Sales. Assembled by Douglas Elliman – The Delmore’s exclusive sales and marketing partner – the core on-site team also includes Erik Schneider and Farid Moussallem, both bringing deep experience and relationships within the ultra-luxury market.
In addition, Ryan and Max Farbstein have been appointed as official Ambassadors, tasked with introducing the project to key high-net-worth audiences and supporting sales efforts in off-site markets around the globe.
“This is a deeply seasoned, exceptionally respected team that brings together market insight, international reach, and a reputation for integrity,” said Jeffery Rossely, Senior Vice President of Development for DAMAC International. “We’re thrilled to have each of them represent The Delmore – a one-of-a-kind offering for both Miami and the U.S. market as a whole.”
The announcement coincides with continued construction progress at the 8777 Collins Avenue site. In July, The Delmore secured its foundation permit from the Town of Surfside, marking a significant milepost in the build. Deep-soil mixing (DSM), led by Keller North America, has been underway for several months to reinforce the site’s perimeter, with work now more than one-third complete. To date, over $25 million has been invested in on-site construction, with vertical construction anticipated to begin in Q3 2026.
“Timing and follow-through matter greatly in today’s market,” said Jeffery Rossely, Senior Vice President of Development for DAMAC International. “The Delmore’s progress reflects our belief that buyers deserve certainty and results – not just promises.”
With only 37 full- and half-floor “mansions in the sky,” The Delmore is the most expensive new-build condominium currently on the market in Miami-Dade – and a centerpiece of what’s referred to as Miami’s “Billionaire’s Triangle,” where the exclusive enclaves of Indian Creek, Surfside, and Bal Harbour converge. Residences range from four to five bedrooms, start at $15 million, and average approximately 8,000 square feet – with overall pricing averaging $40 million.
All homes at The Delmore are fully finished, featuring private elevator entries and sweeping views of the Atlantic Ocean, Intracoastal Waterway, and Downtown Miami. Penthouses begin at 10,000 square feet and offer expanded layouts across the top floors of the 12-story boutique building.
Sales activity is being driven by private showings at The Delmore’s new 4,500-square-foot sales gallery, located at 301 71st Street in Miami Beach. The by-appointment-only space offers an early look at the craftsmanship and scale of the ZHA-designed tower, featuring an overhead digital projection of the project’s translucent sky-high pool and an impeccably finished model living area.
The development will offer more than 55,000 square feet of amenities, including the 75-foot sky-high translucent pool, a state-of-the-art fitness center, an indoor lap pool, and an immersive meditation garden. A Michelin-caliber restaurant, exclusive to residents and guests, further distinguishes the property. Each of The Delmore’s two wings will feature no more than two residences per floor, maximizing privacy and prestige.

Following extensive below-grade piling, excavation work and construction from OKO Group and Access Industries’, Aman Residences, Miami Beach, will commence vertical construction. With the development’s foundation system now complete, general contractor Suffolk is now progressing skyward with approximately one floor set to be completed every two weeks through top-off in early 2026. Delivery of the fully committed 18-story residential tower, designed by renowned architect Kengo Kuma, remains on track for 2027.
Located at 3425 Collins Avenue, Aman Miami Beach will blend ultra-luxury amenities and residential offerings within Miami Beach’s Faena District. The tower will feature 22 Aman-branded residences alongside the preserved historic Versailles Hotel, which will host 56 hotel rooms, designed by the acclaimed Jean-Michel Gathy of Denniston, a long-time interior and architecture collaborator with Aman.
“With the foundation of Aman Residences, Miami Beach nearing completion, we’re entering a pivotal stage in the project as the structure begins to rise visibly above grade,” said Alan Chun, Chief Operating Officer of OKO Group. “This momentum builds on Aman’s record-setting residential sell-out, with the development poised to elevate Miami Beach as a world-class destination for design, wellness, and luxury living.”
The start of vertical construction follows intensive groundwork, including the creation of a two-level underground parking structure – an engineering feat made possible through advanced Deep Soil Mixing and Triple Soil Mixing techniques. These methods stabilized the beachfront site’s soil and mitigated groundwater intrusion, enabling the installation of the building’s foundation system.
“Suffolk is honored to help bring this exceptional project to life,” said Tom Thrasher, General Manager of Suffolk’s Florida East Coast. “The prestige of the Aman brand and the design pedigree of Kengo Kuma make this one of the most exciting builds in the history of Miami Beach. We are thrilled to leverage our cutting-edge technologies, data, and AI solutions to deliver an exceptional experience and project that will exceed expectations and help redefine how iconic projects are built.”
Designed by celebrated Japanese architect Kengo Kuma, Aman Residences, Miami Beach, embraces a minimalist aesthetic that combines angular lines and soft, undulating forms. It draws on Japanese materials and motifs while respecting Miami Beach’s Art Deco heritage. Kuma’s design introduces fluid transitions between interior and exterior spaces, creating a structure that is both visually striking and harmonious with the surrounding landscape.

Spanish Lifestyle Brand 'Lamarca Well' Makes U.S. Debut At Wellness-Focused Boutique Condo 'CORA Merrick Park'
Lamarca Well, the European-born wellness brand founded by sisters Magally, Mayra and Mischka Capriles, announces its first real estate consulting project in the United States: CORA Merrick Park in Miami, Florida.
Lamarca Well, the European-born wellness brand founded by sisters Magally, Mayra and Mischka Capriles, announces its first real estate consulting project in the United States: CORA Merrick Park in Miami, Florida. A joint venture between Constellation Group and The Boschetti Group, CORA will be among the first wellness-focused residential developments in Coral Gables, featuring 74 luxuriously appointed condo residences located in Merrick Park’s world-class shopping and dining district, within walking distance of downtown Coral Gables and the Metrorail, and just minutes from Coconut Grove, University of Miami and Downtown Miami/Brickell.
Best known for its 2018 transformation of a mixed-use property in Madrid into the Spanish capital city’s first wellness hub, Lamarca Well has evolved into a full-service lifestyle brand crafting experiences, environments and communities that support holistic well-being, health and longevity. In 2024, it launched its real estate consulting division, Lamarca Well Living, which today has residential and commercial projects in Spain; in Cascais, Portugal, where they are collaborating with world-renowned architects Foster + Partners; and now the United States.
“In Europe, wellbeing has always been seen as a way of life – it’s cultural, not commercial,” said Mischka Capriles, Co-Founder of Lamarca Well. “It’s only recently that the American market has come to embrace and recognize the connection between health and home. At Lamarca, we believe wellness isn’t just about offering a product or service – it’s about delivering a lifestyle and creating environments that support lasting change.”
“Lamarca Well’s European approach to wellness fits perfectly in Coral Gables, a 100-year-old Mediterranean-inspired city designed for walkability, community and healthy living,” said Eduardo Otaola, Managing Principal at Constellation Group. “The team’s European credentials and expertise are one more thing that will set CORA apart from other high-end Miami residential developments and appeal to today’s more health-conscious buyer.”
Lamarca Well is led by sisters Magally, Mayra and Mischka Capriles, who combine expertise in operations, design and communications to guide each project from conception to completion. Mayra has a background in architecture; as a journalist, Mischka oversees brand strategy and marketing; and Magally manages operations and leads the firm’s projects abroad.
All three sisters collaborate to ensure each project is grounded in Lamarca’s core principles – clean air and water, biophilic design, optimal lighting, sound control and non-toxic materials. These technical wellness systems are consistent across projects, but strategies for social and mental well-being are tailored to reflect each community’s unique cultural and environmental context.
At CORA, Lamarca Well has been involved from the very beginning – working hand in hand with the developer, architect and interior designer from the project’s inception. This early integration allowed Lamarca to help shape every aspect of the development with wellness at its core. From the spatial programming and amenity selection, to the finishes, building materials and interior design, Lamarca provided guidance throughout to ensure CORA supports physical and mental well-being by design. Their goal is simple yet powerful: to help residents become healthier just by living at CORA – without needing to change their daily habits or routines.
Designed by world-renowned architecture firm Arquitectonica with interiors by Urban Robot, CORA combines European elegance with integrated wellness strategies including:
Biophilic architecture and interiors to support emotional and cognitive well-being
Advanced air and water purification systems to improve daily health outcomes
Noise-reducing acoustic design for enhanced rest and focus
Non-toxic and low-VOC materials to reduce indoor pollutants
Community-building health amenities such as a tea room, yoga terrace and rooftop padel court
A complete spa experience with steam room, sauna and hot and cold plunge pools
Fitness and recovery center and rooftop resort-style pool with cabanas
A wellness kit for residents including:
Red light therapy panels to support recovery and healthy skin
Smart health monitoring systems to support stress management and better sleep
This property will also include a coworking lounge, executive boardroom, media room, outdoor kitchen and dining areas, and an art park in front – setting a new standard for mixed-used wellness integration in Coral Gables.
Lamarca Well has a satellite office in Coral Gables, and will curate a series of wellness events at the CORA sales gallery beginning this Fall. These will include expert-led workshops, health and longevity talks, and immersive wellness experiences, continuing the community-first spirit that defines Lamarca’s projects worldwide.

Master Construction Permit Issued For 70-Story Okan Tower in Downtown Miami
Okan Tower, Downtown Miami’s transformative new branded hospitality and residential development anchored by the 316-key Hilton Miami Bayfront Hotel, has reached a pivotal milestone with the issuance of its master construction permit.
Okan Tower, Downtown Miami’s transformative new branded hospitality and residential development anchored by the 316-key Hilton Miami Bayfront Hotel, has reached a pivotal milestone with the issuance of its master construction permit. The permit allows the development team to move forward with all interior and mechanical systems—including plumbing, HVAC, electrical, elevators, and life safety—marking the final step before full vertical completion and interior buildout.
Soaring to 70 stories, once completed, Okan Tower is on track to become one of the tallest buildings on Miami’s skyline at 902’. Construction of the project, led by Okan Construction LLC, has already reached the 30th floor of vertical construction, with the 50th floor expected by the end of the year. The team is currently working on the hotel mezzanine level located on the 30th floor. Just weeks away from the halfway mark, the tower is rising at a pace of approximately one floor per week. The building is projected to top off in 2026 and welcome residents and guests in 2027.
The master permit, issued by the City of Miami, is one of the most important approvals in any major construction project, consolidating all key trades into one comprehensive authorization, enabling work to advance across every level of the tower simultaneously. For developer Okan Group, this milestone signals accelerated momentum toward delivering one of Miami’s most ambitious and dynamic new buildings.
“With this permit in hand, we now have the green light to complete every element of the building,” said Bekir Okan, Chairman of Okan Group. “It’s a defining step that moves us from structure to experience—bringing to life the Hilton hotel, luxury residences, office space, and amenities that will make Okan Tower a destination in itself.”
The Hilton Miami Bayfront Hotel, which spans floors 14 through 30, is now structurally completed and is being built to a five-star standard. With Miami posting record hotel occupancy in 2024 and visitor demand continuing to surge, the Hilton Miami Bayfront is a much-needed addition to the city’s hospitality offerings—especially in the fast-growing Downtown Miami area.
Beyond hospitality, Okan Tower will include 236 condo-hotel units managed by Hilton Hotels & Resorts®, 163 luxury Sky Residences, nearly 68,000 square feet of Class A office space, and more than 80,000 square feet of amenities. All amenity spaces—excluding the highly anticipated rooftop pool—have already been completed to date.
Strategically located at 555 North Miami Avenue, Okan Tower places residents and visitors at the nexus of culture, entertainment, and commerce. The tulip-inspired tower, designed by Behar Font & Partners, pays homage to the developer’s Turkish heritage and represents a bold architectural statement in one of America’s most dynamic cities.
Exclusively marketed and sold by Fortune Development Sales, Okan Tower’s sales gallery is located at 542 North Miami Avenue.
