BH3 Management has begun demolition to make room for a new nine-story, 90,000-square-foot retail, showroom and office development at 3801 N. Miami Ave designed by renowned architectural firm Sieger Suarez in Miami Design District. Dubbed Design 38, the project is positioned at the southwestern entrance to the Miami Design District. Construction is slated to commence this summer.
Design 38 will feature 25-foot ceilings on ground level and 14-foot ceilings on floors 2 through 9. Tenants will enjoy open floor plans with great branding visibility, including the opportunity for naming rights with Interstate 195 exposure. Rents vary based on the floor, but average approximately $70 per square foot for typical floors on a triple-net basis. Several letters of intent from notable tenants are already in place.
“Design 38 is poised to satisfy the pent-up demand of retailers, fashion brands, showrooms, studios, and office space users that want to be in the Design District, but don’t require ground-floor locations or the higher rents associated with them,” said Gregory Freedman, Co-Founder and Co-CEO of BH3.
Miami Design District is one of the hottest neighborhoods in the world, home to a number of luxury fashion houses, art galleries, fine dining experiences, and cafés. The open-air, pedestrian-friendly neighborhood, known for its many distinct and artistic façades, notably boasts a highly energy-efficient infrastructure and became the first neighborhood in the world to achieve the Gold level (LEED ND: Built v4 Gold). “Combined, Design 38 and The Ursa solidify the relevance of North Miami Avenue as the vertical core for Miami Design District,” Freedman added.
Design 38 will accept cryptocurrency as an option for lease payments. “With Miami emerging as the cryptocurrency capital of the world, accepting it as a form of lease payment is a timely point of differentiation for potential tenants,” said Daniel Lebensohn, Co-Founder and Co-CEO of BH3.”
JLL Senior Vice President & South Florida Retail Lead Zach Winkler, Senior Associate Jonathan Rosen, and Associate Lee Koniver have been tapped to spearhead leasing for the project on behalf of BH3.

The iconic FENDI Caffe is back at OTL in the vibrant Miami Design District for Spring 2022 from March 17th through May 1st, 2022. The FENDI Caffe at OTL is located across from the FENDI Boutique in Miami Design District, following the great success of the FF Vertigo-inspired iteration in the Summer 2021. The new creative concept for the FENDI CAFFE draws creative cues from the FENDI Women’s Spring/Summer 2022 Collection, and its inspiration from the figurative drawings of visionary fashion illustrator Antonio Lopez.
The FENDI CAFFE menu includes a fusion of local and Italian favorite breakfast and lunch items, as well as beverages including a signature FF logo cappuccino served in porcelain cups decorated with FENDI’s signature Pequin striped motif. An evening Aperitivo menu will also be offered. Sweet and savory bites will include special FF logo toast and paninis, as well as a variety of pastries and baked goods in special FENDI packaging.
In collaboration with The Estate and Archive of Antonio Lopez and Juan Ramos, the artist’s work has been freshly revived for the FENDI Women’s Spring/Summer 2022 Collection, bringing a modern perspective on disco-age glamour, and a spotlight on the diverse and powerful femininity that underscores the FENDI name. With a bold sunset graphic in hues of red, orange, and yellow, the FENDI CAFFE takes over the outdoor corridors of the restaurant and FENDI Boutique. The concept comes to life with illustrations of ‘Lopez Girls’ – focusing on Lopez’s innovative vision on femininity, diversity, inclusivity, and unconventional beauty, emblazoned across the outside of the space.
Upon entering the cafe, guests will immediately discover the space transformed into a world of FENDI and Antonio Lopez. The space will be adorned with rainbow graphics, and the sketches of ‘Lopez Girls’ come to life in 3D billboard sculptures. The FENDI CAFFE tables embrace the 70’s aesthetic, with the colorful sunset graphics topping each surface. The theme is continued throughout with custom FENDI table settings and takeaway elements, as well as decorative details for the menu’s food and beverage. The hand-sketched version of the FENDI logo inspired by Lopez’s original work for the brand appears throughout elements of the café.
FENDI Caffe is located at 160 NE 40th St. in Miami Design District.

Miami Design District Reveals Its Next Iconic Office Building 'The Ursa' Designed By Arquitectonica
The Miami Design District has revealed the next iconic building to come to life in the dynamic neighborhood, The Ursa. Located at 30 NE 39th Street, The Ursa will be the first new Class A office building in the neighborhood. The fifteen-story building was designed by Arquitectonica, who was charged with creating world-class architecture that fits within the creative neighborhood.
The Miami Design District has revealed the next iconic building to come to life in the dynamic neighborhood, The Ursa. Located at 30 NE 39th Street, The Ursa will be the first new Class A office building in the neighborhood. The fifteen-story building was designed by Arquitectonica, who was charged with creating world-class architecture that fits within the award-winning creative neighborhood, and generous, modern spaces for companies inventing the future.
With museum-quality exterior public art and interior art and furniture by Daniel Arsham, The Ursa makes an artform out of office space and is in keeping with the ethos and energy of the Miami Design District. At the same time, the state-of-the-art facility offers businesses all the amenities and conveniences expected in the modern workplace -- all within a neighborhood that features the best in shopping, dining, and culture in Miami. Leasing is now underway.
“We are thrilled to be bringing The Ursa to the Miami Design District. Integrating state-of-the-art workspaces into the neighborhood has always been a part of our plan. People want to work in centers of creativity, culture, and commerce; and the District really provides the type of environment where innovation can take flight,” said Craig Robins, Chief Executive Officer and President of Dacra. “Beyond providing office space in the neighborhood, The Ursa as a structure itself adds to the beauty of the Miami Design District. Arquitectonica has created an iconic, elegant, and functional building that highlights both art and natural beauty. We couldn’t be happier with the design and know that businesses will find a special place to call home within The Ursa.”
“The Ursa is an exceptional addition to the Miami Design District. In keeping with our development approach, our emphasis was creating something that truly enhanced the built environment and added to the overall experience of being in this unique community. Bringing a dynamic office building offering to the Miami Design District is an important next step in the neighborhood’s evolution and we are so excited to watch it unfold. We know the District has so much to offer and businesses want to be a part of what we have built here. We cannot wait to welcome them,” said Mathieu Le Bozec, Managing Partner, L Catterton Real Estate.
The Ursa is being developed by Miami Design District Associates, a joint venture between Dacra, L Catterton Real Estate, and Brookfield Properties. The fifteen-story building houses ten floors of approximately 180,000 square feet of office space, with efficient floor plates that embody a center core design. There are also two retail spaces available on the ground floor. The building has abundant outdoor space. Each floor has its own private balcony, and floor-to-ceiling glass windows which provide unobstructed 360-degree views and seamlessly connect the building to the neighborhood. The building also has a rooftop garden deck (indoor/outdoor) accessible to all tenants. Verdant landscaping on each level is by Island Planning Corporation (IPC).
“The building will mark the western gateway to the Miami Design District in a design that combines Miami’s outdoor living with a boutique office building. The District not only has one of the most impressive collections of art and architecture, but also is lined with a stunning native landscape palette throughout. The tree-lined streets of the neighborhood served as the inspiration for bringing the landscape into the building as a series of stepped planters that wrap around the building alongside terraces for the floor-to-ceiling glass office spaces. We are excited to work with Dacra and the team to bring the project to the Design District,” said Raymond Fort, Senior Associate, Arquitectonica.
In keeping with the neighborhood’s commitment to art, culture, and design, The Ursa provides a unique office experience with museum-quality art. Daniel Arsham, famed contemporary artist and founder of architecture and design company Snarkitecture, has created new monumental site-specific artworks to be incorporated into the façade of The Ursa. The works are inspired by sculptural reliefs from Greek and Roman Antiquity, such as sarcophagi, and the walls of the Parthenon enlarged to a monumental scale of up to 36 feet in height. The interior lobby of The Ursa will also feature artworks and furniture specifically designed for the location. Arsham has a long history with the Miami Design District as he attended the Design and Architecture Senior High School (DASH) and was provided his first studio space in the District by Dacra. He has also collaborated with brands that have flagship stores in the District like Tiffany’s and Dior.
“Having an almost life-long personal presence and relationship within the Design District it’s an honor to be invited to collaborate with Dacra on The Ursa. The integration of the surrounding tropical landscape with world-class architecture, contemporary art, and design sums up, to me, what is special about Miami and this neighborhood specifically. I expect this building to become a landmark to the city and an important example of how art and architecture can coexist in exciting new ways,” said Daniel Arsham.
State-of-the-art technology will be integrated throughout the building, with 24-7 onsite security and property management services. The Ursa also benefits from its ideal location and from being a part of the larger Miami Design District ecosystem. In the Miami Design District, tenants have access to over 20 restaurants, 170 retail stores, leading cultural institutions and community programming all with direct accessibility to I-95, and easy connectivity to Miami Beach and surrounding markets.
The Ursa is expected to be completed by fall 2024 with the first tenants moving in by winter 2024.

Design 41 in Miami Design District is now fully leased after Breitling signed a lease and opened a 1,832-square-foot boutique on the district’s prime Northeast 41st Street corridor. The 112 NE 41st St. store will showcase the latest watches modeled by Breitling’s “Spotlight Squad,” which includes Charlize Theron and Misty Copeland. Other tenants that have opened in Design 41 include bespoke perfumery Bond No. 9 New York, Rosenfeld Gallery – which only has one other location in New York City, and the first U.S. flagship store for Argentine leather goods brand Gaucho.
The lease was overseen by DWNTWN Realty Advisors Co-Founder and Managing Partner Tony Arellano and Executive Joe Fernandez, who represented the landlord to lease the entire 40,000-square-foot building. Design 41 was developed by Design District Development Partners.
“It is fitting that Breitling moves into the final available space on this important block and joins some of the world’s most luxurious retailers, such as Louis Vuitton, Ermenegildo Zegna, Tiffany & Co. and Burberry, in the Design District,” Arellano said. “We are proud of our role in leasing up Design 41 and helping the entire neighborhood reach its full potential.”
“We drew upon our unique knowledge of the neighborhood and strong relationships to accomplish a successful lease-up of Design 41,” Fernandez said. “Breitling’s new store there will undoubtedly rival its top-performing boutiques in major U.S. markets.”
Arellano and DWNTWN Co-Founder Marinoff have also played a pivotal role in Miami Design District’s evolution. Over the last seven years, the brokers have completed 22 transactions totaling more than $205 million in the neighborhood’s four-block pedestrian core. These sales represent most of the district transactions not involving Dacra’s assemblage, filling the gaps around the district’s core and making DWNTWN the neighborhood’s market leaders.

AMIRI has opened its Miami flagship store marking the brand’s fourth retail location in the United States. Situated in the heart of Miami Design District, this environment of contemporary art and craft reflects AMIRI’s own and is imbued in the store’s design language, articulated by an all-white minimalist façade that sits in harmony with its neighborhood. Designed by CEO and Creative director Mike Amiri in collaboration with Paris Design Studio NOCOD and architectural design firm TwoOneTwo, the new boutique brings the spirit of AMIRI to Miami, expanding the house’s codes in harmony with the city’s stylistic roots.
The Miami Design District location spans 1,972 square feet spread over two floors. The interior plays with materials that highlight the house’s codes of dualism and craftsmanship, pairing industrial suspended brushed stainless-steel rails with natural solid wood details. A monolithic spiral staircase crafted in white concrete acts as an ambitious architectural centerpiece. Custom plastered and hand-finished by New York-based Kamp Studios, the design draws smooth curves that nod towards Miami’s modernist character.
The flagship features furnishings curated by Mike Amiri in partnership with interior designer Katherine Waronker, and plants from AMIRI’s native California. Continuing AMIRI’s strong relationship with Los Angeles artist Wes Lang, whose work proudly hangs in AMIRI’s Rodeo Drive, SoHo and Las Vegas stores, two site-specific works by Lang greet visitors on the ground level: ‘Yes, The River Knows’, 2019, and ‘One Winter,’ 2018. Upstairs, ‘We Got Drunk Here / We Danced Here’, 2020, by Columbian-born, Spanish-based artist Armando Mesías, who is represented by LA’s Galerie Ground, frames the space.
The ground floor is devoted to menswear, housing the ready-to-wear collection alongside footwear and accessories, while the second level carries AMIRI womenswear, acting as an exclusive preview before the line’s global launch on 27th January.
Alongside AMIRI’s core collections, the flagship hosts an exclusive Miami capsule distinguished by crisp, summer colorways that echo the heritage Art Deco hues synonymous with Miami’s Design District and the city’s tropical personality. Soft jersey staples are offered alongside bone appliqué jeans, Crochet Bandana knits and silk Cabana Sets drawn in clay, alabaster and Miami blue tones, while paint-splatter swim trunks speak of Miami's famous South Beach and a new logo is introduced, written in neon pastel with incorporated palm tree imagery.
AMIRI Miami is located at 106 NE 39th Street, Miami and is open Monday - Saturday 11 AM - 8 PM and Sunday 12 PM - 6 PM.

MITCHELL-INNES & NASH
Mitchell-Innes & Nash is pleased to announce its return to the Miami Design District with a winter exhibition space opening on Wednesday, November 24th. The first exhibition will be a group show featuring early works by Eddie Martinez alongside works by seven outsider, self-taught and American art brut artists that Martinez collects or is otherwise inspired by: Hawkins Bolden(1914-2005), Freddie Brice (1920-1998), David Butler (1898-1997), Willie Jinks (1921-2012), Ike Morgan (b. 1958), Mary T Smith (1904-1995) and Billy White (b. 1962). Taken together, the exhibition emphasizes a set of shared formal mannerisms between the artists: flatness rather than a sense of perspective, a graphic outline rather than finely wrought draughtsmanship. The work contains a sense of speed, immediacy and improvisation. Repeated figures assume a symbolic, spiritual or totemic quality.

Location: 151 NE 41st Street, Suite 125
GOODMAN GALLERY
Goodman Gallery is pleased to present an exhibition of new and existing bronze sculptures from William Kentridge's ongoing series of bronze glyphs, alongside a drawing from his most recent animated film, City Deep. Kentridge’s glyphs are a visual dictionary of sorts made up of a series of sculptures that form a vocabulary of symbols, representing a collection of everyday objects, suggested words, or icons that are ubiquitous in the artist's practice. The glyphs started as ink drawings and paper cut-outs, each on a single page from a dictionary. The drawings were transformed into bronzes, to embody the weight and character their shapes on paper suggested.
In their smaller formation, the glyphs can be arranged in order to construct sculptural sentences and rearranged to deny meaning. An example of this can be found in Drawing for City Deep (A Fault to be Discovered Later). City Deep is Kentridge's most recent film from his Drawings for Projection series. The film, grounded within Kentridge’s home city of Johannesburg, can be viewed as a counterpoint to the 1990 film, Mine, which depicts images of the deep-level mining industry. City Deep extends this depiction to the informal, surface-level “zama zama” miners who illegally work decommissioned mines on the edges of the formal mining economy.
Dates: November 24, 2021 - End of January 2022

JUAN CARLOS MALDONADO ART COLLECTION: THE POETICS OF EXACTNESS
Beyond minimal art –the historic movement– The Poetics of Exactness exhibit aims to explore the manifestations of a typically modern expressive desire that still remains present in the works of many contemporary artists: how can that order be accomplished –that minimum gesture whose materialization can cause a maximum effect in the psyche of its beholders? Drawing the boundary that separates an everyday object (one manufactured by industry, for example) from that special object that, for the lack of a more accurate descriptor, we still call a 'work of art'. Establishing this trait that separates a work of art from other objects of the world is, therefore, the job of many contemporary artists who, like many of their modern predecessors, produce what we could call a calculated, precise aesthetic –the poetics of exactness.
Dates: November 30 - December 5 | 10am - 6pm

Maison Margiela and Palm Angels Open Miami Design District Boutiques
Instagram influencer hotspot Miami Design District is continuing to expand and attract some of the hottest luxury and fashion brands. A selection of new retailers including Maison Margiela, Palm Angels, ARES Design and KREWE have opened in Miami Design District.
Instagram influencer hotspot Miami Design District is continuing to expand and attract some of the hottest luxury and fashion brands. A selection of new retailers including Maison Margiela, Palm Angels, ARES Design and KREWE have opened in Miami Design District. The brainchild of Miami-developer Craig Robins, Miami Design District is a pedestrian-friendly neighborhood, lined with luxury boutiques, fine dining destinations and rich art and cultural programming.
Palm Angels is an italian luxury streetwear fashion house founded by designer and photographer Francesco Ragazzi. The Palm Angels location is their first store in Miami, located at 173 NE 40th St. The design recreates the atmosphere of a swimming pool, through materials, graphic interventions and evocative messages. The pool theme expands to the shop-windows fixtures, characterized by round corners and mosaic cladding. A special counter, covered in ceramic tiles, displays a “No Diving” warning. While displays are designed to highlight the products 'artworks' qualities, the spatial container is devised to be re-programmable and flexible: furniture and displays are mobile and can be rearranged to accommodate exhibitions, live performances, talks and events. The new store design has been developed by the Milan based creative agency April, in tight collaboration with Palm Angels founder and creative director, Francesco Ragazzi.
An art director trained in fashion communication and a photographer, Milan-born Francesco Ragazzi started Palm Angels in 2011 as a photographic documentation of LA's skater culture. The endeavor evolved into a book, published by Rizzoli in 2014, and subsequently into clothing in 2015. Palm Angels stems from an Italian take on American culture and subcultures. It merges an appreciation for sartorial codes and a joy for fabric with a proclivity for using clothing as identity tropes and cultural signifiers.
Maison Margiela introduced its new store concept in the US with a flagship boutique at 142 NE 41 St. in Miami Design District. The store concept is developed by Dutch architect Anne Holtrop and reflects the evolved visual language established at the house by creative director John Galliano. The design was first introduced in the gypsum-cast set at the Artisanal Autumn/Winter 2018 show, and it interprets the Maison’s iconoclast codes in façade and interiors. The store is an abstract and inviting environment rooted in the notion of appropriating the inappropriate.
The 2,615 SF boutique spans over two levels and displays the complete range of Maison Margiela’s Co-Ed collections, men’s and women’s ready to wear, accessories, shoes, small leather goods, as well as jewelry, eyewear and fragrances. The flagship boutique features defining structures of architecture including walls and columns which appear as detached objects.
Artisanal furnishings reflect and alter ideas of familiarity. Hand-cast individually in textile molds, the surfaces of the plaster walls and columns retain the memory of fabric texture and evoke the notion of an irreproducible hand-spun tactility. Misfit furniture is designed in the memory of classic objects, deconstructed in form. The technique of décortiqué further materializes in shelves, display tables and seats carved in stained travertine, the natural indentations filled with colour-contrasting epoxy resin in optical white.
Maison Margiela is a fashion house founded in Paris in 1988 by Belgian designer Martin Margiela. Iconoclast and irreverent, the Maison presents Haute Couture, women’s and men’s ready-to-wear, its contemporary line MM6, accessories, fine jewellery, fragrances and interior design. In 2014, John Galliano took over the creative direction of the Maison. Mysterious and unconventional, a radical core intertwined with a non-standard elegance, Maison Margiela remains classic yet visionary, daring yet ambiguous.
Other new concepts to open in Miami Design District include luxury Italian coachbuilder ARES Design, who merges traditional hand craftsmanship with advanced technologies to create limited editions and one-off bespoke cars and motorbikes, and Children’s retailer Kids Atelier, who curates the world's most fashion-forward children's brands including Dolce and Gabbana, Versace, Moncler, Stone Island, Givenchy, DSquared, Comme des Garçons. New York based Broadway, film, television and acting coach and renowned theatre director, Matthew Corozine recently debuted the Matthew Corozine Studio, Inc. Miami (MCS), offering acting classes based on the transformational work of the Meisner technique, with classes taking place on an ongoing basis. Additionally, The New Orleans-based Eyewear brand KREWE has brought their traveling Tiny House to Miami Design District where guests will be able to browse a sampling of their handcrafted sun, optical and ACTIVE collections.
Allen Morris and Savanna plan Pine Street Residences, a 14-story community with 305 rental homes in West Palm Beach. The Oppenheim-designed project includes retail, a landscaped park and an anticipated Q4 2027 construction start.
