CMC Group Reveals Multi-Million Dollar Art Collection At Brickell Flatiron

Milan-born developer and CMC Group founder Ugo Colombo recently completed the installation of a multi-million art collection at his newly opened Brickell Flatiron tower in Miami’s Brickell neighborhood. The privately commissioned permanent collection features a series of exclusively produced large-scale paintings and sculptures.

Milan-born developer and CMC Group founder Ugo Colombo recently completed the installation of a multi-million art collection at his newly opened Brickell Flatiron tower in Miami’s Brickell neighborhood. The privately commissioned permanent collection features a series of exclusively produced large-scale paintings and sculptures by New York artist Julian Schnabel, as well as signature pieces by Italian artist Carlos Battaglia and Italian photographer Marco Glaviano, which are displayed throughout the 64-story building’s grand lobby and public amenity spaces. Works by Battaglia and Glaviano add to Brickell Flatiron’s Italian sophistication and are complemented by the building’s sleek interiors and custom-designed furnishings created by Italian design architect Massimo Iosa Ghini.

“Brickell Flatiron’s signature art collection complements the building’s timeless elegance and sophisticated Italian style,” said developer Ugo Colombo, founder of CMC Group. “We’ve spared no detail or expense to deliver a memorable product for our residents, offering the highest caliber of quality and design that will withstand the test of time.”

Highlights from the collection include two dynamic pieces by Italian painter Carlo Battaglia: Visionario, 1968 and Visionario 7, 1969. Born on the Sardinian island of La Maddalena, Battaglia is best known for his abstract paintings from the 1960s, rich seascapes from the 1970s and ‘80s, and watercolor sketches of New York City made in late 2001.

A standout among Julian Schnabel’s custom prints and pastel-colored paintings at the tower is the iconic Sawtooth Lamps sculpture from his 2014 collection, fashioned from cast and plate bronze. The American painter and filmmaker’s large-scale pieces are materially and thematically monumental, drawing on a wealth of influences from Cubism to the practice of Cy Twombly and themes such as sexuality, obsession, suffering, redemption, death, and belief.

Italian photographer Marco Glaviano also exhibits two framed prints at the luxury condominium, including Dizzy Gillespie in the 27th st. studio in New York, 1992 and Sonny Rollins at Umbria Jazz in Perugia,1998. The Sicily-born photographer and architect pioneered digital photography as the first to publish a digital picture in American Vogue in 1982 and worked for leading fashion magazines and brands across the globe.

Brickell Flatiron’s architectural design is the brainchild of architect Luis Revuelta, who is behind many of Miami’s iconic high-rises including CMC Group’s Bristol Tower, Santa Maria and EPIC Residences & Hotel. On the inside, master Italian design architect Massimo Iosa Ghini uses inspiration from Revuelta’s curved façade to outline the tower’s sleek interiors and public amenity spaces, creating a seamless transition from exterior to interior.

The tower’s 64th-floor rooftop amenities encompass a Sky Spa, Sky Pool and Sky Gym with 360-degree panoramic views of the bay and downtown Miami’s glimmering cityscape. Residents have access to a host of therapeutic services and other offerings including private steam, sauna and locker facilities, a 6,300 square foot state-of-the-art fitness center with Pilates, spin and aerobics studios. Additional features include a resort-style lap pool and separate children’s pool on the 18th floor, private movie theater with stadium seating, billiards room and lounge, clubroom, full-time concierge and 24-hour valet parking, on-site vehicle washing and detailing, and electric car-charging stations.

Residences at Brickell Flatiron range from one-to-five bedrooms, with a limited collection of penthouses that include two-story duplex and three-story triplex units. Each unit comes equipped with the finest materials from around the world, soaring ceilings with recessed lighting, energy-efficient windows, and elliptical glass balconies.

Approximately 98% of the development’s 527 units have already been sold, which were originally priced from about $500,000 to $15.5 million. Remaining residences are available from $1.175 million to $2.35 million, and one upper duplex penthouse for $9.4 million.

Multiplan Real Estate Asset Management Celebrates Top Out Of 57 Ocean on Miami Beach's Millionaire's Row With Giant Sandcastle

57 Ocean, an ultra-luxury residential project on Miami Beach’s Millionaire’s Row, has officially topped off construction at 18 stories. The project is being developed by Multiplan Real Asset Management, who celebrated the milestone in tandem with the boutique oceanfront project’s exclusive sales broker, Fortune Development Sales, and the general contractor, Moss Construction.

57 Ocean, an ultra-luxury residential project on Miami Beach’s Millionaire’s Row, has officially topped off construction at 18 stories. The project is being developed by Multiplan Real Estate Asset Management, who celebrated the milestone in tandem with the boutique oceanfront project’s exclusive sales broker, Fortune Development Sales, and the general contractor, Moss Construction. 57 Ocean broke ground in April 2019 and is on-schedule for next fall’s projected delivery date.

“This is a triumphant day for us,” said Marcelo Kingston, Managing Partner of MultiplanREAM.  “Our team has worked tirelessly to ensure that all deadlines were met and expectations of our buyers are exceeded.  The global response to our project has been overwhelming.  To be more than halfway sold, with dozens of new prospective buyers reaching out to us daily -- recognizing the unmistakable value of a project of this size, scope, and setting -- is a point of pride to us, as well as to our founder, Dr. José Isaac Peres.”

“We are proud to be celebrating this milestone today ahead of schedule -- a testament to the leadership, expertise, and excellence that have guided 57 Ocean and its rise,” said Scott Moss, CEO of Moss Construction.  “This is an absolutely beautiful project that is going to be a huge point of pride for Miami Beach and South Florida, as a whole.  The attention to detail is profound -- from the unique undulating façade of the building to the stackable sliding doors that seamlessly draw the outdoors in, and the wood-accented ceilings.  57 Ocean is truly a first-of-its kind project for the area with details that will set it apart from all other luxury buildings.”

57 Ocean, located at 5775 Collins Ave., is now approximately 60% sold. Just this month the sales team announced the purchase of a $7.8 million Sky Residence to a Miami Beach resident, who singled-out the project for its new construction, amenities, and oceanfront setting. In addition to 20 flow-through Sky Residences, starting at $6.95 million, 57 Ocean has one remaining penthouse, priced at $35 million.

57 Ocean was designed by Arquitectonica with interiors by Patricia Anastassiadis of Anastassiadis Arquitetos. The waterfront building offers 71 residences as well as a selection of five-star, Blue Wellness-inspired amenities and designs. 57 Ocean will offer two- to four-bedroom residences, starting at $1.5 million, with sizes ranging from 1,245 to 3,474+ square feet. The well-appointed homes will feature expansive terraces, each stretching up to 12 feet deep, as well as contemporary Italian kitchens and baths by Poliform.

Amenities feature a holistic spa with products by One Ocean Beauty, a wellness pavilion with a thermal suite and relaxation areas, meditation and hanging gardens, poolside treatment cabanas, etc. Additional amenities include a state-of-the-art fitness center with top-of-the-line MyIsle training equipment by MyEquilibria, and an indoor Technogym fitness center. There will also be a children’s activity room, 24-hour concierge services, pool and beachfront concessions and attendants, direct access to the adjacent Miami Beach Walk, and more.

“57 Ocean is unlike anything that’s currently on the market in Miami Beach,” said Edgardo Defortuna, founder and CEO of Fortune Development Sales.  “Our buyers know that this project is rare, offering a lifestyle that surpasses all wants and needs – especially in the wake of COVID-19.  These huge interiors, large terraces, the connection to the water, and focus on health and wellness are a winning combination that simply cannot be overlooked.”

In the face of the COVID-19 outbreak, the development, sales and construction teams took the opportunity to forego a traditional celebratory event by building a massive, six-foot-by-20 sand sculpture on the beach, adjacent to the site.  The sculpture, featuring a relief of 57 Ocean’s iconic undulating exterior, designed to resemble waves on the water, calls attention to the project’s ongoing support of the Oceana organization, which works to protect the world’s oceans.

The public will be able to admire the whimsical piece while remaining socially distant while wearing complimentary 57 Ocean-branded masks.  57 Ocean’s developers will additionally host a beach clean-up with the Miami chapter of the Surfrider Foundation once coronavirus cases subside; the beach clean-up event was initially slated to take place the week of the topping-off.

Terra And Crescent Heights Break Ground On Canopy Park In South Beach

Terra and Crescent Heights, along with development partner New Valley, have broken ground on Canopy Park, located at the gateway to South Beach at after winning approval from the Miami Beach City Commission last year.

Terra and Crescent Heights, along with development partner New Valley, have broken ground on Canopy Park, located at the gateway to South Beach at after winning approval from the Miami Beach City Commission last year. The developers are building a three-acre public park, named Canopy Park, alongside a new residential tower at 500 Alton Road. Terra is led by David Martin and Crescent Heights is led by Russel Galbut, both longtime local Miami-based developers.

The three-acre park, located between the 600 and 700 blocks of Alton Road, will include open green-spaces shaded by native tree species, pedestrian and bike paths, an outdoor gym and dog run, a MONSTRUM-designed children’s playground, and public art displays. Canopy Park will be connected to the South of Fifth neighborhood and the Miami Beach baywalk via a new pedestrian bridge over I-395. The pedestrian bridge was designed by artist Daniel Buren and has been dubbed the Miami Beach Canopy. Construction of Miami Beach’s newest world-class city amenity is now underway, with completion estimated for Summer 2021. Canopy Park is located at the site of the former South Shore Hospital which the developers recently demolished.

“Canopy Park will be a gateway for the City of Miami Beach, a destination for visitors, and an everyday amenity for residents, so we’ve taken the time to assemble a team of design, art and planning visionaries who have led some of the most transformational projects in the world,” said David Martin, President of Terra. “The end result will be an active park and design experience that rivals public spaces in the world’s greatest cities.”

“World class cities and neighborhoods are defined by their public spaces, and Miami Beach is home to some of the most desirable parks and open spaces anywhere,” said City of Miami Beach Mayor Dan Gelber. “Our City’s newest public green space, Canopy Park, will quickly become a welcomed amenity for nearby residents and a favorite gathering spot for our entire community.”

The development team has enlisted an ensemble of artists, designers and architects who will bring the park to life, including architects Bernardo Fort-Brescia & Raymond Fort of Arquitectonica; landscape architect Laurinda Spear of ArquitectonicaGEO; design advisors Daniel Vasini of West 8, Anda Andrei of Anda Andrei Design, and Michael Gabellini and Kim Sheppard of Gabellini Sheppard Associates; and art advisor Lisa Austin.

A major design component of Canopy Park will feature a “natural play” playground by Danish design firm MONSTRUM, which is famous for creating artistic and architectural playscapes around the world. Standout elements of the playground will include a giant butterfly, a mangrove forest and a caterpillar slide enabling children to jump, climb, balance, and express their inner imaginations.

The Miami Beach Canopy pedestrian bridge, subtitled Walking Under, Along, and On the Colors: work in-situ by Daniel Buren, will complete the Miami Beach Baywalk, creating a safe and seamless connection running from Southpointe Park north to the Lincoln Road District and east to the beachfront. The Canopy will become an instant icon for Miami Beach and a beloved work of public art that guides pedestrians along a rainbow of colorful shadows. Completion of the Miami Beach Canopy pedestrian bridge is anticipated for 2022.

Plans for Canopy Park also include an array of sustainability and resiliency features, including habitat restoration, vegetation, biodiversity, native plant communities, irrigation, water conservation and rainwater management. The park will also serve as an educational resource to inform and inspire the public about resilience and sustainability efforts being made by the city.

One Thousand Museum Residences by Zaha Hadid Architects Hits Over $100 Million Of Sales In 2020

One Thousand Museum, Miami's newest ultra-luxury condominium by the late Pritzker Prize-winning Zaha Hadid, has announced over $100 million in sales year-to-date. The building is defying market conditions, outpacing competitors across the city and on track for a record-setting year.

One Thousand Museum, Miami's newest ultra-luxury condominium by the late Pritzker Prize-winning Zaha Hadid, has announced over $100 million in sales year-to-date. The building is defying market conditions, outpacing competitors across the city and on track for a record-setting year. The 62-story One Thousand Museum was developed by Louis Birdman, Gilberto Bomeny, Gregg Covin and Kevin Venger and designed by Zaha Hadid Architects.

“We are thrilled that One Thousand Museum’s desirability continues to be recognized across the country, especially as now, more than ever, people are reevaluating where and how they live,” said Louis Birdman, co-developer of One Thousand Museum. “In addition to the flurry of interest from states impacted by the SALT tax, we’re seeing many of our new residents express priority over elements that only South Florida can offer, such as ocean views and access, ease of living, estate-style condos and competitive pricing.”

South Florida’s housing market has proven to be resilient, with ONE Sotheby’s Q2 Market Report forecasting sustained interest and activity into the latter half of the year due to pent-up demand and the migration of homeowners and companies relocating for tax and lifestyle benefits. These factors, coupled with the building’s unique attributes, striking design, privacy and security, single-family-sized floorplans and five-star amenities and services, are driving this unprecedented demand.

This sales milestone is accompanied by the release of the final collection of developer inventory priced from $4.95 to $20 million. Turn-key residences are currently on the market by leading designers and furnishing houses, including MORADA-Haute Furniture Boutique, Roche Bobois, Artefacto and Luxury Living Group. A duplex residence by BB Italia will come to market this fall 2020.

One Thousand Museum officially debuted August 2019 as one of the country’s most anticipated condominiums, with its striking exoskeleton instrumental to becoming the most iconic and identifiable tower in Downtown Miami. The building’s luxe lifestyle and exclusive amenities are among its most desirable attractions including a private rooftop helipad, making it Miami’s only residential building accessible via its own private airport. One Thousand Museum is also the first residential building in the world to partner with Forbes Travel Guide to create a hospitality-focused experience for residents and their guests on par with the finest hotel in the world.

Additional amenities include a Sky Lounge for dining and private events; an on-premise bank vault; nearby private Beach Club, Museum Beach; access to a house car service, 1KM wellness center featuring state-of-the-art equipment by Techno-Gym, a Spa with relaxation pods and private treatment rooms for spa services and the Aquatic Center featuring an indoor lap-pool at the 61st Floor.

ONE Sotheby’s International Realty Development Division is the exclusive listing agency for One Thousand Museum.

PROFILE Exclusive: New Age of Branded Residences With Gil Dezer, The Developer Behind Iconic Luxury Collaborations

Just before the COVID-19 shutdown, PROFILEmiami had the opportunity to meet Gil Dezer, CEO of Dezer Development, at the Residences by Armani/Casa grand opening party in Sunny Isles Beach. The building, which was developed in partnership with Related Group, was unveiled in full Miami-style with the grandeur you would expect from the two development firms.

Just before the COVID-19 shutdown, PROFILEmiami had the opportunity to meet Gil Dezer, CEO of Dezer Development, at the Residences by Armani/Casa grand opening party in Sunny Isles Beach. The building, which was developed in partnership with Related Group, was unveiled in full Miami-style with the grandeur you would expect from the two development firms: an Armani Summer Collection Fashion Show and a live concert by Mr. 305 himself, Pitbull.

The developers worked with fashion icon Giorgio Armani, architect Cesar Pelli and landscape architecture firm Enzo Enea to design the project. It is the first Armani-branded building in the U.S and joins the ranks of luxury fashion collaborations like Fendi Chateau. We were able to catch up with Gil during the shutdown to get inside the mind of the developer whose firm has a long history of building residences branded with leading luxury, automotive, and fashion brands. If the grand opening of Armani/Casa says anything about brand standards, then we can’t wait to see what Dezer has in store next for Miami.

PROFILE: Where did the idea to do branded, luxury condo buildings come from?

Gil Dezer: In 2001, we secured a licensing deal with the Trump Organization to build branded buildings with the Trump brand on it. That is when we realized putting a brand on a building is much more powerful than simply giving it a name.

PROFILE: Branded residences command anywhere from 20-35% of a premium against comparable non-branded product. What kind of premium did Porsche/Armani command during pre-sale and have they retained their value for re-sale?

GD: Our goal when using a brand is not to try and maximize the value per square foot, but to enjoy a faster sellout in comparison to our competitors. Our closest competitor sold 100 less units than us in the same time period.

PROFILE: What are some of the differences between working with a car brand such as Porsche and a fashion brand such as Armani?

GD: Each brand has their own motivation for building a branded tower, and each has a slightly different process. Porsche Design wanted the car to be “present” in the building, so we [used] a lot of leathers and woods and black chrome, as you would find in the automobiles. Meanwhile, Armani has a lifestyle aesthetic which is translated in the common areas as well as the furniture line that Armani/Casa manufactures.

PROFILE: What were some challenges during the design phase while working with a brand that has never lent its name to residential real estate?

GD: There was a lot of education from both sides. From the side of Armani, they taught us the history of the brand, design philosophy, reasons for certain aesthetics and the overall look. The two brands [Armani and Porsche] are completely distinctive in their styles, so it was great to be able to learn from each one.

PROFILE: Does using a brand help mitigate unforeseen risks such as seasonal/cyclical changes in the market?

GD: Absolutely. The main differentiator between having a brand on a building is the attention it receives in comparison to the neighboring properties. This proved to be true even during Covid-19. We still receive an extraordinary amount of attention to our buildings.

PROFILE: How are the last several units in Armani moving?

GD: The market has slowed during COVID-19, but we are proud to report that there have been six new sales during this time. Four of them took place in the last month.

PROFILE: Cost control and specification analysis is also critical in a brand-forward environment, when design, service and security charges can be easily driven up. Are your design costs higher when collaborating with a high-end brand and how did you manage that process?

GD: Costs are absolutely higher. For starters, the construction specifications for these buildings are above and beyond. In Trump International Hotel, we have floor-to-ceiling glass, private elevators, expensive kitchens and baths with automatic toilets that make the units more expensive to build. But the real cost difference appears in the lobbies and common areas; Armani/Casa has almost 40,000-square-feet of common areas with high-end finishes and furnishings by Armani. That’s where the competitors beat me. They make more money because no one has even gone as crazy as we did on the finishes. However, the overall product blows away anything else on the market, and we are sure of that.

PROFILE: Did lenders look at the project any more or less favorably taking into consideration the brand association? Will they in the future after you paid off your loan so quickly for Armani?

GD: I have been doing branded buildings since my partnership with the Trump Organization in 2001. Some said I was the first developer to do this – I certainly was in South Florida. By the time we get lenders involved in the process, we have usually experienced a high volume of pre-sales which is what lenders are looking for, along with the strength of the developer.

PROFILE: What did you need to keep in mind when choosing the right operator to provide that high-touch level of service?

GD: After many years in Miami, I noticed there was not a management company that offered lifestyle services at a hotel service level with food and beverage management. My company also owns and runs hotels, so we have experience in top quality management. We simply opened up a division of our hotel group to start managing condominiums. That allowed us to build restaurants in the buildings that are not open to the public.

PROFILE: What signature features will Armani Residences be remembered for like Porsche is for its car elevator?

GD: This lobbies and common areas are simply amazing. Second to none.

PROFILE: Market differentiation is one advantage of using a well-established brand, especially if you are trying to hit new price records. What is the next goal or milestone you would like to set for Dezer Development?

GD: We have several waterfront lots and amazing sites around Miami. We have a lot of great things coming up – stay tuned.

Global real estate firm Time Equities, Inc. (TEI) has officially launched leasing at CasaMara, a mixed-use, resort-style development located in the heart of the El Cid neighborhood and the Antique Row District in West Palm Beach, Florida. The project features a total of six low-rise buildings made up of 300 class-A apartments, a 16,000-square-foot clubhouse, as well as an additional 16,000 square feet of retail shops called The Plaza at CasaMara, all of which will spread out over 10 acres of land.

Construction is well underway at 3111 South Dixie Highway and is slated to deliver completed homes in three phases. The first 100 units along with the clubhouse, which houses many of the amenities offered at CasaMara, will be completed by early fall 2020. The following two phases will be completed in winter 2020 and spring 2021, respectively.

MSA Architects are responsible for both the site planning and the distinct Spanish-Eclectic style architecture of the development. ID and Design International designed clean, stylish home interiors with modern finishes such as bright kitchens, large balconies, smart home features, and full-size washers and dryers. Kitchens have been furnished to have white quartz countertops, white subway tiles backsplashes, and stainless-steel Samsung appliances. Other home features include oversized showers and windows, elevators in buildings, access-controlled building systems, and best-in-class acoustics designed with noise reduction.

Units range from studios to three-bedrooms, with pricing starting at $1,726. Lincoln Property Company, the second-largest multifamily management company, is handling CasaMara’s leasing and marketing.

“We currently have over 700 prospective renters on our VIP list thus far, and we are very excited about the incredible interest we’re seeing in the project,” said Stefane Spano of Lincoln. “This development offers an unmatched amenities package for the marketplace and is located in an exceptional, convenient area that is minutes away from Downtown West Palm Beach.”

CasaMara’s amenities, also designed by ID and Design International, were created to give tenants a luxury lifestyle experience. These include a resort-style pool with private cabanas, a pool pavilion building with grilling stations and a 60-foot water wall, a Jacuzzi with therapeutic jets, a co-working lounge with private offices and complimentary WiFi, a state-of-the-art fitness center, a bark park, a game room with billiards and Wii Stations, a club room with art lounge and fireplace, dining facilities for private parties. There is also a full suite of children’s amenities including a kids pool, an air-conditioned playroom, and an outdoor playground.

“CasaMara presents an opportunity for residents to have everything at their fingertips – resort-style amenities, shops, and restaurants, all steps from their front door,” said Robert Singer, Director of Development at Time Equities. “We are offering an all-inclusive, unparalleled living experience in an area that continues to evolve with exciting cultural additions and modern retail and office complexes.”

The Plaza will provide an inviting environment for the community and shoppers alike with its on-street parking, wide sidewalks with shade trees, lush landscaping, outdoor seating, and a corner park with fountains. Avison Young will be handling the retail leasing and marketing for The Plaza, which is set to open in spring 2021.

CasaMara is conveniently located approximately 1.5 miles south of Downtown West Palm Beach and offers easy access to I-95, Palm Beach International Airport, and all the other splendors Palm Beach and Palm Beach County has to offer.
