A new level of luxury is coming to Miami Beach’s Sunset Harbour district in the form of AP House. The boutique hospitality experience created by the Swiss luxury watch brand Audemars Piguet has leased 11,841 square feet at Eighteen Sunset – the landmark mixed-use project designed by DOMO Architecture + Design, which will also be home to the only Class A+ office product currently under construction on Miami Beach. It is slated to deliver late this year, with AP House projected to open in 2024. Just two office spaces on the fourth and fifth floors remain for lease.

Once complete, AP House will be an innovative residential salon concept made for intimate browsing, socializing and entertaining amongst existing and potential Audemars Piguet clients. This will be the 16th AP House location, following the recent opening of one in Los Angeles, adding to a portfolio of 14 others in major cities around the globe such as Bangkok, Barcelona, Hong Kong, London, Madrid, Milan, Munich, New York City, Shanghai, St. Barth’s, Tel Aviv, Tokyo and Zurich.

“The influx of best-in-class businesses and high net worth residents in Miami and Miami Beach has created a burst of demand for premium brand experiences,” said Bradley Colmer, Founder of Deco Capital. “Audemars Piguet’s arrival, in its most exclusive form, signifies Miami Beach’s evolution as a first-rate international destination and home for global luxury, brimming with five-star offerings.”

The AP House experience will begin on the ground-floor of Eighteen Sunset, where guests will enter into the brand’s exclusive lobby and take a private elevator to the top floor where they’ll be met with breathtaking views of Biscayne Bay and Downtown Miami via floor-to-ceiling windows and incredible wrap around balconies.

AP House joins a list of blue-chip tenants at Eighteen Sunset, including Pretium, a specialized investment management firm occupying 11,591 square feet on the fourth floor; a multi-billion dollar, publicly traded Canadian firm that signed an almost 20,000 square foot lease for the entire the third floor; and Uchiko, a restaurant concept by award-winning Hai Hospitality group, that will occupy approximately 6,000 square feet on the ground floor.

“Eighteen Sunset stands in a league of its own on Miami Beach and in the Greater Miami area. FIRST ON PROFILE: West Palm Beach will soon welcome its first branded luxury real estate development to one of Florida’s fastest growing metropolitan cities. Terra, one of South Florida’s most active real estate development firms, and the Palm Beach-based Morrison family’s Sympatico Real Estate, have unveiled plans for Mr. C Hotel & Residences in West Palm Beach, Florida.

West Palm Beach will soon welcome its first branded luxury real estate development to one of Florida’s fastest growing metropolitan cities. Terra, one of South Florida’s most active real estate development firms, and the Palm Beach-based Morrison family’s Sympatico Real Estate, have unveiled plans for Mr. C Hotel & Residences in West Palm Beach, Florida.

Located at 320 Lakeview Avenue, in the heart of Downtown West Palm Beach along South Dixie Highway, the 25-story condominium hotel will include 110 rooms alongside 146 branded residences priced from $2 million and up. The development’s standout features will include a signature Bellini restaurant and lounge and an exceptional rooftop pool deck showcasing unobstructed views of Palm Beach and the Atlantic Ocean. Construction of the project is slated to begin in early 2024 and wrap up in 2026.

Mr. C Hotel & Residences West Palm Beach marks Terra’s first development in the Palm Beach County market and the third South Florida property for the Mr. C luxury hospitality and residential brand, founded by brothers Ignazio and Maggio Cipriani. The project will follow the success of the brand’s two successful Miami properties: the Mr. C Miami Coconut Grove hotel, and the sold-out Mr. C Residences in Coconut Grove, which is also being developed by Terra and is nearing delivery later this year.

Terra and Sympatico have tapped Douglas Elliman to lead sales and marketing for the development’s condominium component. Residences will include one- to four-bedroom units measuring between 830 and 2200 square feet in size. Owners on select floors will also have the option of entering their units in the property’s hotel rental program. Sales are anticipated to launch in November.

“Downtown West Palm Beach is emerging as one of South Florida’s most exciting, fastest growing neighborhoods,” said David Martin, CEO of Terra. “We’re seeing great demand from buyers seeking highly curated residences with exceptional resort amenities. The Mr. C brand is synonymous with glamorous modern living combined with a unique level of service, design, and sophisticated dining and social spaces. We’ve had strong sales at our Mr. C Residences project in Coconut Grove, and we’re excited to be partnering once again with Ignazio and Maggio for our firm’s first development in West Palm Beach.”

Members of the fourth generation of the Cipriani family, internationally renowned for restaurants, landmark event spaces, lounges, and residences, Ignazio and Maggio Cipriani conceptualized a hospitality and residential brand that would bring the best of Old World and modern luxury together for today’s most sophisticated clientele. In June 2011 the first Mr. C hotel was born in Beverly Hills, California, setting a new era in timeless yet contemporary hospitality. It was followed by hotels in New York City, with Mr. C Seaport, and Miami, with Mr. C Miami Coconut Grove. The company’s residential portfolio includes Mr. C Residences now underway in Coconut Grove and Jumeirah.

“Mr. C represents a modern interpretation of old-world sensibilities, and my brother and I are very proud to add this exciting new location to our expanding brand. We are happy to align our vision once-again with Terra whose partnership and professionalism we value very much and add a new relationship with Sympatico whose reputation is well known in the South Florida market,” said Ignazio Cipriani, Co-Owner of Mr. C Hotels.

Award-winning firm Arquitectonica will lead the architectural design for Mr. C Hotel & Residences West Palm Beach, with the property’s lush landscaping designed by Landscape Design Workshop. Meyer Davis will curate the project’s interiors and amenity spaces in collaboration with Ignazio and Maggio Cipriani to include signature design cues from the brand.

Resident amenities will include a fitness center and spa, yoga studio, co-working lounge center, dog run, Bocce court, and a resort-style pool deck with cabanas, a children's playground, and a barbecue area. Hotel amenities will include a Bellini café and restaurant, ballroom, lounge room, Niche library, along with a rooftop pool, lounge and jacuzzi area with fully serviced cabanas.

Among Terra’s portfolio of luxury developments underway across South Florida are Five Park, an iconic 48-story luxury condominium rising at the entrance to Miami Beach; the two-tower Mr. C Residences Coconut Grove, which is nearing completion later this year; The WELL Bay Harbor Islands, a wellness-focused mixed-use property with 54 luxury residences and 100,000 square feet of class A office space; Villa Miami, a luxury condominium tower in Miami’s Edgewater district being developed in partnership with One Thousand Group; and the Grand Hyatt Miami Beach convention center hotel in Miami Beach.

Groot Hospitality and Tao Group Hospitality Set To Open Ken Fulk-Designed 'Casadonna' On The Biscayne Bay Waterfront in Edgewater

Casadonna, a first-of-its-kind partnership between Groot Hospitality and Tao Group Hospitality, is set to open its doors in Miami’s Edgewater neighborhood alongside Biscayne Bay on October 26. The ultra-luxurious Ken Fulk-designed waterfront destination spans 20,000 square feet across indoor, outdoor and bar seating.

Casadonna, a first-of-its-kind partnership between Groot Hospitality and Tao Group Hospitality, is set to open its doors in Miami’s Edgewater neighborhood alongside Biscayne Bay on October 26. The ultra-luxurious Ken Fulk-designed waterfront destination spans 20,000 square feet across indoor, outdoor and bar seating, matching a sophisticated, storied atmosphere and an expansive, inventive menu designed around coastal Italian cuisine.

Accommodating up to 366 patrons, Casadonna’s Riviera-style Italian cooking takes center stage as the gentle teal of Biscayne Bay, and Miami Beach’s iconic skyline, shimmers in the backdrop. The menu features the freshest local and imported-from-Italy ingredients, with signature dishes including Crispy Young Artichoke, Royal Dorade Aqua Pazza, Bistecca Fiorentina, and a selection of handmade pastas including Campanelle Bolognese, and more. Recipes are based on classic culinary techniques found in seaside towns such as Naples, Taormina, Bari, Positano and Gaeta, yet each is presented in a contemporary and global fashion. A comprehensive crudo bar including Langoustine Ceviche, Tuna Carpaccio and Caviar elevates the aperitivo offering in tandem with traditional antipasti starters. Bespoke cocktails and an extensively curated wine cellar complete the spirit of seaside dolce vita.

“Casadonna is unlike anything we’ve ever done before,” says David Grutman, Founderof Groot Hospitality. “In partnering with Tao, I cannot wait to see our synergies take hold and for our guests to experience the unique magic we’ve created. From the fresh Italian menu to its unbeatable waterfront views, we see Casadonna bringing something new to Miami dining–and we know it will be unforgettable.”

“This is our first foray into the Miami market,” says Noah Tepperberg, Co-CEO of Tao Group Hospitality. “It’s an honor to be in such an important landmark within the city, and it’s exciting to have partnered with Groot Hospitality on this venture. David and his team know Miami deeply, and with our combined strengths, I have no doubt Casadonna is going to become an instant classic.”

Located in a waterfront landmark building that houses the Miami Women’s Club, Casadonna’s name pays homage to the restaurant’s site. The moniker’s compound elements–“casa” and “donna”– translate from Italian to English as “home” and “woman.” While the Miami Women’s Club was founded in 1900–making it one of the oldest formal organizations in the city–the current Mediterranean-revival structure opened in 1926, and was added to the U.S. National Register of Historic Places in 1974. The Miami Women’s Club has been instrumental in supporting educational programs and promoting community stewardship in and around the Magic City. Its members have also helped with state-shaping policy and activism. Among their most notable achievements: The Miami Women’s Club took a prominent role in the founding of the State Federation Royal Palm Park. The Royal Palm would evolve and be absorbed into none other than what is now Everglades National Park.

“We delved deep into the history of Miami architecture and this building, and we landed on a shared vision that added the grandeur of nearby Vizcaya and the exotic allure of the Long Bar at Raffles in Singapore,” says designer Ken Fulk. “We then inserted modern luxuries and really leaned into a slow reveal of spaces, which is a hallmark of the Groot and Tao experiences.”

Spearheaded by Fulk in collaboration with Groot Hospitality and Tao Group Hospitality, Casadonna’s visual realization provides a highly transportive experience. A double-height Courtyard Bar welcomes guests–this stands in the building’s original atrium. Lush flora and a retractable roof give the space the feeling of a grand secret garden, replete with arched windows, open sky exposure and a second story arcade. As guests move further into the restaurant, with Biscayne Bay coming into view, a number of distinct chambers unfold, from The Garden Dining Room, which is designed to feel like a classic, plaster-finished conservatory, to the Loggia Dining Room, which boasts parquet wood floors, a coffered ceiling, detailed millwork, custom blown-glass chandeliers and breathtaking views of the Bay through the building’s original windows. The experience concludes at the Ocean Bar, which is composed of intimate lounges and al fresco dining areas that span the length of the bay-facing terrace. As guests move through this progression of rooms, the seductive waterfront views become more and more pronounced.

Casadonna will be open for dinner on Thursday, October 26th and for weekend brunch beginning on Saturday, November 11th 2023.
