In a significant stride towards expanding quality residential options in Orlando, Royal Palm Companies led by Dan Kodsi and the Mattoni Group proudly announce the securing of an $86 million construction financing loan and the launch of Tuscany Village, a sprawling 420-unit multifamily complex set to enhance the Sanford area.
Strategically located at the southwest corner of State Road 46 and Upsala Road, Tuscany Village is poised to become a cornerstone community within Sanford, spanning 21 acres with seven four-story buildings. With construction slated to commence in the coming weeks and phased completion expected by 2026, the project is primed to transform the local residential landscape.
The acquisition of the development site at 4201 West First Street in June for $12.7 million laid the foundation for this ambitious venture. Financing for Tuscany Village has been secured through a partnership with City National Bank and Abanca USA, contributing $68 million in loans, and Origin Investments, providing $18 million in preferred equity. Notably, these financial arrangements feature floating interest rates without a rate cap, reflecting confidence in the project despite current economic uncertainties.

More than just a development project, Tuscany Village represents a future home for hundreds of families and individuals, meticulously designed to foster a vibrant and connected community. How much does pet rent cost in Florida in 2024?
As pet ownership continues to rise globally, so does the demand for pet-friendly rental accommodations. Are you considering moving to the Sunshine State with your furry friend in tow? If so, you might be wondering about the extra costs associated with renting a pet-friendly apartment or house.
As pet ownership continues to rise globally, so does the demand for pet-friendly rental accommodations. Are you considering moving to the Sunshine State with your furry friend in tow? If so, you might be wondering about the extra costs associated with renting a pet-friendly apartment or house. As of 2024, pet rent remains a topic of interest for many prospective renters in Florida. Let's delve into the details and explore how much pet rent costs in the state this year.
Understanding Pet Rent
First things first, what exactly is pet rent? Pet rent is an additional monthly fee charged by landlords or property management companies to tenants who own pets. This fee is in addition to the base rent and is intended to cover any potential damages or extra maintenance costs associated with allowing pets on the premises.
Factors Affecting Pet Rent
Several factors influence the cost of pet rent. Additionally, in competitive rental markets where pet-friendly housing is scarce, landlords may charge higher pet rent to capitalize on the demand. Here are some key factors that play a role:
Location: The location of the rental property within Florida is a significant determinant of pet rent. Urban areas and popular neighborhoods tend to have higher demand for pet-friendly housing, which can drive up pet rent prices. Cities like Miami, Orlando, and Tampa typically command higher pet rents compared to rural areas.
Property Type: The type of rental property also affects pet rent. Apartment complexes, condominiums, and single-family homes may have different pet rent structures. For instance, apartment buildings with amenities such as dog parks or pet spas may charge higher pet rents to cover the cost of maintaining these facilities.
Size and Type of Pet: Landlords often consider the size and breed of the pet when determining pet rent. Larger dogs or breeds perceived as more aggressive may be subject to higher pet rents due to potential concerns about property damage or liability. Additionally, some landlords may impose restrictions on certain breeds or limit the number of pets allowed per unit.
Local Regulations: Municipal or county ordinances can influence the legality and extent of pet-related fees, including pet rent. While Florida state law does not specifically regulate pet rent, local jurisdictions may have their own regulations governing pet-related fees. Renters should familiarize themselves with local ordinances and ensure that any pet-related charges comply with applicable laws.
Market Demand: Market demand for pet-friendly housing can also impact pet rent prices. In areas with limited pet-friendly options and high demand from pet-owning renters, landlords may be able to command higher pet rents. Conversely, in areas with abundant pet-friendly housing options, landlords may offer competitive pet rent rates to attract tenants.
Property Amenities: The amenities offered by the rental property can influence pet rent. Properties with pet-friendly amenities such as fenced-in yards, pet washing stations, or nearby pet-friendly parks may justify higher pet rents due to the added value these amenities provide to pet-owning tenants.
Average Pet Rent in Florida
As of 2024, the average pet rent in Florida typically ranges from $20 to $50 per month per pet. However, it's essential to note that this is just an average, and actual costs can vary significantly based on the factors mentioned above.
In cities like Miami, Orlando, and Tampa, where rental markets are competitive and pet-friendly accommodations are in demand, pet rents tend to be on the higher end of the spectrum. Conversely, in smaller towns or rural areas, pet rents may be lower due to less demand for pet-friendly housing.
Tips for Renters with Pets
If you're a pet owner searching for a rental property in Florida, here are some tips to help you navigate the process:
Start Early: Begin your search well in advance to find pet-friendly options that suit your needs and budget.
Read the Lease Carefully: Make sure to thoroughly review the lease agreement, including any clauses related to pets, pet deposits, and pet rent.
Be Honest About Your Pet: Provide accurate information about your pet to the landlord or property manager, including size, breed, and temperament.
Negotiate if Possible: If you find a property you love but feel the pet rent is too high, consider negotiating with the landlord to see if they're willing to lower the fee.
Consider Pet-Friendly Communities: Look for rental communities or complexes that cater specifically to pet owners, as they may offer amenities and policies more conducive to pet-friendly living.
Pet Insurance in Florida
Amid discussions about pet rent, it's essential to touch on the significance of pet insurance in Florida. Pet insurance helps offset the costs of unexpected veterinary bills in case your furry companion falls ill or gets injured. In Florida, where weather conditions can pose unique risks to pets, such as hurricanes or heat-related illnesses, having pet insurance can provide peace of mind to pet owners. From routine check-ups to emergency surgeries, pet insurance ensures that your pet receives the necessary medical care without causing financial strain.
Conclusion
Pet rent is a common practice in the rental market, aimed at offsetting the potential risks and costs associated with allowing pets on the property. While the cost of pet rent in 2024 can vary depending on various factors, pet owners can take proactive steps to negotiate favorable terms with their landlords. By understanding the factors influencing pet rent and advocating for their furry companions, pet owners can find suitable and affordable housing options that accommodate their entire family.

The construction milestone comes amidst South Florida’s recent business and wealth migration trend which has driven steady pre-sales to the tower, now nearly sold-out. In 2022, Una’s two upper tri-level penthouses sold for $17.75 million each – a price point which still stands today as the highest recorded condominium sale in Miami’s Brickell submarket. Una’s amenities will also extend beyond the property, as residents will receive exclusive membership to the Grand Bay Club on the beachfront of Miami’s Key Biscayne.

“Miami has emerged as one of the most dynamic cities for business, culture and living in the United States, with the Brickell financial district serving as a critical anchor to its continued prosperity”
Emerging from the One Brickell complex, at the gateway of Brickell Avenue and the Miami River, Viceroy Brickell brings a higher level of global culture, style, and hospitality experience to Miami’s most exciting community. In addition to ample shopping, entertainment and culinary options, Brickell’s proximity to public transit has also made it one of the state’s most walkable communities, with easy access to the Metromover, the Underline, and a network of pedestrian and cycling paths. This has led to the area being recognized as one of the best places to live in Miami.
"The Brickell neighborhood is among South Florida’s most well-known and desirable destinations, distilling the very best our region has to offer into a vibrant, cosmopolitan live-work-play community,” said Nick Perez, President of Related Group’s condominium development division. “At Related Group, we've been privileged to witness and contribute to this community’s prominence firsthand. Through the launch of Viceroy Brickell, we extend our commitment to the neighborhood and celebrate our alignment with Viceroy, a brand that embodies elevated experiences, and spaces.”
Viceroy Brickell places residents at the epicenter of commerce and culture, located minutes from MICHELIN-starred restaurants, world-class museums, luxury shopping, five-star hotels and one of the country’s most prosperous job markets — all in the heart of One Brickell’s vibrant, exhilarating neighborhood.
“Miami has emerged as one of the most dynamic cities for business, culture and living in the United States, with the Brickell financial district serving as a critical anchor to its continued prosperity,” said Robert Vahradian, Partner and Head of US Investments for GTIS. “With national and international corporations continuing to open offices in or around greater Downtown, together with world-class shopping and dining in the area, we are incredibly bullish on the near and long-term demand for top-tier, class-A projects like Viceroy Brickell.”
Set in a 45-story glass tower overlooking the glittering Brickell skyline, the Miami River and Biscayne Bay, Viceroy Brickell will offer a collection of 420 residences - including studios, one- and two-bedroom homes - ranging from 485 square feet to 1,286 square feet. The property will also feature two full levels of marquee penthouses and 56 city flats fronting S.E. 5th Street with a first-row view of Brickell’s vibrant urban lifestyle.
As the property’s interior designer, Meyer Davis looked to translate the impeccably chic design sensibility of the Viceroy brand into a fully realized lifestyle offering, with high-tech and high-touch residential spaces complimented by luxurious hotel-grade amenities. The lobby has been designed as a sophisticated destination space that is usable throughout the day with ample natural light, white terrazzo tile, warm oak wood walls and tropically influenced murals. This palette offers subtle Art Deco and Mid-Century references, keeping with the property’s prime Brickell location. The ground floor F&B space feels plush and eclectic, featuring a bronze mirror-clad bar offering espresso by day and martinis by night. Design for the residences focuses on conveying both the warmth and restraint of Miami’s modern aesthetic with clean, intuitive layouts that embody a sense of privacy, relaxation and retreat.
Viceroy Brickell is also home to 37,000 square feet of meticulously curated amenities and robust list of resident services – all managed by the Viceroy Hotel and Residences hospitality team. Among these offerings is an expansive 14th level amenity deck with a heated pool, outdoor spa, poolside cabanas, summer kitchen, pool-side café, bocce court and pristinely landscaped outdoor lounge. The first-class fitness center offers a cardio theater overlooking Miami’s dynamic skyline, along with saunas and custom treatment rooms.
Residents will also have access to One Brickell’s lushly landscaped promenade along the Miami River and a private, resident-only marina. Topping it off, the on-site property offerings are further enhanced through complimentary memberships to the Gran Bay Club in nearby Key Biscayne.
Indoor amenities include a multi-sport simulator studio; resident club room with full-service bar, billiards, humidors and multimedia facilities; wine cellar and tasting room; and private cinema. And — true to Related Group’s ongoing commitment to the arts — a permanent installation of curated, museum-quality contemporary artwork from the Jorge M. Pérez Collection.
“As we continue to refine and reposition the Viceroy brand, we remain committed to pursuing projects that are distinct and special,” said Mark Keiser, President of Viceroy. “Collaborating with Related Group and GTIS Partners on Viceroy Brickell enables us to expand on our future, which will focus on bringing people closer to the stories, places and lifestyle that make our world unique.”

Melo Group has topped out Aria Reserve’s Arquitectonica-designed South Tower at 62 stories. The widely anticipated dual tower project in Edgewater, Miami, is the latest entry by the Melo Group into the high-end luxury market. Both towers are now officially expected to be fully completed in a record-breaking three-year timeframe since groundbreaking. The south tower is close to being sold out with over 95% of sales and the north tower is at 85% percent to this day. A few weeks ago, the developer announced it was lowering the deposit requirement to 20% due to the project’s success.
“We are very proud of this important milestone as we head into our target timeline of completion while we deliver great quality and continue to bring sustainable development to Edgewater. Aria Reserve is the continuation of the success of our Aria brand, which is our luxury label, and we have long term plans for the future of it.” commented Martin Melo, Co-Principal, The Melo Group.
Aria Reserve is a luxury condominium development underway by the Melo Group in Miami’s Edgewater neighborhood consisting of two 62-story towers situated on five acres of waterfront land at 700 NE 24th. Street along Biscayne Bay. The development will mark the tallest waterfront dual residential towers in the United States. Slated for completion in 2025, Aria Reserve will feature 383 residences, over two-acres of exceptional open-air amenities, breathtaking architecture, and an enviable bayfront location that boasts direct unobstructed views of Biscayne Bay, the Atlantic Ocean, and the Miami Beach skyline. Aria Reserve’s was designed by internationally acclaimed architect Bernardo Fort-Brescia of Arquitectonica, with interiors by MORADA Haute-Furniture Boutique, and landscaping by ArquitectonicaGEO.
“Aria Reserve is the only development of this magnitude on Miami’s waterfront that is delivering in the next year. As the pioneer developer of Edgewater, it took us years to delicately assemble five acres of land that will now be one of the most marvelous landmarks in Miami’s waterfront skyline, with easy access to Miami Beach, downtown and Brickell and mayor highways.” Added Carlos Melo, Co-Principal, The Melo Group.
The project includes two acres of recreational space and open-air amenities. Aria Reserve offers tennis courts, paddleball, a semi-Olympic lap pool, a minigolf and pickleball, an ultramodern gym, and a half-basketball court. The amenities at Aria Reserve will also include one of the few waterfront restaurants in Miami, access to the Bay Walk, and a private dog park. In addition, there will be gardens, pools, a spa, a wine cellar, and internal and external social areas.
On the ground floor along 23rd Street, Melo Group is developing a public park with open green space that will connect to the Miami Bay walk, providing direct access to the 5-mile-long pedestrian and bicycle-friendly waterfront walkway which runs along Biscayne Bay from Edgewater, around Brickell Key, and all the way to Brickell Bay Drive in Brickell. Situated along the bayfront just north of Downtown Miami, nestled between the Venetian and Julia Tuttle Causeways – the two main arteries connecting the City of Miami and Miami Beach – Edgewater has fast-emerged as the epicenter of the new Miami. The surrounding neighborhoods of Downtown’s Arts and Entertainment District, Miami Design District, Wynwood Arts District, Midtown Miami, and Miami Beach put residents within blocks of dozens of luxury retail shops, high-end restaurants and world-class arts and culture venues.
Melo Group has been one of the most prolific development firms in Greater Downtown Miami with a portfolio of more than 8,000 residential units completed.
