Miami Worldcenter Associates has sold Miami Worldcenter’s 27-acre retail and entertainment district to a venture comprised of affiliates of the Falcone Group, ROK Acquisitions, Andrew Mirmelli, The Davis Companies (Davis) and Jamestown for $210 million. The district features 300,000 square feet of retail, dining and entertainment businesses, approximately 2,000 parking spaces, and 100,000 square feet of parks and plazas. Miami Worldcenter, a $6 billion mixed-use development, is one of the largest in the U.S. and has activated Downtown Miami with global retail and dining brands, residential towers, hotel options, and new public spaces. Under the new ownership structure, Falcone Group will serve as General Partner responsible for day-to-day operations, joined by ROK Acquisitions and Andrew Mirmelli, with Davis and Jamestown serving as Limited Partners.
Miami Worldcenter’s journey began two decades ago with the assemblage of more than 30 parcels in Miami’s Park West neighborhood and in 2011 the current Miami Worldcenter Associates partnership was formed with Falcone Group, Nitin Motwani and CIM Group. Miami Worldcenter Associates has led the project’s construction in tandem with best-in-class developers from across the country. Along the way, Miami Worldcenter has catalyzed the revitalization of Downtown Miami, with billions in private sector investment pouring into the surrounding district and more than 100,000 residents now calling the neighborhood home.
The following properties are included in the transaction:
Block H Garage – 644 NE 2nd Avenue (922 parking spaces)
Block H Retail – 652 NE 2nd Avenue
Block F West – 725 NE 1st Avenue (including the Apple store at 100 NE 8th Street)

“The coming to life of Miami Worldcenter has been a two-decade journey that began with the belief that Downtown Miami was poised to become a true global destination. What was once a stretch of vacant lots is now a vibrant, walkable neighborhood that reflects the energy, diversity, and ambition of our city. When CIM Group joined the partnership it provided momentum, enabling the team to realize our shared vision for Miami Worldcenter, and as the new owners, we’re committed to sustaining the property’s success well into the future,” said Falcone Group CEO and Miami Worldcenter Associates Founding Partner Art Falcone.
“When CIM Group team members first visited the Miami Worldcenter development site, it was collection of overgrown dirt plots and underutilized structures—but it was clear that this was a premier location with potential for a thoughtfully designed mixed-use development,” said Shaul Kuba, Co-Founder and Principal, CIM Group. “CIM Group joined Art Falcone and Nitin Motwani in a shared vision to create a dynamic, game-changing destination that has been realized as Miami Worldcenter.
The Davis Companies’ involvement reflects a shared conviction in Miami Worldcenter’s strong foundation, long-term potential, and next phase of growth. By combining continuity of vision with additional institutional capital, strategic oversight, and operational discipline, the partnership is well positioned to build on the project’s early success and thoughtfully execute the next phase of leasing, activation, and customer experience initiatives that will further elevate both performance and placemaking.
Davis, a Boston-based investment, development and real estate fund management company that is celebrating its 50th anniversary in 2026, is making this investment in Miami Worldcenter as the firm expands its portfolio of transformational projects turning underused underutilized space into vibrant mixed-use destinations.
“Miami Worldcenter is recognized nationally for its evolution from parking lots, low rise industrial buildings and undeveloped space to an entirely new district within a city, creating endless opportunities for residents to live, shop and socialize all in one neighborhood,” said Jerry Murphy, Managing Director of Investments at Davis. “This partnership with Falcone and Jamestown will unlock new potential for the site’s retail components as it enters its next chapter. Davis is thrilled to expand our South Florida portfolio and to be part of a project redefining the urban landscape in the vibrant and dynamic Downtown Miami area.”
Home to an array of shopping, dining, entertainment options set alongside thousands of residences and hotel rooms, Miami Worldcenter is a master-planned development which features 300,000 square feet of retail, $100 million in privately built infrastructure, 100,000 square feet of public space, a $5 million collection of public artworks, and more than 16 residential and hospitality towers – many of which are already completed or underway.
“More than a master-planned development, Miami Worldcenter is a true city within a city that has transformed Downtown Miami with top retail brands and food and beverage operators from around the world. Bringing it all together is an amazing network of public spaces that are bringing our community together every day. This would not have been possible without the foresight of Falcone Group and CIM Group, which understood the potential for this neighborhood long before anyone else,” said longtime Miami Worldcenter Associates Managing Partner Nitin Motwani.
The first phase of retail development was completed and opened in early 2025 and is now home to an array of global brands – including a flagship Apple store, Sephora, Lululemon, Ray-Ban, Lucid Motors, Free People, Savage X Fenty, Posman Books, HŸP Sneakers & Streetwear, Timeluxe, Openbank by Santander, SkinSpirit, Blo Blow Dry Bar, and Club Studio.
Miami Worldcenter’s food and beverage offerings include Maple & Ash, Eight Bar, Sixty Vines, Earls Kitchen + Bar, Sweet Paris Crêperie & Café, and Starbucks, and local favorites including Serafina, and Go Greek Yogurt. Entertainment destinations include Lucky Strike Bowling and the immersive Museum of Ice Cream.
Supporting Miami Worldcenter’s retail tenants are several residential towers which bring a built-in population that have been developed by notable owners such as of Related Group, Naftali Group, Witkoff, Adam Neumann’s Flow, Merrimac Ventures, Aria Development Group, Lalezarian Properties, Falcone Group, Abbhi Captial, and Lynd Group. On the hospitality front, the citizenM Miami Worldcenter hotel is now open, with additional hotel concepts set to debut in future phases.
Complementing these commercial and residential offerings is convenient access to rail, road, and pedestrian connections, with Miami Worldcenter standing as South Florida’s premier transit-oriented development. Located adjacent to Brightline’s MiamiCentral Station – a high-speed rail hub linking Downtown Miami to major cities across Florida – the development is also seamlessly connected to Tri-Rail, Metrorail, Metromover, and the Brickell/Biscayne trolley systems, ensuring effortless regional mobility.

Robert Rivani, commercial real estate and hospitality visionary and Founder of RIVANI, has that the company has sold the waterfront restaurant space currently leased to acclaimed restaurant Amara at Paraiso by Michael Schwartz for $19.8 million.
“As one of my first hospitality acquisitions in South Florida, this property set the tone for what was possible,” said Rivani. “The space is one of Miami’s most beautiful waterfront assets and will always hold deep meaning for me. With this milestone, my focus is on creating the next generation of lifestyle experiences that will continue to elevate the city’s hospitality and office landscape.”
Completed in 2018, the two-story 12,316-square-foot space sits at 3101 N.E. 7th Avenue in Miami’s vibrant Edgewater district and is home to Amara at Paraiso, the celebrated Latin American restaurant from The Genuine Hospitality Group led by James Beard Award-winning chef and restaurateur Michael Schwartz. Rivani purchased the property in 2021 for $12.1 million. The indoor-outdoor waterfront venue features a main dining room and bar with seating for 150, floor-to-ceiling windows with sweeping Biscayne Bay views, and deck seating for 70 guests directly on the water. The property’s central location offers excellent connectivity to all major submarkets in eastern Miami via Biscayne Boulevard, Interstate-195, the MacArthur Causeway, Interstate-95, Interstate-295 and the Dolphin Expressway.
JLL Capital Markets Senior Managing Director Alex Sharrin, Director Jeffrey Cicurel and Analyst Noel O’Donnell represented RIVANI in the transaction.

Robert Rivani, commercial real estate and hospitality visionary and President of RIVANI (formerly Black Lion), has acquired the storied Lincoln Theatre building at 551 Lincoln for $37 million–a property famously anchored by H&M. Following the momentum of the announcement that Playboy will relocate their global headquarters to the penthouse at RIVANI’s flagship project at 1691 Michigan Avenue, this latest acquisition further solidifies Rivani’s footprint on Miami Beach and signals a bold new chapter for the city’s most iconic pedestrian promenade.
“This is one of the most iconic properties on Lincoln Road and has the potential to reignite the area as the cultural heartbeat of the city,” said Rivani. “Our continued investment in Miami Beach is a strategic commitment to its long-term future, and 551 Lincoln is a cornerstone of our vision to make Lincoln Road great again.”
Secured at well below market value, the historically designated 1935 Art Deco property spans 35,240-square feet and is currently 98% leased to a premier tenant roster, including H&M, Swatch, Chilli Beans, and Tapelia Spanish Cuisine. H&M occupies approximately 84% of the building, operating its flagship Miami Beach store, while Swatch recently completed a full renovation and reopened in July of this year.
The property has received nine prestigious awards across global, national, state, county, and local levels, including the highly coveted ULI Visionary Project of the Year Award. Swire Properties Sells Brickell City Centre Retail and Parking Components to Simon Property Group For $512 Million
In a significant real estate transaction for Miami’s urban core, Swire Properties Inc. has finalized the sale of its interest in the retail and parking components of Brickell City Centre to Simon Property Group for approximately $512 million.
In a significant real estate transaction for Miami’s urban core, Swire Properties Inc. has finalized the sale of its interest in the retail and parking components of Brickell City Centre to Simon Property Group for approximately $512 million. The deal marks the conclusion of a decade-long partnership between the two firms and further consolidates Simon’s presence in one of Miami’s most high-profile mixed-use developments.
Prior to this acquisition, Simon, one of the world’s largest real estate investment trusts focused on premier shopping, dining, and mixed-use destinations, held a 25% stake in the retail component of Brickell City Centre. Swire Properties, the original developer of the project, retained a 75% interest in the retail and full ownership of the parking facilities. With the completion of this transaction, Simon now assumes full ownership and management responsibilities for both the retail and parking at the development.
Completed in 2016, Brickell City Centre has become a defining element of Miami’s evolving skyline and urban experience. The project spans approximately five million square feet and includes a 500,000-square-foot open-air retail center, designed with its signature Climate Ribbon—an architectural canopy that provides shade, enhances airflow, and collects rainwater, contributing to the center’s sustainability features.
The retail center stretches across three city blocks and offers four levels of shopping, dining, and entertainment, anchored by Saks Fifth Avenue and home to more than 90 retail stores, including Apple, Chanel Fragrance & Beauty Boutique, Nike, Coach, Zara, and Richard Mille. Dining and entertainment options range from Casa Tua Cucina and Motek to CMX’s luxury cinema and PuttShack, reinforcing Brickell City Centre’s position as a premier lifestyle destination.
Swire Properties described the divestment as part of its ongoing capital recycling strategy, which focuses on reallocating resources into new growth opportunities. Proceeds from the sale will support the company’s HK$100 billion global investment plan announced in 2022, with HK$20 billion allocated specifically for residential development projects such as The Residences at Mandarin Oriental, Miami. That project has already surpassed $1 billion in contract sales, with more than 50% of South Tower units sold.
Simon has indicated that it will retain as many members of Brickell City Centre’s existing operations team as possible to ensure a seamless transition. The acquisition consolidates Simon’s position within Miami’s growing retail and mixed-use market, adding another high-profile asset to its portfolio at a time when the Brickell district continues to attract global attention as a center for finance, technology, and luxury development.

Chef Raheem Sealey, known for his influential roles at KYU and Drinking Pig, in partnership with Forward Hospitality Group, have successfully opened Shiso—an Asian Smokehouse that uniquely fuses Caribbean influences, Japanese precision, and wood-fired BBQ techniques.
Drawing on his roots from St. Croix and refined training at Le Cordon Bleu in Miami, Chef Sealey has created a menu that celebrates global flavors with innovative twists. The dishes, crafted for sharing, have quickly become a favorite among locals and visitors alike. Standout offerings such as the “Shiso Chicken Please”—a Cornish hen presented both smoked and fried with a distinctive white BBQ sauce—and the inventive Oxtail Gunkan, which layers smoked BBQ oxtail with pickle relish, rice, and a house-made oxtail ‘ju-su’ wrapped in nori, are a testament to the chef’s passion and culinary mastery.
Shiso’s physical space marries raw urban energy and refined elegance in its contemporary design. The venue, located at 239 NW 28th Street, offers an environment where exposed concrete beams adorned with graffiti art contrast with an illuminated quartz stone bar and polished weathered brick corridors. Inside, serpentine banquettes and expansive views of Miami’s horizon invite guests to linger and savor the dynamic atmosphere.
The restaurant’s impact is further extended by its striking 6,500-square-foot rooftop area. This vibrant space features a 35-seat racetrack-shaped bar with a retractable roof and semi-private dining cabanas, all set amidst a 2,000-square-foot green garden teeming with palm trees. This outdoor setting has quickly become a hotspot for those seeking a unique blend of culinary excellence and social engagement.
Inside Shiso, the dining experience goes beyond food. An open-kitchen layout infuses the space with culinary theater, where chandeliers illuminate dining areas framed by local murals and exposed brick. A 15-seat Chef’s Counter offers guests an exclusive, interactive Omakase experience, further enhanced by the expertise of Miami-based mixologist James MacInnes, who leads a world-class bar program emphasizing both craft and spectacle.
The venue is equally noted for its artistic elements. From a captivating street art mural that guides guests toward the rooftop, to a Harajuku-inspired bathroom featuring bold anime art, every detail reflects Wynwood’s creative spirit. Additionally, an origami-inspired entrance crowned with a sculptural wooden paper crane sets the stage for what has become a landmark destination blending food, culture, and art.
Now open Tuesday through Sunday from 5 PM to close, Shiso has quickly become more than just another restaurant—it is a dynamic hub where Miami’s culinary innovation meets the creative energy of Wynwood. The venue invites diners to connect, explore, and celebrate an integrated experience where tradition and innovation coexist. With its bustling indoor dining space and extensive rooftop area, Shiso is set to remain a centerpiece in Miami’s vibrant dining scene.

Black Lion Investment Group, led by Robert Rivani, has sold one of their trophy assets in Miami Beach’s highly sought after South of Fifth neighborhood for $28.2 million to Texas-based investor River Oaks Properties, led by its President Adam Frank. Purchased in 2022 for $11.5 million, Black Lion strategically acquired the location at 200 South Pointe Drive and within weeks signed a 15-year lease to bring in CATCH, one of the most renowned dining destinations in the country. The transaction marks the highest value attributed to a freestanding restaurant property in Florida’s history, showcasing the demand for irreplaceable assets in Miami’s exclusive South of Fifth neighborhood.

CATCH has elevated the city’s dining scene, and we are grateful to their team for placing their trust in us and our property,” said Rivani. “This deal underscores the resilience and growth potential of the restaurant industry in the South Florida market.”
CATCH first opened its doors in New York City's Meatpacking District in 2011. Its Miami outpost, which debuted last summer, offers an impressive 23,000-square feet of space. The restaurant showcases a mix of indoor dining and an outdoor rooftop space, designed by Rockwell Group.

Rivani recently cemented his bullish run on Miami by purchasing a 160,000-square foot office building at 1691 Michigan Ave in April 2024. Coined ‘The Rivani’, the hospitality visionary plans to transform the office building into a Class X space showcasing features you would find at an exclusive 5-star hotel including a concierge, spa, meditation room, fitness center, salon, cafe, and a Japanese restaurant and speakeasy.
“Miami continues to solidify its status as a world-class, thriving city and we are proud to play a part in its evolution,” said Rivani. “We are excited to soon unveil an incredible lineup of tenants who will be joining ‘The Rivani’ this year.”

The design embraces biophilic principles, creating a seamless connection between the interior and the lush green surroundings, which is particularly inspired by Miami’s diverse and multicultural landscape.
Accessibility is a core focus of the new space, featuring universal design principles to accommodate all customers. The layout includes varied table and seating heights to facilitate product exploration, spacious access routes for wheelchair users, and assistive listening technology for customers who use hearing aids.
Furthermore, the Miami store introduces the first dedicated Apple Pickup area in the city, streamlining the process for customers who prefer to shop online and collect their orders in-store.
To celebrate its grand opening on January 24 at 10 a.m., Apple Miami Worldcenter will host a lineup of special programs. Customized sessions of Today at Apple will highlight the store's unique environment and sustainable design, along with special Made for Business events facilitated by local entrepreneurs. Visitors will have the opportunity to engage with Apple’s rich ecosystem of products, featuring the latest iPhone 16, iPad, MacBook Pro, and more.
The store's team, comprising over 150 Apple specialists, is dedicated to providing exceptional support and education to customers, helping them navigate Apple's innovative features and tools.

Ground-breaking new restaurants, retail brands, and hospitality venues—including a citizenM hotel and a Lucid Motors showroom—are already part of the vibrant landscape.
With the Miami Worldcenter Apple Store, the development promises not just to bolster the local economy but also enrich community ties through technology and innovation. As Miami continues to evolve as a tech hub, Apple’s presence aligns perfectly with the city’s vision for growth and sustainability.
