Carbonell Penthouse on Brickell Key Sells for Full Asking Price of $2.75 Million

Penthouse 3703 at Carbonell has sold for the full asking price of $2.75 million on Brickell Key. The unit is 3 bedrooms, 3.5 bathrooms over 2,951 SF and another 1,750 SF of outdoor terrace space. It features 24 foot ceilings on the first floor and 12 foot ceilings on the second floor, Swarovski crystal wall paper, indoor/ outdoor surround sound system, 3 terraces, jacuzzi and views of Biscayne Bay and the Atlantic Ocean. David Siddons of EWM Intenational was the listing agent. The unit had las sold for $1.25 million in 2006.

The last remaining penthouse atop Porsche Design Tower has closed for $25 million. The south penthouse was listed at $32.5 million and starts on the 56th floor. The four-level residence features parking for 11 cars including a showroom and two private garages. It also features tons of outdoor space including a rooftop pool, marble bathrooms, glass elevator, gourmet kitchen, and stunning views of Sunny Isles, Aventura, Miami Beach, etc.

Verzasca Group's Le Jardin Residences and Pearl House On Bay Harbor Island Top Off at 75% Sold

Two Verzasca Group boutique projects on Bay Harbor Islands, Le Jardin Residences and Pearl House, have topped-off.  The buildings are 75% sold and feature 45 luxury residential condominium units. Le Jardin includes 30-units while Pearl House features 15. Prices start in the $500,000s for a Two Bedroom plus Den in Le Jardin Residences where residences come in Two Bedroom + Den and Three Bedroom layouts ranging from 1,385 SF to 2,235 SF. Pearl House comes in 2, 3 and 4 bedroom layouts. Units feature oversized balconies, smart-home technology ready, exotic stone bathrooms, kitchens with WOLF, Sub-Zero appliances, ITALKRAFT cabinetry, and floor-to-ceiling glass. Amenities include a rooftop swimming pool, valet parking, Tesla compatible electric vehicle charging stations, state-of-the-art gym, private storage for each residence, and private tropically landscaped garden. Delivery is expected summer 2017.

Verzasca group is led by Darius Kasparaitis, a former NHL and Olympic hockey player who played for the New York Rangers and Pittsburgh Penguins, amongst others. His NHL career spanned from 1992 to 2007. He is the President and Co-Founder of the Verzasca Group and has overseen 10 million SF of property development with projects throughout South Florida, the European Union, and Russia.

PARAMOUNT Miami Worldcenter Unveils Penthouse Collection Featuring 26 Exclusive Residences

PARAMOUNT Miami Worldcenter has released renderings of their guest suite collection. There are 30 suites in all and they are for exclusive use by PARAMOUNT Miami Worldcenter owners. Suites range from studio, one-bedroom and two-bedroom layouts with sizes ranging from 530 SF to 1,200 SF. The accommodations can be used for visiting friends and relatives and helps enhance residents standard of living when guests come to town. PARAMOUNT Miami Worldcenter is now over 60% sold with over $300 million in sales. The 513 luxury-condo residential tower is expected to be delivered Q1 2019. PARAMOUNT Miami Worldcenter is being developed by Dan Kodsi with Art Falcone and Nitin Motwani. PARAMOUNT Miami Worldcenter is the luxury residential condo tower that is part of the larger Miami Worldcenter initiative that includes a high-street retail concept with shopping, dining, entertainment, office space, a Marriott Marquis Miami Worldcenter Hotel & Expo Center, apartment rentals, amongst others.

Auberge Beach Residences and Spa in Fort Lauderdale Now 90% Sold In North Tower

Auberge Beach Residences and Spa Fort Lauderdale is near sellout with the North Tower
now 90% sold. The South Tower is 50% sold in the two tower luxury beachfront development on Fort Lauderdale Beach by The Related Group and Fortune International Group. They reported $54 million in sales over the last 45 days. 

Auberge Beach Residences and Spa features 171 condos which feature spacious oceanfront terraces with private pools, floor-to-ceiling glass, private elevators, gourmet kitchens. Units range from $1.5 million to $9 million. The building was designed by Nichols Brosch Wurst Wolfe & Associates. Five-star amenities include a world-class fitness center and full-service spa, multiple oceanfront swimming pools, beach club, golf simulator, a Michelin Star rated restaurant and a stunning interior by Meyer Davis. Both Hall-of-Fame Dolphins Quarterback Dan Marino and Related Group CEO Jorge Pérez have purchased residences at the property. Auberge Beach Residence and Spa's South Tower made news last year with a Fort Lauderdale record $8.9 million sale as the city's most expensive condo residence sale.

PROFILEmiami had the exclusive opportunity to sit down with Eric Fordin, VP of Related Group & Wendy Marks Pine, the Sales Director of HYDE Resort and Residences as well as at HYDE Beach House. Related Group has been one of the major driving forces behind development on the strip, find out how they are continuing to shake up the Hollywood and Hallandale Beach markets with their HYDE brand condo resort developments.

PM: Why did Related choose Hollywood? What made it an attractive location for HYDE?

EF:  We believe in the Hollywood/Hallandale Area.  It’s proximity to Ft. Lauderdale, Bal Harbour, Miami Beach and Downtown Miami makes this locale as the epicenter for what’s hot in South Florida. That in itself is what drew us to the HYDE Brand.

WM: There is incredible demand for the area. People want to be here. HYDE Resort was very successful and now we have HYDE Beach House across the street under construction and already over 70% sold. Hollywood has been popular for both residents and tourists alike.

PM: Why did Related choose to go with the HYDE brand?

EF: We view HYDE as a young, cool and stylish brand that exudes luxury and style while having fun at the same time.

WM: sbe is a great partner on a number of projects with Related Group and has done an amazing job with HYDE Resort and Residences. HYDE is truly a full-service, high-end resort brand which is evident throughout the property.

PM: What has the development meant to the Hollywood cities and markets? 

EF: We love this area!  Four of our Executives live/have second homes in this area.  We believe and hope that the attention from these projects cast a favorable light on this amazingly Beautiful City.

WM: It has been great for the city of Hollywood. HYDE has everything that a high-end resort would offer including a beach club, a full service spa, multiple swimming pools, Terrazas Restaurant, a coffee shop/ bakery and so much more.

PM: There has been much development in Hollywood over the past few years. Why just now is there an uptick in interest?

EF: We have always believed in the Hollywood/Hallandale Area.  The ability to conjure up land has become more difficult over the years, but that being said the Hyde projects marks our 9th and 10th project on this short stretch of the barrier island.

PM: What else does Related Group have in-store for Hollywood? 

EF: We are working on a number of Amazing projects which we hope to unveil soon.

WM: HYDE Beach House is across the street on the Intracoastal Waterway and sales are strong. The building will have 77 condos and 265 resort condominiums. Units are available for purchase with prices starting from $700,000.

Miami Top Major U.S. City in 2016 For International Immigration

The Miami Metropolitan area was the top major U.S. city market in 2016 for international immigration. The year-over-year growth for the area was 1.1%. Miami is also reportedly the number one U.S. city for foreign born working professionals and those holding college degrees. This influx of immigration has helped bring equilibrium to a market that many thought may have been overdeveloped. This has led to rising housing prices, rising rents, low vacancy rates and rising record employment numbers.

The Four Seasons Surf Club Condominium & Hotel Resort celebrated their grand opening last week of their iconic new beachfront property. The Surf Club has been an integral part of the cultural history of Miami Beach since its inception as a private social club in the 1930's. Since ground breaking in March 2014, The building features a 77 room hotel and 150 residences across 3 glass towers, 2 of which are residential and 1 hotel. Construction Update: Panorama Tower Passes Four Seasons Miami, Becomes Tallest Building in Florida

Panorama Tower from Tibor Hollo's Florida East Coast Realty has passed The Four Seasons Miami as the tallest building in both Miami and in the state of Florida. Construction has passed the 85th floor. Top-off will be around 843 feet, 868 with the antenna. The Four Seasons Miami is 789 feet. Construction costs for Panorama Tower are expected to be around $800 million and it will have a total gross floor area around 2,600,000. The building includes 821 residential apartment units, a 208-room Hyatt Centric hotel, resort style pool deck, a pet daycare, wine room, private dining room, three movie theaters, electric car-charging stations, 50,000 square feet of high-end retail space, and 100,000 square feet of office/ medical space. Panorama Tower was designed by Moshe Cosicher and the interior design concept is by Zyscovich Architects.

The Penthouses at 1 Hotel & Homes South Beach had a strong quarter during Q1 of 2017, post $14.5 million in sales with four total sales. Among the sales was a 2 bedroom, 1,800 SF unit to tennis star Eugenie Bouchard. Other units included the 3,278 SF Penthouse 1717 which sold for $6.975 million, the 1,907 SF Penthouse 1606 which sold for $4 million, and the 1,965 SF Penthouse 1621 sold for $3.5 million.
