Developers of The St. Regis Residences, Sunny Isles Beach, Miami, Complete Landmark Foundation Pour As South Tower Prepares To Go Vertical

Fortune International Group and Château Group, developers of The St. Regis Residences, Sunny Isles Beach, Miami, have reached a significant construction milestone with the South Tower’s mat foundation pour, advancing the ultra-luxury oceanfront development at 18801 Collins Avenue into its next phase.

The positive collaboration with Coastal Construction is one of several over the years between the development team and the acclaimed General Contractor.

Over a continuous three-day operation, the pour involved approximately 10,000 cubic yards of concrete, creating the structural foundation for the 170-residence South Tower – one of two 62-story towers that will each rise 750 feet above the Atlantic Ocean. With the foundation now in place, the South Tower will transition to vertical construction this year, while preparations continue for the project’s second and final phase: the 150-residence North Tower, which is scheduled to break ground in early Q4.

By the Numbers:

  • 10,000 cubic yards of concrete for the South Tower mat foundation, poured continuously over three days (July 24 - 26)

  • Approximately 4 million pounds of reinforcing steel (rebar)

  • 1,100 concrete truck deliveries

  • 500 construction workers involved in the three-day operation

  • 6 boom pumps working simultaneously for more than 30 hours

  • 150-foot by 135-foot mat foundation footprint

  • 13-foot-thick reinforced concrete mat foundation

  • 435 linear feet of direct Atlantic Ocean frontage – the longest stretch of ocean frontage of any luxury residential development currently under construction in South Florida

“Every major project reaches a point where years of planning, engineering and construction begin to take visible shape,” said Edgardo Defortuna, CEO of Fortune International Group. “Completing the foundation is one of those moments. It represents an extraordinary amount of work below the surface and marks the beginning of the next chapter as the South Tower starts to rise."

“For our residents, this milestone is especially meaningful because they will now begin to see the building emerge,” said Manuel Grosskopf, CEO of Château Group. “Construction is entering a highly visible phase, and we’re excited to see the vision continue taking shape as we move toward delivery. Each step brings us closer to delivering not just a building, but a home our residents will be proud of for generations.”

“South Florida continues to see tremendous demand for luxury waterfront residences, and we’re honored that developers continue to trust Coastal Construction with some of the region’s most complex projects,” said Tom Murphy, Coastal Construction Co-CEO.

Designed by Arquitectonica, The St. Regis Residences, Sunny Isles Beach, Miami will feature 435 linear feet of Atlantic Ocean frontage. Residents will enjoy more than 70,000 square feet of indoor and outdoor amenities, including two public-facing restaurants, a full-floor private spa, indoor and outdoor pools, a fitness and wellness center, a private residents’ club, children’s programming, and the signature St. Regis Butler Service.

Conceived as a private oceanfront residential resort, the development combines the hallmark hospitality of the St. Regis brand with an expansive amenity program designed for everyday living. The South Tower remains on track and on pace, hitting every major construction benchmark as the project moves steadily toward vertical construction and, ultimately, delivery.

Remaining residences start at approximately $5 million.

Developers of The St Regis Residences, Sunny Isles Beach, Miami, Secure $113.75 Million Development Loan With City National Bank For North Tower

Fortune International Group and Château Group, developers of The St. Regis Residences, Sunny Isles Beach, Miami, have announced the closing of a $113.75 million land loan for the North Tower with City National Bank of Florida.

Fortune International Group and Château Group, developers of The St. Regis Residences, Sunny Isles Beach, Miami, have announced the closing of a $113.75 million land loan for the North Tower with City National Bank of Florida.

The financing, arranged through Berkadia Miami, will support the project’s next phase, with the North Tower slated to break ground this summer as construction of the nearly sold-out South Tower progresses. The transaction underscores continued institutional confidence in the branded oceanfront development and its position within South Florida’s super-prime residential market.

“Today’s achievement represents another important step forward in the continued execution of our vision for The St. Regis Residences, Sunny Isles Beach, Miami” said Edgardo Defortuna, CEO of Fortune International Group. “We’ve seen strong alignment from both buyers and capital partners, and this milestone continues to propel the project into its next phase.”

“Momentum across the development has been consistent from the outset,” said Manuel Grosskopf, CEO of Château Group. “With the South Tower nearing sell-out and construction well underway, the North Tower builds on that foundation as we continue to deliver a project that resonates with today’s ultra-luxury buyer.”

“Our work with Fortune International Group spans many years, and this transaction brings together that history and our relationship with the Grosskopfs of Château Group,” said Jorge Gonzalez, Vice Chairman and CEO of City National Bank. “We appreciate the alignment and professionalism both organizations bring to projects of this nature.”

“We welcome the opportunity to begin working with Château Group through this financing,” said Christian Sundblad, Executive Vice President and Chief Wholesale Officer of City National Bank. “Their perspective and alignment with this project give us optimism as we establish a new relationship.”

Berkadia Miami Managing Director Scott Wadler and Director Michael Basinski, along with Senior Managing Director Mitch Sinberg and Managing Directors Matt Robbins and Brad Williamson, arranged the loan.

“Sunny Isles Beach has emerged as one of the most coveted addresses in the world, and the Sponsors have long understood this market's trajectory having acquired the site more than a decade ago,” said Wadler. “In today's capital markets environment, pre-development financing for a site and tower of this scale requires a sponsor team with an impeccable track record and the credibility to inspire lender confidence. Fortune International and Château Group bring both.”

Together, the two-tower enclave represents one of the most significant new residential offerings along Sunny Isles Beach, featuring approximately 435 linear feet of direct Atlantic frontage – the most of any residential enclave currently rising in the region – and more than 70,000 square feet of integrated amenities, including two signature restaurants, a full-service spa, resort-style pools, and a comprehensive wellness and lifestyle program.

The South Tower, scheduled for completion in 2028, comprises 170 residences, while the North Tower includes 150. Designed by Arquitectonica and built under the supervision of Coastal Construction, the development pairs a bold architectural profile with a hospitality-driven residential model anchored by St. Regis.

Remaining residences are priced from approximately $5 million. The on-site oceanside sales gallery is located at 18801 Collins Avenue, Sunny Isles Beach.

Fortune International Group and Château Group Reveal Full-Floor Oceanfront Spa for Residents at The St. Regis Residences, Sunny Isles Beach, Miami

Fortune International Group and Château Group, the award-winning joint developers of The St. Regis Residences, Sunny Isles Beach, Miami - have revealed a first look at the full-floor spa; a signature wellness space, designed solely for residents and crafted to cater to the exacting standards of the global ultra-high-end buyer.

Fortune International Group and Château Group, the award-winning joint developers of The St. Regis Residences, Sunny Isles Beach, Miami - have revealed a first look at the full-floor oceanfront spa; a signature wellness space, designed solely for residents and crafted to cater to the exacting standards of the global ultra-high-end buyer.

The spa occupies the entire fifth floor within the property’s 70,000-square-foot amenity suite – conceived as a sanctuary where owners can fully reset and recharge. Overlooking the Atlantic, the venue blends Mediterranean-inspired materials, including travertine, marble, and brushed bronze accents, with lush, tropical plantings – including olive trees – that bring nature indoors while offering complete privacy.

The unveiling comes as Miami further establishes itself as a global wellness destination, with increasing focus on longevity and holistic living – an evolution reflected in residential design along the coastline, led in part by Sunny Isles Beach.

“This spa represents the pinnacle of experiential design in a residential context,” said Ana Cristina Defortuna, Executive Vice President of Fortune International Group and one of the project’s lead visionaries. “I’ve been fortunate to experience some of the world’s most exceptional spas, and what has stayed with me is how differently each culture approaches wellness. Bringing those perspectives together allowed us to curate a space that reflects the very best of global wellness, thoughtfully adapted for life in Sunny Isles Beach. Today, the most sophisticated spas are no longer just about relaxation – they are centered around longevity, restoration, and overall quality of life. In a world that moves so quickly, it was essential to make this spa a meaningful part of everyday living, not just an occasional indulgence.”

“We approached the design of the spa as something truly timeless, informed by the legacy of the St. Regis brand and the oceanfront setting of this special venue,” said Patricia Anastassiadis, revered São Paulo-based interior architect and founder of Anastassiadis. “From the very first step inside, the intention was to let the outside world gently fall away. We imagined arrival not as an entrance, but as a quiet exhale – a moment where the senses soften and time begins to slow. Inspired in part by the enduring, stone-forward tranquility of Roman baths, the space is expressed through softened forms, luminous materials, and a palette drawn from sand, stone, and sea. Light moves through the space like the ocean itself, creating an atmosphere that feels both serene and quietly theatrical. Above all, we wanted to create a sense of effortless escape – where Miami’s energy is not silenced, but gently refined into something elevated, intimate, and enduring.”

Both Edgardo Defortuna, CEO of Fortune International Group, and Manuel Grosskopf, CEO of Château Group, were hands-on in overseeing the spa’s design, ensuring that every feature met the expectations of a property of this scale, quality, and exclusivity. Spanning 10,000 square feet, the spa includes treatment rooms for facials and massages, a cold plunge and hot tub, infrared sauna, aromatherapy steam room, relaxation lounges, and a massive terrace overlooking the ocean, as well as premium products from French Secrets De Sothys and Davines. Uniquely, it also offers a full-service salon, barber shop, and nail studio, while a small retail area and champagne-and-tea celebration bar complete the resident experience, allowing every indulgence and personal ritual to be effortlessly attended to within the serene setting.

“I’m very hands-on, and so is our entire team – we collaborate constantly, pushing every detail to its highest level,” continued Ana Cristina Defortuna. “From the moment you step into the spa, our goal is to engage all five senses. Every element – from organic materials and layered lighting to scent and sound – has been intentionally curated to create an experience that is both refined and deeply restorative.”

Designed by Arquitectonica, with interiors by Anastassiadis and landscape architecture by EDSA, The Residences occupy a jaw-dropping 435 linear feet of beachfront – the most oceanfront access of any luxury residential community currently under construction in South Florida. Every element has been conceived to maximize privacy, light, and panoramic Atlantic vistas, creating a seamless connection to the ocean from every vantage point.

The South Tower – now nearing sell-out across its 170 residences – remains on track for completion in late 2028. The North Tower, comprising 150 residences, is slated to break ground this summer and continues to attract strong interest from global buyers, evidenced by a string of top sales over the past three months. Together, the towers are projected to achieve more than $3 billion in total sales, reflecting sustained demand for ultra-luxury, oceanfront residences.

Beyond the spa, the development offers a range of features designed to complement wellbeing and recreation, further reinforcing its position within a market increasingly defined by wellness-forward living. Owners benefit from dedicated butler services and a 24-hour concierge team, ensuring seamless, resort-style access to nearly every comfort and convenience. Standout offerings also include a chic oceanfront fitness center with separate studios for spinning, yoga, and Pilates, three oceanfront pools, and a sixth-floor infinity-edge-style pool facing the Intracoastal – the longest pool of its kind in South Florida.

Complementing this amenity-driven positioning, the developers also announced an official registration in New York earlier this year, expanding direct engagement with brokers and buyers in a key market for the project. Remaining residences start at $5 million, offering an extraordinary chance to join a private, oceanfront enclave defined by architectural distinction, resort-level service, and unmatched amenities.

The on-site oceanside sales gallery is located at 18801 Collins Avenue, Sunny Isles Beach.

Multiplan Real Estate Asset Management Breaks Ground On 57 Ocean In Miami Beach

Multiplan Real Estate Asset Management has broken ground on 57 Ocean, an ultra-high-end, 18-story boutique condominium on Millionaire’s Row in Miami Beach. Designed by Bernardo Fort-Brescia of Arquitectonica with interiors by Brazilian designer Patricia Anastassiadis of Anastassiadis Arquitetos, 57 Ocean is already being singled-out by high-end buyers worldwide.

Multiplan Real Estate Asset Management has broken ground on 57 Ocean, an ultra-high-end, 18-story boutique condominium on Millionaire’s Row in Miami Beach. Designed by Bernardo Fort-Brescia of Arquitectonica with interiors by Brazilian designer Patricia Anastassiadis of Anastassiadis Arquitetos, 57 Ocean is already being singled-out by high-end buyers worldwide for its myriad of holistic wellness amenities and services. Dozens of industry leaders and top-producing broker-associates were in attendance for the April 4 groundbreaking ceremony, which included a champagne toast and an elegant brunch in the project’s $3 million, on-site sales gallery.  The 81-unit 57 Ocean is located at 5775 Collins Avenue and has been likened to a coastal retreat, blending extravagant design with an emphasis on healthy living. Moss & Associates is the general contractor for the project.

“This is a proud moment,” said Marcelo Kingston, Managing Partner, Multiplan Real Estate Asset Management.  “Even before putting shovels in the ground, the response from the market has been tremendous. We see the global interest in our project as being indicative of the demand buyers have…not only for sophisticated oceanfront living, but access to state-of-the-art features that are designed to bolster health and wellbeing. 57 Ocean is a rarity in the marketplace, and savvy, well-heeled consumers recognize that.”

The condominium is the brainchild of Multiplan Real Estate Asset Management’s leader, José Isaac Peres, an internationally recognized Brazilian developer and owner of major residential and commercial real estate holdings. Peres, who was in attendance for the commemoration, has longstanding ties to Miami, being the visionary behind a pair of landmark South Florida projects including the concept of Jade on Brickell Bay and the development of Il Villaggio on Ocean Drive.  During the ceremony, which was temporarily moved inside on account of rain, Peres spoke passionately about his company and its longstanding mantra.

“Multiplan is known for going well beyond expectation,” said Peres.  “We believe in giving people more than what they ask for…and when we say we are going to do something, we do it.  Those are two of our pillars.  Even for today’s groundbreaking event, people wanted to know if we were going to postpone the celebration because of the weather…but despite the clouds, we moved forward.  Again, if we say we are going to do something, we make it happen…and our beautiful ceremony took place as planned.”

“I’m very proud to be involved with Multiplan’s latest project,” said Edgardo Defortuna, CEO of Fortune International Group, parent company of Fortune Development Sales, the project’s exclusive broker.  “They always deliver on what they promise -- and even more.  During the opening party, Dr. Peres said he was going to start construction in April, and that’s exactly what he’s done.  As indicated by early sales, the market has really embraced 57 Ocean.  It’s a testament to the notion that when you have a quality developer producing a great product, the result will be a huge success.”

57 Ocean offers two, three and four-bedroom residences, ranging from 1,200 SF to 3,600+ SF; additionally, there are also two penthouses and two beach houses. The uniquely designed homes will feature expansive terraces, each stretching 12 feet deep with panoramic ocean and city views, glass balustrades, and one-of-a-kind ceilings with wood-like accents. Units will also feature contemporary Italian kitchens and baths by Poliform. Additional highlights within the residences will include marble countertops and backsplashes, 10-foot ceilings, Wolf and Sub-Zero appliances, Italian fixtures, natural stone floors, stone wall tiles in master baths, and private elevator entrances.

Amenities are comprised of a holistic wellness spa and pavilion, complete with a thermal suite (inclusive of a steam room, aromatherapy saunas, and an ice fountain), relaxation and meditation area, and a private spa suite; two expansive infinity pools; third-floor sunset deck; poolside treatment cabanas; a pool bar and social terrace lounge; summer kitchen pavilion with a grill area; a multi-purpose club room with chef’s kitchen for full gastronomic experiences; and a state-of-the-art fitness center with innovative MyIsle training equipment by MyEquilibria and an indoor Technogym fitness center. There will also be a library, children’s activity room, 24-hour concierge, valet and security services, and pool and beachfront concessions and attendants. Residents will additionally have direct access to 220 linear feet of beach and the adjacent, Miami Beach Walk.

Pricing at 57 Ocean ranges from $1.5 million to $31 million with Fortune Development Sales as the exclusive residential brokerage. 57 Ocean is expected to be completed in September 2021.

Tata Harper, organic skincare and natural beauty expert to stars such as Gwyneth Paltrow, Brooke Shields, Emma Watson, and Anne Hathaway, has opened her first ever full-service Florida spa within Edgardo Defortuna's Fortune International Group's Jade Signature; designed by the internationally acclaimed Pritzker Prize-winning Herzog & de Meuron. Amenities at Jade Signature include lush, landscaped grounds by Raymond Jungles Architects, beach access, a beach grill, a lagoon style pool, fitness center, wine cellar, restaurant, library, teens lounge, 24 hour concierge and valet along. The iconic tower, which is slightly turned to allow sunlight on the pool and beach throughout the day, features views of the Atlantic Ocean as well as the Intracoastal Waterway.

“It is an honor to be aligned with Tata Harper and to be opening this one-of-a-kind spa within Jade Signature,” said Edgardo Defortuna, President and CEO of Fortune International Group. “Our residents are accustomed to the very best amenities and services. Tata complements everything we have accomplished with Jade and will truly elevate the oceanfront luxury residential experience to new heights.”

Jade Signature opened in March and was developed by Fortune International Group and created by architecture firm Herzog & de Meuron. With interior designs by Parisian firm PYR, led by Pierre-Yves Rochon, and landscaping by Miami-based architectural firm Raymond Jungles Inc., Tata Harper’s spa brings yet another distinguishing element to the tower, making it one of the most exceptional ultra-high-end properties in the world.

Harper grows many of her ingredients in her anti-aging and paraban-free beauty products on her 1,200-acre farm in Vermont. She initially created her line when her stepfather was diagnosed with cancer in 2005.  On the heels of that challenging time, during which Harper learned more about harmful chemicals being used in self-care products, she set out to create a 100% natural, nontoxic brand.

“Jade Signature is such a natural partner for us to open our very first Tata Harper Spa in Florida,” said Harper. “We created a space that feels coastal casual yet chic with our special Tata Harper touch in every detail.  We believe our clients should never have to compromise between health and results, natural and luxurious, or beauty and intelligence. The space and the treatments available at Jade Signature help bring the all-natural non-toxic luxury experience to life for this exclusive Miami community.”

The Tata Harper Spa at Jade Signature, marked by natural finishes, vibrant wood and green accents, and a glittering hand-cut koi mosaic designed by PYR, is exclusively reserved for residents of the property and their guests. Specialized facial and body treatments include the use of healing jade roller massages and jade stone placements.  There is additionally a sauna, steam room, hammam, relaxation zone, water therapy terrace, and a manicure and pedicure room, as well as products for purchase.

Jade Signature has a limited assemblage of residences remaining among the tower’s most luxurious units. Known as “The Collection,” the portfolio is a compilation of two-story Sky Villas and penthouses, ranging from $14.3 million to $32.9 million. The Sky Villas offer stunning features, such as flow-through views, expansive terraces, private elevators, smart technology, service quarters and PYR-designed bathroom cabinetry. The two full-floor penthouses boast all of these world-class features as well as a private pool, gym and 360-degree views of the Atlantic Ocean, Intracoastal Water and the Miami skyline. Additional offerings include three- to five-bedroom residences, with sizes starting at 3,312 square feet and prices starting at $3.99 million. For more information on purchasing at Jade Signature, contact Fortune International Group at (305) 907-7493, or visit www.jadesignature.com.

Jade Signature is located at 16901 Collins Ave. and features 192 flow-through units. Sales and construction began in 2013. 95%+ of the 192 residences have been purchased by an array of buyers spanning the U.S., Latin America and Europe.
