American Landmark Apartments, one of the nation’s top apartment owners and operators, and BH Group, a Miami-based real estate investment firm, celebrated the groundbreaking of The Current at City Center, a 350-unit apartment community located on the site of Southland Mall in the southern Miami-Dade Town of Cutler Bay.

American Landmark Apartments (“American Landmark”), one of the nation’s top apartment owners and operators, and BH Group, a Miami-based real estate investment firm, celebrated the groundbreaking of The Current at City Center, a 350-unit apartment community located on the site of Southland Mall in the southern Miami-Dade Town of Cutler Bay. The residences mark the beginning of a seven-year, multi-phase, $1.5 billion buildout of the mall into Southplace City Center, a dynamic mixed-use development that will redefine the landscape of southern Miami-Dade County.

Part of a large-scale project that will bring approximately 5,000 market rate apartments and condominium residences, the eight-story Current at City Center will include 24,000 square feet of ground retail and a new parking garage. Presidente Supermarkets, one of the country’s largest Hispanic-owned grocery chains, will occupy the entirety of the building’s ground floor retail and will have a one-of-a-kind design that aligns with the overall vision and strategy of Southplace City Center.

“This groundbreaking is a crucial step in fulfilling our goal of creating a more vibrant and connected community in Cutler Bay and all of southern Miami-Dade County,” said Joe Lubeck, CEO of American Landmark. “As we break ground on The Current at City Center and Southplace City Center as a whole, we envision a focal point for the area where residents have a true live-work-play option that satisfies the growing need for housing, updated retail, communal spaces, casual and high-end dining, and much more. We are thankful for the collaborative efforts of Miami-Dade County and the Town of Cutler Bay as they share their passion for the economic growth and modernization of this area.”

“With The Current at City Center now underway, this groundbreaking marks the beginning of a new era for Miami-Dade County,” added Isaac Toledano, Founder and CEO of BH Group. “This is only the beginning of what will become one of the area’s most transformative developments bringing greater economic opportunity, innovation, and inspiration for what can be accomplished in this exceptional community.”

Located at 20505 S Dixie Hwy, The Current at City Center will deliver modern, upscale residences designed to meet the growing demand for high-quality housing in Miami-Dade County. The new development will feature 350 apartment homes along with a comprehensive array of luxury amenities including a resort-style pool, state-of-the-art fitness center, resident lounge, dog park, and lush outdoor gathering areas.

The transformation of Southland Mall into Southplace City Center will introduce more than 5,000 market rate residential units, 500,000 square feet of retail, dining, and entertainment space, a 60,000-square-foot medical center, a 150-key hotel, and extensive green spaces. The project will be adjacent to Miami-Dade County’s new Bus Rapid Transit (BRT) system, enhancing regional connectivity and accessibility.

Developed by American Landmark in partnership with BH Group, Southplace City Center is expected to generate approximately 3,000 new jobs during construction and $44 million in revenue within its first five years with 2,000 permanent jobs thereafter, reinforcing Culter Bay’s position as a key hub for residential and commercial growth. The 100-acre property will feature a reimagined retail center with direct storefront access, improved parking, and a dedicated community space for events such as concerts and farmers’ markets.

Current major retailers include Macy’s, JCPenney, Regal Cinemas, Florida Technical College, TJ Maxx, Old Navy, DSW, ROSS Dress for Less, LA Fitness, Five Below, Olive Garden, Buffalo Wild Wings, and Applebee’s.

City of Miami Beach, Terra and GFO Investments Hold Groundbreaking For Daniel Buren-Designed Pedestrian Bridge

The City of Miami Beach, in partnership with developers Terra, led by David Martin, and GFO Investments, led by Russell Galbut, have broken ground on the colorful pedestrian bridge that will soon welcome millions of visitors who enter Miami Beach along 5 Street.

The City of Miami Beach, in partnership with developers Terra, led by David Martin, and GFO Investments, led by Russell Galbut, have broken ground on the colorful pedestrian bridge that will soon welcome millions of visitors who enter Miami Beach along 5 Street. Construction for the new Daniel Buren-designed landmark began in January and is expected to be completed by the summer or fall of 2026. The striking piece is being developed as part of a public-private partnership between the city and the Five Park development team. In 2022, Martin and Galbut delivered the Canopy Park to the community under a similar arrangement that paved the way for the adjacent 48-story Arquitectonica-designed condo tower that opened late last year.

“Our new pedestrian bridge isn’t just about aesthetics—it’s about safety, accessibility, and walkability," said Miami Beach Mayor Steven Meiner. "By providing a secure and enjoyable way to cross one of our busiest roadways, we're making Miami Beach safer and more connected.

“This project represents a transformative milestone for Miami Beach, blending world-class public art and practical connectivity to enhance the urban experience,” said Martin, CEO of Terra. “Daniel Buren’s visionary design elevates a simple pedestrian bridge into a work of art, while providing much-needed accessibility and connectivity between some of our city’s most vibrant neighborhoods. We are proud to partner with the City of Miami Beach and GFO Investments to deliver this landmark as part of the Five Park development.”

More than a bridge, the Fifth Street Pedestrian Bridge is the crowning gem that will complete the area's circulation network, linking the South of Fifth and West Avenue neighborhoods. This elevated crossing will connect the city’s popular Beachwalk amenity in South Pointe Park to the coming Baywalk amenity. Once completed, the bridge will enhance bicycle and pedestrian travel for residents and visitors alike.

Buren, an internationally acclaimed French conceptual artist, is celebrated for his work at the Solomon R. Guggenheim Museum in New York City and the Guggenheim Museum Bilbao in Spain as well as his work at the acclaimed international cultural exhibition in Italy, the Venice Biennale. The Miami Beach project is expected to redefine the city’s urban landscape, becoming a signature architectural and artistic achievement.

Known for creating some of the world’s most iconic public art installations — such as the black-and-white marble columns at the Palais Royal in Paris and the vibrant sails of colored glass at the Louis Vuitton Foundation — Buren’s 158-foot enclosed pedestrian bridge will feature a mosaic of vibrant, translucent panels, which transform sunlight into a kaleidoscope of colors, casting dynamic patterns across the walkway and street below.

Designed with accessibility in mind, the bridge will feature elevators and stairs that are thoughtfully integrated into the surrounding landscaping and greenery, ensuring ease of use for all residents and visitors.

Upon completion, the bridge will offer effortless access to Miami Beach’s premier attractions, including world-class dining, luxury retail, wellness centers, arts venues and elevated nightlife experiences, further enhancing the city’s vibrant appeal.

The project was partially funded by a General Obligation Bond approved by City of Miami Beach voters in 2018.

Demolition Begins for Transformative Mixed-Use Development 'The Avenue' on Naples' Prestigious Fifth Avenue

Aprea, led by Andy Penev, announced today that demolition has begun at the future site of The Avenue, a sprawling mixed-use project planned at the gateway to downtown Naples on prestigious 5th Avenue between 5th and 6th Avenues and 9th and 11th Streets.

Aprea, led by Andy Penev, announced today that demolition has begun at the future site of The Avenue, a sprawling mixed-use project planned at the gateway to downtown Naples on prestigious 5th Avenue between 5th and 6th Avenues and 9th and 11th Streets.

East of Four Corners, where U.S. 41 turns east toward Miami between the historic Tin City and the renowned Fifth Avenue shopping district, the 4.3-acre site consists of a number of vacant lots and empty, non-conforming buildings, damaged by Hurricane Ian, including the former home of the iconic St. George & The Dragon restaurant shuttered in 2012.

The demolition signals the beginning of an exciting transformation of the gateway to Naples by blending luxury residences with vibrant retail and hospitality spaces. This mixed-use development will consist of four boutique buildings, featuring 50 bespoke residences alongside 75,000 square feet of premier retail space, all designed to offer a pedestrian-friendly environment reminiscent of charming European streets.

The demolition process will involve a phased approach, beginning with installing a site perimeter fence then structural assessments and deconstruction to ensure materials are sorted for recycling and proper disposal. Envirostruct will utilize modern, low-impact machinery to reduce noise and dust emissions while demolishing the existing structures, aligning with the project’s commitment to environmental responsibility. The timeline for demolition spans the next 90 days, with efforts to minimize any disruption to nearby businesses and residents through scheduled work hours and proactive communication with the community.

Envirostruct has been tasked with removing all existing structures and is working closely with the City to ensure the process adheres to all regulations and minimizes any disruption to the community. The general contractor for vertical construction will be announced in the coming months.

Aprea is committed to fostering strong relationships within the community throughout the construction process. “The start of demolition is the first of many milestones to come. We have every confidence Envirostruct will ensure this process will be smooth, efficient and environmentally responsible, setting the stage for the creation of a world-class destination in the heart of Naples,” Penev added.

Residences at The Avenue, which began sales in January, are thoughtfully designed with two to four bedrooms and are priced from under $3 million to $8 million. Each building will feature distinctive amenities, including pools, state-of-the-art fitness centers, spas, and club rooms tailored for co-working and socializing. Residents will also enjoy five-star, hotel-level services, including concierge assistance with in-home package delivery, grocery and dry-cleaning services, beach service transportation and setup, housekeeping and home-watch coordination, and exclusive beach house vehicles for convenient coastal living.

The Dawn McKenna Group, recently appointed as the exclusive sales and marketing team for The Avenue, brings their unparalleled expertise and global reach to introduce this unique development to discerning buyers.

“The momentum for The Avenue is palatable. We’ve enjoyed an incredible response from interested buyers who recognize that The Avenue is poised to set a new standard for luxury living in Naples,” said Christine Lutz, Director of New Developments for the Dawn McKenna Group. “We are thrilled to witness the project’s first major construction milestone.”

In addition to offering bespoke residences, The Avenue will feature lushly landscaped open-air walkways, elite dining establishments, and high-end shops that reflect the vibrant charm of downtown Naples.

Tenants of Miami’s newest office building can begin their workdays commuting by boat, along Biscayne Bay and enjoy spectacular views from the rooftop overlooking the Magic City’s famed sunsets. One Kane, the newest trophy Class A office building to rise in Miami’s Bay Harbor Islands, is offering a series of first-in-market amenities that include reserved dock slips and a boat valet, private office balconies, in office private dining and a generator capable of fully powering the entire building in the event of an outage. The 126,000-square-foot office building is the brainchild of a joint venture between Taubco, a Miami-based development and property management firm, and national real estate development firm Landau Properties.

Construction of One Kane has commenced following a groundbreaking in late January, and the development team has announced its first lease with renowned restaurant tenant BondST, the iconic New York City restaurant that will return to Miami for the first time since 2009. BondST will occupy nearly 17,000 square feet, including an elegant dining room and vibrant sushi bar, waterside dining terrace and rooftop lounge affording spectacular 360-degree views. At the helm of owner Jonathan Morr, the New York City icon has been a hot spot for over 25 years in the City’s NoHo neighborhood and opened a second location in the sought-after Hudson Yards in 2023.

“I’m thrilled to bring BondST back to Miami,” said Jonathan Morr. “Miami’s energy and synergy with New York make it the perfect place for our next chapter. We’ve been waiting a long time for the right opportunity in Miami, and with One Kane’s waterside location and thoughtfully designed spaces, we have the ability to create something truly special.”

Located at 9551 E Bay Harbor Drive, the development is rising on a prime site situated just steps from the upscale shopping and dining destination Bal Harbour Shops. The elite office property will cater to tenants seeking luxurious and exclusive conveniences including concierge services, bespoke valet attended parking, high security, coveted privacy, terraces from every office and in-office dining. Its location is at the nexus of some of Miami’s most desirable neighborhoods, including Bal Harbour, Indian Creek, Surfside, and Sunny Isles.

“Given the continued residential population growth the surrounding enclaves have experienced as a result of Miami’s business and wealth migration, construction of One Kane will serve pent-up demand for newly built luxury office space close to where executives live,” said Irwin Tauber, Co-Founder and CEO of Taubco. “The fact that our office tenants will be able to walk, drive or dock their boat at their business address is a game-changer for Miami’s world-class office market.”

Taubco and Landau Properties recently secured a $74 million construction loan from national real estate lender 3650 Capital to fund the ground-up construction of the office project that is set to deliver early 2027.

“As we begin construction of One Kane, we’re delighted to secure the iconic New York concept BondST as our anchor restaurant tenant,” said Jonathan Landau, Founder and CEO of New York City-based Landau Properties. “Given the caliber of office space we plan to deliver, we felt it was important to bring an F&B concept that would serve as a dynamic dining destination catering to the high-net-worth executives that will comprise our office tenancy and the surrounding residential neighborhoods.”

The seven-story One Kane is designed by Miami-based architect Luis Revuelta, whose visionary architecture has redefined the Miami skyline for decades. Every office space will boast floor-to-ceiling windows with ample natural light and terraces that provide private outdoor space with breathtaking views of Biscayne Bay, the Atlantic Ocean and Indian Creek Waterway. The office building will also boast storm-resilient features, including impact glass, concrete structure, a floodgate-fortified parking garage and natural gas generator to power the full building. General contractor Civic Construction oversees construction.

The Cushman & Wakefield brokerage team of Brian Gale, Andrew Trench, Ryan Holtzman and Edward Quinon is leading office leasing efforts. With a total of 75,000 square feet of leasable office space, the property offers luxury offices ranging from 2,000 to 18,000 square feet. According to Cushman & Wakefield’s latest office market report, Miami’s office market continues to benefit from strong market fundamentals and high employment, with the average asking rate increasing 10.7% year-over-year fueled by heightened demand for more high-end office space.

“Given Miami’s rise as the top business destination in the US thanks to its lifestyle offerings, favorable tax climate and 365-day outdoor living, the development of a trophy office building like One Kane is long overdue,” said Brian Gale, Vice Chair at Cushman & Wakefield. “With the influx of hedge funds, private equity firms, family offices and other financial service firms seeking premium quality office space, there is no other product in the market that can boast a built-in marina and dining led by New York favorite BondST.”

One Kane places tenants near the community’s most affluent shopping and dining options, including the world-renowned Bal Harbour Shops comprising over 100 designer shops and restaurants serving locals and visitors. It is situated near Indian Creek, Bal Harbour, Surfside, Sunny Isles and Miami Beach, and only a short distance to major expressways such as I-95, the Florida Turnpike and SR 826, offering convenient access for locals and commuters.
