Billionaire entrepreneur Adam Weitsman, who made his fortune in scrap metal recycling and crypto, has purchased the penthouse at Jade Signature in Sunny Isles Beach for $23.5 million. Weitsman saw the unit and completed the deal fully through social media. Weitsman was represented by Chad Carroll with Compass, who he connected with on Instagram, and ultimately made the offer sight unseen and closed the deal virtually. Weitsman is the owner and CEO of Upstate Shredding, Weitsman Recycling and founder of Viridium.
“This sale is a testament to the power of social media in real estate,” said Carroll. “My social pages have become an invaluable tool to connect with buyers and sellers from around the world and I am seeing more deals than ever before directly converting from my strong online presence.”
The sale set a record price for the building which developed by Fortune International Group and designed by Herzog & de Meuron. There are now only two sky villas remaining, which are the last developer units available. Sandra Chartouni with Fortune International Realty repped the seller.
“We believe the buyer has acquired one of the best penthouse properties in all of Miami at Jade Signature,” said Edgardo Defortuna, CEO & President of Fortune International Group. “Not only is the home over 11,000 square feet of space but it encompasses a full-floor with a continuous balcony and stunning 360-degree oceanfront views.”

Mast Capital and Starwood Capital Group Launch The Perigon, Currently Miami-Beach's Only Beachfront Pre-Construction Condo
A JV between Mast Capital and an affiliate of Starwood Capital Group led by Barry Sternlicht has announced the launch of reservations at The Perigon, Miami Beach’s only pre-construction, ultra-luxury condominium directly on Miami Beach’s oceanfront. The Perigon will be the area’s first residential project designed by Rem Koolhaas’ OMA New York.
A joint venture between Mast Capital and an affiliate of Starwood Capital Group led by Barry Sternlicht has announced the launch of reservations at The Perigon, Miami Beach’s only pre-construction, ultra-luxury condominium directly on Miami Beach’s oceanfront. Designed by a team of the world’s most respected design luminaries, The Perigon will become one of the most recognizable buildings in the Mid Beach neighborhood, and will be the area’s first residential project designed by OMA New York, the internationally acclaimed firm founded by Rem Koolhaas.
Situated at 5333 Collins Avenue along the tranquil stretch of sand between Indian Creek and the Atlantic Ocean, The Perigon was conceived as Miami Beach’s premier destination for oceanfront living. Its bold, terraced design rises 17 stories above the shoreline, and features elegant interiors by Tara Bernerd, the inimitable interior architect known for her hotel and private yacht projects. The tower also offers a seamless connection to nature, via lush gardens and serene water features envisioned by Gustafson Porter+Bowman, the landscape architecture firm responsible for redesigning the green space at the Eiffel Tower and delivering the powerful Princess Diana Memorial Fountain in London’s Hyde Park.
Featuring 82 residences, The Perigon offers spacious two- to four-bedroom residences designed by Tara Bernerd, with light-filled open floor plans ranging in size from 2,100 to 6,700 square feet. The estates in the sky include the highest quality finishes, direct water views, 10-foot ceiling heights, 10- to 12-foot deep wraparound terraces and custom Italian kitchen cabinetry designed by Tara Bernerd. They will blend the intimacy of a single-family villa with the vistas of a high-rise tower, taking advantage of the building location’s unique potential for dual-waterfront living.
The architecture at The Perigon is another key component to the condominium’s high-end lifestyle. OMA designed the building as a series of “towers,” rotated to orient and enhance views from all residences toward the Atlantic Ocean, while also optimizing views of Biscayne Bay and the Miami skyline overlooking Miami Beach. The towers are merged and lifted into a singular form that responds to the panoramic views and frees the ground-plane below, creating the appearance that the building is only gently touching the ground. The resulting reduced footprint maximizes space for the gardens below. The design for the interlocking towers will obtain LEED Gold certification when completed.
The Perigon will feature world-class service and unrivaled amenity spaces that embrace its tranquil setting on the water. An oceanfront restaurant, speakeasy-style bar and a conservatory with a daily breakfast bar will be exclusively available to residents, and a sunrise lounge and terrace will be accessible for events and entertaining. Residents can enjoy a beachfront swimming pool and hot tub, and a fully landscaped deck complete with cabanas and sunbeds. Other amenities include a spa with sauna and treatment rooms, ocean view fitness center, children’s playroom, private salon, screening room, wine room, guest suites and a dramatic double-height lobby lounge. The spaces will be activated by a dedicated lifestyle concierge and residential butler. Residents can also take advantage of 24-hour security, valet, house car, pool and beach service, in-residence dining and more.
Situated in the Mid Beach neighborhood, residents at The Perigon will be at the center of the city and its most exciting offerings. Perfectly balancing relaxation and exploration, the quiet enclave adjacent to the famous La Gorce Country Club offers the luxury of privacy, as well as close proximity to major art and cultural institutions like the Bass Museum and famous shopping destinations like Bal Harbour Shops. Residents enjoy the city’s iconic Art Deco architecture, annual events like Art Basel Miami Beach that attracts thousands of visitors to the city and some of the best new restaurants in the area.
Pricing will start at $3 million, with construction expected to complete in 2025. Sales and marketing for The Perigon is exclusively handled by Douglas Elliman Development Marketing.

At The Heart Of It All. Downtown Miami's Metamorphosis Into Global Hub Accelerates
Today, Miami’s Downtown neighborhood may be one of the world’s great cosmopolitan centers, but even just a few years ago, the area was a ghost town by nightfall. According to Sonia Figueroa, Senior VP at Related Group, “Offices would close, and a mass exodus would begin, with thousands commuting to residential areas like Coral Gables or Brickell.
Today, Miami’s Downtown neighborhood may be one of the world’s great cosmopolitan centers, but even just a few years ago, the area was a ghost town by nightfall. According to Sonia Figueroa, Senior VP for development powerhouse Related Group, “Offices would close, and a mass exodus would begin, with thousands commuting to residential areas like Coral Gables or Brickell. By 5 o’clock the streets would be totally deserted. It’s incredible to see how things have changed.”
This transformation has been years in the making, requiring significant investments across countless sectors. “There wasn’t a single catalyst,” adds Figueroa. “It was many different things coming together that really drove the change. The opening of the Brightline’s MiamiCentral Station, the progress on Miami Worldcenter and, of course, the huge influx of corporations and new residents from across the country, all became a kind of perfect storm.”
The data backs up the idea of a seemingly overnight transformation, with a recent report from Miami DDA showing a 40 percent surge in population in the downtown area since 2010 – and a 56 percent increase since 2000.
Often the best-attuned to neighborhood trends, Miami’s developers were among the first to recognize just how quickly the area was changing. And the residential demand that would soon come.
According to Figueroa, “Downtown Miami always had incredible potential. It’s right by the bay, it’s seconds from our best museums, our stadium, transportation options – everything. The only thing missing was residential product that could live up to those kinds of surroundings.”
Where old, dilapidated buildings once stood, now live dozens of sleek condominiums, trendy restaurants and bars and an ample selection of retail boutiques. In fact, rental inventory in Downtown Miami has more than doubled since 2012. More than 5,900 apartments have been completed in the last two years, and another 5,900 units are under construction.
Developers like Related Group are betting big on the future of the so-called “New Downtown.” In 2021 alone, the company announced plans for three luxury condo towers in the neighborhood, including District 225 and The Crosby – two short-term-rental-ready projects – and Casa Bella Residences by B&B Italia, a project Related believes will speak to Miami’s growing numbers of high-design aficionados.
Built in partnership with Alta Developers, the 55-story condo looks to take a significantly more upscale approach than its neighbors, especially when it comes to its interior and exterior designs. The property is the first residential partnership for famed Italian design house B&B Italia, known around the world for its high-end collaborations with brands like Rolex, Hermès, and Rolls-Royce.
The project’s approach to amenities is another indicator of its high-end focus. “We wanted to offer something for every lifestyle,” says Figueroa, lead developer on the project. “Entertainers will have many indoor and outdoor lounges at their disposal. Fitness and wellness enthusiasts will be able to enjoy a world-class fitness center and spa. As for those residents who love to soak up the sun, the renowned landscape designer Enzo Enea created a breathtaking pool deck complete with private cabanas and a poolside bar.”
During the project’s launch in late 2021, Related President Jon Paul Pérez said, "We are in the middle of one of the most robust markets in Related’s history, a trend we expect will pick up further with the launch of Casa Bella.” And indeed, it did. Just weeks after launch, Casa Bella has already accumulated over $100 million in reservations.
While still early on in its reimagining, the overwhelming demand for residential units in Downtown Miami has made one thing clear: the neighborhood is ready for its moment in the sun.
Units at Casa Bella by B&B Italia range from $650,000 to $3.7 million for non-penthouse floorplans. For more information or to arrange a tour of the sales gallery, please visit CasaBellaResidences.com or call 305-290-1008.

Mr. C Residences Coconut Grove has revealed the next phase of amenity offerings with a brand-new rooftop pool deck and bar, billiards library and lounge space. The new spaces are inspired by the iconic glamour of 1950s Italian Riviera and Miami’s distinctive interpretation of Art Deco. Designed by Meyer Davis and Arquitectonica, the additions will elevate the already-luxurious residences amid a buyer shift that expects fully equipped personal sanctuaries from their future homes.
“We are excited to unveil our design for the new amenities, alongside such an esteemed team of creative minds. As inspiration, we combined Mr. C’s lifestyle and the boldness of Miami with our refined design sensibility and attention to detail. The quality, palette and aesthetic of the new additions are bar none,” says Will Meyer, co-founder of Meyer Davis.
The secluded rooftop pool deck features views of the city and bay, complimentary towel service, a private Bellini bar and pool lounge. The design has an inherent connection to water, the culture of sailing and boating as well as the natural beauty of Coconut Grove. Blue hues dominate between the water and sky, while green is incorporated through foliage. Warm bronze-toned mullions are a nod to the highly polished wood of luxury yachts. Rooftop elements are architecturally designed with sweeping curvilinear gestures that address long-distance clarity, while offering access to both sun and shade.
A new generation of high-design, comfy lounge seating and cutting-edge collaboration is brought together in an inviting setting for the new billiards library. The amenity exhibits Mr. C’s signature style as a contemporary take on Old World sophistication and modern comfort infused with the maritime tradition of Coconut Grove. With navy blue, light cream and wooden tones running through the space, the billiards feature private offices, a board room, pool tables and seating areas. The area highlights floor-to-ceiling windows, giving the design elements an impeccable view as the backdrop.
Design continuity carries over from the billiards to the casual lounge with color scheme, rich materials, finishes and master craftsmanship throughout both spaces. The shared social space calls for relaxing, hosting dinner parties or working and connects to nature with a communal outdoor balcony and patio.
The project broke ground on July 2020 and is being developed by Terra, led by David Martin, and fourth generation Cipriani brothers, Ignazio and Maggio, Co-Founders of the Mr. C brand. The 20-story tower, located at 2655 S. Miami Design District Reveals Its Next Iconic Office Building 'The Ursa' Designed By Arquitectonica
The Miami Design District has revealed the next iconic building to come to life in the dynamic neighborhood, The Ursa. Located at 30 NE 39th Street, The Ursa will be the first new Class A office building in the neighborhood. The fifteen-story building was designed by Arquitectonica, who was charged with creating world-class architecture that fits within the creative neighborhood.
The Miami Design District has revealed the next iconic building to come to life in the dynamic neighborhood, The Ursa. Located at 30 NE 39th Street, The Ursa will be the first new Class A office building in the neighborhood. The fifteen-story building was designed by Arquitectonica, who was charged with creating world-class architecture that fits within the award-winning creative neighborhood, and generous, modern spaces for companies inventing the future.
With museum-quality exterior public art and interior art and furniture by Daniel Arsham, The Ursa makes an artform out of office space and is in keeping with the ethos and energy of the Miami Design District. At the same time, the state-of-the-art facility offers businesses all the amenities and conveniences expected in the modern workplace -- all within a neighborhood that features the best in shopping, dining, and culture in Miami. Leasing is now underway.
“We are thrilled to be bringing The Ursa to the Miami Design District. Integrating state-of-the-art workspaces into the neighborhood has always been a part of our plan. People want to work in centers of creativity, culture, and commerce; and the District really provides the type of environment where innovation can take flight,” said Craig Robins, Chief Executive Officer and President of Dacra. “Beyond providing office space in the neighborhood, The Ursa as a structure itself adds to the beauty of the Miami Design District. Arquitectonica has created an iconic, elegant, and functional building that highlights both art and natural beauty. We couldn’t be happier with the design and know that businesses will find a special place to call home within The Ursa.”
“The Ursa is an exceptional addition to the Miami Design District. In keeping with our development approach, our emphasis was creating something that truly enhanced the built environment and added to the overall experience of being in this unique community. Bringing a dynamic office building offering to the Miami Design District is an important next step in the neighborhood’s evolution and we are so excited to watch it unfold. We know the District has so much to offer and businesses want to be a part of what we have built here. We cannot wait to welcome them,” said Mathieu Le Bozec, Managing Partner, L Catterton Real Estate.
The Ursa is being developed by Miami Design District Associates, a joint venture between Dacra, L Catterton Real Estate, and Brookfield Properties. The fifteen-story building houses ten floors of approximately 180,000 square feet of office space, with efficient floor plates that embody a center core design. There are also two retail spaces available on the ground floor. The building has abundant outdoor space. Each floor has its own private balcony, and floor-to-ceiling glass windows which provide unobstructed 360-degree views and seamlessly connect the building to the neighborhood. The building also has a rooftop garden deck (indoor/outdoor) accessible to all tenants. Verdant landscaping on each level is by Island Planning Corporation (IPC).
“The building will mark the western gateway to the Miami Design District in a design that combines Miami’s outdoor living with a boutique office building. The District not only has one of the most impressive collections of art and architecture, but also is lined with a stunning native landscape palette throughout. The tree-lined streets of the neighborhood served as the inspiration for bringing the landscape into the building as a series of stepped planters that wrap around the building alongside terraces for the floor-to-ceiling glass office spaces. We are excited to work with Dacra and the team to bring the project to the Design District,” said Raymond Fort, Senior Associate, Arquitectonica.
In keeping with the neighborhood’s commitment to art, culture, and design, The Ursa provides a unique office experience with museum-quality art. Daniel Arsham, famed contemporary artist and founder of architecture and design company Snarkitecture, has created new monumental site-specific artworks to be incorporated into the façade of The Ursa. The works are inspired by sculptural reliefs from Greek and Roman Antiquity, such as sarcophagi, and the walls of the Parthenon enlarged to a monumental scale of up to 36 feet in height. The interior lobby of The Ursa will also feature artworks and furniture specifically designed for the location. Arsham has a long history with the Miami Design District as he attended the Design and Architecture Senior High School (DASH) and was provided his first studio space in the District by Dacra. He has also collaborated with brands that have flagship stores in the District like Tiffany’s and Dior.
“Having an almost life-long personal presence and relationship within the Design District it’s an honor to be invited to collaborate with Dacra on The Ursa. The integration of the surrounding tropical landscape with world-class architecture, contemporary art, and design sums up, to me, what is special about Miami and this neighborhood specifically. I expect this building to become a landmark to the city and an important example of how art and architecture can coexist in exciting new ways,” said Daniel Arsham.
State-of-the-art technology will be integrated throughout the building, with 24-7 onsite security and property management services. The Ursa also benefits from its ideal location and from being a part of the larger Miami Design District ecosystem. In the Miami Design District, tenants have access to over 20 restaurants, 170 retail stores, leading cultural institutions and community programming all with direct accessibility to I-95, and easy connectivity to Miami Beach and surrounding markets.
The Ursa is expected to be completed by fall 2024 with the first tenants moving in by winter 2024.
Brightline Completes First Major Construction Zone For Orlando Extension
Brightline has completed its first major construction zone (Zone 2) on its 170-mile extension from West Palm Beach to Orlando International Airport (OIA). One of four zones along this extension, Zone 2 is a 3.5-mile-long section on Brightline’s corridor leading into OIA and represents one of the most complex and challenging areas for construction in the entire project.
Brightline’s Zone 2 is an engineered double track that travels under active airport taxiways and over tug roads running through the heart of OIA. Brightline’s construction of this zone includes six bridges, two underpasses and several airport improvements, including a new traffic interchange configuration at Cargo Road, located north of the airport, and the airport’s first roundabout designed to assist with traffic flow. Additionally, the steel used throughout Zone 2 and throughout Brightline’s Orlando corridor extension is 100 percent recycled, American-made steel sourced from Fort Wayne, Indiana.
Beginning in 2023, Brightline trains will travel through the airport corridor at 35 miles-per-hour before heading east along SR 528 towards Cocoa where they will reach top speeds of 125 miles-per-hour. Trains traveling along Zone 2 will have access to the airport’s new Intermodal Terminal Facility and the Beachline Expressway/SR 528.
“Our construction through OIA presented one of the most complex construction efforts of this entire project and our successful completion is a testament to partnership, teamwork and out-of-the-box thinking,” said Michael Cegelis, executive vice president, development and construction for Brightline. “The collective efforts of the Greater Orlando Aviation Authority, The Middlesex Corporation and our team resulted in the first ever high-speed rail corridor in one of the busiest airports in the nation.”
“The completion of Zone 2 is a major milestone for the Brightline construction and engineering team as we continue to work towards the completion of the corridor to Orlando from West Palm Beach,” said Donald Jello, project manager at Brightline.
Brightline completed additional infrastructure on the project to accommodate future transportation options through the airport including embankment, bridge foundations at the tug roads, and a shared underpass at Cargo Rd. The project was constructed in partnership with The Greater Orlando Aviation Authority (GOAA).
The Orlando extension is 70 percent complete and employs more than 1,300 daily construction workers and is scheduled to be finished by the end of 2022. The Middlesex Corporation, based in Orlando, served as general contractor, and constructed the corridor over 33 months through the work of over 100 employees who logged more than 419,000 hours.
Subcontractors on the project included Delta Railroad Construction, Inc. of Ashtabula, Ohio, HWR (a joint venture of Herzog and Railworks) of Melbourne, Florida, Sterling Enterprises, L.L.C. of Lake Helen, Florida, Transportation Systems Inc. of Orlando, Florida, G&C Welding Specialists of Sanford, Florida, Keller of Orlando, Florida, and Tierra, Inc. of Winter Garden, Florida.
