Complementing Miami Worldcenter’s open-air retail will be World Square, a 20,000 SF public plaza and park. Designed as a central gathering place and outdoor event space, World Square will serve as the heartbeat of the city-within-a-city featuring an abundance of shade trees, works of art by local and international artists, and oversized, pedestrian-friendly sidewalks lined with dining, entertainment, and retail concepts.

Miami Worldcenter occupies 10 city blocks within walking distance of Museum Park, home to Pérez Art Museum Miami and the Frost Museum of Science; FTX Arena; the Adrienne Arsht Center for the Performing Arts; and Miami Dade College’s Wolfson Campus. The popular Japanese handroll sushi bar which made waves with its first location in New York’s trendy East Village will open their first brick-and-mortar location in South Florida after hosting a successful pop-up experience at the Sagamore Hotel in Miami Beach. Temakase will join the dynamic roster of restaurant tenants at the mixed-use Hallandale Beach lifestyle plaza, Atlantic Village. Atlantic Village is being developed by the Mexico City-based Group Eco. Temakase is part of Atlantic Village’s third phase, set for completion by the end of 2021.

“We are thrilled to welcome Temakase to the compelling retail and restaurant mix at Atlantic Village,” Grupo Eco Real Estate Developer Daniel Chaberman said. “Our goal was to bring unique and fun restaurant and retail options to the area, and we are excited to see it all coming together.”

Founded by restauranters Anthony Shnayderman and Liron Michaeli, Temakase offers an authentic omakase experience with a more affordable price tag. Omakase is a Japanese term that roughly translates to “I’ll leave it up to you,” meaning the chef curates the menu with a variety of handroll tasting options. In addition to the chef’s choice menus, customers also have the option of choosing from an à la carte menu.

“Temakase offers the experience of getting to sit in front of a chef who will custom create a meal for you using the freshest ingredients,” Shnayderman said. “After seeing how well our concept was received at the Sagamore, we wanted a permanent South Florida location and Atlantic Village checked all the boxes.”

Located at 601, 701 and 801 N. Federal Hwy., Atlantic Village is bringing a wide variety of restaurants to its diverse retail lineup that also includes service-oriented retail, entertainment, office and medical tenants.

The first phase is fully opened and features many food-and-beverage tenants including: Crudos Fusion Art, Doggi’s Arepa Bar, Dr. Limon Ceviche Bar, Juice Mafia and The Blues Burgers. Phase two restaurant tenants include Holi Vegan Kitchen, Crema Gourmet, Gelato-Go, Jaffa Israel Kitchen and Wine Bar and La Piazzetta.

Helmed at the culinary hands of renowned Chef Fabrizio Garofolin, the all-expansive dining destination is Umai Group’s first food and hospitality venture.

KAORI Miami, a brand-new two-story Mediterranean-Asian-inspired culinary concept, has opened in the very heart of downtown Brickell in SLS Lux Brickell. Helmed at the culinary hands of renowned Chef Fabrizio Garofolin, the all-expansive dining destination is Umai Group’s first food and hospitality venture, bringing two levels of unparalleled indulgence and entertainment to the neighborhood. KAORI offers a welcoming environment that embraces a naturalistic style, where every detail is thoughtfully curated to create a singular guest experience. From the delicately warm-toned interior, to the exceptional food and beverage programming, to the synergetic entertainment component, every extension of KAORI naturally blends to create a harmonic likeness throughout.

“We are beyond excited to finally be able to share this truly exceptional experience we’ve created at KAORI Miami, with all our guests,” says Diego Pagola, Creative Director of Umai Group & KAORI Miami. “Intention has been a very important factor in our conception of the brand, in creating an environment where our guests can feel welcome and at home. Every pillar put into this project lends to KAORI’s harmonic journey through the senses, led through gastronomy, music, and design.”

Upon arrival, guests will find the entrance to the 4,500 SF restaurant at the ground level of SLS LUX Brickell, where they will be greeted by KAORI’s signature bar and lounge area. Appealing to those looking for an inviting neighborhood spot with an authentic evening-time vibe, the bar and lounge area also brings an inspired mixture of entertainment, live music, and exotic instrumentals from a wide range of cultures. The music component of the space plays a fundamental role in establishing the identity of KAORI as a whole, lending to the curation of the venue’s full-sensory guest experience. A signature KAORI playlist is also available for anyone to follow, offering guests a unique KAORI takeaway experience that alternates bi-weekly.

Beyond the bar and lounge space, guests will come across a dimly lit staircase, which elegantly links to KAORI’s spacious upstairs dining area. Here, Chef Fabrizio Garofolin serves as the heartbeat of the restaurant, creating a beautiful balance between modern and time-honored techniques while combining the two worlds of Mediterranean and Asian cuisine. Chef Fabrizio unleashes his culinary artistry with a menu that exudes a diverse and sophisticated fusion of flavors, colorful and texturally rich ingredients. Highlighting Chef’s farm-to-table practices, and the sourcing of local ingredients and quality fresh fish, KAORI’s menu offers an eclectic culinary journey through land and sea. Guests can look forward to signature menu items such as authentic cuts of A5 Japanese Miyazaki Kobe Strip Loin with Shiso Chimichurri, Furikake Chicharron with Yuzu Mojo, Yellow Fin Tuna with Charred Avocado and Miso Sweet Potato Puree, home-made Short Rib Dumplings with Manchego Foam, and Kabayaki Glazed Seabass.

“Food is the purest reflection of the soul of a chef. Aside from an incredible culinary focus, guests can also expect a sublime cocktail, wine, and sake programming. Prominent local bartender, James Mcleenes, serves as KAORI’s lead Bar Manager, where he incorporates a variety of innovative ingredients from different cuisines into the signature cocktail menu. Pulling influence from his residencies in Sydney, New York City, and Miami’s bar scene, James’ approach is minimalist, flavor-focused, with a notable emphasis on execution and elegant presentation. KAORI’s wine and sake offerings are spearheaded by two powerhouse women, Macarena Carrillo and Mariel Dalmau, who double as the founders of the natural wine social club, Grape Crush Miami. Their method creates a sustainable and innovative program, blending classics while simultaneously pushing boundaries.

Esteban Bressan’s vision was brought to life as a collaborative initiative between critically-acclaimed Miami-based design firm Spazio/Bressan and Interior Image Group (IIG), every space within the two-story concept was designed to offer an authentic, harmonic ambiance to enhance the guest’s overall experience, that is: the KAORI experience. Bressan’s multi-disciplinary vision for KAORI entwines both Mediterranean and Asian-influenced design elements with a natural and minimalist undertone. The bright, open, airy space exudes a balance between sophistication and casual comfort that celebrates simplicity through a modest palette of organic materials. Light-toned wall finishes and flooring contrasts with darker design elements, giving the venue a sense of inviting warmth. Lush greenery enlivens the space and adds another layer to the natural look and feel, building onto the connection between the location’s urban setting and nature.

“The best interiors evoke a mood. They're an extension of our lifestyle. They entertain, provide solace, bring us closer together, and welcome us home,” says Esteban Bressan, Founder of Miami-based design firm Spazio/Bressan.

Modern Chinese Dinner Club Concept Jia Opens in Miami Beach's South of Fifth Neighborhood

A brand new modern Chinese Dinner Club bringing elevated Cantonese-style cuisine and eclectic elegance has opened in Miami Beach’s South of Fifth neighborhood in South Beach. Led by local restaurant veteran and hospitality entrepreneur, Ken Ray, Jia, is the first concept to introduce elevated Chinese cuisine to the area.

A brand new modern Chinese Dinner Club bringing elevated Cantonese-style cuisine and eclectic elegance has opened in Miami Beach’s South of Fifth neighborhood in South Beach. Led by local restaurant veteran and hospitality entrepreneur, Ken Ray, Jia, is the first concept to introduce elevated Chinese cuisine to the area, spearheaded by award-winning internationally renowned Executive Chef Weng Choon “William” Lai, with notable expertise in the Modern Cantonese Culinary Arts. Jia extends the ultimate upscale South Beach dining and nightlife experience, in a relaxed and welcoming setting that fuses high-style design with an edgy yet sophisticated ambiance.

“We are beyond thrilled to finally be able to open the doors to Jia and bring such a unique experience to the South of Fifth area – a genuine synergistic fit,” says Ken Ray, Owner of Jia. “From the very start, we let the neighborhood and space dictate the Jia concept. The South of Fifth community has the heart of a small island in the Pacific, and the vibrancy of an exceedingly electric city. There couldn’t be a more ideal spot for Jia’s introduction in Miami.”

Jia’s menu presents an elevated combination of authentic Cantonese-style Chinese dishes with a contemporary spin on the classics, that exudes an elegant fusion of ingredients and flavor profiles. The restaurant’s executive chef, Weng Choon "Wiliam" Lai, has earned him many awards, including the Gold Award at the Chinese Cuisine World Championship Competition (2016), the Gold Award at the 19th FHC China International Culinary Arts Competition (2017), and the Asian Gourmet Chef Individual Special Gold Award (2017). Having held lead roles in multiple prestigious restaurants in Beijing, Thailand, Cambodia, and Macau, including the Michelin guide-listed Pak Loh Chiu Chow restaurant in Macau, Jai’s culinary focus is poised to raise the bar for modern Chinese cuisine standards, beyond that of just South Beach.

One of Jia’s standout dishes is Chef’s Master Char Siew, an iconic honey-roasted pork dish representative of authentic Chinese BBQ culture, that has long been a staple of tradition in Chef Weng Choon’s hometown. Chef adds his own creative take to the dish by infusing white wine as the star ingredient, to replace the norm Chinese Rice Wine.

There is also a specialty late-night menu available Thursdays through Saturdays, from 11PM-1AM, featuring a diverse selection of delicious bites such as Edamame Dumplings, Crispy Honey Garlic Chicken, Prawn Siew Mai, and many more.

“Jia’s menu fuses authentic Chinese delicacies with a contemporary twist that emboldens each dish with a variety of seasonings and spices to create that strong depth of flavor,” says Chef Weng Choon “William” Lai, Executive Chef of Jia. “It’s a really exciting menu that doesn’t fall short on offerings for guests to enjoy from Jia’s Crispy Mushroom Salad, to Black Truffle Sticky Rice, Short Rib Dumplings, Pekin Duck, Alaska Crab Cream Egg, and so much more!”

Jia’s cocktail program is led by acclaimed local bartender and internationally-recognized Bartender of the Year Finalist at the 2013 United States Bartenders’ Guild and DIAGEO World Class U.S. Bartender Competition, Michael Parish. Having worked alongside some of the city’s top bartenders at two of Miami’s local’s favorite establishments, Broken Shaker and Sweet Liberty Drinks & Supply Co., Parish has designed a uniquely elevated cocktail menu to perfectly complement Jia’s signature Chinese cuisine.

One of the menu’s headliner cocktails is the delicately crafted Jungle Bird, made with Baijiu, Mezcal, Strawberry-Infused Apertivo, Grilled Pineapple, and Fresh Lime. Guests can also look forward to a tableside cocktail service and an extensive champagne pairing program, available by the glass and bottle.

Jia’s ambiance embodies the playfully polished vibe of its South of Fifth neighborhood home, with a design that reflects Jia’s bold personality and inherent cultural definition of appreciation and affection. An inspired fusion of Chinese, Art Deco, and Tropical Flair, merge to emit a high-energy spirit that reflects edgy modern elegance throughout the 2,500 sqft. space. International design consultation firm, Casa Conde & Associates, worked hand-in-hand with Jia’s founder, Ken Ray, to conceptualize every minute detail of the venue, from the Chiang Mai Dragon veiled walls to the rustic natural wood accents and focal bamboo chandeliers.

At the middle of the dining room area lies an inviting 12 person seated wrap-around marble bar. Here, Ray tapped famed Miami Ink tattoo artists, Ami James and Morgan Pennypacker to create custom hand-painted Asian tattoo-styled murals to complement the bar’s Raffia backdrop adorned with vibrant detailed Chinoiserie decorative art.

The restaurant features a glamorously decorated private dining lounge and spacious outside dining patio. The private lounge area/dining room lives in the back of the restaurant, with seating for up to 25 guests, offering a closed-off space for exclusive dinner parties and elevated entertainment scheduling such as Karaoke night, which will soon roll out as one of Jia’s weekly night programs.

Jia is located at 808 1st St. in Miami Beach.

The First Restaurants Opening In Downtown Miami's $4 Billion Miami WorldCenter Megaproject Are Announced

The first four restaurants coming to Miami Worldcenter, the $4 billion, 27-acre mixed-use development transforming the heart of Downtown Miami, have been announced. Leases have been signed with Chicago-based steakhouse Maple & Ash and their neighborhood restaurant concept etta and Miami Chef Michael Beltran’s Laurel Brasserie and El Vecino concepts.

The first four restaurants coming to Miami Worldcenter, the $4 billion, 27-acre mixed-use development transforming the heart of Downtown Miami, have been announced. The development’s ownership has completed leases with Chicago-based steakhouse Maple & Ash, set to open its first location in Florida; etta, a neighborhood restaurant centered around a wood-fired hearth; Laurel Brasserie and El Vecino, both concepts by Miami chef Michael Beltran. The leases combine to over 30,400 SF of indoor and outdoor space along Miami Worldcenter’s open-air entertainment promenades and mark the first tenants to lease space in Miami Worldcenter. All four concepts are expected to open in 2022.

“Our team is thrilled to unveil a stellar lineup of restaurants opening at Miami Worldcenter, with Maple & Ash, etta, Laurel Brasserie and El Vecino setting the tone for what’s to come. These restaurants exemplify the quality of the tenants and the experience we are curating for Miami Worldcenter’s residents and visitors,” said Nitin Motwani, Managing Partner of Miami Worldcenter Associates. “Bringing to life the retail components of Miami Worldcenter’s master plan is critical to transforming our 27-acre site into a thriving open-air destination, and we look forward to announcing additional retail concepts in the coming weeks and months.

The lavish Maple & Ash offers a modern take on a traditional steakhouse. Two-time Michelin-star Chef Danny Grant presents classic wood-fired dishes while offering diners an elegantly seductive experience. At Maple & Ash’s original Chicago location, the restaurant’s wine list has been named “one of the most outstanding in the world” by Wine Spectator. Maple & Ash will be located along World Square at the corner of Miami Worldcenter’s 7th Street promenade and NE 1st Avenue, and will occupy 15,000 SF of indoor and outdoor space, with ground floor and second floor seating.

Developed by the creative team behind Maple & Ash, etta is a neighborhood restaurant that serves delicious wood-fired dishes, from gourmet pizzas and warm focaccia to crisp seasonal salads and family-style shared pig and lobster picnics. Just as the kitchen is the focal point of interaction within a home, etta’s open kitchen design gives guests the same intimate experience. With two existing locations in Chicago, each etta location features a wood-burning brick oven and a giant wood-fired hearth for spit roasting and grilling. Located along the eastern side of the 7th Street Promenade, etta will feature approximately 11,000 SF of indoor and outdoor space across two levels.

Local Miami Chef Michael Beltran, a 2020 James Beard Foundation Awards “Best Chef: South” semifinalist, will bring his new dining concept, Laurel, to Miami Worldcenter. Laurel will offer diners a novel take on a French brasserie with hints of Chef Beltran’s Cuban influence, which is evident across his multiple concepts, including his revered Ariete. In addition to Beltran’s inventive French-Cuban fare, guests will be able to enjoy a limited selection of Cuban treats from popular Coconut Grove diner Chug’s. The casually chic restaurant will occupy 2,800 SF of indoor and outdoor space on the ground floor of Caoba, Miami Worldcenter’s apartment tower, at the corner of the 7th Street promenade and NE 1st Avenue.

Also developed by the Ariete Hospitality Group, El Vecino will be a high-end first-class cigar bar serving a full liquor bar and light fare such as head cheese croquetas, an assortment of meat and cheese, and pastelitos by Pastelito Papi. The venue will occupy approximately 1,600 SF of indoor and outdoor space joining Laurel on the ground floor of Miami Worldcenter’s Caoba apartment tower.

Retail leasing at Miami Worldcenter is led by The Comras Company, a leading, boutique real estate firm providing retail leasing, asset sales, consulting and development advisory services throughout South Florida. The leasing team is comprised of Michael Comras, Jeff Evans and Michael Silverman.

“Projects of this size, scale and caliber don’t happen often, not in Miami and not anywhere else in the country,” said Michael Comras, president of The Comras Company. “Miami Worldcenter sits just off the intersection of the two busiest highways, surrounded by various modes of public transit, steps from the most prominent cultural institutions in the city, and the FTX arena. That, coupled with downtown Miami’s exponential growth and the influx of domestic and international residents moving in the last year, makes Miami Worldcenter the most appealing location for businesses to invest in.”

As the largest private development underway in Florida, Miami Worldcenter will feature a diverse mix of residential, commercial and hospitality uses complemented by approximately 300,000 SF of retail, restaurant and entertainment space. These include two completed residential buildings: the 60-story Paramount Miami Worldcenter condominium and the 43-story Caoba luxury apartment tower. Approximately 150,000 SF of retail has been completed with tenant build-out work set to commence in 2021, and another 130,000 SF is currently under construction and nearing delivery. Construction is nearing completion at ZOM’s 43-story Bezel Miami Worldcenter residential tower and at the 351-room citizenM hotel, both of which are expected to open later this year.

Miami Worldcenter occupies 10 city blocks within walking distance of Museum Park, home to Perez Art Museum Miami and the Frost Museum of Science; FTX Arena; the Adrienne Arsht Performing Arts Center; and Miami-Dade College’s Downtown Miami campus. It is also adjacent to Brightline’s MiamiCentral station, which will soon offer direct train service to Fort Lauderdale, West Palm Beach and Orlando, together with access to TriRail, the Metromover and the Metrorail, making Miami Worldcenter one of the largest and most-connected transit-oriented development in Florida.

305 Concepts' Coyo Taco Signs Two New Leases In South Miami and Fort Lauderdale To Continue South Florida Expansion

As the retail and hospitality market continues to experience a rapid recovery in South Florida, regional F&B powerhouse 305 Concepts has executed two new Coyo Taco leases for locations in Downtown Fort Lauderdale and South Miami.

As the retail and hospitality market continues to experience a rapid recovery in South Florida, regional F&B powerhouse 305 Concepts has executed two new Coyo Taco leases for locations in Downtown Fort Lauderdale and South Miami. The popular restaurant, which leads its sector, has multiple locations in South Florida and abroad and is known for its highly rated authentic Mexican street food. Colliers’ Jenny Gefen, Director - Retail, represented Coyo Taco in both of the transactions.

In South Miami, Coyo Taco will be opening in a freestanding building on US-1, formerly occupied by Spring Chicken at 1514 S. Dixie Highway. The group chose the 3,819 SF space due to its position and close proximity to the University of Miami. The landlord was represented by Cushman & Wakefield.

“This is a rare, freestanding second generation restaurant space with excellent visibility to US-1 in a highly sought-after submarket,” Gefen said. “These transactions highlight continued broad optimism over the future of the South Florida restaurant industry, and the robust strength of the market for prime retail space as we continue to move forward with positive momentum out of and past COVID.”

In downtown Fort Lauderdale, Coyo will be opening in the 2,905 SF former Suviche space at Bank of America Plaza (401 E Las Olas Boulevard). This location will be Coyo Taco’s first location in Broward County. The landlord was represented by Jeff Evans and Michael Silverman of The Comras Company.

“Las Olas is the downtown core of Fort Lauderdale and Broward County, making it a perfect fit for Coyo Taco’s first Broward County location,” said Gefen. “The restaurant is perfectly positioned at the center of the central business district, on the ground floor of arguably the top-Class A office building in Broward County, surrounded by dense and growing vertical residential.” Coyo Taco anticipates openings for both locations in Q4 of this year.

Coyo Taco’s co-founders, Sven Vogtland and Alan Drummond of 305 Concepts LLC., are also behind Wynwood’s 1-800-Lucky and The Oasis, a new 35,000 square-foot outdoor courtyard featuring six premier restaurant vendors, live performances, a fitness studio, and more.

“We have been very fortunate to find second generation spaces in markets that were difficult to penetrate pre-Covid. Our team feels that both locations fit extremely well within Coyo’s existing footprint, and we look forward to continuing our expansion throughout Florida,” said Drummond.

According to the Colliers International Q1 retail market report, the Miami-Dade retail market remained strong, with only a .3% increase in vacancy since Q1 2020.
