Baccarat Residences Miami Crystalizes True Potential of Brickell Skyline

Miami's Brickell neighborhood, dubbed in the early 1900s as Miami’s Millionaire’s Row, evolved to become a banking center headquarters in the 1980s and has transformed once again into an effervescent hub of luxury shopping, culinary excellence and opulent living. Now known as the “Manhattan of the South,” Brickell is a premier hub for international finance in the United States.

Miami's Brickell neighborhood, dubbed in the early 1900s as Miami’s Millionaire’s Row, evolved to become a banking center headquarters in the 1980s and has transformed once again into an effervescent hub of luxury shopping, culinary excellence and opulent living. Now known as the “Manhattan of the South,” Brickell is both the city’s most exciting community and a premier hub for international finance in the United States.

This transformation happened in a matter of years, with an overall population growth of over 50% since 2000. While many point to the pandemic-era migration as the main catalyst for this rapid growth, the entrance of world-class lifestyle destinations, such as Brickell City Centre, and an influx of exclusive luxury properties such as Baccarat Residences Miami, have steadily positioned the neighborhood as one of the most desirable in all of South Florida.

In addition to ample lifestyle options, the area’s density and proximity to public transit have also made it one of the state’s most walkable communities, with easy access to the Metromover, the newly inaugurated Underline, and a network of pedestrian and cycling paths. This has led to the area being recognized as the best place to live in Miami for the second year straight.

The transformation of Brickell has made national headlines, with leading publications like Forbes and the Wall Street Journal reporting on the unprecedented residential demand. At the same time, social channels are flooded with images of residents and visitors alike who have become a grassroots marketing force for the community.

“Brickell residents live surrounded by striking art, a diverse array of world-class dining experiences, and Florida’s finest retail shopping,” said Jon Paul Pérez, President of leading developer Related Group. “It’s proof that neighborhoods really can change from being purely office-driven to true live-work-play communities.”

Brickell’s momentum shows no signs of slowing. Transplants continue to arrive from around the world driving residential demand to an all-time high. Data from the Miami Association of Realtors and the National Association of Realtors reveals that, from August 2020 to July 2021, foreign buyers purchased $5.1 billion worth of residential properties in South Florida.

Developers are meeting this increased demand with several new marquee projects such as the ultraluxe Baccarat Residences Miami. The result of a partnership with legendary French crystal maker Baccarat, the renowned Related Group and visionary SH Hotels & Resorts, the 75-story high-rise will sit at the gateway to Brickell, on one of the last remaining waterfront sites where the Miami River meets Biscayne Bay.

“Our buyers are more discerning than ever,” added Pérez. “With this in mind, we’ve taken out all of the stops and really focused on making Baccarat Residences Miami, and our new generation of condominiums, the most luxurious we’ve ever built.”

Crafted by the world’s preeminent architects and designers – including Arquitectonica, Meyer Davis and Enzo Enea – the property will feature 318 tower residences, eight penthouses and an exclusive selection of 28 riverfront flats and duplexes. All homes offer spectacular views and expansive interiors expertly crafted to feel luxurious yet supremely comfortable. Residents will enjoy a host of five-star amenities throughout five levels of the tower expertly managed by SH Hotels & Resorts, and brilliantly executed to include stunning social areas and clubrooms, wine cellar, screening room, billiards, Anatomy fitness center, La Mer hammam spa, elevated pool deck and pool side café, riverside restaurant, residents’ yacht, and the 39th level Baccarat Lounge. The on-site property offerings are complemented with the Beach Club membership to the 1 Hotel South Beach, SH Hotels & Resorts sister property.

“Our entire team, and family, couldn't be more pleased with the way this neighborhood has evolved,” said Pérez. “The best part is it’s still just beginning. When these projects are all done and people are living here full-time, we’ll see Brickell’s personality continue to grow and evolve. It’s incredibly exciting.”

Miami-based development firm Fort Partners has today announced that the $210 million construction loan for the Kobi Karp-designed Four Seasons Hotel and Private Residences Fort Lauderdale has been paid off. The loan, financed by Madison Realty Capital, became the largest residential construction loan in Fort Lauderdale history when it closed in 2019.

Miami-based development firm Fort Partners has today announced that the $210 million construction loan for the Kobi Karp-designed Four Seasons Hotel and Private Residences Fort Lauderdale has been paid off. The loan, financed by Madison Realty Capital, became the largest residential construction loan in Fort Lauderdale history when it closed in 2019, and still holds that title today.

“With the opening of the hotel, closings well underway and only a handful of residences remaining for sale, we are incredibly proud of our team at Four Seasons Fort Lauderdale,” said Nadim Ashi, Founder of Fort Partners. “Paying off this construction loan is a very important milestone for us, and comes just as the project is debuting to the world for the first time.”

Four Seasons Fort Lauderdale features 148 guest rooms and 83 residences ranging in size from one- to four-bedrooms, with each residence offering expansive living spaces and generous outdoor terraces overlooking the Atlantic Ocean and Intracoastal Waterway. The hotel celebrated its official opening earlier this month, and residents began moving in shortly thereafter. Sales have been incredibly strong at the development, and now there are only three residences left for sale. Current availability is priced from $4.6 million.

"The pace in which we were able to achieve near sellout and pay off Fort Lauderdale’s largest construction loan in history is unprecedented for the area," added Ramzi Achi, Principal of Fort Partners. “Four Seasons Fort Lauderdale is a first-of-its-kind luxury development, and it’s been gratifying to see buyers recognize this tremendous value.”

It was also important for us to be near top ranked schools. We have been working with design consultants and architects at AKAI Estates, and the process has been seamless,” said Prasad Hedge.

Located within the estate community, the impressive bright and airy home will be situated on a two-acre lot. It features six bedrooms and eight and a half bathrooms within two floors of open space. The model selected by Hedge includes two sundeck pavilions, one that leads to the glass-walled home gym, with a custom sunken living room and firepit. The home’s upscale summer kitchen boasts appliances by Miele. The home’s dazzling 2,343 square-foot infinity-edge pool is ideal for entertaining, surrounded by lush landscaping as well as a private sports court. The home also offers indoor entertainment with a theater space. With conceptual design by internationally acclaimed Vasco Vieira, in partnership with local architect of record Jiro Yates, the home beautifully merges indoor and outdoor living spaces.

“As a response to the single-family home shortage in South Florida, AKAI Estates is delivering 16 signature luxury estates tucked away in one of South Florida’s most sought-after residential havens, Southwest Ranches. As part of a prestigious suburban landscape, the 44-acre community offers five distinct residential floor plans, each delivered on two acres of private property which makes AKAI even more unique,” said Alex Yokana, Developer of AKAI Estates.

Miami Worldcenter has announced the completion of Block H, adding to the retail and parking components at the 27-acre project as active vertical development continues on the $4 billion mixed-use development in the heart of Downtown Miami. Block H is composed of 50,000 square feet of prime street-level and rooftop retail space, and a 922-space public parking garage fronting Northeast 7th Street, between Northeast 1st and 2nd Avenues. A portion of the structure’s rooftop is also home to a resort-style amenity deck serving Bezel Miami, a newly delivered 43-story luxury rental tower developed next door by ZOM Living.

As the largest private, urban development underway in Florida, Miami Worldcenter will feature a diverse mix of residential, commercial and hospitality uses complemented by a total of 300,000 square feet of retail, restaurant, and entertainment space. The project is being developed by master developers Miami Worldcenter Associates, led by Principal Art Falcone and Managing Partner Nitin Motwani, in partnership with CIM Group.

“When we envisioned Miami Worldcenter more than a decade ago, we pictured a Downtown Miami where people could walk, ride a bike, push a stroller, get on public transportation or drive a car, and as more of our developments continue to deliver, we’re seeing that vision come to life,” said Nitin Motwani, Managing Partner of Miami Worldcenter Associates. “Miami Worldcenter is at the confluence of arts, culture, entertainment, transportation and education, and I believe this is just the beginning of Downtown’s evolution into a fully integrated community.”

Approximately 176,000 square feet of retail space has now been completed at Miami Worldcenter, with another 124,000 square feet remaining under construction and slated to deliver by the end of the year. The development’s enticing lineup of recently announced tenants includes Chicago’s Maple & Ash and etta restaurants, Miami chef Michael Beltran’s Brasserie Laurel and El Vecino, Bowlero, Sephora, and Lucid Motors.

This is a dynamic, multifaceted project that benefits visually from a variety of architectural styles, interwoven streets, plazas and gathering spaces; creates a connected community and an engaging experience for all,” said Shaul Kuba, Co-Founder and Principal, CIM Group.

Bezel Miami becomes the latest residential development to be completed at Miami Worldcenter, joining other completed towers including the 60-story Paramount Miami Worldcenter, and the 43-story Caoba luxury apartment building. Coming up, a 351-room citizenM hotel is expected to open at Miami Worldcenter in the Spring. The Witkoff Group is also planning a three-tower mixed-use project at Miami Worldcenter, which will include up to 2,000 residential units, 550,000 square feet of office space and 50,000 square feet of retail.

Complementing Miami Worldcenter’s open-air retail will be World Square, a 20,000-square-foot public plaza and park. Designed as a central gathering place and outdoor event space, World Square will serve as the heartbeat of the city-within-a-city featuring an abundance of shade trees, works of art by local and international artists, and oversized, pedestrian-friendly sidewalks lined with dining, entertainment, and retail concepts.
