Selling Globally: Using Technology to Access International Real Estate Demand
Real estate has always had a global audience, but access has historically been limited by geography, timing, and process. Today, that dynamic has shifted. International buyers are more informed, more selective, and increasingly comfortable transacting remotely. What was once a relationship-driven, in-person process is now being redefined by digital access and immediacy.
PropTech is at the center of this shift, giving developers and sales teams the ability to reach, engage, and convert buyers anywhere in the world.
The opportunity is significant. Markets like New York City, Miami, Dubai and Toronto have long attracted international interest, but that demand has taken on new importance in today’s environment. Global buyers can act as a stabilizing force when local markets slow, bringing in diversified capital driven by lifestyle goals, long-term investment strategies, or currency advantages. For new development projects, expanding beyond a local buyer pool is no longer a bonus, it is a necessity.
Historically, reaching these buyers came with challenges. Physical sales galleries limited access to those who could be present. Time zone differences slowed communication. Inventory and pricing were not always transparent or easily accessible. Transactions often required layers of manual coordination, adding friction to an already complex process. These barriers made it difficult to effectively engage international prospects, let alone convert them.
PropTech has fundamentally changed that equation. Today, buyers can explore projects at any time, from anywhere, through centralized digital platforms like BLACKLINE. Real-time inventory and pricing provide clarity and confidence, while digital contract generation and secure deposit systems streamline the path to purchase. The reliance on physical presence has been replaced with a model that prioritizes accessibility, speed, and transparency. For developers and sales teams, this means the ability to operate continuously, without the constraints of geography.
Equally important is the experience itself. For international buyers, confidence is built through clarity and immersion. The traditional sales gallery has evolved into a digital environment where high-quality renderings, interactive digital twin models, and virtual walkthroughs bring a project to life. These tools are not simply visual enhancements, they are essential in helping buyers understand space, context, and value from a distance. A well-executed digital experience ensures that the story of a development remains consistent, regardless of where the buyer is engaging from.
Behind the scenes, data plays a critical role. Modern CRM systems allow teams to track every interaction, from initial inquiry to final purchase, across multiple regions. This level of visibility provides insight into buyer behavior, preferences, and intent. It enables more targeted outreach, more relevant communication, and ultimately, more efficient sales strategies. Digital marketing channels can then be layered on top, allowing teams to reach specific international audiences with precision, rather than relying on broad, unfocused campaigns.
The competitive advantage is clear. Developers and sales agencies that embrace PropTech are able to move faster, operate more efficiently, and extend their reach far beyond traditional boundaries. They are no longer limited by physical infrastructure or local demand. Instead, they are positioned to meet buyers where they are, with the tools and information needed to make confident decisions.
The shift from local to global selling is already underway. PropTech is not an added layer to the sales process, it is becoming the foundation. As the industry continues to evolve, we are seeing developers go all in on these platforms to create a borderless approach to capture the next wave of international demand.

Blue Road and Ilia Development Group's The William Residences Hits 35% Sold in North Miami Beach Participating in EB-5 Program
The William, a 26-story residential tower in North Miami Beach developed by Blue Road and Ilia Development Group, with sales and marketing led by Fortune Development Sales, has achieved 35% sold since launching sales in late Q3 2025. Situated at 2040 NE 163rd Street, the project continues to gain traction for its new construction offering, lifestyle-driven amenities, central location and international appeal.
The William, a 374-unit, 26-story residential tower in North Miami Beach developed by Blue Road and Ilia Development Group, with sales and marketing led by Fortune Development Sales, has achieved 35% sold since launching sales in late Q3 2025. Situated at 2040 NE 163rd Street, the project continues to gain traction for its new construction offering, lifestyle-driven amenities, central location and international appeal.
The sales progress comes as buyers and investors are becoming more intentional about where they commit capital, looking for markets where connectivity, livability and relative value can support long-term appreciation. As limited availability and rising prices continue to define Miami’s most established neighborhoods, attention is shifting toward North Miami Beach, an area that has evolved into a coveted lifestyle destination.
“This milestone confirms what we believed from the beginning: buyers are ready to look at North Miami Beach differently,” said Jorge Savloff, founder and CEO of Blue Road. “The city has the access, lifestyle and momentum people are seeking, and The William is helping define what this next chapter can look like. Reaching 35% sold shows that buyers recognize the opportunity to be part of that growth early.”
The project spans a broad buyer base, from domestic purchasers seeking a more approachable path into Miami to international investors, particularly from Latin America, drawn to its EB-5 investment opportunity. Residences are priced starting in the mid $400,000s, providing a rare entry point into a new development elevated by world-class design.
“The William’s momentum stands out at a time when condo buyers are being highly selective,” said Edgardo Defortuna, President and CEO of Fortune International Group. “The interest we are seeing from Colombia, Argentina and Mexico speaks to the continued strength of international demand for Miami, particularly when buyers see a compelling investment opportunity in properties that offer new construction, excellent connectivity, and strong long-term growth potential.”
Residences at The William range from studios to three-bedroom floor plans spanning 552 to 1,412 square feet, with sweeping balconies and floor-to-ceiling windows that bring light, views and outdoor living into the everyday experience. Interiors offer imported porcelain flooring throughout, setting a refined foundation for daily living. Kitchens bring together form and function with custom Italkraft cabinetry in a warm tobacco walnut finish, accented by tinted glass doors, brushed black chrome fixtures by Hansgrohe, quartz countertops with seamless backsplashes, and a fully integrated suite of Bosch appliances. Bathrooms echo this attention to detail with contemporary Italkraft cabinetry, quartz surfaces, porcelain tile walls and flooring, and Hansgrohe fixtures.
More than 40,000 square feet of amenities across the tower are designed around everyday living. Offerings include a resort-style pool and sun deck, fitness and wellness facilities, spa treatment rooms, outdoor dining and lounge areas, co-working and café spaces, a children’s playroom and playground, and rooftop gathering areas featuring a pickleball court, courtside lounge and sweeping views of Biscayne Bay and the Atlantic Ocean.
Architecture is led by internationally renowned Carlos Ott in collaboration with Behar Font & Partners, with interiors by Miami-based Urban Robot. Together, the design team brings a high-caliber residential vision to North Miami Beach, pairing a striking louvered façade with warm, contemporary interiors and shared spaces.
Positioned between I-95 and the Atlantic Ocean, The William places residents at the center of it all. Aventura Mall and Bal Harbour Shops, Oleta River State Park, golf courses, marinas, and world-class healthcare are minutes away, while access to I-95, SR-826, two international airports, and the Brightline Aventura station ensure effortless regional and global travel.
The William’s sales gallery is located at 16251 West Dixie Hwy, North Miami Beach.

The sale involves the bayfront residence at 1 Star Island Drive, a property Combs acquired in 2021 for $35 million. Sean "Diddy" Combs has sold one of his two waterfront estates on Miami Beach's prestigious Star Island in an off-market transaction valued at $55 million, according to property records.
The sale involves the bayfront residence at 1 Star Island Drive, a property Combs acquired in 2021 for $35 million. Public records show the seller was an entity tied to Combs, while the buyer is JFStar LLC, a Virginia-based company led by John A. Franklin. The acquisition was financed in part with an $18.5 million loan from Axos Bank.
The sale price is approximately $20 million higher than the property's recorded 2021 purchase price. Property records also indicate Combs continues to own the neighboring estate at 2 Star Island Drive.
The property traded in an off-market transaction, a common approach for many of South Florida's highest-priced residential sales, where privacy often takes priority over traditional public marketing.
Situated on approximately 1.3 acres at the entrance to Star Island, the estate offers roughly 240 feet of Biscayne Bay frontage and panoramic views of the Miami skyline. The property includes a two-story main residence and separate guest house totaling nearly 8,000 square feet of living space.
Originally constructed in 1940 and expanded in the mid-1990s, the compound features a private dock, swimming pool and spa, outdoor entertaining areas, and recreational amenities including a basketball court.
Before acquiring the property, the estate had long been owned by Gloria and Emilio Estefan, who used it as a guest residence while maintaining their primary Star Island home nearby. The couple sold the property to Combs in 2021 for $35 million, the purchase was financed with a $20.7 million loan from Bank of America.
The sale is the latest notable transaction on Star Island, where limited inventory and high-profile ownership continue to attract ultra-high-net-worth buyers. The approximately 30-home island remains one of South Florida's most exclusive residential addresses, with record-breaking sales and continued demand reinforcing its position among the country's premier luxury waterfront communities.

Edge House Miami, the 57-story luxury residential tower rising in Miami's rapidly evolving Edgewater neighborhood, has reached a major construction milestone with the completion of its foundation pour, setting the stage for the project to begin its vertical ascent over the Biscayne Bay skyline.
Developed by internationally recognized Grupo T&C, the achievement represents one of the most significant phases of the construction process and underscores the continued momentum behind the Edge House, which is currently under active construction at 1837 NE 4th Avenue. Led by Thornton Construction Company, the foundation pour required more than 7,000 cubic yards of concrete delivered by over 700 concrete trucks during a continuous 30-plus-hour pour.
"This is an incredibly proud moment for our entire team," said William Ticona, General Manager of Grupo T&C. "For more than two decades, Grupo T&C has delivered residential communities throughout Peru, and Edge House represents an important part of our long-term vision in Miami. We are excited to continue expanding our presence in one of the world's most dynamic real estate markets."
Designed by internationally renowned architect Kobi Karp with interiors by Adriana Hoyos Design Studio, Edge House Miami is a luxury home-sharing condominium designed for flexible ownership to meet the needs of today's global buyer. Upon completion, the tower will deliver 608 fully furnished residences, including studios, one-, two-, and three-bedroom layouts, many featuring lockout configurations that provide owners with additional flexibility for personal use and rental opportunities.
"This is a significant step forward that transitions Edge House from a vision into a tangible landmark on the Miami skyline," said Jay Phillip Parker, CEO of Brokerage, Douglas Elliman’s Florida Region and President of Douglas Elliman Development Marketing, Florida. "The demand for sophisticated, flexible-ownership properties in Edgewater has never been higher. Today's global buyers want world-class design and turnkey convenience, and Edge House delivers exactly that in one of the city's most desirable waterfront neighborhoods."
The project's robust amenity offering includes a resort-style pool deck, wellness and fitness facilities, co-working and collaboration spaces, a professional-grade podcast studio, golf putting green, kids playground, owners' lounges, and hospitality-inspired services designed to support modern lifestyles.
The news comes as Edgewater continues to establish itself as one of Miami's fastest-growing residential neighborhoods, with billions of dollars in new development underway along Biscayne Bay. Once viewed primarily as a connector between Downtown, Midtown, Wynwood, and the Design District, the neighborhood has emerged as a residential destination, attracting a new generation of luxury and branded developments.
Douglas Elliman Development Marketing is the exclusive sales and marketing representative for Edge House Miami. Units are competitively priced, starting in the $550,000s, with completion anticipated in the fourth quarter of 2028.

New Construction Home in Miami's Bay Point Neighborhood Sells For Record-Setting $27.25 Million
Casa Moderne, a newly completed waterfront residence at 790 Lake Road in Miami's exclusive Bay Point neighborhood, has sold for a record $27.25 million. The transaction establishes a new record-setting canal-front price per square foot in Bay Point at $4,284 per square foot.
Casa Moderne, a newly completed waterfront residence at 790 Lake Road in Miami's exclusive Bay Point neighborhood, has sold for a record $27.25 million. The transaction establishes a new record-setting canal-front price per square foot in Bay Point at $4,284 per square foot, reflecting not only the continued demand for luxury waterfront real estate in Miami, but also how the luxury buyer relocating to the area today is fundamentally different from the buyer from a decade ago. Today’s buyers are not looking for a project—they are looking for certainty. They want exceptional architecture, thoughtful design and a home they can enjoy immediately as their most valuable currency is time.
The transaction was overseen by Ana Teresa Rodriguez, founder and CEO of ATR Luxury Homes Group at Coldwell Banker Realty who listed the property. The buyer was represented by Cyril Matz with Douglas Elliman.
Offered fully furnished, the six-bedroom Casa Moderne includes seven full bathrooms and one powder room and spans 6,361 square feet on a 13,532-square-foot waterfront lot. The move-in ready residence features Bay Point's only grandfathered rooftop terrace with panoramic 360-degree views of Biscayne Bay and the Miami skyline, along with custom millwork, a private dock, an infinity-edge pool with spa, chef's kitchen, elevator, air-conditioned garage and designer furnishings by Minotti and Fendi.
The sale is a testament to a significant appreciation in the property's value over time. Originally acquired in 1976 for approximately $125,000, the property was purchased in 2012 by Adonel Concrete CEO Luis García for $1.9 million as his personal residence. In 2016, García offered the property for sale either as an existing residence for $9.98 million or as a redevelopment opportunity with approved plans for approximately $15 million.
After reassessing the long-term potential of the site, García decided to take the listing off the market, demolish the existing home and pursue a full ground-up redevelopment. The new home was envisioned and creatively directed by ATR Concepts, a division of ATR Luxury Homes Group.
Today, the sale of Casa Moderne for $27.25 million underscores the considerable increase in value of premier waterfront real estate in Miami due to the continued migration of wealth to South Florida following COVID and the impact of Florida’s tax advantages. It is also an indication of the strength of Miami's ultra-luxury residential market, where turnkey waterfront properties attract strong buyer demand.
Located in the gated Bay Point neighborhood, Casa Moderne sits on a private waterfront cul-de-sac just moments from Biscayne Bay and offers convenient access to the Miami Design District, Wynwood, Edgewater, Brickell, Miami Beach, Miami International Airport and several of Miami's top private schools. Bay Point, one of Miami’s best-kept secrets, quietly offers something incredibly rare: a private community of approximately 250 homes, owned and operated by its homeowners, with exceptional security, privacy, and one of the most central waterfront locations in the city.
“What was once considered an undervalued hidden gem has evolved into one of South Florida's most sought-after luxury communities,” said Rodriguez. “Buyers today increasingly recognize what longtime residents and investors understood years ago. Bay Point offers an extraordinary combination of exclusivity, privacy, security and accessibility. It now belongs in the same conversation as South Florida’s most exclusive private enclaves.”
“I believed in Bay Point long before it became one of Miami’s most sought-after luxury communities,” said García. “What attracted me from the beginning was its privacy, security, waterfront lifestyle, and central location. I always felt the market would eventually recognize what made this neighborhood so special.”

Oleta Partners, a joint venture by leading developers LeFrak and Turnberry, have revealed SoLé Mia’s floating pickleball court located on its seven-acre Crystal Lagoon, marking the largest and first installation of its kind at a residential property. Custom-built by Inflatable Island, the leading designer and manufacturer of innovative aquatic entertainment and luxury floating structures, the SoLé Mia-branded court expands the 184-acre North Miami development’s outdoor lifestyle offerings and reinforces its position as a wellness-driven, walkable destination centered around recreation, connectivity and community.
“From the beginning, SoLé Mia has been designed to deliver a lifestyle that brings people outdoors and creates meaningful opportunities for recreation, wellness and connection,” said Mario Gaztambide, Senior Managing Director of Residential Properties at LeFrak. “This floating pickleball court is a natural extension of that vision, offering residents and visitors a truly unique amenity that activates the Crystal Lagoon in a new way and reinforces SoLé Mia as one of North Miami’s most dynamic lifestyle destinations.”
Spanning 69 by 33 feet, the court is located on Laguna SoLé, SoLé Mia’s swimmable, freshwater lagoon, and is available exclusively to residents and their accompanied guests. Open Friday to Sunday from 10 a.m. to 5 p.m., weather permitting, court access is offered on a first-come, first-served basis and managed by the property’s lifeguard team. Residents can enjoy one-hour sessions for singles or doubles play, with life jackets, paddles and ball provided.
The court features SoLé Mia’s signature branding directly on the playing surface, with vibrant blue coloring designed to complement the lagoon’s shimmering waters while creating a distinctive visual identity. For residents, the amenity provides a highly unique recreational experience, combining a regulation pickleball court with access to South Florida’s only Crystal Lagoon within a residential setting.
The debut builds on SoLé Mia’s broader commitment to outdoor connectivity, including the recent expansion of The Loop, its walking path network. The Loop now not only wraps around Laguna SoLé but extends throughout the property and connects residents to nearby Oleta River State Park and Florida International University’s Biscayne Bay campus, creating seamless access to more than 1,000 acres of green space, trails and active lifestyle destinations. Set between Biscayne Boulevard and Biscayne Bay, SoLé Mia brings together luxury residences, open space, recreation, shopping, dining and wellness offerings centered around its Crystal Lagoon and sandy beaches.
The new court and expanded walking paths arrive amid continued growth at SoLé Mia, where more than 1,000 residents already live across The Shoreline, Villa Solé, Villa Laguna, and ONE Park Tower.
