Terra, One Thousand Group and Major Food Group (MFG) have passed a major construction milestone at Villa Miami, the highly anticipated branded residential tower, which has now risen to 37 floors above Biscayne Bay. The 56-story, 650-foot landmark tower features interiors by AD100 designer Vicky Charles and architecture by ODP Architects. Set for completion in late 2027, Villa Miami is a landmark waterfront tower that cements Edgewater’s rise as Miami’s next great luxury neighborhood. It comprises just 70 half- and full-floor residences, each offering panoramic views of Biscayne Bay.
Edgewater, where Villa Miami rises, has emerged as one of Miami’s most dynamic residential neighborhoods. Once an overlooked waterfront district, Edgewater is now experiencing rapid growth, attracting a mix of luxury residential towers, cultural institutions, and world-class dining. Residents enjoy easy access to Miami’s top-rated lifestyle destinations, including the Design District, Wynwood, and Midtown, as well as cultural institutions such as ICA, the Adrienne Arsht Center, PAMM, and more.
The project has already drawn significant interest from a global audience of high-net-worth buyers, including professional athletes, CEOs, finance executives, and tech innovators from the Northeast, California, Canada, Latin America, and Europe.
Villa Miami marks Major Food Group’s first-ever branded residential tower, bringing the acclaimed creators of CARBONE, ZZ’s Club, Torrisi Bar & Restaurant, Sadelle’s, Dirty French Steakhouse and more into the world of luxury living. MFG has shaped every detail of the resident experience, from culinary programming to interior sensibilities, anchored by The Copper Club, a three-level private amenity suite featuring dining rooms, lounges, a screening room, salon, wellness facilities, and a rooftop helipad. A ground-floor waterfront restaurant by MFG will provide residents with VIP access and priority seating.
A collaboration between two of Miami’s most notable development firms, Villa Miami represents the first partnership between Terra and One Thousand Group, whose collective portfolio spans some of the region’s most celebrated architectural icons, including projects by Renzo Piano, Rem Koolhaas/OMA, Bjarke Ingels, and Zaha Hadid.

Developers of The St Regis Residences, Sunny Isles Beach, Miami, Secure $113.75 Million Development Loan With City National Bank For North Tower
Fortune International Group and Château Group, developers of The St. Regis Residences, Sunny Isles Beach, Miami, have announced the closing of a $113.75 million land loan for the North Tower with City National Bank of Florida.
Fortune International Group and Château Group, developers of The St. Regis Residences, Sunny Isles Beach, Miami, have announced the closing of a $113.75 million land loan for the North Tower with City National Bank of Florida.
The financing, arranged through Berkadia Miami, will support the project’s next phase, with the North Tower slated to break ground this summer as construction of the nearly sold-out South Tower progresses. The transaction underscores continued institutional confidence in the branded oceanfront development and its position within South Florida’s super-prime residential market.
“Today’s achievement represents another important step forward in the continued execution of our vision for The St. Regis Residences, Sunny Isles Beach, Miami” said Edgardo Defortuna, CEO of Fortune International Group. “We’ve seen strong alignment from both buyers and capital partners, and this milestone continues to propel the project into its next phase.”
“Momentum across the development has been consistent from the outset,” said Manuel Grosskopf, CEO of Château Group. “With the South Tower nearing sell-out and construction well underway, the North Tower builds on that foundation as we continue to deliver a project that resonates with today’s ultra-luxury buyer.”
“Our work with Fortune International Group spans many years, and this transaction brings together that history and our relationship with the Grosskopfs of Château Group,” said Jorge Gonzalez, Vice Chairman and CEO of City National Bank. “We appreciate the alignment and professionalism both organizations bring to projects of this nature.”
“We welcome the opportunity to begin working with Château Group through this financing,” said Christian Sundblad, Executive Vice President and Chief Wholesale Officer of City National Bank. “Their perspective and alignment with this project give us optimism as we establish a new relationship.”
Berkadia Miami Managing Director Scott Wadler and Director Michael Basinski, along with Senior Managing Director Mitch Sinberg and Managing Directors Matt Robbins and Brad Williamson, arranged the loan.
“Sunny Isles Beach has emerged as one of the most coveted addresses in the world, and the Sponsors have long understood this market's trajectory having acquired the site more than a decade ago,” said Wadler. “In today's capital markets environment, pre-development financing for a site and tower of this scale requires a sponsor team with an impeccable track record and the credibility to inspire lender confidence. Fortune International and Château Group bring both.”
Together, the two-tower enclave represents one of the most significant new residential offerings along Sunny Isles Beach, featuring approximately 435 linear feet of direct Atlantic frontage – the most of any residential enclave currently rising in the region – and more than 70,000 square feet of integrated amenities, including two signature restaurants, a full-service spa, resort-style pools, and a comprehensive wellness and lifestyle program.
The South Tower, scheduled for completion in 2028, comprises 170 residences, while the North Tower includes 150. Designed by Arquitectonica and built under the supervision of Coastal Construction, the development pairs a bold architectural profile with a hospitality-driven residential model anchored by St. Regis.
Remaining residences are priced from approximately $5 million. The on-site oceanside sales gallery is located at 18801 Collins Avenue, Sunny Isles Beach.

Cipriani Residences Miami Rises to Become The Tallest Residential Tower South of Manhattan Passing 872 Feet
Cipriani Residences Miami, the first ground-up residential development in the Americas by the iconic Cipriani brand, has reached 872 feet, officially becoming the tallest residential tower south of New York City. As it continues its ascent toward an anticipated height of approximately 950 feet, the tower marks a defining inflection point in Miami’s evolution into one of the most consequential luxury residential markets in the United States.
The project is expected to be completed in 2027.
Developed by Mast Capital, the milestone is being achieved as construction advances into the building’s final levels, including the forthcoming Penthouse Collection. In surpassing the 868-foot Panorama Tower, Cipriani Residences Miami establishes a new benchmark for residential height in both Miami and the state of Florida, placing it among a limited group of towers redefining the scale and ambition of vertical living beyond traditional gateway cities. The building has advanced at a notable pace, with construction rising at approximately one residential level every several working days, underscoring both execution and sustained demand.
“This milestone reflects a disciplined commitment to craftsmanship and the conviction that buildings of this scale must offer far more than height,” said Camilo Miguel Jr., Founder and CEO of Mast Capital. “What we are seeing is not only the physical rise of Cipriani Residences Miami, but the continued ascent of Miami itself. As global wealth, leading financial institutions, and major companies establish a permanent presence here, expectations around design, service, and overall quality have fundamentally evolved. Our responsibility has been to respond with a level of precision, rigor, and execution that defines its own standard. The residences at the pinnacle of this tower embody that ambition in its most refined expression.”
Cipriani Residences Miami now stands as one of Brickell’s most vertically ambitious residential towers, introducing a scale and presence more often associated with established markets such as Manhattan. Its prominence within the skyline reflects a broader shift in buyer expectations, where elevation, discretion, and a fully integrated standard of service have become defining elements of contemporary residential living. The project has already achieved significant sales to date, with a globally diversified buyer base spanning the United States, Latin America, and Europe.
Now reaching the level of The Penthouse Collection, the project enters its most rarefied phase. With architecture by Arquitectonica, under the direction of Bernardo Fort-Brescia, Cipriani Residences Miami will feature 397 one- to four-bedroom homes with interiors by 1508 London, reflecting the brand’s signature elegance through a refined palette of warm neutrals and rich wood tones. Positioned at the tower’s highest elevations, The Canaletto Collection, a limited offering of ultra-luxury homes, represents the ultimate expression of the building, where scale, craftsmanship, and Cipriani’s hospitality ethos converge. The most exceptional and final inventory sits at the very top, offering unobstructed views of the city skyline and Biscayne Bay as well as a level of privacy, refinement, and scarcity rarely achieved in the market.
“In conceiving Cipriani Residences Miami, we were inspired by the timeless connection between Venice and the water,” said Bernardo Fort-Brescia, Founding Principal of Arquitectonia. “The sweeping curving glass terraces reflect both the sky and Biscayne Bay, allowing the tower to feel connected to its South Florida setting. And as the tower reaches the skies, it dissolves into a series of terraces that define a unique profile.”
Cipriani Residences Miami offers a hospitality-led lifestyle anchored by more than 50,000 square feet of amenities, including a resident-only restaurant, private dining experiences, a 37th-floor speakeasy, a resort-style pool deck with cabanas, and a comprehensive wellness program. Residents will also benefit from Cipriani’s signature service, including in-home dining and concierge offerings, extending the brand’s legacy into a fully residential setting.
Set within Brickell, the city’s financial core, the tower rises at the center of one of the most dynamic economic transformations in the United States. Over the past several years, Miami has attracted an unprecedented influx of high-net-worth individuals, institutional capital, and global firms, with more than 300 financial companies now operating in the region. This sustained migration has repositioned Brickell as a true international business and lifestyle hub, where demand for primary residences continues to accelerate.
Sales and marketing efforts for the project are handled exclusively by Fortune Development Sales, with Residences starting from $1.8 million and The Canaletto Collection Residences starting from $4.1 million.

Fortune International Group and Château Group Reveal Full-Floor Oceanfront Spa for Residents at The St. Regis Residences, Sunny Isles Beach, Miami
Fortune International Group and Château Group, the award-winning joint developers of The St. Regis Residences, Sunny Isles Beach, Miami - have revealed a first look at the full-floor spa; a signature wellness space, designed solely for residents and crafted to cater to the exacting standards of the global ultra-high-end buyer.
Fortune International Group and Château Group, the award-winning joint developers of The St. Regis Residences, Sunny Isles Beach, Miami - have revealed a first look at the full-floor oceanfront spa; a signature wellness space, designed solely for residents and crafted to cater to the exacting standards of the global ultra-high-end buyer.
The spa occupies the entire fifth floor within the property’s 70,000-square-foot amenity suite – conceived as a sanctuary where owners can fully reset and recharge. Overlooking the Atlantic, the venue blends Mediterranean-inspired materials, including travertine, marble, and brushed bronze accents, with lush, tropical plantings – including olive trees – that bring nature indoors while offering complete privacy.
The unveiling comes as Miami further establishes itself as a global wellness destination, with increasing focus on longevity and holistic living – an evolution reflected in residential design along the coastline, led in part by Sunny Isles Beach.
“This spa represents the pinnacle of experiential design in a residential context,” said Ana Cristina Defortuna, Executive Vice President of Fortune International Group and one of the project’s lead visionaries. “I’ve been fortunate to experience some of the world’s most exceptional spas, and what has stayed with me is how differently each culture approaches wellness. Bringing those perspectives together allowed us to curate a space that reflects the very best of global wellness, thoughtfully adapted for life in Sunny Isles Beach. Today, the most sophisticated spas are no longer just about relaxation – they are centered around longevity, restoration, and overall quality of life. In a world that moves so quickly, it was essential to make this spa a meaningful part of everyday living, not just an occasional indulgence.”
“We approached the design of the spa as something truly timeless, informed by the legacy of the St. Regis brand and the oceanfront setting of this special venue,” said Patricia Anastassiadis, revered São Paulo-based interior architect and founder of Anastassiadis. “From the very first step inside, the intention was to let the outside world gently fall away. We imagined arrival not as an entrance, but as a quiet exhale – a moment where the senses soften and time begins to slow. Inspired in part by the enduring, stone-forward tranquility of Roman baths, the space is expressed through softened forms, luminous materials, and a palette drawn from sand, stone, and sea. Light moves through the space like the ocean itself, creating an atmosphere that feels both serene and quietly theatrical. Above all, we wanted to create a sense of effortless escape – where Miami’s energy is not silenced, but gently refined into something elevated, intimate, and enduring.”
Both Edgardo Defortuna, CEO of Fortune International Group, and Manuel Grosskopf, CEO of Château Group, were hands-on in overseeing the spa’s design, ensuring that every feature met the expectations of a property of this scale, quality, and exclusivity. Spanning 10,000 square feet, the spa includes treatment rooms for facials and massages, a cold plunge and hot tub, infrared sauna, aromatherapy steam room, relaxation lounges, and a massive terrace overlooking the ocean, as well as premium products from French Secrets De Sothys and Davines. Uniquely, it also offers a full-service salon, barber shop, and nail studio, while a small retail area and champagne-and-tea celebration bar complete the resident experience, allowing every indulgence and personal ritual to be effortlessly attended to within the serene setting.
“I’m very hands-on, and so is our entire team – we collaborate constantly, pushing every detail to its highest level,” continued Ana Cristina Defortuna. “From the moment you step into the spa, our goal is to engage all five senses. Every element – from organic materials and layered lighting to scent and sound – has been intentionally curated to create an experience that is both refined and deeply restorative.”
Designed by Arquitectonica, with interiors by Anastassiadis and landscape architecture by EDSA, The Residences occupy a jaw-dropping 435 linear feet of beachfront – the most oceanfront access of any luxury residential community currently under construction in South Florida. Every element has been conceived to maximize privacy, light, and panoramic Atlantic vistas, creating a seamless connection to the ocean from every vantage point.
The South Tower – now nearing sell-out across its 170 residences – remains on track for completion in late 2028. The North Tower, comprising 150 residences, is slated to break ground this summer and continues to attract strong interest from global buyers, evidenced by a string of top sales over the past three months. Together, the towers are projected to achieve more than $3 billion in total sales, reflecting sustained demand for ultra-luxury, oceanfront residences.
Beyond the spa, the development offers a range of features designed to complement wellbeing and recreation, further reinforcing its position within a market increasingly defined by wellness-forward living. Owners benefit from dedicated butler services and a 24-hour concierge team, ensuring seamless, resort-style access to nearly every comfort and convenience. Standout offerings also include a chic oceanfront fitness center with separate studios for spinning, yoga, and Pilates, three oceanfront pools, and a sixth-floor infinity-edge-style pool facing the Intracoastal – the longest pool of its kind in South Florida.
Complementing this amenity-driven positioning, the developers also announced an official registration in New York earlier this year, expanding direct engagement with brokers and buyers in a key market for the project. Remaining residences start at $5 million, offering an extraordinary chance to join a private, oceanfront enclave defined by architectural distinction, resort-level service, and unmatched amenities.
The on-site oceanside sales gallery is located at 18801 Collins Avenue, Sunny Isles Beach.

Catalfumo Companies Near Completion on The Ritz-Carlton Residences, Palm Beach Gardens
The Ritz-Carlton Residences, Palm Beach Gardens, is nearing completion where construction has now entered its final phase and continues to make steady progress toward its anticipated 2026 completion. Developed by Catalfumo Companies, the 106-unit project comprises three buildings designed by Spina O’Rourke + Partners, with hospitality interiors by Susurrus and model residential interiors by Decorators Unlimited.
The Ritz-Carlton Residences, Palm Beach Gardens, is nearing completion where construction has now entered its final phase and continues to make steady progress toward its anticipated 2026 completion. Developed by Catalfumo Companies, led by Chairman, Founder, and CEO Daniel Catalfumo, the 106-unit project comprises three buildings designed by Spina O’Rourke + Partners, with hospitality interiors by Susurrus and model residential interiors by Decorators Unlimited.
Palm Beach Gardens is rapidly emerging as one of South Florida’s most compelling waterfront luxury markets, driven by over $100 million of investment in marina development and a growing demand for service-driven residential living. The Ritz-Carlton Residences, Palm Beach Gardens is set on the last 14 contiguous acres of Intracoastal waterfront in the Palm Beach Gardens Marina District. Residences span more than 3,800 square feet, with pricing from $3.8 million to over $10 million and sales overseen by Douglas Elliman Development Marketing.
Further signaling the project’s transition into its operational phase, the development recently appointed Monique Nussbaum as General Manager. With more than 25 years of experience across The Ritz-Carlton brand and luxury residential communities, she will oversee the property’s 106 residences, marina-front amenities, and service program as the team prepares for resident move-ins.
“Monique brings a deep understanding of branded residential operations and a longstanding commitment to service excellence,” said Daniel Catalfumo, chairman, founder and CEO of Catalfumo Companies. “As the residences approach completion and the vision becomes fully realized, her experience with The Ritz-Carlton brand comes at a defining moment, where luxury residential development is no longer defined by design and location alone, but by the integration of hospitality. At The Ritz-Carlton Residences, Palm Beach Gardens that philosophy is embedded throughout, from 24/7 concierge services to personalized in-residence offerings and seamless access to boating from the private 29-slip marina.”
Across the property, more than 20,000 square feet of resort amenities are now taking shape, offering a clear preview of the lifestyle at the center of the community. Anchoring the waterfront is a 95-foot infinity pool overlooking the Intracoastal, complemented by twelve private cabanas with dedicated food-and-beverage and towel service. A waterfront pavilion with outdoor grilling creates a natural gathering space, while early landscaping installations are beginning to frame pickleball courts, dog park, grilling terraces, and waterfront walking.
Above the marina, an upper amenity terrace introduces expansive green space the size of nearly two football fields, a putting green, and sweeping water views, with select residences offering direct access and private terraces exceeding 1,800 square feet. Inside, the amenity experience continues to take form, including the Lighthouse Lounge, a signature waterfront setting designed for entertaining and quiet retreat, along with a grand lobby with 24-hour front desk service, a waterfront fitness center, and a private clubhouse with bar and dining spaces. Together, residents will be immersed in The Ritz-Carlton’s anticipatory service, creating a seamless extension of the residential experience.
For the first time, the Estate Collection residences are becoming tangible. Across all three buildings, interior finishes are advancing, with appliance installation, drywall, and millwork well underway as the residences take shape.
Designed to live like true waterfront estates, these large-format residences feature expansive three- to five-bedroom layouts with dedicated dens and flow-through designs that capture natural light and water views from multiple exposures. Generous terraces extend the living experience outdoors, offering distinct living and dining areas for seamless indoor-outdoor living along the Intracoastal.
Interiors are anchored by oversized chef’s kitchens with Wolf and Sub-Zero appliances, gas ranges, and statement islands designed for gathering. Spa-style primary suites feature soaking tubs, backlit vanities, and oversized showers with multiple showerheads, while walk-in pantries, dedicated laundry rooms, and generously sized ensuite bedrooms bring the comfort and functionality of single-family living into a vertically integrated setting.

Related Group and Dezer Development Reveal Ultra-Luxury Penthouses Atop Rosewood Residences Hillsboro Beach
Leading real estate developers Related Group (Related) and Dezer Development, in collaboration with hospitality leader Rosewood, have unveiled the Rosewood Residences Hillsboro Beach penthouse collection along South Florida’s iconic Millionaire’s Mile, the exclusive oceanfront corridor known for its luxury estates and private waterfront living.
Leading real estate developers Related Group (Related) and Dezer Development, in collaboration with hospitality leader Rosewood, have unveiled the Rosewood Residences Hillsboro Beach penthouse collection along South Florida’s iconic Millionaire’s Mile, the exclusive oceanfront corridor known for its luxury estates and private waterfront living. Comprising 15 ultra-luxury residences – including six oceanfront and nine Intracoastal homes – the penthouses will crown the two towers situated between the Intracoastal Waterway and the Atlantic Ocean, offering buyers the chance to own a premier seaside retreat in the area’s first hospitality-branded condominium.
Priced from $16.5 million, the bespoke penthouse collection reflects the pinnacle of coastal luxury in South Florida. Shaped by Hillsboro Beach’s barrier-island setting and Rosewood’s emphasis on residential comfort, privacy and place, each residence boasts spacious rooftop havens with plunge pools, summer kitchens, lounges and open-air dining spaces.
“Hillsboro Beach is one of the rare places where both ocean and Intracoastal living coexist, making ownership opportunities of this kind exceptionally uncommon,” said Nick Pérez, Principal of Related Group’s Condominium Division. “By partnering with Rosewood, we’ve created a collection of premium penthouse residences that lets buyers choose their preferred waterfront lifestyle. With demand already exceptionally strong, each home is thoughtfully designed for entertaining, relaxing and connecting with the water.”
Located at the top of the two towers, the light-filled penthouse residences unfold across two distinct waterfront vantage points, each offering its own sense of grand scale and perspective. Oceanfront penthouses within the 10-story beachfront tower range from 5,000 to 5,560 square feet, featuring four- and five-bedroom layouts with family rooms and optional service quarters. Intracoastal-facing penthouses top the three-story coastal building, with views of the private marina and surrounding waters. These homes span 3,200 to 6,400 square feet and offer three- to five-bedroom layouts and dens.
Across both collections, 10-foot ceilings and expansive interiors frame sweeping water vistas, creating a feeling of life suspended above the shore. Each residence is a masterclass in refined living, where sunlight washes across herringbone wood floors, sculpted European wood detailing and bespoke kitchens with Italian-sourced cabinetry and countertops alongside Wolf and Sub-Zero appliances. Primary suites feature deep soaking tubs, natural stone showers and finished walk-in closets, while thoughtful touches – from integrated espresso and cappuccino systems to makeup vanities – elevate daily life and create a true residential sanctuary.
Curving terraces, ranging from 3,500 to over 6,450 square feet, paired with floor-to-ceiling glass, seamlessly blur the line between indoors and out, highlighting panoramic views of the Atlantic and Intracoastal, providing a private escape above the shoreline.
Envisioned by Arquitectonica with interiors by Studio Piet Boon, Rosewood Residences Hillsboro Beach features just 92 waterfront residences, combining architectural precision with seaside sophistication. Spanning nearly 12 acres, the dual-building enclave offers more than 1,200 feet of combined ocean and Intracoastal frontage, providing residents with a highly sought-after level of scale, privacy and direct access to both shorelines.
Residents enjoy full access to exceptional amenities managed directly by Rosewood, including a light-filled wellness center with a private his-and-hers spa, saunas, Hammam, hydro and cold plunge pools, salon and two state-of-the-art fitness centers.
Active recreation is seamlessly integrated, with tennis, paddle tennis, pickleball, and Bocce courts, complemented by a pro shop, while resort-style oceanfront and sunset pools, direct beach access with attended lounge chairs and a private 14-slip marina anchor the waterfront experience.
Refined dining experiences, including an oceanfront dining space, cocktail bar, breakfast bar and creamery, will be guided by a soon-to-be-announced celebrity chef. Additional resident offerings include a game room, multi-sport simulator and fully appointed guest suites, alongside signature Rosewood concierge services such as residential butlers, 24-hour security and valet, a house car, in-residence dining, catering and home management services.
“Hillsboro Beach is one of South Florida’s most intimate coastal communities, where quaint streets, dual waterfront views and a true sense of privacy make it unlike anywhere else," said Gil Dezer, Principal of Dezer Development. "This penthouse collection was designed for those who want resort-style living without the maintenance of a single-family home as well as those seeking a more expressive waterfront living environment.”
Hillsboro Beach has long been renowned for its understated charm and elegant coastal lifestyle. The barrier island offers pristine beaches, picturesque streetscapes and seamless access to the Intracoastal, where residents can indulge in waterborne pursuits and coastal leisure. Boutique shopping, acclaimed dining and cultural experiences complement the serenity of this exclusive enclave.
Rosewood Residences Hillsboro Beach celebrated its topping-off in February. The first closings for the penthouse collection are anticipated to begin in late 2026.

Signature Penthouse at Vita at Grove Isle Furnished by Artefacto Hits the Market for $23.5 Million
A landmark two-level penthouse with private 40’ rooftop pool in the nearly sold-out waterfront development by renowned Miami developer Ugo Colombo of CMC Group has hit the market for $23.5 million listed with Nelson Gonzalez, Senior Vice President and top-producer with over $4 billion in career sales at Berkshire Hathaway HomeServices (BHHS) EWM Realty.
SOLE PH‑1 at Vita at Grove Isle (5 Grove Isle Dr., Coconut Grove, Fla.) is offered fully furnished by Artefacto – the internationally acclaimed interior design brand. The residence spans nearly 13,000 square feet of total living space, including 7,000 square feet of interiors and 5,600 square feet of outdoor spaces. Atop it all sits a striking, private 40-foot rooftop pool with uninterrupted vistas of Biscayne Bay and the downtown Miami skyline. With an asking price of $23.5 million, SOLE PH‑1 is the largest and most expansive residence within the boutique island development.
“This penthouse stands apart in Coconut Grove,” said Gonzalez. “It is rare to find a condo with such abundance of private amenities, typically found only in a single-family home. In addition to the private amenities, residents get to enjoy additional amenities and luxuries offered by Vita at Grove Isle, and another layer of security offered by private-island living. For buyers seeking privacy, outdoor living with sweeping views, and immediate access to Miami’s cultural and social hubs, SOLE PH‑1 is truly a standout opportunity.”
The four-bedroom, five-and-a-half-bath residence is accessed via a private elevator that opens into a grand foyer, leading to expansive living areas defined by 11-foot ceilings and walls of glass that fully retract to connect the interiors with 13-foot-deep waterfront terraces. Designed for seamless indoor-outdoor living, the home features finely appointed Artefacto interiors and premium finishes throughout, including a Molteni kitchen with Miele appliances, frameless Barausse doors, and an integrated Crestron smart home system with Lutron HomeWorks lighting.
The Bayfront primary suite has a spa-inspired, book-matched marble bath and oversized double closets, while three additional guest bedrooms with en-suite baths capture serene water views from the opposite side of the residence. A sculptural spiral staircase ascends to the penthouse’s signature, 97-foot-long rooftop terrace – an elevated entertainment environment featuring the 40-foot pool, a summer kitchen, and multiple lounge areas framed by waterfront panoramas.
“From the outset, Vita at Grove Isle was designed to highlight Coconut Grove’s natural beauty and elegant lifestyle,” said Ugo Colombo, Founder and CEO of CMC Group and developer of Vita. “SOLE PH‑1 elevates that vision, pairing grand-scale indoor-outdoor living with meticulous craftsmanship and a rooftop environment that embraces the surrounding water and skyline.”
The offering arrives as Vita continues to see strong closing momentum following its completion in late 2025. The seven-story, 65-residence building is now nearing sellout, having recently reported nearly $400 million in closings in under 60 days. Average residence prices stand at approximately $8.5 million, with a notable share surpassing $10 million. At the top of the market, Vita has recorded multiple penthouse transactions above $15 million, including several exceeding $20 million, underscoring the project’s position within South Florida’s rapidly expanding super-prime residential landscape.
“Miami – and Coconut Grove, in particular – is firmly on the radar of ultra-high-net-worth buyers,” Gonzalez added. “Today’s top buyers want more than just turnkey interiors or smart technology…they’re looking for outdoor living and waterfront experiences that feel effortless and extraordinary. SOLE PH‑1 delivers on all fronts, combining scale, privacy, and panoramic vistas in a market where homes like this are increasingly hard to find.”
Set on a 20-acre private island, Vita at Grove Isle grants residents exclusive access to the Grove Isle Racquet & Yacht Club, which features eight Har-Tru tennis courts, pickleball and padel courts, along with a bayfront pool and poolside bar. The development will soon welcome La Sponda, an Italian waterfront restaurant opening this summer with views of Biscayne Bay. Additional amenities include private resident event spaces, a spa, fitness center, and yoga studio.
With only a limited collection of residences remaining, SOLE PH-1 represents a singular opportunity to acquire one of the largest and most distinctive penthouses currently available in Coconut Grove – within a development that has quickly emerged as one of the neighborhood’s most sought-after waterfront addresses.

Swire Properties has announced the sale of its two crown jewel penthouses at The Residences at Mandarin Oriental, Miami, each at a record setting $49.9 million. Sold to separate buyers within two weeks of each other, the nearly $100 million in combined sales – approximately $6,300 per sq. ft. – mark the highest-priced condominium transactions in mainland Miami history and underscore sustained demand for the world-class enclave.
With these transactions, The Residences at Mandarin Oriental, Miami has surpassed $1.3 billion in total sales across its two towers, with February alone generating more than $90 million in sales. Pre-development work remains ahead of schedule, with groundbreaking anticipated in late 2026
“The record-setting sales of our two penthouses are a defining moment for The Residences at Mandarin Oriental, Miami and a testament to the enduring confidence in Swire Properties’ legacy on Brickell Key,” said Dave Martin, incoming President of Swire Properties Inc. “Setting a new benchmark for ultra-luxury living with the highest price per square foot ever achieved in mainland Miami, these sales affirm Miami’s status as a global destination and the strength of the Mandarin Oriental brand among discerning buyers who value timeless elegance and world-class service.”
Two penthouse sales prior to groundbreaking are an extraordinary achievement in the luxury residential market, affirming the enduring appeal and unmatched stature of The Residences at Mandarin Oriental, Miami. The milestone reflects buyers’ confidence not only in the enduring prestige of the Mandarin Oriental brand and Swire Properties’ proven track record, but also in the vision of the project’s world-class design team, whose architectural, interior and landscaping expertise has resonated with the most sophisticated audience.
Located on Brickell Key, the exclusive island enclave developed by Swire Properties in the heart of Miami, each two-story penthouse encompasses nearly 8,000 square feet of interior living space atop the development’s 66-story South Tower. Combining the scale and privacy of a standalone estate with the service and ease of resort living, each residence features an expansive rooftop terrace integrated into its bi-level design, complete with a private lap pool, built-in bar, and panoramic views spanning Biscayne Bay, the Atlantic Ocean, and the Miami skyline.
Each penthouse includes five bedrooms, seven bathrooms, three powder rooms, and a library. Private elevators open into a grand entry foyer and expansive entertaining spaces. A gourmet Molteni&C kitchen with Gaggenau appliances is complemented by a separate chef’s kitchen. Additional features include a wine bar, sauna, staff quarters, and private storage adjacent to the residence.
“These milestone sales mark a significant moment for The Residences at Mandarin Oriental, Miami and reflect the extraordinary success the project has achieved since launch,” said Edgardo Defortuna, President and CEO of Fortune International Group. “The sale of both penthouses speaks to the strong global demand for exceptional branded residences and highlights the momentum this landmark project continues to generate, not only in Miami, but across the new construction market.”
These penthouse sales are the latest signal that affluent buyers continue to gravitate toward Miami and South Florida. In 2025, the region’s ultra-luxury segment recorded one of its strongest years ever, with closings above $10 million reaching the second-highest total on record, according to the MIAMI Association of Realtors. Early 2026 activity indicates heightened demand from buyers relocating from high-tax states such as California and New York – with these dual penthouse transactions serving as a clear indicator of that sustained momentum.
Designed by globally renowned architecture firm Kohn Pedersen Fox (KPF), The Residences at Mandarin Oriental, Miami unfolds across two distinct towers. The 66-story South Tower is dedicated to 228 private residences, while the 33-story North Tower introduces 70 private residences, 28 turnkey Hotel Collection residences, and 121 hotel guest rooms – seamlessly integrating residential ownership with Mandarin Oriental’s signature hospitality.
The South Tower’s amenities and common spaces are envisioned by acclaimed Parisian designer Tristan Auer, bringing a refined, hospitality-driven sensibility to shared environments. The North Tower’s private residences are imagined by AD100 designer Laura Gonzalez, defined by warmth, craftsmanship, and richly layered detailing. Together, the interiors reflect the project’s dual-tower composition – each with its own character, unified by a shared standard of design excellence.
Floorplans range from two- to five-bedroom residences in the South Tower, while the North Tower offers two- to four-bedroom private residences alongside turnkey Hotel Collection residences. Homes are defined by floor-to-ceiling glass sliding doors, private elevators and entry lobbies, and expansive living areas that blur the line between indoor and outdoor living – all thoughtfully oriented to capture sweeping vistas of the ocean, bay and city skyline. Kitchens feature custom Italian cabinetry, state-of-the-art appliances, and natural stone countertops, while bathrooms are appointed with marble flooring, natural stone vanities, and private water closets in each primary suite. Optional infrared saunas are available in select residences.
Seamlessly connecting the North and South Towers is a 100,000-square-foot, multi-tiered, resort-style amenity podium serviced by Mandarin Oriental Hotel Group and defined by the brand’s legendary standards. Conceptualized by Thailand-based landscape architect SHMA, the lushly landscaped podium includes an immersive forest walk woven through verdant gardens.
The amenity collection includes two state-of-the-art fitness centers, 11 resort-style pools cascading across multiple levels with private cabanas, wellness cabanas for outdoor treatments, and dining pavilions with outdoor grills. Residents also enjoy warm and cold plunge pools, curated social lounges, a business lounge with private meeting rooms and conference suite, library and coffee bar, a multi-use sports court, game room with billiards and indoor golf simulator, private screening lounge, and a dedicated children’s club. Within the hotel, residents have access to Mandarin Oriental’s award-winning signature spa, globally recognized for treatments blending ancient healing traditions with modern luxury.
Pricing for the remaining South Tower residences begins at $6.6 million, with North Tower Residences starting at $3.9 million. Fortune Development Sales is exclusively managing sales for The Residences at Mandarin Oriental, Miami.

Related Ross has unveiled plans for Edgeworth, a new luxury waterfront residential development located along South Flagler Drive in West Palm Beach. With more than 90,000 square feet of amenities, the project will feature two gracefully curved 28-story towers designed by celebrated architect Kohn Pedersen Fox, delivering an elevated residential experience and sweeping ocean and Intracoastal views. Edgeworth’s unveiling comes as South Flagler Drive becomes the most desirable waterfront residential area in the Palm Beaches, defined by vibrant, amenity-rich living. The new residences build on the success of Related Ross’s South Flagler House, which saw more than $500 million in pre-construction sales in the first quarter of 2026, and marks the firm’s next step in its forward-looking vision for the area.
Situated at 1155 South Flagler Drive, Edgeworth will comprise 168 luxury residences each with a private elevator, including nine penthouses, with spacious one- to five-bedroom homes with residential interiors by MAWD | March and White Design. Each residence will feature generous private balconies and interiors that draw inspiration from the towers’ sculptural architecture, pairing contemporary forms with natural materials to create a relaxed yet glamorous Riviera-inspired living environment.
“Edgeworth represents the next chapter of our vision for the West Palm Beach waterfront,” said Bryan Cho, Executive Vice President of Development at Related Ross. “Following the strong momentum we’ve seen with South Flagler House, which neighbors this site, and Shorecrest on the north end of the Flagler waterfront, demand for thoughtfully designed waterfront residences continues to exceed supply. Edgeworth gives us the opportunity to meet that demand with a new offering that brings together exceptional architecture, expansive amenities, and the lifestyle residents increasingly expect from West Palm Beach’s premier addresses.”
Architecture by Kohn Pedersen Fox introduces a new pair of design icons in the exclusive residential district along South Flagler Drive. A carefully composed hierarchy of vertical and horizontal elements complement the existing architectural context of the city, while the facade elevates the streetscape with a sophisticated material palette of split-faced limestone, bronze, and terrazzo. A private, lushly landscaped arrival court anchors the entrance experience, creating a refined and serene welcome for residents.
Edgeworth’s suite of indoor and outdoor amenities will bring an unprecedented level of luxury to the market. While full details are yet to be revealed, the offerings will place a strong emphasis on health and wellness, reflecting the growing demand for residences designed to support balanced, holistic living. The development will feature a comprehensive spa and fitness program, alongside a curated collection of social and lifestyle amenities.
Related Ross continues to play a central role in West Palm Beach’s evolution, advancing more than $10 billion in investments that are redefining the city. Alongside its residential portfolio, the firm has helped attract major corporate commitments from top firms like ServiceNow, Wells Fargo, Goldman Sachs, BlackRock, JP Morgan, Ondas and Point72, reinforcing the city’s emergence as a growing financial and business hub. The recent topping out of South Flagler House and the successful lease-up of The Laurel at CityPlace underscore this momentum, as new residential offerings rise in tandem with a flourishing office market. Together, this alignment of commercial expansion and thoughtfully designed housing is creating a natural pipeline of demand from executives and employees relocating to the city, further solidifying West Palm Beach as a year-round destination for living and enterprise.
Edgeworth extends that momentum along South Flagler Drive, further elevating the waterfront while strengthening community roots through a partnership with the historic Family Church campus, which will include funding for a new adjacent school and facility designed by Kohn Pedersen Fox. Collectively, these efforts reflect Related Ross’s long-term commitment to purposeful growth, enhanced infrastructure, and a more globally competitive West Palm Beach.
Pricing for Edgeworth starts at $2.5 million to $35.5 million. Sales and marketing for Edgeworth are being led by Adam McPherson, Senior Vice President, Related Ross Sales in partnership with Corcoran Sunshine Marketing Group.
